I can live with the area, I work right downtown and it is super convenient. I love the maintenance guys, they are wonderful...big shout out to them they work hard and keep smiling. (Unfortunately I needed maintenance a lot, see cons). It's been a great spot for my dog and he has made many doggie friends. I love the chickens and baby chicks (feel free to move this to cons if that's not you). Most of my neighbors are very nice and I enjoy kids (kids see cons). The community is a mix of families, many I expect on section 8, students, and some professionals (like me). I really liked Jennifer who helped me with the leasing process and the folks that call when maintenance needs to come in are efficient, friendly, and I believe do their best to help. CONS: I had a plumbing issue for the first three or four months, it was disgusting, the tub would back up with gunk and hair and debris coming from the next door apartment. Finally after maintenance came about 25 times I complained loudly to management and they finally got an outside plumber to come in and fix it. Now there are small blips but mostly the plumbing is fine. If you don't like kids (or kid sounds) beware because the culture seems to be to allow kids to be up late, late, late into the night at least in the summer. I have 5 kids next door aged 2-9 and they literally kept me up until 2am many summer nights. To make it worse, kids need sleep and these kids were exhausted ALL THE TIME, so they screamed and cried...a lot. Sleep is a very important thing. Oh and yes, cockroaches! But note they will send an exterminator. I will say that worst experience so far (which may sound a bit silly) is how I have been treated by the leasing team as I decide if I will stay, go, or move to a smaller unit. I guess I had this crazy idea that they would want to keep a decent tenant paying market rate rent. But they REALLY do not seem to care. I went to the office to ask about moving to a smaller unit and was told that although I'd been living here a year and my circumstances hadn't changed, I'd still need to create a completely separate new application for the lower priced unit. Could I transfer some of my $2,575.00 security deposit to a smaller unit? Nope, AND in addition to the new application AND new deposit they also want a $500 deposit to secure a new place that I can't see. If there was any budge or anything done to make it any easier for me to stay here than go somewhere else, I'd probably have done it but there was absolutely NO effort made. But honestly, it wasn't even the policies making it just as difficult to re-rent here as to go elsewhere...but rather the attitude that made it clear to me that I didn't matter to them and that they were perfectly happy to see me go...if even one person in the office had said "we'd love to keep you" it would have made a difference. Stay clear and stay away. If you want to see your $1,000 deposit then pick somewhere else to live. Per the Hawaii State Handbook https://cca.hawaii.gov/wp-content/uploads/2026/02/2024-Landlord-Tenant-Handbook-Final.pdf they have 14 days from the date of termination of the rental agreement provide an itemized receipt. They did not. We also have video of the walk through inspection. Not only did they keep our entire security deposit they attempted to charge us a cleaning fee, as well as charge us for replacing the entire apartments floor. When called out and even presented with a demand letter from an attorney the "management" will consistently be out of office, away, and not reply to any emails. And then when they reply again after enough time has passed they will say "it has been longer than a year" The goal is to take advantage of people who are busy, pcs, or do not know any better. The one thing they did right was spray for roaches but take a look under all the cabinets if you still decide you want to give this place your money. The security gates are never secured, the rfid keys never work, security is non existent so when you are stuck at the gate good luck. Your kitchen sink, shower tub, toilet will NEVER be clean, you know why? cause sewage from other apartments will come out from your sink and tub. Wanna see other people's food scrapes, dirt, hair balls, or even kids toys in your sink? Wanna experience the feeling when you come home and thought somebody had broken into your home when you see a random toy in your tub? Come live here! 2. Strict rules. Ok, I understand, but no plants on the balcony?? If I can't put plants on the balcony, what can? I even took a photo of their "periodic inspection" notice because of how ridiculous this is. 3. Speaking about "periodic inspection", they will randomly go to your apartment for no reason! their reason is "periodic inspection". figure it out yourself what that means. 4. Parking spot is SO small that you can NOT get out of the car. I'm only 120 lbs adult woman driving a 2 door sedan, and if I can't get out, I believe most people can't. Asked the office if I can get another parking spot, all I got was sarcasm like idk how to park. Asked if I can park anywhere temporarily? Nope, they will toll your car. Park on the street? Nope, you have to move it after certain hours, so figure it out yourself, maybe lose weight first and then park. 5. The renovation materials are so cheaply made. The curtain blinds are so flimsy that it would just fall off by itself. Called the office to fix it, and guess what? YOU are responsible to pay for it. 6. I personally went into their office and told the employees that I will be moving out on XXX day. The front desk also said she will tell the people in charge. This was way before their 28 day notice policy. Got a phone call 8 days before the move out day and told me I didn't notify them. They didn't care what I said and covered their mistake and charged me another 28 days of rent. So basically I have to pay extra rent for the mistakes THEY made, and they don't care. The towing company they contracted with is very shady company that over charges and does not abide by the Legal Basis: HRS §290-11 + City & County of Honolulu towing ordinances. Our moving experience was crazy hectic since we didn't have any credit anywhere & money was tight. But we needed a place for our kids. I seen Waena Apartments had a opening for 4 bedrooms which is exactly what i needed. The room sizes are perfect for us. Shout to Shaniah for making the process very easy. She made sure we knew everything before signing up. She did end up getting sick during the original set move in date but she still made everything else go smoothly up to signing the lease. She also did a thorough walk through before we arrived and made notes that we probably would've missed. We didn't even see the actually apartment until our move in date. So far so good. read more

