They are the…read moretypical Chicago management company- they are super nice while searching and move in, then you kinda get ignored. They have properties that are pretty spread out, so while maintenance issues get addressed, it seems like the awesome maintenance guy (Patrick) is spread a little thin. My biggest issue was within the last year of me moving out. There were serious issues with the bathroom and tiles falling off, and with the extensive dampness in the last year, I believe the roof was leaking through the drywall in my apartment. The walls and roof started to bubble and crack. At the first sign, I let them know. They did nothing about it despite many notifications. When they decided to start showing the apartment 3 months before my move out, I warned them that the ceiling looks like it's about to fall in and the walls look awful. Some frat bro they apparently hired recently argued with me to the end of the earth that I had never told them about the damage and it wasn't that bad and I was just being difficult about them wanting to show my apartment 3 times per day. Lo and behold after the first showing, they cancelled all following showings and decided to remodel my unit after I moved out. So overall, things were mediocre while I lived there, and a nightmare for the last few months. They were uncommunicative upon move out, and apathetic at best in terms of the quality of apartments. FYI, they've got my old apartment listed with a remodeled kitchen and glued back on shower tiles. It was a one bedroom when I lived there, they slapped a door on the living room, labeled it as a 2 br, and added $550 to the rent price. I pity the fool that moves into that place.

Issues rose in my old complex building and sometimes they'd be handed quickly but most of the time it would be swept under the rug. Swept so far that it would require multiple attempts from other owners for it to be brought back into light. Although it would often be forgotten again. We looked for directions or advice on what should be done, especially if new board members were elected and they don't understand their role, unfortunately there would be none. "We work under your direction". Although if no proper direction is given from the "professionals who are in charge of multiple properties" we are meant to fail. Fail and become an easy steady stream of income to an organization that could take advantage of us. We would express our loss of trust from examples and lose our temper in the process, as the humans we are. In kind they would decide to drop us saying due to our outburst there was nothing but malice (on our side) in this relationship. Despite them "trying" to improve. They would make time to attend our quarterly meetings (which we had to start). They would try to get back to us via email (within a few days vs a week without reminders). Maybe you'll be luckier than my home. Maybe you'll be one of the ones that have a good experience with them or their employees treat you appropriately. Unfortunately this comes from one of the ones that wasn't.

For a relatively small association in a 20-yr-old complex, these were truly the most important qualities we searched for. 8 months into switching to Broad Shoulders, it's evident that the HOA made the right decision. The property manager assigned to us, Michelle, is responsive, clear and efficient in all her communications, quick to solve problems with great attention to details, and capable of maintaining professionalism while providing good information in all situations. It's been a very pleasant 8 months working with Michelle and I'd happily recommend Broad Shoulders to anyone who's looking for property management services.

As a condo management company everything was taken care for. Rent, repairs, and at a lower rate then most companies. I had two prior management companies and they failed to meet the needs of the renters As my sellers agent chris did everything. I sold my two bedroom condo in Lincoln park within 45 days. We had multiple showings each week. He worked with the renters and made sure that the place was in show condition. Chris made sure it was show ready. He cleaned up, lit candles, aired out the baby and dog smells. He also found a lawyer for the sale and the closing was seem less Amazing communication, pleasant to work with, a fantastic experience. I wish he worked where I live now in Wisconsin.

We were tenants in a property managed by GenRealty. One of the key things that I expect in a…read moreproperty manager is responsiveness - to service requests and in interactions with the landlord. That did not always happen in a good way with the GenRealty team - they were, more often than not, slow to respond to our requests and, even when waiting on a response from the property owner, the team would not provide even perfunctory updates (e.g. "still waiting on update from owner. stay tuned. thanks for your patience"). Instead, they would go radio silent. They do not frequently answer their phone and prefer to have all their communications in written form, which can be frustrating when you just want to have a 5-minute check-in on open items. The owners of our particular unit tended not to accommodate our requests, and I think they tried to negotiate with them to meet our needs. Customer service and timeliness, while not legally required, are really important in property management. I think GenRealty did things because they were required to (e.g. legal compliance, the "rules"), but I think they struggled with the nice to haves (e.g. customer service, responsiveness, open communication). They have beautiful properties on offer and we LOVED the apartment we rented from them. But based on my what I like in a property manager, I would not recommend them.
