We accepted a offer in less than 10 days that our house was on the market from a buyer who used John with the Loan Nerd as the lender and provided us with a loan ( Approval ) a full approval and a 21 day close.the approval letter stated all the Taxes, income and Funds were ( Verified ) and with a quick close we were lead to believe they were through the first round of underwriting, unfortunately this was not the case, now we do not know what the buyer presented to John with the loan Nerd during their initial application but once we went under contract we believe there was no reason to flush out any issues with income and taxes during the 7 day options period at least every lender we have spoken to has told us that should have been known in the first few days. we never heard of any issues and was repeatedly told everything was on track by John and the Loan nerd fast forward to 3 days before closing we were only told there was a small issue in dealing with the VA and it would be resolved on a day , we were due to close on 11/12 after a couple of more days they came back with they needed to clarify something with the VA and they were closed as it was veterans day and asked us to extend for 1 week we agreed since it was already past the point of no return, it was right after the extension only a day we were told the actual truth that the buyer Amended their taxes and those taxes cant be used for 6 months. at no point during the previous 30 days was it relayed any to me or my Agent and possible issues on taxes. as a matter of fact we were re assured all was good. then a few more days later John with the Loan Nerd told us they could not qualify for VA and switched to FHA and that he already SECURED ANOTHER APPROVAL AND SENT To UNDERWRITING AGAIN ( not a Qualify but approval ) This on FHA loan we reluctantly agreed to allow this to go on since we have lost some much critical time and the house has been listed as pending and lost easily one or 2 buyers in that time since 7 houses in the direct tiny neighborhood on the canal went pending in the same criteria since we accepted this offer . well the FHA approval went to the underwriter then needed some clarification and a audit on the Buyers P and L since they were a small Business and needed another week. i want to stress that John with the Loan Nerd has been repeatedly telling my agent multiple times he was 100% confident he could get this across the finish line and promised it was going to close and to trust him and not cancel , this went on for a few days then told us they were waiting on the CPA for their Audit, each time they kept blaming the CPA for the delay in the Audit over the weekend on 12/7 we were finally told that in fact they cant use their 2024 taxes and have to wait to use their 2025 to try and RE-qualify in jan/Feb they have tried to blame the CPA for not being approved due to the delay in the audit but that does not fly with us since they tried a couple of other lenders beside the loan nerd we were told and those lenders said he could not qualify. it was only John with the loan Nerd who kept telling us he was 100% confident he could get the buyers approved and push this across the finish line, in the end We had to cancel it all together and move on at a time when there is not alot of activity and out thousands and thousands of dollars and potential buyers due to John and the Loan Nerd verifying what the buyer presented to him. going forward if we as a seller ever see a offer with the approval letter from the loan nerd we will not be accepting it. we have 0 Confidence in the loan nerd when telling us he can get someone approved

Afterwards I was referred to this mortgage company by my realtor and was connected to Derek Mass. My experience from offer to closing has been nothing short of amazing! Even through times of doubt to almost backing out to eventually negotiating for higher escrow credit, Derek has been with me through every step of the way. He was always receptive and punctual with all my questions, and when it came to the difficult ones he met up with the rest of his colleagues to try to find the best possible answer for me. He was always supportive and respectful of my schedule and availability and really tried his best to give me what I wanted in terms of getting my interest rates fixed, extending the deadlines, etc. His attitude was top notch as well. My story: I…read morehave checked all of the local merchant services here in Houston and Stafford. This place had no dirt, meaning no bad reviews etc. I gave them a try, the sales guy was somewhat honest UNTIL he fail to mention a couple of important details. I stop by, spoke with a different sales guy, the CEO who was trying to tell me that there IS a contract. Both the guys weren't on the same page... Either way i sing up, next day I get an email from Eprocessing, telling me that they are going to charge my account 8 dollars a month for a gateway fee, and .10c per transaction. Hell I know I ask all the damn questions and read all the damn contract, the sales guy was sitting right by side and I ask him ALL of the percentages. I have a copy of my contract and there is no 8 dollar monthly charge or any additional .10c ON TOP of the .27c for a "Debit" and .10c for the Credit that I am already getting charge for every transaction. I call the sales guy up, he said there was a mistake and I haven't heard a word back from him in a WEEK. I wish everyone went back to carrying cash and guns lol. Review the company first with google, yahoo and all other search engines that allows the users to review the company. Make sure all the reviews are legit. I found this one company posting fake reviews about himself. How did I find that out? All of the users had good rating for that company and a different one. Those where the only reviews for that one company. You know if you actively review, you are going to be reviewing more than one company in a year, not a decade. Please make sure you ask all the questions and READ the ENTIRE contract before you sing or initial ANYWHERE. Questions: Is there a contract, cancellation fee, annual fee, minimum balance fee, processing fee, transaction fee, interchange fee, gateway fee, Service fee, monthly fee, IRS Fee, ACH fee, Holds on the transactions for reviews, 24 hour customer support. Rates: There should be NO rate for a DEBIT if you are going to be using a mobile device such as IPOD or Android. You will not be carrying a pin pad so every debit and personal credit should have the SAME rate. For rates there are Qualifying, Mid Qualifying and Non Qualifying. There are all different! Qualifying is for regular debit and personal credit cards. They go at a low of 1.64 normally. Mid Qualifying would be reward cards. Normally in the middle 1.80% . Non Qualifying would be business/corporate and world cards. 2.30% or higher. There is also a key in rate that is about 3.30% On top of these rates there might also be an Interchange rate of .30% for every 1,000 . If you fail to make a transaction for that month or keep a minimum balance, there is also a fee for that. I suggest you make a little chart with all the fees so you know what to ask for when shopping around for a different merchant service provider. Like I've said, I have been looking for a merchant service for weeks now. Calling, Comparing rates, asking all of the questions. Rates are always going to be different and they are ALWAYS going to lie. Like they say, you gotta spend money to make money, but only a FOOL will invest money on a company that has no honesty or integrity.
