I just want to give a quick shout-out to Zach. He's part of our Supreme Maintenance team here at IMT. On Sunday morning, we realized we no longer had hot water, so I submitted a maintenance request. I didn't expect anyone to come until Monday--but then I heard a knock at my door, and it was Zach. He happened to be in the building on call, and he could've easily waited until the next day. Instead, he fixed the issue in about 10 minutes, and we had hot water right away. Maintenance is one of the many reasons we love living at IMT at the Galleria. We have lived here for almost two years. Things were much better under the previous management. Since the change, there have been a lot of roaches, and the fire alarm goes off far too often. If you live on a higher floor, you have to take the stairs whenever this happens, which is very difficult for me because of my knee issues. Parking is also a major challenge. Good luck finding a parking spot, especially during busy hours. I hope management addresses these problems and improves living conditions for residents. read more

I can't say enough good things about IMT at the Galleria. This is truly the best apartment complex I've ever lived in. From the moment I moved in, the staff has listened to every concern I've had and actually taken action. They don't brush things off or make excuses, they care and they follow through. That alone makes this place stand out more than anywhere else I've lived. The property is beautiful, clean, peaceful, and extremely well maintained, but the people are what make this place exceptional. The maintenance team deserves real recognition, especially Toni and Byron. These two are on a completely different level. They are the most respectful, professional, and hard working maintenance guys I've ever met. They treat your home like it's their own and actually care about doing the job right, not just getting it done fast. Any issue I've ever had was handled immediately. Not days, not hours, literally minutes. They show up with great attitudes, positive energy, and real pride in their work. Toni and Byron go above and beyond every single time and make you feel taken care of instead of like just another apartment number. I have nothing but respect for them and the entire staff here. IMT Galleria is strictly a middle-of-the-road apartment. If you're looking for a place to lay your head at night, in a secure building with a parking deck, then this is your place. However, if you are looking to make friends or create a great social community, I would suggest looking elsewhere. The residents are not very friendly. They claim to be pet-friendly; however, that is only if your dog weighs less than 20 lbs. Be prepared to get several emails from management warning of disciplinary actions for various reasons, but they seldom follow up with their threats. We received an email once that we could not have any dead plants, signage, or non-seasonal decor on our balconies, and only outdoor furniture was acceptable. They even set aside a day for the balcony inspection. I made sure all my planters were free of any dead plants and my balcony was clean, but I didn't have to waste my time or energy. There is one balcony in particular that has signage on it claiming it's their dog's corner, and the metal sign is obviously a permanent fixture. Also, there was a balcony/patio that housed blowups and non-seasonal paraphernalia all the time, and nothing was ever done about it. All this and not to mention the many, many balconies that had chairs, mops, brooms, and cleaning supplies always out where everyone could see. So that email obviously did not apply to certain residents. The maintenance department was really quick to answer any service calls. However, you might very well have to submit many requests for the same issue over and over again. Notorious for putting a Band-Aid on the problem rather than actually repairing the problem. I had a problem with my shower door closing, and rather than replace the shower door, they put a small latch on the door (which was an eyesore), and it never corrected the problem. In a year's time, I had to contact maintenance a minimum of three times with this problem, because the door kept opening while I was in the shower, and water would run all over the floor. I finally just gave up because I knew they were not going to actually fix it, just continue to adjust it. The office staff was top-notch. They were always kind and courteous. The issues I had with IMT were not those of the office staff. The visitor parking is a major concern. Because it is much easier for the first-floor residents to park in the visitor section than in the parking deck, it is rare that any guest has an available parking space. When I complained about this, I was told to take a picture of the vehicle, and they would have it checked out. Well...snitches get stitches, so I was not going to take individual pictures. I felt they were more than capable of investigating this issue and resolving it. Who could blame anyone for not wanting to risk their life on the parking ramp? It was the Indy 500 most of the time. I was holding my breath that I could make it out of there in 12 months without a fender bender. IMT seemed to be more concerned about the automatic arm in front of the gate rather than the numerous parking issues. We received several very unprofessional, threatening emails regarding the damage the electronic arm received from drivers. If cameras captured the folks doing the damage, then individual emails should have been sent. There are numerous open parks in the parking deck, but residents are only allowed one park per tenant. This also contributes to the guest parking issues. Allowing someone to park a second car in the parking deck could eliminate some of the parking issues, but IMT was not open to that suggestion. Lastly, Franklin is growing by leaps and bounds. Everywhere you turn, there are more and more apartment complexes being built. Considering you could rent a newer apartment with better amenities and more green space for your four-legged fur babies, for almost the same amount of money...well...you do the math. My rent would have increased $100 a month had I signed another 12-month lease. That was all the validation I needed to look elsewhere. I always felt safe. It has a beautiful pool area. The fitness center is rather small. The package concierge is a hit or miss. Many times, the delivery services would leave the items outside because they wouldn't take the time to read the detailed instructions for opening the door after hours. I had a couple of items come up missing due to this. I know I've listed many things. Some things may not matter to most people. I know when I was apartment hunting, I would have liked to have known these small issues from someone. As a whole, the IMT property management is good. I just felt that IMT Galleria wasn't the right fit for me. read more