Residents are dirty and have people coming and going at every hour of the night. Cops are frequently called. People double park which causes traffic. Toddlers dart out on roads with parents no where to be found. God awful. Trust the reviews. The community manager Charlene doesnt know how to own up to her mistakes. And yes, i know that management will see and respond with something along the lines of "we dont see you as a resident, please contact us to address these issues". Trust and believe, I have tried. They fix one mistake then let the rest slide until they're called out again. Three weeks ago my ceiling was leaking from above unit. Ruined all my pictures on the wall. Called emergency repair, no response. Still have yet to hear back from them. A kids sock was found clogging our drain that somehow came up through the pipes. Units are the same, the only difference is that the rent in WAENA is twice more than kukui gardens because supposedly kukui garden is a low income housing? SHIT WAENA should be too, Everything from the units including the dayum toilets are the same. PLEASE be careful about looking into moving here because I will NEVER recommend it to no one.... I rather live on the beach than living in this environment. My husband and I are elderly and have a fur baby. We were looking for a place where we could feel safe and be pet friendly. Waena was a great find! Right in the heart of Honolulu too! Near to everything! We've been here a month now and we're not disappointed. From the Application Process, "Hamo" made it so effortless and easy. We fell in love with Weana from the get go. Everyone at the office is nice and friendly. We appreciate the fact Rules and Regulations at Weana is strict. And the presence of Security can be seen. It's for the safety of all. My request for maintenance was answered promptly. On the downside is the chickens. LOL But that's an island problem. We'll make an effort to catch them! Hahahaha read more

Once again I am praising the work of the Maintenance crew. I have two recent experiences to relate. First, they did a fantastic job powerwashing my lanai. To me the lanai is one of the most attractive components of my apartment. I can sit there anytime, day or night. Having it clean make it so much more enjoyable. Secondly, today they unclogged my kitchen sink. I was not well so I was upstairs in bed. They let themselves in telling me they were here. Bert the Mighty Maintenance Man continues to be a LEGEND. I put in a request to fix my kitchen sink on Wednesday about 9 am to have them come over by Thursday. Imagine my surprise when Bert shows up less than an hour later! He had the whole thing fixed in another twenty minutes or so. My overall experience with the apartment complex has been excellent but Bert makes it even better! read more

Living here can be great or a headache. It really depends upon where you live in the complex. There are a lot of noisy children who venture unattended so if you like peace and quiet, do not live near the playground. There are also a lot of smokers so if you decide to live there, definitely ask about a unit with no smoking neighbors around, though the management can lie and are fine doing so. Rent usually increases by $100 every year. Water and sewer are not included in rent but the electricity costs are a bit ameliorated by the solar power in the buildings. Washers and dryers are industrial grade but you have to pay about $2.25/wash and $2.00/dry. One draw back is that you only get one parking stall no matter how many drivers live in your household. There also is a problem with property crime and vandalism in the parking lot, so it's best to request a second floor apartment and a well lit parking stall. Maintenance staff is excellent and if anything breaks, they fix it right away. There is also security patrol and the property itself is very safe within the bounds of the gates surrounding the property but they do not work on weekends. When you move out, expect the management to charge you for every little thing and even unjustifiably. read more

