Our Ac , the dishwasher , the washer , under our sink flooded and both of our faucets in our bathrooms have been broken within the last 5 months . We've had maintenance come look at every issue when we discovered it and every single time it is that guy who makes up some excuse so he doesn't have to fix it . it is just pure laziness & the amount of slick comments he has said to me about not wanting to talk to me about the issues and only my husband is absurd and disgusting. EVERY SINGLE time he enters my apartment the entire place smells like black and milds because that's all he smokes while riding around on his golf cart 24/7 . He will set his LIT black and mild on the ledge of my apartment window while he's inside of my apartment and every time he goes out to get something he takes a hit and goes back inside blowing smoke inside . ITS SICK . It takes me days to get that nasty ass smell out of my house . I am fed up with his attitude towards me and my husband just because he doesn't want to do his JOB THAT HE GETS PAID TO DO . After he started having to fix things in our apartment (per the manager of lemans) every time I am putting my daughter in the car and he drives by on the golf cart I always get dirty looks every single time I just don't under why i can't even go out of my apartment without being given a dirty look ... why ? all because he has to do his job ? that's ridiculous . I am beyond over being nice to him , i have no issues with the other tall maintenance guy i've never had an issue with him and he's very respectful to my husband my daughter and myself . We have not had a single issue with lemans , management has been amazing , apartments are decent and i wasn't ever going to be a karen about this maintenance guy but im sick and tired of being disrespected in my own home .

The maintenance men would enter my apartment regularly when I wasn't home to "use the bathroom." I moved in there in December of 2020. There was a mold issue. The same mold was still there when I moved out in November of 2024. They refused to ever solve the mold problem. Now it's the end of January 2025 and I'm STILL waiting for my security deposit to be returned to me. First they needed a forwarding address, I gave them one, then it was because the mail is slow coming from there corporate office in Ohio. (It's not that slow) Now their excuse is that their corporate office is mailing the check directly to Lemans so ensure I receive it. Makes no sense, since I don't live there anymore! The usual runaround with the management there! Avoid this place, they are a bunch of crooks!!!!

A friend of mine lives here and she told an employee at the front desk someone's dog pooped outside of her apartment and they said "we're not cleaning it" so she rented a carpet cleaner and cleaned the carpet for them! Everyone I've met that lives here complains about how nasty it is and how most people are ready to break there lease.... I never complain but this place is TERRIBLE! The first woman who gave them a tour couldn't even answer their questions. Then the directions for saving his pay information as a PDF didn't work. Then today they were refused rental over his base pay with Publix... (he works at Publix Warehouse, he makes good money!) , they didn't even include his night shift pay at all. Didn't take into account his last years pay of 58k. Buuut the main reason I'm complaining is that my son and daughter-in-law asked to speak with the manager and that woman said "no, they aren't worth my time" Are you kidding me? Who does that woman think she is? How can someone conduct such disrespectful business practices and still be a manager there? That is so very rude! Who does she think she is? Does she think GOD put her in charge over JESUS? You don't treat ANYONE that way! I wanted to give another update since my lease will be up next month…read more One of the false cabinets directly under the kitchen sink has magically fallen directly on my foot and broke out of no where, um okay? I placed a work order again for my refrigerator because it has constantly broken on me multiple times causing my food to spoil on more than 4 occasions... HOWEVER, the very next day maintenance actually came and fixed every problem in the apartment! I'm honestly shocked and very pleased with this. Not sure if there are new people working or not but everything is finally in working order. Hopefully it'll stay that way. The gate has been fixed last month and also working so far. Noise complaint is still the same, or maybe a little worse. I went from hearing my old neighbor singing all day to a couple arguing and stomping almost every few days . You can hear front doors slam and people's conversations as well. I think management may have gotten better since the last time I've dealt with them but not everything is 100% perfect, at least it's much better.

I have pictures of me before I moved in here and after with all the bites to prove I did not have them because once you have bedbugs and they bite you, they don't stop. They don't wait for you to move in somewhere and say oh let's start biting that's not how bedbugs work. You can have bedbugs and never even know it only certain people react to their bites. My husband and I sleep in the same bed. He does not have one bite mark on him and it's not because he's not getting bit. It's because his body doesn't react to the bites. Angel did call me four days later and apologize for how she approached the situation. and the community manager Amanda has sent me two emails asking me to delete my reviews which makes me wonder how many has she sent before me asking for you to delete your review. Sad part is had I seen a bedbug review here I would have never moved here. just be careful be aware because they will try to make it seem like it's your fault at first. Massey services pest control come out to inspect. They did not find any bedbugs or activity in my furniture, beds, pillow, sheets, blankets however they did find skeleton shells underneath the baseboards where the carpet meets the wall and one bedbug in the carpet under my dog's bed not to mention my dog has been eat up as well. When you drive onto the property, you instantly know that there's something different about…read moreWillowbrook. It's quiet, peaceful and everything is very well maintained. We've been here for almost two years and there has never been a noise issue or problems with any of the residents here. All the children that live here are well behaved and you really don't see them hanging around the property much. The property itself is fantastic. As far as the apartment unit themselves, they have a pretty good layout with ample storage and space. We've never heard our neighbors through the walls. When the washing machine is on above us, the only thing that can be heard is a very faint noise, if everything is silent in the apartment . Water pressure is fantastic. The staff in the front office are outstanding. We typically deal with Erica, but they're all super friendly and helpful. You can walk in twice a year and they always know exactly who you are. It's crazy. I don't know how they do it. The maintenance staff are speedy and efficient. Everything is addressed within 24 hours, even on the weekend if it's something urgent. They seem to do a lot of preventative maintenence to keep the property in tip top shape at all times. They replaced the roof and painted all the buildings, replaced the pipes in all the units to a modern pvc system, cleaned out dryer vents... The list goes on and on. They keep on top of everything possible, it seems. I've lived in 6 different apartments over the past 10 years and without any doubt, Willowbrook has been the best one by far. I have a few coworkers who are living in other complexes in the Lakeland area and they all regret not moving in here. They all have issues with noise, partying, inconsiderate neighbors, and ongoing maintenence problems. It makes me that much more thankful that I chose Willowbrook. I hope to stay here until I leave the Lakeland area.
