She tried to screw us (the buyers) over by lying about another offer being higher than ours just to get our escalation price. When we asked for proof per legally stated as a condition in our contract, she lied that she would send it over, but never did. She then intentionally ignored us when we followed up with her, which caused us to rescind it. She suddenly contacted us 3 weeks later when the original buyer's financing "fell through," which was most likely due to the home not appraising at the purchasing price. We accepted it since we just started our home search and liked the neighborhood. Everything went quite smoothly until she and her lazy team did not pick up their Lockbox & large For Sale sign still staked in my front lawn weeks after closing despite us reminding them. She did not apologize for that and sent a passive aggressive email to my agent when I sent a final reminder. Someone in her team eventually showed up with no advance notice nor apology whatsoever and knocked on my door early in the morning when I was at work. My contractors were fortunately there that day to answer the door. My final bad experience with her was when we asked if she can reach out to the sellers about something important and she completely ignored us. We have all the emails as proof of her unethical behaviors and horrible communication. This woman is so unprofessional and I don't recommend dealing with her if she's the other party's agent!

I am currently a tenant to a…read morelandlord that is using Prosperity Management, and as much as I like to see my landlord get ripped off because they are a slumlord I can't help but notice that Prosperity just skims money off the top that I give them and then they pay my landlord out. They regularly try to sneak charges in on my account hoping that I won't notice and will just blindly pay. I have to pay a service fee to process the payment every month (not even sure what needs to be processed?) and it doesn't matter when I actually pay it they automatically give me a late fee. Last winter my heat went out during a cold snap and one of the property managers insisted I pay the full month rent even though the building went without heat for almost 3 weeks. I know my rights as a tenant and payed an amount that was pro-rated, but they are like the slumlords who scam the slumlords. KUDOS! Know your rights as a tenant and definitely know that Prosperity is truly a trash company and will more than likely end up getting subpoenaed by a grand jury for fraud at some point. Don't get mixed up with scum like them!

They were responsive in addressing any issues (of which there were very few) and maintained the property to a "t." My unit was nicely updated (with similar upgrades in most of the properties they own/manage) in an older building so it was the best of both worlds. I also loved using an online system to submit maintenance requests and pay rent. Just seems antiquated paying rent any other way! I would highly recommend Alvin Levin & Associates to anyone looking to rent in Center City.

    We have been renting from Alvin M. Levin and Sons for more than 2 years now. We have the most…read moredarling trinity Style home, tucked behind a very secure metal gate,which leads to a passageway that brings one to a large secured, and landscaped courtyard, shared with the two houses that are situated on the street in front of our home, on either said of the passageway. Ours is a single family, detached home, which is almost unheard of anywhere near Center City, so zero concerns about neighbor's noises, or security issues. We have 2BR, 2 BA and a den/office area, over 3 stories, and a small private patio off the kitchen. Some of the house has been renovated, but not all (which is reflected in the rent). The utilities/appliances are all serviceable, with new DW and gas stove, and fairly recently installed large, modern W/D in the basement, prior to move in (yes, we have a full basement, which provides lots of storage space). To the best of my knowledge, a lot of Levin's townhomes are older, and have usable fireplaces (often on the 1st and 3rd floors). We use ours throughout the winter, and it is so quaint and charming, ad warm, and Christmasy in December, (the homes I have owned have always had fireplaces, and I love them). We also have a 2nd fireplace on the third floor (a common feature in Levin's townhomes), which is one large area with bedroom, private bath, and sitting area covering the whole top floor, with a lovely slanted, high ceiling, and four large windows (better and bigger than the average NYC studio (often w/less than 500 SQ FT living area) that costs over a thousand , or two (alas, no private kitchen) . Our spoiled daughter lives up there.... Downside is, no bathroom on the first floor, which is pretty much the standard for trinity style homes. As to maintenance.... We have had very few problems,and all have been attended to quickly. We had a leaking DW, which was replaced. We had two problems with the A/C, which I don't think is that old. The response from Levin's maintenance was great. Earlier this summer, it just stopped cooling over the 4th of July weekend. They came out and installed a window A/C, which did not work as well as the central air (due to the design of the house), but allowed me to sleep comfortably until the contractor could come out that Tuesday. The first time we had an A/C problem, they determined that the electrical panel needed to be upgraded. They did a Jury-rig that was designed to work until fall (so we would not have to do w/o Air for a day or two in the extreme summer heat while the installation was done). They followed up and replaced the panel once things got cooler. When I contact the office, the people are very nice, and quite responsive. We have gotten to know some of the maintenance people a bit, since they come out to sweep the courtyard/passageway. We see them on the street, since Levin owns a number of properties in the area, and they are always so pleasant. Twice a year, they send people out to cut back the shrubs in the courtyard/patio areas, and do a general clean-up. We had our rent increased a bit this year, as have a large portion of tenants across the country in the last 1-2 years, but nothing like the 15-60% that many tenants have incurred. Yes, 60% is the amount of rental increase a friend received, who lives in Florida, after a major corporation purchased his complex, with no plans to improve his unit until he moved out. He was forced to move, at great expense. Levin has not pulled that type of BS on its tenants. We wanted to put in body-spray shower heads, and a new kitchen faucet, and were willing to pay for them (once we realized we would probably be here for a minimum of 2 years). Levin was more than willing to pay for the installation of them. Made our enjoyment of the house much better. Yes, they will remain in the house when we move, but if we had needed to pay to have them installed, it would have been cost prohibitive for us. I can highly recommend renting from Alvin M Levin & Son. Our neighbors in front of our house (also properties owned by Levin) have had some maintenance issues, and I only know from seeing workmen coming and going. I assume, since none of them complained, that the issues were taken care of quickly and properly. We feel very fortunate to have found our current home....

