    We've lived here for a little over a year now…read more When we first moved in the apartment was still in rotarion towards the new management team (Unaware of it) which made things extra slow for the beginning. Backed up pipes, loud a$$ neighbors, One moved out, the others were thankfully temporarily from the Lagoon team having some sort of deal to let temp workers stay here during the season (Will be getting to that point shortly.) Backed up pipes took like 2-3 months to be fixed, nightmare... Their on site laundry? steals coins, barely dries stuff and the washers make your stuff smell funky. I lived in Ogden, yet I've never seen as much cops since I've lived here. not as much anymore lately but it used to be at least once a day... the new team? a bit more communicative, maintance is better too. but fixing problems around the property? nope. Loud people outside of office hours? not their problem. Loud lagoon workers? not their problem. People screaming, yelling like a damn fight is going on while 'hanging out' around the property? not their problem. people hanging out, blocking traffic? not their problem either. We were never informed about the seasonal stuff, even when we complained about our next door neighbors last year being loud and disrespectful. cops were called multiple times last year, and according to old residence, years before aswell, yet the managements decided that their residence just have to deal with it, even after repeating incidents. (Laundry door wide open. broken grills which still aren't fixed. cops being called. disturbances. hell people NOT FEELING SAFE?! just caring about their pockets.) dog park? literally crap. dog poop all over. Honestly the only reason we didn't move was low funds. otherwise? we would've been out. half of the first year was a damn nightmare... and that nightmare is slowly repeating covered as a 'Oh we are doing better now, please leave positive reviews while we don't do anything!' Please listen to the other reviews that haven't been deleted here or on Google, Facebook or wherever else. and move passed this place.

    This place is great! It's an active senior (55+) apartment complex. We've lived here for nearly a…read moreyear. We love our small, clean, well-kept apartment. There's not much noise transmission between apartments. You'd never know there are 150 apartments because foot traffic is very low. The clubhouse has a pool, hot tub, fitness room, grand piano, kitchen and pool table.The apartment building has a reading room, game room, puzzle room and mail room. The exterior is elegant, the grounds are immaculate and the common areas are beautiful. Management is friendly and maintenance is prompt and thorough. The location is convenient. Grocery stores, fast food and assorted service businesses are within a few blocks. The freeway, a hospital and another commercial district are less than 2 miles away. There's a fishing reservoir nearby, as well as a canyon with a walking/hiking trail. It starts out very easy, then gets harder leading to a meadow with a lake, or waterfall or something like that. I've only gotten as far as the beginning of the easy part.

    Moving into Goldstone Place Apartments in Clearfield, UT has been an absolute circus. I've never…read moreseen a property so unprepared, so careless, and so blatantly dismissive of the people who actually live here. Let's start with the basics: Move-in Condition: Disgusting. My unit looked like nobody bothered to clean it. Dust, grime, dirt -- things you shouldn't have to deal with when you're paying real money for a "ready" apartment. First impressions were already bad, and it only went downhill. Electrical Concerns: Unsafe and Ignored. There were electrical issues immediately. Not small ones -- the kind that make you stop and think, "Should this place even be occupied?" But when you bring it up, management acts like you're being dramatic instead of dealing with a potential hazard. Washer: A Biohazard Waiting to Happen. Every wash cycle releases clumps of disgusting gunk. Literal chunks of god-knows-what floating around like it's normal. The smell? Enough to make you question your life choices. I've cleaned it every way possible, and it still acts like a backed-up sewer with a spin cycle. Pests: Not Just My Problem. Neighbors are dealing with cockroaches. Management's response? Basically a shoulder shrug. No urgency. No real effort. Just the expectation that everyone should shut up and cope. Management: Doesn't Care Unless Rent Is Due. Tenants here are treated like walking dollar signs. Complaints vanish into thin air. Requests get brushed off. They'll respond quickly ONLY when they want something from you -- never when you need something fixed. Here's where the legal side kicks in. Utah isn't a lawless wasteland. Landlords are legally required to maintain housing that's safe and sanitary. The Utah Fit Premises Act (Utah Code § 57-22) spells it out clearly: A landlord may NOT rent a unit unless it is: * Safe * Sanitary * Fit for human habitation Electrical hazards? Unsanitary appliances? Pest issues in the building? Filthy move-in conditions? These are not "minor inconveniences." These are exactly the kinds of issues the law was written for. Under Utah Code § 57-22-6, if a tenant gives written notice about a serious problem and the landlord doesn't fix it in the required time window (often 3 days for health/safety issues), the tenant may be allowed to: * Reduce rent * Repair the issue and deduct the cost * Report the property * Potentially walk away from the lease if it's bad enough Again -- you have to document things and follow the steps, but the law is pretty clear about habitability. And right now, based on what I've experienced, this place is skating on the edge of those very standards. Final Thoughts This complex thrives on the assumption that tenants won't push back. That people will be too tired, too busy, or too stressed to fight them on things that should've been fixed before anyone moved in. If you're thinking about living here: Don't. If you already live here: Document everything and learn your rights -- you're probably going to need them. This place needs a wake-up call, and judging by how they operate, it's long overdue.

    DO NOT WASTE YOUR MONEY HERE! First off these apartments are outdated have very minimal amenities…read morethat are not of anything worth living here for, management does not care about the residents and do not care to help for anything. The parking is always full because there are atleast 3 cars per apartment and atleast half of the vehicles never move and the tow company or apartment won't do anything due to it being open spots for anyone. The maintenance guys are really nice but are told to not do anything till it fails/breaks I have had them come atleast 8 times since I lived here which I started my lease October of 2021 for things from the fart fan not really working to the windows are all outdated and barely move, to plumbing issues with the drains and the swamp cooler issues...yes they have only SWAMP COOLERS HERE how outdated/ poor style apartments can they be with no ac/heat the swamp coolers are on the roof so during the summer the water gets too hot since the sun is baking it so it blows like warm to light cool air and will get you down 2-7 degrees and that's it, the heat is radiating floors which either areas don't work or are too hot and I asked mine to be shut off due to the shitty ass heat they consider great and because the whole apartment building cycles as one to the boiler you will still have hot floors so that's just so nice on this crappy system. Lets talk about the utilities I have a wife and a 4 year old daughter and we pay almost average 200-290$ for water,sewer,trash,electricity, gas,service fee, CAM FEE monthly which is us paying for the maintenance to work on the outside clean and maintenance and it's always 30-50$ for the CAM CHARGE and the whole utility bill is a rounded up total between you and every resident that is a certain percentage of the people well they just consider 3 people not 2 adults 1 kid and my family actually works unlike a lot of the people that either live off the state or are stay at home workers so we're only home in the evenings 7 days a week. My last apartment which my Utility's were all off of my apartment was around 104-140$ and it actually had a ac/heat system so it makes zero sense. All they care about is the money and no help towards the apartments or residents. THERE IS ALWAYS DOG POOP EVERYWHERE AND THEY DONT CARE MY KIDS CANT EVEN WALK IN THE GRASS WITHOUT HAVING IT ON THERE SHOES.
