We recently purchased a Clayton Manufactured home through Kyle Juarez at Imperial Homes in Chehalis, WA and we couldn't be happier with how he looked out for us. Despite occasional delays in communication, Kyle more than compensated with his exceptional work ethic and dedication to customer satisfaction. We came to him with a lot of unusual requests, options, and changes, and Kyle went to bat for us every single time to make them happen to our complete satisfaction. Because we were paying cash, we were told payment in full was required prior to the delivery of the home. We were uncomfortable with that so Kyle stepped up and somehow negotiated an equitable solution that worked for everyone. He also did a fantastic job acting as a liaison between us and the on-site contractor, and really looked out for us when we hit a few road bumps with the manufacturer. Throughout the entire process, we always felt like Kyle was 100% on our side. Even after four months in our new home, Kyle recently checked in to make sure we were fully satisfied and to let us know he would always be available if we have questions or issues. Just finished up the process of purchasing and setting up a manufactured home from Imperial. I dealt with Kyle and overall this was a good experience. Imperial had the best prices by fare and this is why we chose them. I had good communication with Kyle and he delivered on everything he said he would do. Purchasing and having the home delivered is simple, it's the permiting, site preparation, utilities, tie downs, skirting, steps, sidewalks and patio that take some coordination and time. I like that Imperial priced this work separately, this way I could decide what work I wanted to do myself and what work I wanted their independent contractor (Nick) to do. This was not an option at other manufactured home dealers. I would recommend Imperial, just get things in writing to avoid some of the issues in other reviews. read more

I bought a home from imperial homes and found out they are nothing but crooks that run this place they should be shut down and cleaned out, I was charged more than I originally signed and that was 2weeks before closing, and they stole my heatpump when they were taking out my old place they tried to return it but only a part of it , I was charged 6000.00 more that they said they needed for supplies but I already had the original price and signed for that , I got taken by them and people need to know this , believe me there is alot more that they did but I will leave it like that. read more

We purchased from Imperial in May of 2021 and were told it was an 8-9 month lead time. We knew things could slip so we planned on an end June 2022 move from FL to WA to pad it an extra 5 months. The home was not ready until the very end of Aug so we had to do short term rentals and hotels. The most stressful part was they kept making promises that were constantly broken. The GM Tom had verbally promised us up to $2000 to assist us with rent but then when I actually asked for it he stopped responding to my emails. The entire communications the last 6 months after Kyle quit were very difficult. Then when the home was finally being built the factory called because none of our color, counter, cabinet, or flooring choices were recorded even though they had supposedly recorded them the day we ordered. Luckily I had also taken notes. The only big thing they didn't deliver on was the master bath shower was not what we had selected. They also said that delivery and installation were included. However the person doing the tie downs for Imperial hit us with a $2,600 bill. So make sure you ask for everything to be disclosed. We are happy with the house now that we have it and the finish work is done. But I would never recommend Imperial homes. The factory inspector that came to do the walk through with us told us he hears that same thing all the time about Imperial. read more

I will be making a video review once this project is complete UPDATE: April 1, 2022 - not happy right now I went to the factory earlier this week and was able to do a walk-through of my home. Everything looked pretty good for where it was at the time. There is a window that I did not want that is right where I will be getting out of my shower on the street side of my home that is not obscure. The countertops were also not what I asked for. Both of these things are something that are OK with me I can tent the window myself and I plan on replacing the countertops anyways and it doesn't look bad. However, just seeing that the Back Splash is a Brown putty color. I absolutely DO NOT LIKE it at all and do not want to do the work to replace it let alone spend the money on it when I'm buying a new house. I believe that this is on the dealer because they do not go through your specs with you line by line. It is a lot of information and I had made all my changes in October and it seem like we had to redo all of them in February while I was reacting to my second dose of the Covid vaccine and not doing well. October 5th 2021 I just ordered a couple days ago. I am working with Kyle and he is great. I see a lot of reviews about customer service and so far they have done a great job. He has responded quickly even on his day off. I talked with Tom briefly and it was good. I am nervous because of past experiences with other dealers and the reviews for this business.I had to cancel a house I have been waiting 8 months for due to them raising the price. I will update my review as time goes on. Andrew told me there was a cancellation so my delivery time is December/January instead of waiting another year. I love the home and the ease of the process so far. Kyle has done an amazing job communicating. I feel like he is being honest. He knows my budget and is helping achieve what I want within that. I am hopeful that this process will be what I am wanting. The price definitely beats many other dealers. If you have bought a house here I would love to hear your experience. Most reviews on here are people unhappy with things I have already been very happy with. Update 2/8/22 so far everything has been pretty smooth. A couple times it has taken more time then I would like to communicate with Kyle. He Has always got back to me about the everything I have asked. I changed more then I planned about the house and then changed my mind again. Kyle has been honest and patient with me. My house has been delayed a but with Covid and shortages there isn't much that can be done about that. I should have my house by mid March. I am getting excited and can't wait to see it. read more

