First experience with an HOA and it was eye opening. Some things went smoothly, but other things were not so much. Issues rose in my old complex building and sometimes they'd be handed quickly but most of the time it would be swept under the rug. Swept so far that it would require multiple attempts from other owners for it to be brought back into light. Although it would often be forgotten again. We looked for directions or advice on what should be done, especially if new board members were elected and they don't understand their role, unfortunately there would be none. "We work under your direction". Although if no proper direction is given from the "professionals who are in charge of multiple properties" we are meant to fail. Fail and become an easy steady stream of income to an organization that could take advantage of us. We would express our loss of trust from examples and lose our temper in the process, as the humans we are. In kind they would decide to drop us saying due to our outburst there was nothing but malice (on our side) in this relationship. Despite them "trying" to improve. They would make time to attend our quarterly meetings (which we had to start). They would try to get back to us via email (within a few days vs a week without reminders). Maybe you'll be luckier than my home. Maybe you'll be one of the ones that have a good experience with them or their employees treat you appropriately. Our West Town 11-unit association came across Broad Shoulders as we were looking for a replacement property management company. The board was impressed by the owner Anthony's knowledge and experience in both construction and property management, and attentive, personable work style. For a relatively small association in a 20-yr-old complex, these were truly the most important qualities we searched for. 8 months into switching to Broad Shoulders, it's evident that the HOA made the right decision. The property manager assigned to us, Michelle, is responsive, clear and efficient in all her communications, quick to solve problems with great attention to details, and capable of maintaining professionalism while providing good information in all situations. Terrible building management group. The elevator in our 6-story building has not been working for 11 out of the past 21 days and they seem to care less about it. They cannot even get the elevator contractor out to the building to diagnose the continuous problem. read more

Brittney will not pick up the phone and will struggle with sending emails. since we have moved in we have been harassed by the elderly tenants making false claims of us breaking rules. They do no investigations they just take their word for it. lets not forget the continued work on the electrical boxes they the workers have yet to get right I have had to leave my home multiple times due to me working from home just for them to get this right. i don't have family or friends close so i have to go to coffee shops or library's to work and finding somewhere for my puppy to go until there is power. we get no apologies just notices on the board. if you are looking for a place and this company manages it RUN AS FAST AS YOU CAN!!!!! read more

Our condo association had tried to self manage for a long time and, after I moved across the country, there was no one else that wanted to take over the management activities so we began our epic search of a management company. We looked at about 4 of them before we held a vote and settled on BSM. We chose them because we had excellent communication with Anthony and the firm seemed like exactly what we needed to provide the structure and management for a small (6 unit) and newly "formally managed" association. Anthony was great and helped us get started with on-site initial visits, hammering out our insurance work and generally getting a list of maintenance started. After the first 30 days we were transferred to a different account manager, Adam. We've only been with BSM for a few months now (about 4 months) and there's been mixed feelings, but I'm looking forward to seeing how it goes! Anthony is always conscientious, accessible and always willing to explain anything that you might not understand-- a very professional person. Our association parted ways with BSM well over a year ago. I've waited this long to write a review in order to keep it as fair as possible. We received an overnight email terminating our agreement from BSM. This is not how I'd do it. It still bothers me. Including BSM, we have had 3 management companies and none of them are perfect. BSM sits squarely in the middle of the 3. We interviewed a dozen before choosing one that was far worse than BSM. Choosing a management company is difficult. You may fail. We did. For perspective, we are an 8 unit condo association. Best thing about BSM ? Anthony. I miss his perspective especially with technical issues. I'm told early on before my tenure that his father sold our organization on choosing BSM. Anthony is a very busy guy. His staff and our front line manager seemed completely overwhelmed often. I've found other mgt companies to fill mgt and technical issues with multiple people or departments. Anthony covered for his managers and helped get building issues fixed regularly. Worst about BSM ? we struggled with getting contractors to do work through BSM. Even the ones who looked good turned out to be troublesome to this day. We were also quite surprised when we parted ways to find some of the companies we contracted with at BSM's suggestion, were companies his father owned. Anthony himself struggled to get these companies to meet with us when they were in the building and/or to report their findings on regular inspections. These companies quality was less than good which is why we were trying to reach out to them constantly rather just have Anthony drop them. Since we've parted, Anthony has always been helpful when I've had questions. Carolyn our direct manager has helped also. They most likely didn't have to do this. I've been known to say that I get the best service from the mgt companies I'm not currently paying. The ones I'm paying seem to let us down. I believe BSM could work for some associations. This dumbass company still doesn't have washers fixed right, and people are still leaving clothes in dryer , I don't have time to keep taking other peoples clothes out, when I need to do a load, FULLERTON condos are bad ! They have way too many parties that they do not pay attention to their wash.. My husband and I have lived in a six-unit condo building on the Northside for the past nine years. In 2009 we had an unfortunate incident with our old management company and luckily we found Broad Shoulders Management, they quickly stepped in and picked up where the old company left off. Broad Shoulders is incredibly responsive, we almost always receive an immediate reply to our emails and phone calls. Our initial point of contact was Carolyn, when she moved on to a different position we were assigned to work with Tara - the transition between the two was seamless and both women were incredibly helpful, responsive, and resourceful. As an example - we had recently been experiencing issues with the washing machine in our common area. Tara immediately called out a repairman to look at the issue and troubleshoot, when it was determined that the machine needed to be replaced Tara had a new machine installed within a week and kept us informed at every step of the process. She's amazing! I'd recommend Broad Shoulders to anyone looking for a management company for their building. They have great professional contacts, are extremely caring, and work proactively to ensure your building is in tip-top shape! read more

