My husband and I were tenants with Imperial Properties for the past 7 years. We recently moved closer to my family and had to part ways, but our experience was nothing but positive. Communication was always very professional, and their portal is very easy to use. The data they collect is within the guidelines of the laws governing rental agreements. Our new property management company asked for the same exact information upon receiving our rental application. George and Lorie were amazingly nice and courteous, showed us the property and sad to say that we enjoyed all interactions with imperial Properties until we received the call from Nancy. No need to go into a long story, we were excited to rent from Imperial Properties but we decided not to do our business with Imperial Properties if Nancy would be the person to communicate with about any property concerns, and from the number of bad reviews mentioning Nancy, we decided to work with another company. My husband and I had a memorable experience with Nancy at Imperial Properties...memorable because it was so AWFUL. When my husband first contacted her through the phone she was okay, but during the next call she SCOLDED him for calling her and interrupting what she was doing - my husband was caught off guard by the anger in her voice...especially because he was calling her business/cell number during business hours. I was sitting next to him and heard her loud angry voice scolding him! As a result of this experience, I was very wary of her when he had to actually go into Imperial Properties to sign our contract. I merely shook her hand and did not smile - boy did she notice that I wasn't willing to put up with her awful attitude! During our entire meeting she didn't look my way once! She totally went out of her way to ignore me. At one point we politely stopped her to ask a question about the contract - this was apparently the WRONG thing to do! She YELLED at us for stopping her to ask a question! She was fuming as she bellowed that she didn't have time to answer our questions! We were both in shock - you don't usually expect to get treated this way by...anyone! I was dying to get out of that place. I HATE TO THINK THAT I WILL EVER HAVE TO INTERACT WITH NANCY MAIRENA AGAIN. Imperial Properties - Property Management Near Me - Downey, California

I applied for a job here about a month ago, I got an interview and was very excited and thankful to have received feedback. The day of the interview, it was supposed to be through zoom, Lori Pryor asked for it to be pushed back 30 minutes after our original time. I told her that I couldn't do that due to the fact that I had work during that time. She got annoyed and with an attitude said "okay nice talking to you". I understand that people have schedules but the person I spoke on the phone with to set the interview, I believe his name was Ryan, specifically said that he would note down that 11AM was only free and no later due to having work. It's just upsetting to see a business so unprofessional and quite impolite with how they handle situations. read more

This company should not exist with their extremely scammy business practices. One of their properties was having two showings. One mid week and one on the weekend. Following their midweek showing they already had 30 applicants. Um, that is enough applicants paying a background check fee and giving you a lot of sensitive information for you to not proceed with an additional showing. Anyways, we met all the criteria and above for being rented this place. After my husband called to inquire, the lady said they received over 60 applications so that's why we weren't selected. That should not be a legal practice and could totally be grounds for a discrimination case. When we continued our rental search, I would ask people how many applicants they already had and they said as soon as an Applicant meets the criteria, they will close down the listing. When I shared about this company that took over 60 applicants which is collecting well over 1000 in application fees alone, they were appalled that any company would be allowed to do this. We are happy with our new rental and so thankful we dodged a company with such low ethics. read more

I wanted to rent an apartment with this company but glad I didn't after reading the reviews about this so called nancy I thought nah ill give it a shot they are old reviews but it turns out they were right even after all these years she is very rude, and does have an attitude even when she asked my spouse questions he said she went overboard if you decide to rent from here then be aware that mrs nancy can be difficult and if she gets in your face about asking you questions then I can only imagine how she will get when she charges rent when its due. read more

I've been a tenant at one if there apt in 90255 area for maybe 4-5 yrs. in these hard times a lot of us have been going through with the covid-19. They been more than understanding with the rent payment. Twice I have had to call, also email, and talk to either Lori or Nancy. Regarding my situation. And they both have been great in support. Not once did I get a negative response from them. Or anything in the way that I must pay in time. Both times they told me , what day can I make the payment. George needs to find a more professional staff instead of having his wife yell at customers over the phone and in person. She treats her tenants with such poor etiquette. Don't bother calling the office for questions or issues because she can't control her anger and will just take her issues out in you. If you decide to rent one of their properties take pictures right at move in AND during move out! She kept our deposit AND charged us an additional $1500 for "damage" to a restroom that was already in disrepair and showed signs of mold (or what at the time looked like staining in the linoleum) and for a leaky bath tub that had a leak from the very first day. Additionally, the bogus charges included a carpet change fee. Upon moving in, we were told the carpet was not new (we didn't need to be told that by the way as it was clearly not new) and guess what? We were charged for having to change the carpet when it was in the same condition as when we moved in! The property itself was okay, however, Nancy's choice for management in the premise was, of course, incredibly unprofessional. You felt trapped in your apartment because management always gave you uncomfortable stares when using the pool or simply sitting outside. Management constantly had loud parties and very, very LOUD guests over well into the night. God forbid you need to do laundry because you will be locked out of the laundry room by the manager when he thinks you've done enough; that's not all, the manager will yell at you demanding that you stop because he needs to use it! Nancy's response? "You need to be respectful to management rules" yeah right! Where are these imaginary rules posted?These are the kind of people that DEMAND respect and submission without being kind and respectful at all. Our fridge that was included with the apartment could not open all the way, and that was fine since it was a small kitchen, however, it constantly dripped water inside the refrigerator itself and the only repairs we ever received while living in that place was an unnecessary front door paint job that we never requested. When asked to see an invoice after moving out for all the "damages", we were sent a pathetic "invoice" that only listed very vague items. Stay away! These people are looking to take as much money and peace of mind from you as possible! read more

At first I didn't think much about the company, I am only going to send my checks and deal with the on site manager. On the walk through I noticed the a/c unit did not work. The oven did not work either. I notified Imperial Properties when I moved in and told them about the issue. They had me talk to the a/c repair company... What exactly are they managing if I am doing all the work? Again for the oven, I had to contact and deal with the gas company. Basically anytime there was an issue either Nancy would scold and order me around (I wouldn't do what she told me because her requests were rediculous, ex: in a shared garage the other tenant was having someone sleeping in the car and Nancy knew about it. She wanted us to buy a padlock to put on the garage and to give a key to the tenant that had the guy sleeping in the car... What exactly is the point of taking time out of my schedule and money out of my pocket when that "solution" did not solve anything? In my opinion Imperial Properties passes off the managing to tenants that are renting at their properties to save them a trip down to their properties. Oh and by the way the A/C unit was never fixed. I moved in October 2013 and signed over my lease to some one else in February 2014. Not one thing was done about the A/C unit. I understand that it was winter months, but it was still really hot. Thanks for nothing. I think Nancy, since I am in my later 20's, felt like she could scold me because I am younger.
