I spend a lot of time at this building as I am a dog walker and I have clients that live here. In many ways, it is my second home. The residents that live here are amazing, the security team is awesome, and the building has a wonderful sense of community. We lived here a few years ago. We were super excited to live in such a beautiful complex. But like others have said, we didn't notice the downside until a few months in. You do get an amazing view, but you can't open any windows; so yes, you're stuck with the AC being on 24/7. ALSO, if the power goes out, you have no other source of ventilation/cooling. As others have said, the walls are stupidly thin. We were in a unit about a nightclub/bar, I think it was called Scarlet's? Anyways, despite being over 20 floors up, we could HEAR the music, people yelling, etc. Not just that, the unit next to me, had a domestic dispute, so I heard them arguing and then one of them kicking the front door in. Our unit was also missing some vanity fixtures, and despite being there for a year, we never received them. The fire alarms kept going off, so it was impossible to tell if it was a real emergency situation or just mechanical/electrical error. The parking is also small and expensive for you (as the tenant). It's also expensive for visitors as there is no visitor parking, so my family/friends wouldn't visit often despite us being in a prime, beautiful location. We also had an issue with management and an incident that happened on property. A tenant had gotten into a confrontation with my husband in the elevator, then proceeded to vandalize his car and threaten us. PS - my child was with my husband and in the car as this person punched and hit my husband's car with a parking cone. We even had police escort us home as we were afraid that this individual would actually come after our family. Anyways, management did little to ease our worries. The most we got was that the tenant had moved out of the building, we heard he moved to the 9th island. read more

Was nervous about moving here after reading some of the negative reviews. After living here for 3 weeks we've had nothing but good experiences. If you can get around the fact that yes there is many homeless in the area then you will enjoy this apartment. It's got a great location, many restaurants and bars to walk to. There are tons of cafes and coffee options as well. You can walk to 24 hour fitness. We enjoyed the christmas lights and just walked there from our apartment. Security is very good and parking attendants are vigilant 24 hours a day. We worked with leasing office person named Brian. He's really nice and easy to work with. It was a very smooth move in process. The only challenge we've faced so far is with parking. It wouldn't be a problem if it was just my wife and I, but we have 2 little ones and the parking can get quite tight for getting them in and out of their car seats. If you have small kids then maybe this might be a deal breaker for you. We are patient and off load the kids before parking the car. read more

Lived here for a month and here is my honest consensus: I regret moving in and will not be renewing my lease. This isn't a "terrible, unsafe, run-for-your-life" property -- that would warrant 1 star. However, it also doesn't deliver what the price suggests, which keeps it far from 3 stars. It's not unlivable, but it is overpriced and poorly executed for the cost. Pros: The location is excellent -- close to shops, restaurants, and everyday conveniences. The building has a gym and a modern layout, which gives the units a clean, updated feel. Cons: All units have no windows, which means the A/C must run nearly 24/7 to keep the space comfortable. At this price point, that's a significant design flaw. Parking is one of the biggest issues. For $200 per month -- on top of rent and utilities -- you are assigned a compact tandem stall shared with other residents. If you're blocked in, you must wait for the other vehicle to be moved. The waitlist for a private stall is several months long and costs $300 per month, and a reserved tandem stall can run up to $500 per month. For the price being charged, the parking setup feels poorly designed and highly inconvenient. There is no guest parking, which makes having visitors unnecessarily difficult. The walls are extremely thin -- you can clearly hear neighbors sneeze, cough, and move around when your unit is quiet. Amenities are minimal. Aside from a gym and a community room, there is little else. The gym is sufficient. The community room functions mostly as office space and would be better utilized as a communal lounge or game area to bring more life and balance to the property. For a building with multiple EV owners, there is only one slow charger shared by all residents. It works intermittently, and residents are limited to charging for two hours at a time. There is no signage indicating that the space is reserved for EV charging, so non-EV vehicles frequently occupy it, forcing EV owners to charge elsewhere. Final Thoughts: Living here costs significantly more than the experience justifies. I moved in quickly and had higher expectations for what this price point would provide. I don't live here but as part of my work have been here many times. This building is what happens when an office complex fails to attract business customers and this is how they fill it: converting it into rentals. This building was never designed initially to be rentals so there is a bunch of weirdness going on with layouts. PROS: 1. Lots of cool restaurants within walking distance of all types from cheap eats to high end to nightlife hotspots 2. As of 2023 units are brand new or nearly brand new. They've been working on this place since 2019 so its dragged on a lot 3. Cool amenities with lots of open space. Again this was designed to be high density office space so there's a huge lobby and lots of places to meet, work, work out, etc. 4. Apparently pet friendly, even for large dogs with baffles me CONS: 1. Weird layout. Lots of bedrooms have frosted glass doors with no natural windows. The corner units are the nicest with tons of windows 2. Windows do not open 3. Thin walls. You might hear your neighbors. Again this was not designed to be residential. 4. Parking is MESSED UP. There is a 5 story UNDERGROUND garage with mostly tandem parking. You may have to leave your keys with an attendant who will move your car if necessary. Parking is also $300/mo. 5. Expensive. Studios easily exceed $2300k. Plus you gotta add in parking separately 6. The elevators and sheer distances can suck. There's a parking elevator then you have to transit to another elevator. Plan on 10 minutes to exit the building in a car, or at least 5 min to exit on foot 7. Apparently pet friendly, even for large dogs with baffles me. Overall, not sure why anyone would really live here unless they worked downtown. Or it was a temporary assignment for a short period of time. Not many local people live here. I think a lot of people who live here sign the lease sign unseen then after they realize the exact living situation here on Oahu move out of the downtown core. Its hard to give this place a star rating. Some people will like it, other people will hate it. As I haven't personally lived here I will be fair and give it 4* read more

