Our journey as Diamondhead Sands residents began four years ago and we just moved out to build a house of our own, as we were sick of paying into the endless black abyss that is tenant rent. You will see from the pictures attached that this was a beautiful space for us to call home. We were lucky enough to have a Diamondhead view from the kitchen, a plumeria tree and Kapi'olani Park view from our bedroom, and a peek-a-boo ocean view from our lanai! The neighborhood is fully walkable with restaurants such as Bogart's, Da Cove Health Bar, Pioneer Saloon and Diamondhead Market and Grill to boast! Insider's tip...Diamondhead Market has the cheapest price in town for our favorite beer (Maui Double Overhead) and a pretty extensive beer and wine selection overall. In addition to drinks and eats, there are at least three parks, two gardens and a plethora of beaches within twenty minutes on foot. Waikiki is also right there, if you are into that madness. I must also add the weekly Friday night fireworks, which we took advantage of as often as possible. They begin during winter at 7:45 and summer at 8:00 each Friday evening. All in all, Diamondhead Sands was a phenomenal place to live. While being close to so many things, it is extremely safe and quiet. I highly recommend!

The pool being disgusting is one of the many reasons why they went through a lot of resident managers because the others weren't pulling their weight. I challenge anyone to look at the pool now. It's a 60+ year old building so the fact that Frank and the board are taking the time to address issues for repair to bring this old building into the 21st century is remarkable, But of course an owner would appreciate and understand this more than a renter because the value of their property is going up. 4. They have vestibules on each end of the corridors with trash bins that people dump in. Every morning the maintenance guy comes and empties it. That's the equivalent of having a trash chute. The doors closed ensure the smell doesn't go into the units. Overall Sky Tower is an amazing complex with a diverse community. Sure it's not a luxury condo, but it's a step above your average multi dwelling unit. Frank may have his faults but so does everyone else, we're not perfect, and he CARES about the building and the people in it. The condo is a very family friendly place to raise your children, and also a good place if you don't have kids. The gym with AC is really nice, and the equipment is kept clean. The kids play area is well maintained and is a safe spot for your keiki to run around. There is also an adjacent dog relief area that is serviced regularly to keep it clean. It's also in a good location in town - close to major businesses in downtown, and several hospitals. The easy freeway access is nice, and major grocery stores are nearby.

Park anywhere on the left side. There are about 20 guest parking spaces for the building. Take the parking elevator from level 1 to the lobby on level 3 and register your car with security.

You do get an amazing view, but you can't open any windows; so yes, you're stuck with the AC being on 24/7. ALSO, if the power goes out, you have no other source of ventilation/cooling. As others have said, the walls are stupidly thin. We were in a unit about a nightclub/bar, I think it was called Scarlet's? Anyways, despite being over 20 floors up, we could HEAR the music, people yelling, etc. Not just that, the unit next to me, had a domestic dispute, so I heard them arguing and then one of them kicking the front door in. Our unit was also missing some vanity fixtures, and despite being there for a year, we never received them. The fire alarms kept going off, so it was impossible to tell if it was a real emergency situation or just mechanical/electrical error. The parking is also small and expensive for you (as the tenant). It's also expensive for visitors as there is no visitor parking, so my family/friends wouldn't visit often despite us being in a prime, beautiful location. We also had an issue with management and an incident that happened on property. A tenant had gotten into a confrontation with my husband in the elevator, then proceeded to vandalize his car and threaten us. PS - my child was with my husband and in the car as this person punched and hit my husband's car with a parking cone. We even had police escort us home as we were afraid that this individual would actually come after our family. Anyways, management did little to ease our worries. The most we got was that the tenant had moved out of the building, we heard he moved to the 9th island.

