Building luxury…read morehomes is complicated, time consuming, and there will be bumps in the process due to the complexities, added amenities, and size of the home. What makes Mike such an exceptional builder is: - Communication: Constant and accurate communication of project updates, what was coming next, issues they were having, and cost to date and projections. He was always readily available for a discussion. - Attention to detail: Mike has a bad case of OCD which was good for us. If there was the slightest item off center, not level, or just didn't look correct, he would discuss it with us and let us decide on how or if we wanted to correct the issue. - "Can do attitude": If there was a change, we wanted or something new, there was never a "we can't do that". It was always, we can figure it out and make it work. - Work atmosphere: Mike is a pleasure to work with (even though he is a Texas Longhorn fan). Very personable, positive, and accommodating. He is just a good person. - "Techy" at heart: He introduced us to new technologies that we had no knowledge of. Of course, we were always fearful and reluctant, with the help of Mike, we are enjoying the many benefits of a "smart" home. - Respected by his industry peers: He is the past President of Greater Fort Worth Builders Association, a Certified Master Builder, and Life Director of Texas Association of Builders. Being elected by his peers to lead these associations is a great compliment. - Follow-up (most important): Building a luxury home is challenging and although we want everything to be perfect and complete upon move-in, it's just not a reality. The most important element to the new homeowner is how the builder responds to making the finishing touches, repairing things that don't work, and adding items that we may not have included in the original plan. We have been in our home ~6 months and Mike is still ready on the job and working. He will not be finished until we are finished. We highly recommend Mike Garabedian for your next building project. I was purchasing a home to be closer to my child who is in college, so this was a meaningful and carefully considered decision, not a casual one. I signed a contract in good faith, and within two days the builder lowered prices and began offering incentives on similar properties - we are talking 20-40k price drops. Immediately my confidence in the market and community dropped. When I raised the issue, I was told this was not something they do. During an in-person visit, the conversation felt more open and gave the impression there might be some flexibility, but afterward the communication became noticeably colder and strictly transactional. I never met the builder, and nearly everything was handled through email. There was very little transparency around market changes or effort to build rapport. As someone who works in the insurance industry and deals with people during stressful, high-stakes situations, empathy and clear communication matter to me. This process lacked both. Walking away was not easy. Losing a $3,000 earnest money deposit is not insignificant, especially in this economy and as a single parent supporting a child in college. Ultimately, though, the lack of flexibility and goodwill made it clear this was not the right fit. In hindsight, the loss was painful but worth stepping away from an experience that felt so impersonal. My advice to future buyers is to take the time to truly understand your builder's approach, ask direct questions early, and be clear about what kind of experience you expect. For some buyers, a strictly business approach may be fine. For others, especially first-time buyers, it may feel discouraging. I hope this helps others go into the process with clearer expectations.

My neighbors water runoff sits on my property and kills off my grass. They keep denying the claim saying the water has to sit for more than 2 days, which it has on several occasions. From the outset, their behavior was nothing short of a nightmare. Our property/leasing office representative, repeatedly miscommunicated and misunderstood crucial details and made wrong commitments. She promised us specific features that were completely contradicted by other teams doing the execution within same company, who seemed clueless about what was initially promised. The level of internal disarray and sheer incompetence within this company is staggering. The final straw came when their corporate team representative had the audacity to call us out of the blue and canceled our contract without providing any reason, didn't even bother to address the concern being raised by us on the mis-commitment made by her team nor even discussed any option of compensation, withdrawal or let go with same contract and the worst thing is she warned us, with an edge to her voice, not to visit the property office nor call the business representative. This was not only a massive breach of trust but also caused us severe emotional damage and wasted our time. The way they handled this situation without a shred of empathy or explanation is beyond anything. I found Impression Homes (Bryant Farms) to be unprofessional and dishonest in their dealings. Their customer service is severely lacking, and it's clear they don't care about their customers. My experiences have shown me that they prioritize their interests over providing a satisfactory customer experience. Their unprofessionalism, constant lies, and uncoordinated operations have caused us immense distress, time wastage and a significant monetary loss. I would not recommend this company to anyone looking for reliable and honest service. I strongly urge anyone considering their services either to stay far away or keep close eye on the commitments they promise and avoid the worst experience we have endured, or just stay quiet don't raise any concern and close your eyes on what ever they do and deliver to you.

I am going to try and sell my home before it falls to the ground. I have too many issues to list but every time they look at a problem the standard response is "I don't see a problem or it's within code." It's so sad it has become tragically hilarious. I would give them -0 Stars if I could. Purchase a home with the builder at your own risk and remember "You have been warned."