    I have taken a little bit of time to debate whether or not to even write a review based on the…read moreexperience had with The Condo Shop and ultimately have landed on the "you as the reader need to know" side of internal dialogue. I understand the struggles of finding the right apartment, finding the right listing source, finding the right neighborhood...after all, I've lived in 5 apartments in my 8 years of living in this city. When boyfriend and I got to the point where we decided that we should chip away at the cohabitation thing, our first thought was to obviously consult Craigslist. I wanted to move off of South Street and try out a new neighborhood, he having already lived in Fishtown and my adopting an affection toward it figured that this was where the search would start. After lots of back and forth emails and a few viewings, boyfriend found what we thought would be the perfect apartment. The price had recently dropped on a 2 bedroom, dog friendly place with washer/dryer, a shower tall enough that he wouldn't have to hunch like a hobbit, closets, and DOORS! (after living in a studio you really start to miss having rooms plural). JACKPOT! He set up an appointment for us to visit and were met with an apartment that basically met all of our requirements...or so we thought. See, the listing stated that the apartment had central AC, there was exposed duct work that would indicate that sure there's central AC, until we got to the bedroom and in the closet was a peculiar sight. A window AC unit. I asked if there was in fact AC because to me it wouldn't make sense for the owner to only have blow heat if retrofitting the central AC system would have been a minimal cost and would have been in line with the advertised apartment. We were told that yes, there was central air and that they would have the window unit removed prior to move-in when they came through to paint and do minor repairs, that the owner is a really good guy and would do whatever we needed him to. With that little tidbit aside we decided to go ahead and apply for the apartment, to us it had everything needed...we went through the process of paying $100 ($50/applicant) to have employment verification/background check/credit scores reviewed only to receive a call the next day saying essentially "oops, my bad, the apartment doesn't actually have central air". **Record Screech** Here are my issues with what happened next aside from the fact that the listing falsely advertised the details of the apartment: 1. When asking the agent about the details of the air conditioning (the reason why we decided to exceed the budget we had initially set for a rental with the thought that utility bills would be slightly lower than individual window units), she without hesitation gave inaccurate information about the unit. If she didn't know the answer she should have said, "you know, I'm not 100% sure so let me find out for you and get back to you before you make your final decision". 2. We made the decision to apply for the apartment based on bad information provided by a very confident agent. 3. That $100 to verify information is non-refundable and the credit inquiry cannot be reversed. 4. We asked if the situation meant that the only air conditioner provided for a large 2 bedroom high ceiling loft was the one we had seen in the bedroom, the answer was yes. We asked the agent to contact the owner to see if he would be willing to either provide a second AC or waive the pet deposit because now we would incur an additional cost to purchase an AC of our own....both negotiation tactics were met with "no". 5. The back and forth in communication was abysmal. Getting information took days at a time during a window of time in which I needed to decide whether or not I needed to pay rent on my current apartment or provide notice of month-to-month rent termination. Rent to my current landlord was late for the first and only time in the almost 4 years I've been in my apartment because we couldn't get a straight answer in a timely manner from TCS and ultimately decided to pull the plug on the new apartment all together. So what I'm left taking away from this situation is that TCS will tell you whatever they want to coerce you into renting and their owners are not nearly as "flexible" as they want you to think. According to the website of TCS, the agent that we dealt with is only currently responsible for pushing one apartment, so why lie about details when commission is on the line? Sadly for them they lost 2 excellent tenants and to date (exactly one month after this played out) the listing is still available for rent. Not only is it still available for rent, a quick google search reveals that the apartment has been listed since December...not sure what the deal is with the agent, TCS, or the owner but that diamond in the rough apartment now looks like nothing more than a huge lump of coal. My suggestion, use another company.

Then 2 years later we contacted him to help us purchase and house/condo. he listed to everything we wanted. he showed us some great units with our price range and specific neighborhoods. He helped even when our lenders were no response. The condo shop also gives you a handy timeline of things to do before during and after your move to help keep you on track. Noah is the best you can find in Philadelphia!