IMT at the Galleria staff are true professionals. The staff, from leasing agents, to the manager, to the maintenance team were all friendly, knowledgeable, and responsive when I lived there. I don't think I ever waited more than a few hours for any maintenance requests, even the low priority ones, and I received great communication from the IMT team. If there had been an IMT in my new area, I would have chosen it in an instant. read more

We visited when it was a different name and really liked it. Since we are moving to Franklin soon, we were happy to see they had an apartment that seemed to meet our needs. Filled out all necessary paperwork. The leasing agent was very helpful. Paid fees. Then, she sent me our "color package" for the apartment that was available. It was awful in our opinion. Very dated and depressing. There should be a way to know what color scheme the apartment you're applying for is. I don't think I missed it. Seemed like a bait and switch to me- they show you their model which is updated- gray and very nice and then that's not what you're necessarily getting. Walked away, leaving my fees. Not a good feeling about the place. read more

Parking garage is dangerous. Speeding is not monitored , even after numerous complaints. Pet owners are not held accountable for their pets pooping in elevators, hallways and in the yard. read more

We had a bad circuit breaker that kept cutting off our internet connection. My wife and I both work from home, and Tony had it fixed right away. Mike Preda is possible the most dedicated maintenance supervisor around. He's dedicated to making things operate as they should. We recently completed some repairs for him in a unit and his main focus was making sure residents wouldn't have to deal with the issue in the future. I am always very happy with the response of the maintenance and office staff to all my light bulb issues in my bathroom!! It turns out that the switch was too strong and more work was needed. However, everytime I called about another lightbulb replacement, my request was handled professionally and with speed as if it was the first time I called. What a great team we have!! read more

THIS PLACE IS HORRIBLE!!! Do not move here!! The good reviews were paid for by IMT! I have attached photos of the DISGUSTING garbage rooms!! The maintenance is a joke, the office does NOTHING to make improvements. People they let move here are trash! They allow aggressive breeds! A pitbull bit my neighbor in the hand!!! People speed in the garage and driveway almost ran over myself and my dog. STAY FAR AWAY FROM HERE TRUST Me - and yes his review is for the new management IMT not Matrix!! This is the most well-kept apartment complex I've ever lived in. I've lived here over a year and I plan to continue living here until I eventually purchase a home. The staff are friendly and always available. In the summer, many people mingling at the pool, making new friends. Music is usually playing but it's not too loud or obnoxious. The crowd ranges from families to young professionals and retired adults. Although the pool is not used in the winter, it is maintained and continues to be aesthetically pleasing. My patio opens to the pool courtyard. There is a fountain that runs year-round in the pool courtyard and I enjoy that sound when sitting on my patio. Many people own dogs and I'm obsessed with dogs so the more, the merrier. I do wish the dog park was a little nicer with turf and an umbrella for dog owners to relax in the shade while our dogs play. Overall, 5/5 rating. read more

Honestly, this place is definitely not worth the rent they charge. I've been living here since April and at this point, I'm counting down the days until I can leave. They do safety and maintenance checks SO often, I feel like I'm constantly being checked up on like I was when I lived in a college dorm, it's ridiculous. It gives you no sense of feeling like its your home. Also, the gate arm to the garage is always broken, because your fellow residents will keep running into it. Clearly, I'm not living with other adults and professionals like I thought I would be. And finally, the best part: there are ants that continually invade my apartment, despite having a near spotless apartment (I can't leave ANYTHING out because of my cats). I have had pest control come by my apartment several times now, but the ants keep coming back. The ants aren't the fault of management, but their lack of will to *actually* resolve the problem is - and here is the kicker: if you discover on a Saturday that your apartment is COVERED in ants, they will tell you that they can't do anything about it, because pest control only comes on Thursdays. So you just have to live in your ant-infested apartment for almost a week. So happy to be paying for this top-notch pest-control. (-: It is ridiculous that they would make you deal with this problem yourself FOR A WEEK, even though you pay for pest control. Pictures are included, and this is the ant accumulation from ONE day, during the third ant invasion I've had. More will accumulate before Thursday, I'm sure. We love our new home. We would definitely recommend IMT at the Galleria for so many reasons. We drove out to TN and met Imari Thompson who was very friendly and reassured us that she will guide us until we move in. We had other appointments at different home rental places as well that day and with a reassuring smile Imari said you will come back. No kidding we actually did. We moved from Indiana and during our transition we had to complete a few more paperwork while still in Indiana. Imari was extremely helpful. She knew I had a busy schedule, she will email me and call me to explain what was in the email. She made moving so easy. Our apartment is fresh and neat and so is the rest of the building. Whenever we go down to the reception we are always greeted with friendly smiles. Imari went above and beyond in letting us know the places we can shop at. IMT at the galleria is in a convenient location, we a close to the The Galleria Mall, 6 minutes to my job and many other stores and restaurants. We are very impressed with the service we got and continue to get, with that we signed a 2 year lease. We will recommend IMT at the Galleria to anyone moving to TN.