Current review: 1/5 stars (would give -100 if I could) Review attached in photos, they are out of order but labeled 1-5 in the correct order. I will update this review after the move out to see if they make that a horrible experience too; I am anticipating that we don't get our deposit back and they will not allow us to park a pod in the garage even though we have checked to make sure the truck and pod are able to pass the garage clearance. Do NOT make the mistake of overlooking these reviews! We did and greatly regret our decision. The reason why this place is worse than where we lived in Thailand is because in Thailand we got what we paid for. To be paying $4300 for a luxury apartment and experience all of this-- Douglass Emmet should open a serious investigation into this buildings management because it poorly reflects on them as a company. HAPPY TO LEAVE! 1st edit: Maintenance came in today to change air filters and we brought up how the apartment does not heat or cool properly. Around 3PM to 7PM the apartment heats up to 77 degrees and even if we put the AC to 70 degrees it stays hot. No solution supplied but we were told that the entire building is old and still has the original piping and AC units that were previously used. The air is disbursed from the top of the building down through all the units, same with the water. Which explains why we get inconsistent air temperature and water temperature. BRAVO Douglas Emmett on being cheap yet dressing up the apartments with nice little touches to get residents in before they can notice the major issues here! read more

Do yourself a big favor by not signing a lease from this place. Walls are thin, continuous AC problems, and smelly elevators. Your electricity bill will be 400-700 a month on top of your rent and they also have additional charges like sewer, water, admin fees etc.... We were on a vacation for a month and we made sure everything was turned off when we left --- but guess what? our electric bill still came out $500 on that month that we were away. They also do short-term rentals and always have parking problems. It doesn't matter if you have a reserved spot. This building is shady. Don't do it. read more

