Nancy is always very eager to get my business, but when I reach out to communicate with her about potential deals, she never responds. She has never once responded to my multiple requests to speak, whether I contact her via phone, text, or email. It's extremely frustrating since I am eager to SELL or RENT my property to one of her qualified clients. By far the worst rental management I've ever experienced! They are not responsive nor do they care about the quality of the apartments they rent. I rented a unit for 1 year that had multiple mold and moisture issues throughout the lease term. Literally had mushrooms growing out from underneath our shower, which took them a week to come and "fix". They ended up regrowing through the seal that maintenance added resulting in them coming back for a second repair, to add just a little more sealant. The iron staircase to our rooftop deck was unsecured for 3 months making the space unusable (a feature which definitely was included in the monthly rent price), with no rent concessions or empathy for the situation. I would avoid this company if at all possible. Pros: They did help us with an expedited move-in process, however it was basically just a matter of drafting a lease within a day or two and having the place cleaned (which it wasn't very clean). read more

Repeatedly I've called to be removed and her staff give the same we're sorry and we will remove you from the list. They even ask for the address as if they're going to do it. At this point, my time is worth more and I just rip it up. When someone mentions to me that they're thinking of using them, I'm like if she is not respectful enough to remove a name from a mailing list, then she's pushy and not in a good way. Then I tell people to read the various reviews. Philly ain't NYC. It's a small town and word travels by apparently she has a nice little biz and doesn't mind upsetting people. Avoid Maxwell at all costs if you are renting in Philly. We rented a unit from them and had way too many bad experiences to ignore. The property itself looked very nice at first, but it was quickly apparent that the building was poorly maintained, and any "upgrades" were only superficial. Getting anything fixed was a chore that I had to repeat over and over. Maintenance requests must be submitted to Patty (office manager?), who seems to have never learned the fundamentals of email. It's a toss-up whether she'll ignore your email, acknowledge only part, or maybe even agree to a repair. Once it is agreed that something needs to be fixed, the request goes to Jerry, who is Nancy's (owner/president of Maxwell) husband. He may look at the issue himself, which is likely useless, or ask you to call the handy-person of his choosing. Yes, you have to call the "specialist" yourself. They'll show up next week and may or may not fix your problem. Getting back to Nancy, the head of the operation: do not enter any contract with her. Simply do not trust this serpent. You, the tenant, do not matter to her, you have no power, and she will act accordingly. You have been warned. There must be some positive to award the single star, so here it is: Jimmy was genuinely quite good in my experience. Floss was also nice when Nancy wasn't pulling her strings. read more

We spoke over the phone and I promptly submitted an application along with financial statements and bank statements - reiterating that we were ready to sign that day. He said he would review them the next morning and get back to me. The next morning rolls around and he says someone else put down the deposit. Very unprofessional to not give a heads up when we showed urgency and willingness to move in asap. Do not recommend using Jimmy from my experience. read more

I have been a resident in Philadelphia for over 10 years, and this is by FAR the worst management/realty experience I have ever had. Philadelphia experienced a major heat wave this past weekend, with temperatures reaching record-breaking highs. I have a very old dog with severe health issues, and it was 95 degrees in my walk-up apartment. I thought my dog was going to die. I contacted the landlord through the email she gave me when we first moved in, which she has responded from numerous times in the past. She never gave me a personal number, and never indicated to me who to contact during an emergency. We tried to contact her once to get mouse traps set up and it took her a month to respond. I finally was able to find an emergency HVAC service to come and fix the AC unit, which is 20 years old and the only way to change the filter is through the roof which we cannot safely access. I called our realtor (who I will not name directly out of sake for her job) who was IMMEDIATELY defensive. She lied claimed she hadn't received my messages, even though she immediately knew what I was calling about. She seemed to be on board with helping the HVAC guys get this thing fixed, up until the point where she heard the bill (which was 585$). She said she could not approve any of it, because I did not think to contact her personal number. She never indicated that was a method on which I could communicate with her, and all previous correspondence had been through her personal email. She was not going to offer to pay a cent! And blamed the entire responsibility on me entirely. I'm INCREDIBLY disappointed. Lovely apartment, but because of this AWFUL realtor, we will not be renting from them again. I have never experienced negligence like this and a blatant disregard/lack of human empathy. read more

However, turns out this is just how this company does business. They want you to jump through hoops to confirm and reconfirm appointments and then they don't even show up. I don't know how she gets listings or clients because she doesn't respond to her phone or emails . Ladies in her office are helpful enough but you can tell they are used to this . When I've gone to "the top" --meaning the property and management offices Who's properties she lists they say that most of the people she reports to -have been doing business with her "for years " Our realtor couldn't get us into one of her rentals for 2 days --3 different rentals , so we just rented another unit . I'm sure whoever hires her and stands to lose or gain money --could care less whether they've known her for years if she isn't doing her job and is losing them money on hundreds of listings for years . There's a reason almost every review here echoes the same refrain . Martino Picariello is OUTSTANDING. I'd been apartment hunting for several weeks and hadn't found the right place. I had reached out to several realtors at different companies to schedule showings and asked them to let me know when they had new listings, but most of them added me to automated mailing lists or just never got back to me. When Martino took the time to actually respond to my inquiry on the Maxwell Realty website and asked what I was looking for, I gave him a list of must-haves for my apartment search (I'm a high maintenance New Yorker) and assumed I'd get the same generic response or never hear from him again. He listened carefully to my requests, didn't waste my time trying to convince me to see something I didn't want, and came back with several listings that were all great options--I ended up signing a lease for the first apartment he showed me! He was very generous with his time and listened to all of my questions. I never felt rushed or like he was trying to sell me something. I really believe he takes pride in solving problems for his clients and that he genuinely enjoys finding the best options for them. Whenever I move again (not soon--love my new apartment!), I will absolutely seek Martino out again. He is truly a joy to work with! read more