I've lived in many places in my life, from the suburbs of North Jersey, the concrete jungles of Harlem and Washington Heights, to Los Angeles and over to the beautiful Garden Isle of Kauai, and I've never come across such a tremendous and great team of maintenance workers as here in Honolulu. Where to begin... my roommates and I have lived in Waena for approximately two years now. We have had a plethora of issues with this complex and their management. We can begin with the fact that upon having my car shipped and having purchased a parking spot, they refused to let me park in my spot, forcing me to park on the street (in a generally not safe area), and walk home after coming home late from work, as a single female. Bolts were stolen out of my hood, and my brand new tires stolen off of my car while being parked on the street. In total it costed me $400 to replace. Me and my three other female roommates had filed multiple complaints with the front office as we had issues with a peeping Tom who lived on our floor. Occasionally following my roommates to work or home from class and creeping through our windows. When we left the complaint, with photo and video evidence of these encounters no one reached out to us regarding these concerns. After having lived there for a year, it came time to renew our lease. When we began the paperwork, we came to find out that my name had never been added to the original lease, despite being the primary for the household. We also came to find out that they had lost personal banking information for me and two of my other roommates, forcing us to resubmit all of our documents. This process took over a month to complete, with constant back and forth with the office. After eventually deciding to move out, my roommates and I had taken days off of work to meet the cleaning criteria of the apartment, as they had provided to us. After moving out we were hit with a $400 cleaning charge in addition to a $500 repainting fee. After trying to dispute the fee, we were told that we were supposed to dispute during our final inspection, which we were not informed of or invited to. After a month we are still going back and forth with their offices to try to minimize the costs of moving out. My personal advice to you; do not even entertain the idea of living here. I would not have left such a lengthy review if I did not feel so strongly about this complex. read more