Andrew was helpful and answered all our questions and showed us several models of homes. He is very knowledgeable about the construction of each model and didn't pressure us into a decision. We actually visited the model office in Chehalis several times and he was gracious each time. We picked the model we liked and he stepped us through some custom changes we wanted. We placed our order and despite the factory delays due to covid we know they did all they could to get it delivered as soon as they could. Andrew was communicating and working with the factory on our behalf. I would use Imperial again and personally recommend them. read more

We shopped around throughout the Tacoma, Olympia, Lacey, Centralia and Chehalis area and read the reviews for each company we visited.  We were quoted a price at one location, but shown a model of much higher quality being led to believe the two were the same...they weren't. This was when we visited Imperial Homes. Our initial meeting was with Tom was very informative. Tom was very straight forward, he listen to our needs and didn't attempted to over sell any of the products.  We were very impressed with the quality and pricing, but a little reluctant because of some reviews we read on line.  That's when we received a call from the actual manufacturing facility to clarify a few of the custom modifications we had requested.  Cory's (from Karsten) attention to detail and responsiveness convinced us to move forward with the Karsten home.  Andrew from Imperial took great care of us throughout the purchasing process and Dave, from DB&R (sub-contractor assigned by Imperial), handled the permitting and site preparation. Ray and George, the heavy lifters from DB&R, were great to work with.  The home is finished and we are very pleased to see what was promised was in fact delivered, and on schedule.  Looking back, our only regret is that we should have paid more attention to the details during the ordering process.  For example the bedroom and living areas are not by default wired for overhead lighting and the home does not have cable or network drops unless requested.  These items are available as add-ons, but must be requested at time of order.   Other than these items, everything else met or exceeded our expectations. read more

I would not recommend Imperial Home Sales to anyone. Their sales man Kyle was the only decent person there and he quit. Tom, the owner and Andrew the other salesman are both liars and they will tell you whatever you want to hear. After I had already made my down payment and they told me I was locked in at a price, they then told me building materials have gone up too much and the house was going to cost me $10,000 more. I was told my house would be built a year after I put my down payment on it. It took a little over 19 months to get the house now I'm going on 24 months and still haven't got my final inspection. After it was delivered, I was told at the very most two weeks before everything would be finished and have the final done but it will soon be 4 months and I still have not got it finished. When the carpet guys came in, they did not clean the floor first there are what feels like rocks or chunks of dirt under my carpet. if you are thinking about buying a manufactured home, PLEASE look elsewhere! read more

My partner and I bought a 2018 Noble from this retailer and we did everything we were supposed to do including paying them on time, which turns out, was the wrong thing to do because now we cannot get some defects in the home fixed and its been several months. Neither the dealer, (Tom Gawrych) or the factory has fulfilled their promises. And because of this we can not sell the property. I would think twice before buying a Clayton Home from Imperial Homes in Chehalis. read more