I can live with the area, I work right downtown and it is super convenient. I love the maintenance guys, they are wonderful...big shout out to them they work hard and keep smiling. (Unfortunately I needed maintenance a lot, see cons). It's been a great spot for my dog and he has made many doggie friends. I love the chickens and baby chicks (feel free to move this to cons if that's not you). Most of my neighbors are very nice and I enjoy kids (kids see cons). The community is a mix of families, many I expect on section 8, students, and some professionals (like me). I really liked Jennifer who helped me with the leasing process and the folks that call when maintenance needs to come in are efficient, friendly, and I believe do their best to help. CONS: I had a plumbing issue for the first three or four months, it was disgusting, the tub would back up with gunk and hair and debris coming from the next door apartment. Finally after maintenance came about 25 times I complained loudly to management and they finally got an outside plumber to come in and fix it. Now there are small blips but mostly the plumbing is fine. If you don't like kids (or kid sounds) beware because the culture seems to be to allow kids to be up late, late, late into the night at least in the summer. I have 5 kids next door aged 2-9 and they literally kept me up until 2am many summer nights. To make it worse, kids need sleep and these kids were exhausted ALL THE TIME, so they screamed and cried...a lot. Sleep is a very important thing. Oh and yes, cockroaches! But note they will send an exterminator. I will say that worst experience so far (which may sound a bit silly) is how I have been treated by the leasing team as I decide if I will stay, go, or move to a smaller unit. I guess I had this crazy idea that they would want to keep a decent tenant paying market rate rent. But they REALLY do not seem to care. I went to the office to ask about moving to a smaller unit and was told that although I'd been living here a year and my circumstances hadn't changed, I'd still need to create a completely separate new application for the lower priced unit. Could I transfer some of my $2,575.00 security deposit to a smaller unit? Nope, AND in addition to the new application AND new deposit they also want a $500 deposit to secure a new place that I can't see. If there was any budge or anything done to make it any easier for me to stay here than go somewhere else, I'd probably have done it but there was absolutely NO effort made. But honestly, it wasn't even the policies making it just as difficult to re-rent here as to go elsewhere...but rather the attitude that made it clear to me that I didn't matter to them and that they were perfectly happy to see me go...if even one person in the office had said "we'd love to keep you" it would have made a difference. We had to call the cops 4 times due to a man trying to unlock the door/ move around window panels. I PROMISE YOU this management has no idea what's going on in the place they SCAM. Shortly after, a detective showed up saying that my neighbor's house got robbed in the night and it was the same guy trying to get into our apartment. I had TWO mopeds get stolen in my assigned parking spot. (Yes, chain on and everything LOCKED). Asked the office and security for the cameras because then we can see the car leaving through gate and they said "we don't have any in that area if we do they broken" soooo why do we have a sign up that says "area is surveillance"? THEN when the gate got hit they sent us the video of the gate ... did we not ask yall for that exact camera. Another incident was a homeless man with a big 9-inch knife just wandering through the apartment sitting on benches.... Security is a joke. Security can't hold jobs there. The older security guy is super nice. Now that young one....he be running a STRICT program on that electric scooter and yet mopeds get stolen, apartments robbed, and homeless enter. Idk why he even bought that scooter. I threw away a trash bag... BRO WENT AND LOOKED IN THE TRASH CAN. If he was so interested in the trash bag, I would have kindly given it to him to throw away. He does do his job tho BUT DAMN, you must go to bed stressed. You will NEVER feel safe in Weana apartments. To add the cherry on top, there was a shooting in the park in January. Gunshots were so loud my room rattled. (If it allows me to add videos, I will add it.) The office has no idea what they're doing. They just try to bring in as much money as they can. One time I lost my key fob and mailbox key. I go back to the gym and it was gone. The lady walking out of the gym said she turned it into the lady at the front desk. DEADASS, I go to that office and say "a lady just said she just turned in my key" office lady said "I never received a key." GIRL, I SEE IT ON THE SHELF BEHIND YOU. (Lady who sits right in front of the floor plans) The laundry room is gross; you find other people's hair in the machines every time. Your clothes will be in the washer and come out dry and still stained, but YET it costs $2.75. The basketball court is loud, and they never stop playing music even when the lights go out. When the lights do go out, you are awakened by kids sneaking out at 3am screaming. The kids wrote all over our door and then never fixed it when we submitted a request. Douglas will respond to this with a BOT response saying "so sorry about your experience, we will grow from this" girl stop lying to yourself I emailed that man,woman, they/them, and they don't say anything; they leave you ghosted. As a business, they should just shut down and do the galaxy a favor. "Affordable housing" " for the low income" HELL NO, they are looking for every last penny to take from your pocket. Everyone needs to be fired ASAPPPP and never work for an apartment complex again. Like seriously, a watch list they are evil. Serious investigating needs to happen. They are so full of shit. Shutting them down would be world peace. They took my entire $1,000 security deposit and are STILL trying to say I owe them money... like why the HELL do I owe you money on top of taking my whole deposit?? During the inspection, the lady Tiana (I think that was her name) literally said, "Everything looks very good One of the best we've seen around here!" So why are we suddenly being charged for all this? I have move-in photos AND move out photos. Like... why are we lying?? They're saying they "replaced" the tub. Did we not do our job last August 2025 orrrr? Because that damage was already there when we moved in. I took pictures of it when we first moved in, and we even put a water mat over it to protect the damage from getting worse. Obviously, we thought, "If it was already here, they're not going to charge us for it ." Yeah... no. And let's talk about the mold. Mold is a serious issue in these apartments. You will get mold on the bathroom walls and showers because the bathrooms don't even have windows OR proper ventilation. Then they turn around and charge you for mold. LMAOOO. Whoever designed these bathrooms needs to answer some questions because... what exactly do you expect in Hawaii?? On top of that, the apartment looks and feels like a jail cell. If you're THINKING about moving here... save yourself. I don't care if this is your last option. There are better options out there. Take pictures of EVERYTHING if you do decide to move in because you're going to need them.

Security guard sleeping on the job. Homeless gangsters roaming the garage complex frequently, scoping out scooters and cars. After hours construction noise, ruthlessly loud neighbors day and night. Constant cigarette smell due to people smoking illegally on the balcony. Management seems to not care to well about these issues and the general manager is difficult to reach or communicate with in person. 630 units in this tower, imagine the traffic.

I have a couple of friends who live in this building. There's 8 guest stalls on the ground level and about 10 on the second floor - there's a turn right before the gates. Check in your car woth the front desk, as well as, the guest your visiting. Sometimes they ask and they know what number. Depending where the event is, the security will activate the elevator so you'll be able to press the button. Sometimes there is a glitch so you may have to go back to the security desk. 7th floor is where the activities are held. Cabanas, infinity pool, theater room, gym, yoga room, bbq areas, and much more. It's a great area to hold different functions. Great view of Ward area. It's a very relaxing area. Parking can be difficult some days. Since guest parking is limited, Kapiolani is the closest street parking. Weekdays and Saturdays opens at 630pm, Sundays and holidays open all day.

Pools packed with all their extended family and friends just taking advantage of the building, bbq's, and dinning halls. I ended up moving to Waiea. Never been happier.