I'm not much of a yelper. I usually only leave reviews if I'm really satisfied or really dissatisfied. Okay where do I start? Great experience from the start. We came in for a tour a couple years ago and they had a 4 bedroom available for us but it was on the Liliha side of the complex. To be honest I did not want to move that side because I like quiet. After we did the application process and waited for our credit check Fanny called us and offered us a unit next to the office. I was so excited because the closest to the office you are the better. (My opinion) The move in process was good. The office was very helpful and continued to check in on us every once in awhile in until we was completely settled in. Management-Every encounter I had was a peaceful encounter. Communication is good. When I needed to speak to them and they were unavailable, I would get a call back immediately. Office staff- very nice. We took advantage of the room upstairs the office weekly for small group meetings. I was told not to many people use it. If you live here and have not used it, I say use it. they have a computer room you can use and a printer. When the printer I'd out of order you can email your document to the office and they will print it with their printer. Maintenance-THE BEST. They come as soon as they are available. Very helpful, very detailed on what they are doing. Very good at the work they do. Landscaping-These guys need to take a break. Everyday like clockwork he blows the sidewalk and sometimes blows the trees to watch leaves fall. Like I mentioned earlier. I like quiet. I know it's his job but everyday? Same thing? The landscaping looks great. Guess it's from doing it everyday. Residents- okay I'M NOT PERFECT IN ANYWAY but can some of these people lack any more common sense? I see people walking dogs with no leash. People not cleaning up after the dog. Kids eating snacks drinking juice box and leaving it in the ground. Children as young as three running around with no supervision. Smoking on property when it's been said it is not allowed, people forget their keys and instead of waiting for someone to go through the gate they kick it open. That poor gate has been broken numerous of times. security- Aunty Patti and Jason are doing the best they can with the type of tenants they deal with. It's not easy to deal with all this things. Lol. They are the aunty and uncle of the complex. If they see your kids doing things that they are not supposed to be doing, they scold them. Hey, it really does take a village. Especially if you are not watching your kids. When I need security assistance they are there in a heart beat. I appreciate the hard work they do. If you are looking for a place and need a place in town, I highly recommend here because it's affordable and convenient. The staff is great and there really is some great neighbors. We are moving out on Friday because we finally have a house otherwise I would stay here. Thank you Waena for a wonderful living experience. I will continue to recommend you to all my friends. I'm kinda really disappointed, I have not even expected to have this problem here because my kids are always supervised on the premises. But the "NIGHT" security was so rude to me it was unbelievable. First off we were washing clothes near the bbq area so I figure there is no sign that my kids cant play in the grass while I washed clothes . But than a big guy security was yelling at the other peoples kids for sitting in a skateboard in the side walk he wasn't even moving !!!!!! Than he tried to scold my kids and even was walking toward them in a threatening way my sons 3 and this guys like 200+ so after I put my clothes in the dryer I went to ask for his name because now I'm pissed off . I found them by the community police building . I went to ask his name and I also let him know I didn't appreciate the way he approach and spoke to me and my kids who are 7 and 3years old . . I think he thought I was a teenager or something because the way he spoke to me was like a child maybe because I was playing with my kids . When I confronted him this time he was with a woman security guard . He tried to get upset and get out his cart to walk towards me and get louder telling me there is no one allowed on grass you are not allowed to have balls outside your home and we are to loud playing at 6pm!!!! . I told him I feel threatened the way he got out to rush towards me . Than the lady with him starts to LAUGH!!! And then they said just take it up with management as they laughed about it and drove off ,this made me even more aggravated I never ever had a problem with security or the apartments at all but I definitely think the staff should be trained on how to approach kids and especially woman ! Maybe don't have a bbq area if no ones allowed on the grass or atleast put a SIGN UP! And try talking to there parents instead of the kids !!!! If I could give zero stars I would. Like most of the reviews you'll read- when we originally toured the complex, it was in the lower quiet end that appeared to be newer. The apartment was clean and had beautiful wood floors with a decent size kitchen. It's loft style with small stairway up to the bedrooms. The husband and I were looking to be closer to town without paying a ridiculous amount to live there. This place was a reasonably priced 2 bedroom. They even discounted the security deposit. That's where the good ends. We had wanted to see the place we were moving into, but told on several occasions it was not "ready" yet and they were still painting. So we viewed a model. Our own fault for signing a lease without seeing the actual apartment. Move in day- called to confirm elevator availability because in the current building my husband and I live in, you have to reserve the elevator. Linda, the lady assisting us with move in said no need it was small and could probably not fit large furniture. Disappointed since we were on the 6th floor. After hours of loading up the moving truck we arrive at our new "home" to find that the elevator was actually broken and according to our neighbors had been broken for a few weeks. Our 1 parking stall was so small and the person parked next to us had an SUV that took up all of their spot along with a lot of ours. After 6 hours of moving, yes 6 hours, just wanted a hot shower, but there was no hot water. This also had been out for multiple days and continued to be for the rest of our short stay. To sum this awful experience up, our bedroom and bathroom doors didn't shut. There were cockroaches, kids screaming everywhere even late night. The location is terrifying. The "24/7 security" doesn't exist because the gate is broken so anyone can enter. We moved out after 5 days and that's only because the office wouldn't return our phone calls and said they were in meetings every time we called. Please don't move here. read more

If I could honestly rate this place a ZERO I would, worst place to live. Management SUCKS, appliances are cheap & never last. Rent goes up every year (lease renewal) not worth over $2,000 in all honesty, water is split between the entire building. Electric separate which is expected. The laundromat is complete s*** with just 1-2 washers/dryers working (card operated) reload your laundry card. The inside it decent size it's actually very roomy which is the only positive. I've grown really close to the neighbors & people in the community which made leaving hard but I couldn't stay there any longer. Oh and the parking stall provided is small so if someone is parked next to you on both sides good luck getting in & out of your car. Douglas Emmett is the WORST! Two stars is generous. I've been living here for a couple months and gratefully can say the lease is broken so I don't have to deal with it anymore. Try only getting ONE parking spot per household. You and your S/O or roommate both have cars? Nope, not allowed. You get one parking space and no guest parking at all. There is zero free street parking anywhere near by so have fun wasting all your money paying to park to live here. Also love spending countless nights listening to the fire alarms go off and the apartment building not caring to shut them off till hours and hours go by. Place is sketchy and not how it looks online. PLEASE save yourself the hassle and find any other apartment complex to live it. I've attempted to view an apartment here twice in two years. Each time the advertised apartment hasn't been available at the advertised price, and no apartments were available to tour despite having an appointment. Once, I was at least shown a model unit. The second time another group was also there to tour the advertised apartment and they were told the same lies about the apartment prices changing daily. Everyone, every-time, was pressured to sign a lease on an apartment sight-unseen! The deals never change here, they're always the same baloney. read more