UPDATE 11/16/2017: Nothing but excuses coming from this company. The man that sits in the front is nothing but attitude and rude every time I speak with him. We were first told house would be done end of September (12 weeks), we then got pushed out a week. No word from anyone and find out its pushed out to the end of November. It is now close to the end of November and I speak with the contractor that is with their company and he states the house is NOT EVEN CLOSE TO BEING DONE. No word from the company about this...I hear it from someone else. This company has been the biggest joke. I agreed with changing my review once we received the house and everything was good to go. Everyone I speak to about this company states the same thing. They are nothing but a untruthful scam. We are now hiring an attorney. Our poor grandmother has been in and out of the hospital now with blood pressure issues arising from dealing with this company. She has attempted to get answers and all she gets in excuses as well. When you pay over 100k cash...you expect a little priority. AUG REVIEW--Complete misrepresentation. Bought our house cash. Come back to find out what we were told was included was not. Blamed it on the fact that the employee was new and it was his first sale....then why was there not someone overseeing what he was doing? Over 100k...could be ending in court. very sloppy work! very slow to get anything done. and what you order and what you get are two different things. bottom line: do not buy a manufactored home from this company. i purchased a home in late june 2017. was promised a delivery date of sept. 1st. home arrived mid november 2017. as the home was coming down the street i noticed it was the wrong color and it was down hill from there. when i was allowed to go inside: i disovered an island in the middle of the kitchen i didn't order. the cupboards and the back slash and counters didn't match. i ended up with brown cupboards and gray counters, etc. missing cupboard doors in the master bathroom. i could go on and on. contractor tried to charge me 10,000 for a fence. when i refused my project went down hill quickly. waited weeks to see work crew. electricity didn't work in 1/2 of the home. took months to get that fixed. there are still things wrong with the home and the company refuses to fix things. their response is we are done with you! company tried to charge me a 9,000 dollar finance charge and 8.5 interest rate on a 40,000 dollar loan. basically stay away from this company! contact me if you have had a similiar experience. working on a class action suit. read more

So far, an absolute disaster in customer service. Google has 9 reviews and only one is favorable and it sounds like the company wrote the one favorable one themselves. They never took notes on conversations during the home order process. Which I complained about to TOM the manager before the home was actually built. Lots of mistakes that I'm not sure can be remedied at this point. We were supposed to have one piece tub and shower units and ended up with tub and three piece shower panel system which looks like hell. 10 to 12 weeks on the build process was promised and it took 8 months with tons of mistakes. I've worked in sales for years and this all could have been avoided by taking notes and asking the right questions. Then the customer initials each and every request so there is no misunderstanding. Now I'm left trying to remedy this home and make it look halfway decent after the fact. You can't simply remove the showers and put in one piece units. Its a hell of a job to do. You can remove the three sided shower, wonder board the wall and tile it, but at a four thousand dollar price tag. The only thing I can say is I'M PISSED. read more

If you are looking for a terrible home and terrible service then look no further, cause imperial homes is here. Just imagine a place where you get quoted 12-18 weeks and it takes 1 year! Wow that's slow service. But wait, that's because that was the second home we had received, cause the first one just wasn't right. And the staff, well they are just peachy. They don't talk to each other or you! They just sit around and twiddle there thumbs and make you call them for the important papers that you don't know exist and then tell you that they want them now. They sound like pretty smart people right? Eventually you will get your home, and it will have so many defects that you just want to be sick. Doors won't shut, fixtures fall off, cracks up and down every wall, and much much more. And for dessert, when they finally do communicate, it's to tell you that they lost the info you sent, and if they don't get it again today, you lose everything. So if you want to lose every bit of sanity you have left and get crap back in return, then go to Imperial homes. Where the homes and service just couldn't be any worse. read more

The first time I visited Imperial homes I liked their selection of homes that had to view. I met with their rep, Kyle who was very helpful in explaining the process and how everything worked. A week later I came back and put my deposit down and he said that the contractor would contact me when he went out to look at the land that I wanted within a week. I let 2 weeks go by and then I came back and asked why he didn't go look. He said that the contractor went on vacation but he would be out next week. Another week went by and no call. I called Kyle and asked what is going on. He said that he would contact the contractor the next day and call me back to let me know where I was at on his list. Once again, no call. A whole month went by with no calls whatsoever. My real estate agent even called Kyle and he even told her that he would call me but nothing. I ended up going to another mobile home in Lacey which I absolutely loved. They had a better selection and they offered a lot more to me in the 15 minutes that I was there than this place did in the 15 minutes that I was there. I went back and told Kyle that I wanted to cancel my process because no one had the courtesy to at least call me once and let me know where things were at. All he said was okay. No apologies, no nothing. I would not recommend this place to anyone unless you want to wait a year to get your house. read more
