    1. Issues with Vendor Payments and Liens Despite making…read moretimely and full payments to Pentavia Custom Homes, several subcontractors and vendors did not receive payment directly from the builder. This has resulted in significant delays in construction progress, including months-long slowdowns. Additionally, two vendors issued formal letters expressing their intent to place liens on my property for non-payment. These circumstances have caused considerable concern and inconvenience. Example, we paid sub via draw #26 11- 17-2025 and as of 2-16-2025 that sub has not been paid. 2. Missed Deadlines The master schedule and move-in dates outlined in our contract have been changed four times. These delays are not attributable to weather or change orders that has been accounted for and are unreasonable given the clear timelines established in our agreement. Originally, completion was scheduled for September 2025, then moved to December 2025, February 11th, and most recently March 2026. Based on the remaining work, I am not optimistic about meeting even the latest target date. Appliances and design elements, purchased in 2022 and 2023, remain in storage. I have sent certified letters to the builder expressing my complaints and indicating my intent to pursue litigation if no progress is made. 3. Lack of Communication According to our master schedule, I am supposed to have a site walk-through every two weeks and receive daily updates via their builder application tool. In reality, site visits occur infrequently, and daily updates are sporadic. The project manager (PM) has been placed in difficult situations, providing inaccurate information about vendor activity--often claiming vendors will be onsite when, in fact, payments to them have not been released. 4. Unresolved Construction Issues Several items have been completed incorrectly, necessitating repairs. Many of these issues remain unresolved. The stonework, in particular, was substandard. Although some corrections have been made, not all problems have been addressed. The BBQ build must be demolished and restarted, as the plans called for multiple appliances that were not accounted for. 5. Attempts to Resolve I have made numerous attempts to resolve these issues directly with Pentavia Custom Homes, including phone calls, emails, meetings, and certified notifications. Most recently, I requested to pay vendor directly as to not slow progrss. Despite these efforts, the builder has failed to follow through on promises and deadlines. Each commitment has given me hope, but none have been met. 6. Due Diligence and Additional Concerns Prior to signing the contract in 2022, I conducted due diligence to ensure Pentavia Custom Homes was reputable, especially given the size and scope of this multi-million dollar project. At the time, there was no indication of financial instability. However, I have since learned from subcontractors that other homeowners are experiencing similar difficulties with Pentavia, with many expressing frustration. I hope the owner steps up and resolves so I can revise this review.

Working with this builder has been frustrating, maddening, and disappointing. There were numerous problems, including poor quality workmanship and the use of inferior materials throughout. We found they employ inferior subcontractors. PentaVia would not honor the warranty and workmanship agreement - we came out of pocket thousands dollars to correct many defects. We presented our claims and expenses to Curt Dubose - the principle of PentaVia - who made commitments to resolve problems but failed to follow through. We regret buying a home from PentaVia.

Since March it is July 13th and we still having the same problem we have been lied to. They have not fixed the problem. Our contact has been with Gramon, works in the sales office ,he is the one that told us that he would make sure this was done right .he even told us it looked horrible the way Matt the contractor try to fix it. Gramon has pretty much told us what we want to hear but nothing has been done . they take absolutely no pride in what they do. After four months we are so disappointed being told this is something they would fix for us , and now they have given up. And told us we just need to deal with a muddy wet slippery sidewalk. Somebody is definitely going to slip and fall and get hurt. This does not matter to This community.