I would not recommend for any of my family or friends to ever live here, WAYYYY to overpriced and on the last day of living there they charged us $460 for Cleaning. Cleaning that we already did. In the beginning of our move in she told us once our lease was up to leave it as you left and Lord knows how much we scrubbed and cleaned our best. I knew we would be charged for some things here and there but for a FULL cleaning, disgusting. Just a greedy over priced company. Been here a little a over month and I have been pleasantly surprised. My family and I have been looking for a 4 bedroom apartment after squeezing in a 2 bedroom for years. The apartment is very well maintained and appeared brand new upon move in. The grounds are meticulously manicured. Security makes their presence known and maintain around the clock watch. We were a bit hesitant because of the location and past history but the dramatic improvements is what made us decide to make this our new home. read more

Walked past a member of their outdoor maintenance crew this morning just in time to watch him take a piss in the bushes. Waena keeps it classy. I've also seen various neighbors of mine peeing in different locations such as: the garbage chute, the staircase, and by the dumpster. This place is disgusting. Seeing an employee doing it was the last straw. read more

I am a new resident at Waena Apartments and wanted to share my move in experience as well as my first month calling Waena home. Personally, I experienced very courteous and helpful staff. My unit was very clean with freshly painted walls, appliances were clean and in very good working conditions and I was very pleased with the bathroom and floors. I was assigned a parking stall, which was very important to me and have not had any issues with the security gate and the safety of my vehicle. Moving can be very stressful but Robin, Barbie and Fanny made my experience smooth and I am happy to call Waena home. read more

Lived here for 5 years & finally moved out this month. Seen this company go through 3 different owners & management team. A lot of ups & downs about Waena like any other apartments but everything is convenient for those who are some what use to Hawaii's version of "fast pace" life. Main reason about this review is not for the office staff but the Maintenance workers, specifically Bert. He's one of the hardest working men that is currently employed at Waena. He's friendly to everybody, ALL the kids know him. Everywhere I go there's always someone who's saying "Hi Bert!" & that's because he makes his presence known & you know the quality of his work is always been great. The last 5 years he's done the job above and beyond when it came to maintenance. He's super dedicated to getting things done & I only wish the company to acknowledge how hard their employees work, especially Bert. He's super awesome & I want to say thank you for being such a awesome worker who became family!! These maintenance & ground staff workers work very hard, thank you Bert :) your hard work does not go unnoticed. The 5 Star is for Bert by the way... read more

WARNING: DO NOT LIVE HERE. Terrible area, which ok fine it's Aala street, we know. Loud suspicious activity at night, if you know what I mean. That's not the reason for the bad review though. This place ROBS you of your ENTIRE deposit upon moving out. Painting fees even if the place is pristine (no holes in walls, no scratches etc...) cleaning fee is outrageous not to mention the lack of communication with the reception. when we first moved in our downstairs bathroom flooded with water . There wasn't a follow up until the next day we had already cleaned up everything and they stated nothing was wrong . Then we didn't have hot water for a good month when we first moved in they told us there wasn't anything they could do and that it should have been hot . Our shower whistled when we turned it on to shower they told us they didn't have the part to fix it so I called corporate . We had someone walk into our apartment with a whole KEY to our door which meant they didn't change the locks before we moved in . our unit always smells like weed because of the boys that sit by the wall and smoke and nothing ever gets done about that . there's been stabbings and shooting , this place is far from peaceful or safe and it's so expensive . if you can avoid it , do so .... read more

This is the worst place to rent because you pay for other utilities and garbage. There is no meters to see amount of monthly usages. My utilities been going up since I arrived here in back in November 2018. And the worst of it all, I was never told about it. Take my advice, stay away from Waena Apartments managed by Douglas Emmett. read more