There's wayyyy to much to say about this place. I can't even write one down without explaining the severity of how bad this apartment complex really was. If I'm being honest, the main problem is management. After going to university specifically FOR property management, I actually brought problems and issues from this apartment complex to class for my entire classroom to not only analyze but use it as a basis for what businesses should never do. We frequently referred back to the Residence at Bishop Place when the professor wanted to use a real life example of a failing apartment complex. Management was not only lame and inattentive to fixing severe problems but they treated me in a condescending way because I am a young women. It took months and months for management to finally believe the humidity problem that was ongoing in my unit. When I finally moved out, there was bubbling on the walls behind hung up photos. Brian and the rest of management have been a huge help over the past two years that we've lived here. Brian especially has always been attentive to our questions and makes us feel right at home. The gym is great and clean with plenty of machines/free weights to use. The downstairs Cafe Daisy is great for a quick sandwich or coffee to-go. Management and the rest of the team are always friendly and responsive to any of our questions/requests. Security is wonderful and makes us feel safe, which is especially important living downtown. We found the Residences at Bishop and Brian C. to be helpful with our needs. Moving in to this complex in April of 2023 was the best decision we could have made. Coming from Waikiki. Cafe Daisy is great down on first floor when you want a coffee, tea or food. We liked being close to our daughter who was dorming next door as she was a HPU student 2022/23. Security is wonderful and the workers are very kind. Zeny in parking has been great too. Once you get used to the close parking spaces, your good to go. The building is always clean and well cared for. We have a very friendly dog community. When you walk on the Fort Street walkway our security is taking care of us there too. Walls are super thin. You can hear your neighbors have a complete conversation and hear their intimate noises. Place is new. New units, new appliances, new everything but the building was an office building before and it is being converted to a residential building and you can tell they cheaped out on the building materials. I saw a review that said that fire alarms go off randomly. Yes. They do. I'm startled every so often by an announcement at 2am telling me to evacuate the building. Also the tandem parking can be a bit of a hassle. They have reserved tandem parking and unreserved tandem parking and I would say the entire garage is half empty because people understandably park in the front part of the stalls because no one wants to be blocked in. And as more and more units become available the more and more parking will become limited. Security is great. Leasing and Management is great. But unless they can thicken the walls and build additional parking, I wouldn't necessarily recommend. read more

I had an awesome experience at the residences at Bishop Place. Working with Elise made the process so smooth, she was very knowledgeable and attentive. I am not expected to move on island until March 2025 but decided to tour the place. I was assisted by Elise and she was wonderful! This is a partial letter I sent to them on move out, in which they turned around and sent me a huge move out bill for painting and everything else. The fire alarms in the building go off randomly and frequently, with no prior notice of testing. As a veteran, the alarms remind me of rocket alarms while I was deployed to Afghanistan. My time in the service left me with a history of PTSD and this situation exacerbates my mental health issues, leaving me completely on edge. As well, since we're never told why the alarms went off, all residents are left in a state of fear and uncertainty, wondering if we're safe. Every time this has happened, it's been a false alarm. Obviously, I want the alarms to go off in the event of an actual fire. Also, I understand that testing needs to be carried out on a regular basis, for which advance notice should be provided. But the random and frequent alarms are clearly a result of the ongoing construction. This needs to be addressed for the mental wellbeing of all building residents. I was aware that construction was in progress when I moved in. However, due to gross negligence of the building management and their refusal or inability to direct the construction work, work often continues past the time indicated on our signed lease agreement. Loud jack hammering is clearly audible and disruptive well past 8pm on some nights. In addition to the noise disturbances, the workers and equipment in the parking garage frequently block the exit lanes. Insufficient Notice of Activity The notice provided to tenants about construction- or building-related issues - when any notice is provided at all - is most often insufficient. One example: On February 7, 2022, we were given 5-hours' notice for a 4-hour power outage during prime time. This is not sufficient time for residents to make other plans for work-from-home arrangements, meals, or accommodations if they aren't able to stay in an un-airconditioned space with no openable windows. The surrounding neighborhood has deteriorated significantly since I moved in, with a noticeable increase of crime and loitering homeless people. Building management and the building security crew make little attempt to address these issues, even when prompted to do so. As an example: When I arrived home the other day, there was a man sitting at the entrance who had urinated in his clothes and who looked like he desperately needed help. I notified security but they were unresponsive so I reported the situation to a woman in the office, who then told security to help the man. These kinds of situations happen frequently outside of the building. With the constant uptick in crimes, and without a responsive and responsible security crew, I do not feel comfortable nor safe leaving the building at certain times of the day. The elevators are ridiculously faulty. If more than one tenant is in the elevator, the elevator will only go to one floor before returning back down to the resident lobby. It's extremely frustrating and time consuming and especially problematic for those carrying anything heavy or bulky. I understand that things take time during a building conversion but this has been ongoing for almost the entire time I've lived in the building. Having an elevator take you to a construction floor is especially terrifying. The parking situation is horribly mismanaged, which is perhaps not a surprise given the mismanagement of the building. I've been locked both in and out of parking AFTER I had signed up for an account with them through our business, as required. Of course, there is no consistency regarding these lock outs. For me, it's happened when I was on my way to important appointments and interviews with stringent times. An "easy" (though inconvenient) solution would be for one of the parking attendants or managers to contact me before locking me out, but aside from the fact that this has never happened, when I let the office know about this issue, the parking attendants replied with an "LOL" as if my issues were just a joke. Something as simple as protocols for deliveries to the building took months to develop and implement. I moved in in July 2021, about 8 months after the building opened. At the time I moved in, there were no established protocols for deliveries. This was not disclosed at move-in and building management made sluggish attempts to address the concerns of residents around this issue. Instead, for months after my move-in date, packages were simply sent back to the post office where they were held for pickup. The poor handling of this situation is symptomatic of the building's mismanagement in general. While management dragged their heels on developing and implementing the much-needed protocols, the building's tenants had to find time in their day to pick up things that they ordered explicitly for delivery, causing frustration, loss of time, and additional financial cost that I and other tenants shouldn't have been expected to bear. read more

