I would never apply with this company again. At first I thought people were just making up stuff about the company until I had to deal with them and they declined me even with a co-signer. I make more than what they are asking for and the co signer makes a lot more plus their credit score is very high. I have never had a problem getting an apartment but their reasoning is me and my co signer doesn't meet the requirements when we have literally everything. I kind of think this company is not real. If you'd like to pay thirty to forty thousand dollars a year to be argued with, gaslit and insulted over even the most basic maintenance requests then KFT properties are your guys! You can expect exactly what you see here in their responses to tenants' reviews (I eagerly await mine). Just endless snottiness and a real lack of humanity. If however you have better things to do with your time and money, I would encourage you to look elsewhere. Remember, once you're moved in, you're stuck with them for a while. read more

Leasing agent: Ari- Late to showings, unable (unwilling) to answer questions about the units she's showing. Will tell you she's "busy" and "unable to talk" when you call. Very much a "take it or leave it" attitude. Office staff: Camille Disorganized, left out details in e mail communications, when asked about charges for amenities that are included in their posted listings she claimed they were "misunderstandings". Then demanded payment for those included amenities. Business as a whole: Vacancy listings quote things like parking and utilities are included in the price, only to later demand additional money for the amenities (even though they're CLEARLY listed in the postings on multiple websites/ apps- Zillow and FB). Definitely not good signs/ comforting when you're just STARTING a relationship with a landlord. read more

These people are slumlords. Avoid them at all costs. They will also harass you and if you're an immigrant, good luck because they will do nothing in buildings that have mostly non white tenants - no repairs, elevators broken for weeks and almost no security. People from the streets just walk in and urinate inside the building along with the homeless. They have had violations recorded against them with the Housing Authority and failing building safety inspections. The fire department came over almost monthly the last year I stayed there. They profit off the lower middle class to poor tenants in koreatown and will squeeze the last dollar out of you even if the whole apartment flooded daily for a month as it did at my place. read more

KFT purchased our building 3 years after my tenancy. They fixed many issues that had been plaguing the building. were prompt with their responses and I always felt comfortable contacting Sandra with any issues. When we had a baby and needed a larger apartment they were very considerate regarding our vacancy and prompt with returning our deposit. read more

Unfortunately, I have to agree with Stacy L. My experience with Madelynn was that she was neither fair or honest. She struck me as more of a school yard bully, loud and ridiculous, spouting off credentials like her law degree, hoping it will overshadow a general ignorance and lack of charm. The apartment itself was subpar and over priced. Maybe it was just my apartment but in the year I spent on her property there was a revolving door of neighbors in nearly every unit. That should tell you enough. Do yourself a favor and keep looking. read more

I'm a former tenant with KFT and had a superb experience with them from start to finish. Particularly notable is their maintenance, which has always been prompt, eager, and friendly. Madelynn the owner is also a standout: she is closely involved with the management of the properties and genuinely invested in her tenants' experience and wellbeing. In all my renting years in multiple states it's been quite uncommon for me to receive such warm, consistent, and thoughtful treatment from the top of the organization. These people are absolutely racist. They will push you out of your apartment without any sort of understanding of human circumstance or mailing issues. I've never known any apartment complex that has tenants who have been in the same place and paid on time for multiple years to try to evict a tenant after they haven't received rent after 3 days. They also will state false claims based on Biases. I've reported several complaints against them and will continue as long as they own property and bully people out. read more

What a wonderful place to live! I called a Kopple property (argyle) my home for two years! Loved every second of it. The building is older and has a lot of character but don't think that means it isn't serviced properly! From weekly gardeners to the wonderful handyman Frank the Kopple family has you taken care of. And speaking of the Kopple Family... Great people. Yes they may have been my landlords but judging by the generosity they were more than that. Friends one might say. The only reason I moved out was I NEEDED hardwood floors. Turns out they converted my old apartment to hardwood as soon as I left. So yes, they are upgrading consistently. I spent nearly three years in one of Madelynn Kopple's Hollywood studios, and I truly enjoyed having her as my landlord. Madelynn was always fair and honest when matters arose, and she always responded to my inquires immediately. She also hired an incredible on-site manger for our building, who was equally as kind and caring. Staying in one of Madelynn's apartments felt like I was being looked after by someone. After living in Los Angeles for more than 8 years, I can tell you that that characteristic from a landlord can be very hard to come by. I had a state-of-the-art apartment in Hollywood, and it was a perfect fit for what I needed at that time. When I moved into my studio, everything was brand new, and executed to near perfection. Madelynn has great taste and she pays very fine attention to detail. You will see that reflected in her spaces. Something fun--I always looked forward to the holidays, as Madelynn would hand out a box of chocolates to every single one of her tenants. The box of chocolates were great and all, but it was more special to consider that Madelynn actually took the time and effort to do such a thing. I still live in the area, and I look forward to driving by my old building, and remembering the great memories I had while living there. I am truly thankful that I came across my incredible studio, and that Madelynn accepted me as her tenant. You are in great hands with Madelynn if you take one of her apartments. I've lived here (2009 Argyle) for 30 years. I've been here for three changes in ownership. This has to be the worst I've seen. I've sent a repair request for a problem every week for the last five weeks with no results. I have a back door frame that is rotting that I was told would be repaired two years ago. The grounds are not maintained with any sense of regularity, unlike the rent hikes. If anything gets done it's because my wife and I do a little bit at a time when we can. B. read more

