They want to do inspections all the time of your apartment which is annoying I pay rent I don't need you in my space every single month. Then when we lived there the fire alarm would go off all hours of the night and the fire department would have to come out and it took 1-2 hours for them to figure out how to turn it off each time. BBB rating for this company is F. Subtle discrimination against disabled and elderly. Cheap blinds not installed properly. Refusal to order the correct size and color. Overcharging HOA fees and refusing to justify outrageous community fees including electricity for common areas. They chronically overcharge and underdeliver. Ignoring inquiries about fair practices and renters rights. They care more about squeezing every last dime of you instead of creating a culture that invites long-term residence. They make sure they make money off of your moving so they don't care if you move by not returning your deposit. They will find every small reason to keep it plus charge you more. Predatory algorithmic rent setting to make sure they get the absolute most out of you. Look it up it's bad news. UPDATE: the response from the management company is bot generated. They use an unethical company named LuxLiving in Lehi. Layers and layers of unethical fees and ignoring concerns of residence if they don't feel like addressing them. ICO is in serious need of some ethical upgrades. ANOTHER UPDATE: still waiting for actual results - none. The HOA company they use has a D- rating that WE are gouged for. I stayed silent for a long time, but no more people need to know the truth. Long list of junk fees added on. Valet trash is nasty and stinks up the breezeways but we are forced to pay so shareholders can squeeze more $$$ out of us. They do not care that most of us HATE it. AND ANOTHER UPDATE: complete refusal to install proper blinds. I was told by the manager that they installed the wrong ones in all apartments so I should accept the same. Instead of correcting the issue and quit ordering the wrong blinds. Crazy. Also breezeways are filthy and they won't clean them unless I ask. And the beat goes on... WHEN YOU STAND UP FOR YOURSELF, THEY RETALIATE They use a predatory legal service called Titan Legal that has very questionable ethics and will escalate whatever fees they can when you move out to outrageous amounts please research them before you rent from any property that uses them. Here is another example of how they try to squeeze every single dime out of you: They use a system called BILLEASE. They charge $9 per month to bill you. It's not enough to have unfair fees, but they charge you to bill you for those fees. Stay tuned I will update you regularly. They are escalating their retaliation as well, and I will document that here. Someone from ICO corporate office promised me that she would address issues that I have outlined here. I am still waiting. She has not addressed a single issue whatsoever. And ignores my legitimate request to follow up. THIS IS NORMAL OPERATING PROCEDURE FOR THEM. Do NOT trust this apartment. Absolute disaster at the end of my lease - this apartment complex was…read morecompletely dishonest and charged me $800 for 10 days past my lease ending. When my lease was a few months from ending, I talked to management about submitting my 60 days move out notice a few days late as I was buying a house and wanted to ensure everything went well with closing on the home before terminating my apartment lease. Avanti management told me it would be no problem and I would not incur any extra charges or penalties. I submitted my notice to leave for the day that my lease was ending, 50 days in advance. When I went to move out on that date, I realized I had been charged not only for the entire month, but also a month-to-month premium that totaled $800 more for 10 days PAST my lease that I wasn't even living in the apartment. I called and discussed with management and they told me they could do nothing, and I just have to pay the $800 extra. I also sent an email to management with the forwarded email of the initial communication, and they did not respond. They were completely dishonest, did not keep their word, and charged me an absurd amount of money for time that I wasn't even living at the apartment. Would not recommend.

And they require you to pay by check when that happens and you have to drop it off in person when the office is open. Maintenance is slow. They send out messages saying they decided to "punish" us by "closing the pool for an undetermined length of time" because someone tore a pool chair. Pool chairs that were old before we even moved there, and sat outside multiple summers and winters and thus dry rotted. Just sitting on them could have torn them. They offered the choice of free carpet cleaning or led light bulbs for renewing our lease. We chose the LED lights. Scheduled a time for them to changed them out over and ever and no one ever showed up. We never got the bulbs. The complex gets bought and sold every 6mo to a year. Because office staff is constantly changing, so are the rules, and they can never keep track of who's parking spots are who's etc. You don't get a parking spot with your apartment rental. You have to pay one (monthly fee) We don't like paying extra cleaning, repair fees, etc. so we left the place move-in ready. Scrubbed everything top to bottom. Shampooed the carpet, not a single ding or mark on any wall, replaced the blind slat that had a kink in it, literally everything. They still tacked on a $435 maintenance and cleaning fee. Greedy, corrupt pricks. DO NOT MOVE HERE.