Maintenance request taken care of. Stanley came by and stopped my shower head from squealing a high pitch sound. The sound was deafening and causing headaches. He troubleshooted it till he got the job completed. Now it's relaxing taking a shower instead of feeling like torture listening to that annoying sound. I have been searching for an apartment for about a month now all over Honolulu and Waikiki area and this has by far been my favorite. Not only because of the beautiful building and the amenities, but because of the staff and security. Brian has been so attentive, responsive, and consistent during this time. I recently visited this building with a friend who currently lives there, in order to gain an insight into the building and how its been renovated. I have commuted through Fort Street for years, and couldn't imagine luxury apartments the the area. Suffice it to say, I was not impressed. The area surrounding the building is filthy and unpleasant, with people who relieve themselves on the pavement, scream at you and others commuting through the area, and rifle through the trash. We even spoke with one of these men who said that he is a recovering addict, but that the sake and use of drugs are a huge problem in the area. The inside of the building is gorgeous and the gym amenities and café in the lobby were amazing. The security were very friendly, as were the cleaning staff whom we met in the hallway. However, when we got up to our friend's apartment, we were quickly overwhelmed by the smell of marijuana on the floor. They shared that it is a problem that pervades many floors in the building and that complaints are summarily ignored when it is reported. Further, while we were in the apartment, we were stunned to hear (and feel) construction in the floor directly above. Traditionally, three floors are left between active construction and occupied units to limit disruption and ensure safety. The noise was disruptive and our friend shared that the noise persists every day and sometimes into the night. At one point, the apartment shook and it sounded like the ceiling in the bedroom caved in. Our friend's dog spent a majority of our time in the apartment in their closet or under the furniture. Overall, I have to say that while we loved how beautiful the interior of the building was, and how friendly the security, cleaning staff, and café staff were, the rest of the issues overwhelmingly dampened anything that made our time there pleasant. Management should aggressively look into anything that they are able to correct and take action, and then reach out to community leaders to engage as an active partner in bettering the community around the building. read more

My husband and I were the very first tenants to move in. To begin with, we broke our lease at our previous home and we're told we could move into a 2 bedroom apartment. A few days before moving in they stated a 2 bedroom wouldn't be available by the day we needed to move in. This was a problem because we already told our old landlord we would be out by a certain date. Needless to say we had to move into a 1 bedroom apartment as we would be left homeless. At the beginning we were told there would be some construction and that the gym and cafe would be done soon. 11 months go by and there is still construction and the gym finally was done. 11 months later. This may not apply to new tenants as construction may be coming to an end. However, we were told one thing and another happened. When it comes to parking - if you have 2 cars you're pretty much screwed. It's 300 per car, tandem parking, and compact spots. I emailed probably 10 times to get single parking spots but that never happened. Before moving out they came back to check the apartment. I showed them how some paint had chipped off. They stated "no worries we already have our painters coming the day after you move out" so in my mind we did not need to repaint or anything. Weeks go by of me emailing asking when we would get our deposit back. One response saying they'd look into it. Do you think they did? No. We ended up getting a receipt in the mail saying we owe money for the paint job and cleaning. When we also cleaned the apartment spotless. It's now 26 days since moving out and my husband and I have been blowing them up asking about the deposit and nothing. I have no choice but to leave this review. If you like communication then don't move there. They only communicate with you when they need something. I hate I have to leave this review because we did enjoy living there minus the construction, parking, and the homeless people I didnt mention. I know this is this their first year open but they seriously need to figure out how to treat their tenants. New and old. read more