I have been a tenant of the Kopple Family for approximately 8 years, in 3 different units in 2 different complexes. I lived in the High Tower Garden apartments with it's previous owner. The place was old and charming, and not very well maintained. When Madelynn Kopple bought the property, improvements and renovations began immediately. She pays great attention to detail and has impeccable taste so everything from the light fixtures to the faucets are fabulous. I watched every unique unit transform and moved into a another unit which she had just redone. I was sad to move out of that special complex but I fell in love and moved in to my boyfriends house. When we broke up, I called Madelynn immediately because I knew I didn't want to rent from anyone else. I then moved into another complex that she owns, the Las Palmas Garden Apartments and had the same great experience. These are all old vintage buildings and sometimes things go wrong with leaks or plumbing, but her maintenance man Frank is always there fixing things usually the day you call, and is patient and tolerant of my ferocious chihuahua. He also goes above and beyond and helps with things like hanging heavy mirrors and pictures. There were occasional disputes about noise with my neighbors(who were rock musicians studying at MI) but she ALWAYS would step in to mediate and make both parties happy with firm but fair conditions. When I was hit with hard financial times she actually worked with me on payments, an experience I had never had with any other land lord in my 15 years of renting experience. When I could no longer afford the one bedroom there, she helped me AGAIN, and let me move back to a studio in the High Tower Garden apartments! I moved back into the same unit I lived in ten years ago, before she owned the property and was stunned at how much the unit had improved. I have a super fabulous spa bathroom and wonderful efficient build ins in the kitchen and closet. It's a great use of the tiny space and she makes the modern upgrades without sacrificing the vintage charm of the place. If you are lucky enough to rent from Madelynn Kopple, you will find it is different than any other experience with a landlord. She really does care and is very involved with her tenants, and her properties are well kept and beautiful. She is smart, and fair and compassionate. I hope she enjoys having me as a tenant, because I am never moving! read more

I recently moved into the High Tower Garden Apartments and I can't say enough about the gorgeous property and the professionalism of the owner and staff. The painting, cleaning and repairs done prior to my move in were performed quickly and above typical apartment turn-over standards. I was in the unit with my dogs waiting for the Time Warner guy to show while the cleaning staff worked and was impressed not just by the fantastic, above expectation job they did cleaning the unit, but also their professionalism and personality. They found things I had not even noticed that needed attention, and they walked through everything with me both before and after cleaning, on their suggestion. They were friendly, down-to-earth, smiling, positive and happy, and it is evident they are doing a job because they enjoy it. When they left, I felt as though I had both walked into a new, clean home, and met people i would call a friend. In addition, I can't say enough good things about the maintenance supervisor, Frank. He did a beautiful job painting the studio, did not rush but artistically painted the walls, ceiling, trim. He took care of all the odds and ends of repair quickly, especially given the amount of time before I moved in, and has worked with me to make sure everything is running and working properly. I recently asked that landscaping come remove some branches and ivy to let light onto my patio and the work was scheduled quickly. He is definitely a professional and having worked as a property manager in the past, I can say he's priceless. The overall character of High Tower Gardens is a community of people who have been here a long time and are not in any hurry to leave, and the staff, from Madelynn, the owner, to Frank, to the landscapers, are caring, attentive and professional, so it is easy to understand why. I LOVED living at High Tower Garden Apartments! The location is FABULOUS, the property is CHARMING, and Madelynn Kopple and Frank (maintenance) are HELPFUL! They both worked very hard to meet me for the showing, to sign the lease, for repairs, and the move-out... all at times that worked with MY schedule. One of the things that goes along with older charming buildings, is that things are older... and occasionally break or wear out. Every time I needed assistance, my phone calls were returned and the issue was resolved. One cold night, my heat went out.. Frank brought over a space heater THAT NIGHT, so I would at least have heat in my unit, until the repair man could come the next day. Also, when one of my light fixtures quit working, he promptly replaced it with a nicer one, and even asked my preference, as to what would work best for my needs in the unit. They also were very respectful of my privacy, and always asked before allowing workers, or themselves, to enter my unit. I feel Madelynn is professional, and very responsible about knowing the property and taking care of her tenants. She even gladly helped me with moving suggestions, furniture solutions and arrangements in my unit. All of the neighbors are curteous as well. I was absolutely heart-broken when I had to move away. My experience with Kopple Family Trust was wonderful. read more