In our Pueblo Commons Condominium, 4 buildings, only one building has a sign/bulletin regarding the wearing of masks in the lobby, halls, and garage when someone is near. Most condominium buildings in Chicago have posted notices. Only one maintenance person wears a mask. I've sent 4 emails requesting signs/bulletin in all buildings and they ignore the request. Chicago condominiums are allowed to mandate but they won't even request mask wearing. If someone is carrying the virus, our lobby is like a petri dish. read more

Our building was having trouble with the boiler and Anthony.had someone come and fix it that evening. Since my unit is above the boiler room, the noise was loud so I appreciated his quick response. Also on Christmas Eve the motor of the garage door opener burnt out and he found someone to put in a new motor so the door was fixed and security was restored. I live in a condo building and Broad Shoulders is NOT responsible for a private dwelling emergency like this.. but I did ask YURI and he Sent Joe , one of their handymen, from Joe Remodeling and Maintenance, and he came promptly, and saw that the weight of the fridge had lowered the floorin the back , so that a gap was there with the wall , and allowing for 'ugh'.. anything to enter my place!!! . He was able to repair that promptly and effectively , and graciously too. Of course, since it was an issue with my own place, I was responsible to pay Joe. I didn't expect the Management to do that.. .. but here is the thing: what about a Management that will see to finding the perfect person in an emergency like that AND in a matter of two hours?????? I wish I could give them zero stars. When I bought my place, I was told multiple times that I had storage. The sellers realtor was also told by Samantha Burke, of Broad Shoulders, that I had a storage space. Before closing, I negotiated with the previous owners that I could get a locksmith and I could bill them. When the locksmith came, we still did not know which storage unit mine was. I finally called Broad Shoulders and spoke with Samantha who said she would ask all the occupants to label their storage. Never once did she tell me that I actually did not have storage. Fast forward a week later and Samantha told me my storage is the one that was not labeled. When I went to the property, all the storage units were labeled !! One of the doors in the storage spaces goes to another unit. I don't understand why Samantha did not realize that I perhaps did not have a storage space when I first contacted her. I also don't understand why she told the previous owners realtor that there was storage after he asked her numerous times. It is ridiculous that I did not have this answer before hand. Even if she did not know when I first approached her, she didn't even bother doing her research to inform me off that bat that I didn't have a storage unit. Instead she kept leading me to believe that I did and telling me how mine is labeled etc etc. I don't think I've ever had service this horrible and unorganized before. Completely unacceptable! I understand that in my deed it said I didn't have storage , but I and the previous owners realtor was verbally lied to from the get go and they never cared to do their research until the way end. read more

I have been working with Lauren and Anthony from Broad Shoulders Management for the past five years in our apartment building. I don't know what took me so long to write this review. Lauren is the best Account Manager. Whenever there was a concern or a matter that involved our building, she was always on point and on time. Lauren is extremely efficient in coordinating appointments with different contractors and tenants, often time at last minute notices from either party. I cannot say enough how polite and professional this company has been with our association and the care of our building. When BS approached our Board, they made a lot of promises as to how we would be managed. We have a parking lot, not building. Sadly, we don't have quarterly meetings, had no budget review or discussions for 2016, never get responses for issues submitted, have had three clueless reps in less than a year, the list goes on. Absolutely no follow up or concern. It's like we don't even exist as a client. Anthony is copied on every correspondence with no response. I not only own a condo in a building managed by Broad Shoulders Management, but I'm also on the board. Being a unit owner, I see how efficiently the building is managed (from the garbage, to the lawn maintenance and snow removal). Being on the board, I get to see the "behind the scenes" action at the management company. Our meetings are lead by Anthony, from Broad Shoulders, and he comes prepared! We review notes from our last meeting, discuss any pending issues, he has our financials prepared for our review, and he always has answers to the pending questions from the previous meetings. In dealing with vendors, Anthony has excellent relationships with so many contractors, we benefit in keeping our costs down. Anthony has saved us so much money, by being efficient, hard working, and dedicated. I can tell you I own a condo in a building managed by another management company, and that one is a nightmare! Financials are over the place, and we get at least 3 special assessments EVERY YEAR! In the nearly 10 years I've been working with Broad Shoulders Management, I can proudly say I've never had to pay a special assessment. Their organization, professionalism and efficiency certainly makes a difference in not only the bottom line, but in the overall feeling you get when dealing with them. The entire (multilingual) staff led by Anthony and including Brittany is an absolute pleasure to work with. I live in a building managed by Broad Shoulders Management in the city of Chicago. The service we are provided by the company is very poor and lacks professionalism. Here are some examples what it actually looks like to live in the building managed by this company. Discarded things left by tenants or owners in the basement - storage area, sometimes blocking access to storage lockers for days or weeks. Broken washing machines not addressed by the management for days or weeks - left unattended to the point that water inside of them rots and smells horribly. Lack of compliance of the building's elevator with city codes causing the building to get Conditional Certificate of Inspection (still displayed today 7/5/2017 inside the elevator with the expiration date 4/21/2017). Zero update or any info about the safety of the elevator causing some owners (including me) to use emergency stairways for precaution reasons. Turned off the central AC system due to some issues just before the beginning of the summer. Started by the management "AC window units" plan - not executed, followed up, with zero update causing owners and tenats (especially elderly and children) to go through very hazardous intense heat inside units for weeks. In summary, I absolutely do not recommend this company. read more