Now having lived in it, their finish out could be better. For example, We don't have crown moulding in all of the rooms, we don't have shutters or window treatments, we don't have wood in the office (we had carpet), etc. These are things to think about when choosing a builder. We are one month moved in and having to work with them daily on getting things done. Ross is great, but I think there needs to be someone else helping. We are experiencing problems with getting hot water to the kitchen and some of the bathrooms which has been frustrating. Having to take off work to be there is not easy so they can keep coming back out. Before we moved in, we noticed there was a scratch on the bathroom tile so they replaced it. Well, they replaced it with a tile that didnt match so now they have to come back out and replace that one "if" they can find a match. There was a scratch on one of the windows in kitchen so we are still waiting on that to be replaced as well. Also, one of the ceiling wooden beams in our main living area was not straight and we ended up having to get their painter to "stain" the 1inch of caulk so it would look decent. Another thing we noticed, there is no back to our kitchen cabinets so when you open it and look through it, it's the sheetrock not wood. I am writing this review to let others know my experience. When we were choosing a home builder, we couldnt find much out there on GH so we were unsure of what our experience would be like. I am not writing to say that they aren't fixing things, I am writing to say I think they could have done a better job building high-quality homes. And we would hope that we could be settled after a month and still not have to take off work and be home to let contractors in. You think when you spend that much money on a brand new home, it would be different.

I was purchasing a home to be closer to my child who is in college, so this was a meaningful and carefully considered decision, not a casual one. I signed a contract in good faith, and within two days the builder lowered prices and began offering incentives on similar properties - we are talking 20-40k price drops. Immediately my confidence in the market and community dropped. When I raised the issue, I was told this was not something they do. During an in-person visit, the conversation felt more open and gave the impression there might be some flexibility, but afterward the communication became noticeably colder and strictly transactional. I never met the builder, and nearly everything was handled through email. There was very little transparency around market changes or effort to build rapport. As someone who works in the insurance industry and deals with people during stressful, high-stakes situations, empathy and clear communication matter to me. This process lacked both. Walking away was not easy. Losing a $3,000 earnest money deposit is not insignificant, especially in this economy and as a single parent supporting a child in college. Ultimately, though, the lack of flexibility and goodwill made it clear this was not the right fit. In hindsight, the loss was painful but worth stepping away from an experience that felt so impersonal. My advice to future buyers is to take the time to truly understand your builder's approach, ask direct questions early, and be clear about what kind of experience you expect. For some buyers, a strictly business approach may be fine. For others, especially first-time buyers, it may feel discouraging. I hope this helps others go into the process with clearer expectations.

My neighbors water runoff sits on my property and kills off my grass. They keep denying the claim saying the water has to sit for more than 2 days, which it has on several occasions. I am at my Whitt's end with this issue, my yard looks horrible.

So, we did what any good buyer would do...we asked, "The Google." In the results, we came across a plethora of videos on YouTube for the Dana Pollard Group, which included many reviews of areas within the DFW Metroplex. After watching several videos, we took the plunge and filled out their easy contact form online. To our pleasant surprise, we were contacted by Katie shortly after. Katie spent an exorbitant amount of time really listening to what we were looking for and what we wanted. Armed with this information, she immediately went to work. Over the next few months, with her help, we looked at many homes and areas online and thought we had finally narrowed it down to a couple of potential locations. So, my wife booked her ticket and put boots on the ground. From the moment she landed, Katie was there and toured with my wife all over DFW, looking at the areas we had chosen. She worked tirelessly, even into the late hours, to make sure we had all the information to make the best decision for our family. Because of her and her efforts, we found the right house and decided to put in an offer. Let me tell you, Katie is a Pitbull of a negotiator and is in the business to do the best for her clients, and we were no exception. With her help, we put in an extremely ambitious, yet competitive offer. After a short negotiation with the builder, our offer was finally accepted. As we were still living out of state during the process, Katie kept us posted on everything and went ABOVE and BEYOND in every way to help support us through the whole thing. We were extremely confident because we knew she was there, in our corner, having our best interests in mind. She is a true professional and was very easy to get in touch with when we had questions, usually getting back to us within minutes. At the end of the process, there ended up being a little hiccup with our closing date because of the builder, but Katie was there to help fix things, treating us more like a family member than a client. Even after we moved in, we kept in contact with Katie, and she has become one of our first friends in Texas! As you can tell, we couldn't imagine a better experience--thank you, Katie and the DPG!!!