We moved in recently and have been very happy with the attention to detail and rapid response times to any questions or issues. Brian was very helpful in getting us into an apartment as quickly as possible, and Grace has been awesome with handling any management related issues. We had an issue with the dryer in our unit and it ended up needing to be replaced, but Stanley not only showed up the same day we filed the maintenance request, he also came and replaced it the next day! Beware!!! This place is deceiving. The engineers are the only good thing but everything else is bad. They put you up in a place where construction is immediately above you. It sounds like a war zone from 5am-10pm. They have no consideration and it also is a serious health hazard. My dog has anxiety and hides in the closet every day. The front door was broken, and they left the building unsecured for months with homeless and drug addicts outside the building. Anywhere you go right outside the residence, you run into filth, the smell of urine, and homeless that beg or addicts who try to rob you. In addition, there is a marijuana problem on each floor where it is allowed; security says it gets in their mask and makes them sick. Worse than anything, the management is demeaning and negligent of their job description. The place is beautiful, but it has been a nightmare to live in. There are too many other places to live in peace without the anxiety these people have caused. They have broken our contract, so we are breaking the lease and running far away. read more

We moved in yesterday, and the first thing to note is that the customer service of everyone is top-notch. I especially wanted to mention Olivia, who helped us with apartment choices & paperwork; Zack, who helped us with lots of boxes and the tour; Stanley & Mike, who helped us bring boxes to apartments; and the security team that always has a smile. While the rating is 5 stars, on the not-so-great side is the elevator situation, as the building requires two elevators to go from parking to floors above 13th. Also, any delivery like food & groceries is not allowed to go to the apartment door, which is very inconvenient... Inside the apartment, windows don't open, which, I guess, is obvious from photos in retrospect, but it would have been nice to get some fresh air. Also, the elevator and apartment doors each have separate tags/keys, which is a minor inconvenience of having to carry both, instead of a unified system. But again - it's a 5-star apartment building, highly recommended. The common area design, amenities and gym especially are fantastic. read more

We've been living here for two weeks now. Despite the ongoing construction in the building, our experience has been stellar. Despite poor earlier communication and misplaced paperwork, the management has been very responsive. As an example, in a matter of minutes after we submitted a work order regarding a possible water leak in the bathroom they were fast to respond. Within just a couple days they were able to identify and fix the issue. We are pleased and are very happy to be living here. read more

My husband and I moved into our one bedroom apartment August 2020 and it was neat but there were a few little dents/marks on the wall but we didn't complain. I used a magic eraser and scrubbed it was fine. We were notified of the construction that would be taking place for the gym and cafe. Although we were told it would be done by December it wasn't finished until two months before our move out date! We originally were ok with 2,300 for rent and 200 for utilities but unfortunately parking here is WAY too expensive being $300 a month. If you have more than one vehicle good luck. We didn't even have an assigned parking space for how much we paid! When moving out after our one year lease was up we expected to get our deposit back but instead we were charged for two hours of paint which was ridiculously high we were overcharged and got nothing back! We left the apartment in great condition I made sure I cleaned everything. They will keep your deposit regardless. Although this building has been upgraded and is neat there are so many places on island where you can save money and live well with better amenities. read more

Upon moving in, I requested getting my keys as soon as midnight so that I could move in as soon as possible and overnight where there would not be alot of foot traffic. That made my move-in much easier. I'm not on recurring payments yet as I do not know my utility rate and it's my understanding that the utilities will be added to the monthly rent rate as a package. I was informed that I'd get a receipt/bill for utilities but not to pay it so thanks for the heads up. Our move here was easy to do. We love the apartment, it's in our budget and it's seemingly cheap for utilities but it's only been a month so I will revisit this as time goes on. Overall, 5/5 experience and it's all because of our leasing manager Olivia. Honorable mention to stanley for not only fixing the washer/dryer but being extremely nice and welcoming to the apartment. Shout out to Eric at the security desk, awesome guy. That reminds me, sometimes there has been no available parking upon returning from work and the parking garage members will let us park in reserve spots. A few times now they have let us park in reserve spots and then given us a pink slip for parking there and taken pictures of our car. So that's weird and confusing. Other than that, we like it here.