This company did a great job making this the worst rental experience I've had in the past 8 years in three states. They are slumlords. They buy up beautiful buildings, let them crumble, and charge way too much. We literally had a huge gas leak in our building and PGW considered it an emergency. Thanks for poisoning us and almost blowing up our block. Maxwell wanted to make us pay for it. ALSO: our building was broken into because the front door was not sufficient - you could literally push through it. They refused to replace it. There were also no working locks on my apartment's Windows. In terms of the office management, Patty is a horribly incompetent, rude, and unprofessional person. She has cursed out all of my neighbors in the building and I refused to speak to her on the phone. She almost never answers the phone anyway. If you need anything fixed, good luck. If you're renting from maxwell and have issues, I suggest calling L&I since there's no doubt tons of violations in your building and L&I could really use the money in fees they'll get from Maxwell. Also, consider escrowing your rent if you feel unsafe in your building like I did. read more

Nancy knows the ethical line very well - she toes it every chance she gets. She was the representation selling the condo we purchased, and our agent caught her in several lies, unethical behavior and generally just impossible to deal with. She is now representing the building in selling parking spots to residents, and once again her and her client (a different one) are toeing the ethical and legal lines so much so that we had to back out of the transaction. Whenever i share with friends that we worked with Nancy, i get the same response from everyone - with their own stories about how horrible her firm is to work with. I have called, emailed, mailed their junk solicitations back to no avail. To compound things by a factor of 2, they send separate bs marketing material to my wife - same address, not roomies, we're married. After my polite efforts to get them to cease and desist have failed, I just junk their stuff in the wastecan in the mail room.... and their marketing materials have convinced me to NEVER use these folks. BEWARE! DO NOT USE! LIARS & CHEATERS! I never write reviews, so understand that since I'm taking time to write this review should mean how serious I am. Under no circumstances should you ever use Maxwell Realty. Tal and Jimmy are completely worthless, underhanded, and never answer any phone calls or text messages once they get their money. Besides being pushy, they promise a bunch of things that never end up happening. They said it was their policy that would not cash any deposits until the lease was signed completely. Guess what? Day after we handed in the deposit the check was cashed. They promised to have our apartment cleaned and have any repairs done before our move-in date. On move-in day, the apartment was exactly as it was on the day we saw it. The carpet was not cleaned at all, the kitchen equipment was all dirty, none of the repairs we asked for were made. This company has had several small claims filed against them (and I will soon be an additional one). The space will be cleaned, etc.) but once they get the security deposit they will run. My lease was deemed void and the landlord returned all of my money, but the security deposit was still with Maxwell and they are avoiding all of my e-mails and phone calls to avoid paying me back. In NO situation would this money stay with Maxwell. It should have gone to the landlord into escrow had I stayed in the apartment, or it should have been returned to me. They will basically steal whatever they can from you. read more

Rented for a year & had some minor issues with the apartment. Always paid rent on time. Apartment was in their Pine Street office building. One day while setting the salt shaker down on the stove, the electric stove sparked & threw the breaker. I reported it to them & their maintenance man said to replace it. I thought that was wasteful as it seemed like a newer stove stove, but they replaced it. Okay . When we moved out we left the apartment in perfect condition. When our security deposit was returned, we were charged for a NEW stove! That's right, what was probably a bad electrical connection cost us the price of a brand new stove. I could add more of how underhanded they are but believe what is written about them, they are dishonest. We could not have been more pleased on both the buying and selling end of the relationship. Dealing with an agent from this company was an absolute nightmare from start to finish. My boyfriend and I found an apartment we were in love with and unfortunately the owner of the unit chose this terrible company to handle the leasing of the property. Immediately after we saw the unit we were bombarded with text messages pressuring us to put down the deposit to hold the unit. When we decided to move forward the agent let us know the fee schedule, which monies were due upon signing and which monies were needed initially as part of the application fee and a deposit to take the unit off the market. This was on a Thursday of the Fourth of July weekend. We emailed all paperwork that Friday and I explained that we were not currently in town and could not drop the checks off until the weekend to which she responded by heckling with text messages about the urgency of getting the checks to her immediately. We complied with this on the second. We then heard nothing for five days despite requests for the update. We assumed, perhaps incorrectly that given the urgency of her pressuring this would be a fast moving process. We did not find out until five days later whether we were approved or not. The heckling text messages and emails began again. We did not receive our finalized lease documents until late afternoon the day after we were notified of approval for signature. At 8:30 pm I then received a text message that we were to have all of the money and signed leases to her by 5pm the next day, even though the lease was not expected to start for another 3 weeks. At no point prior to this text message were we ever informed that that we would have less than 24 hours to pay three months of rent which was the required deposit. Had we known, it wouldn't have been a problem. However the agent never conveyed this to us previously. I expressed my frustration and was again bombarded with text messages until almost 10 pm at which time I stopped responding.We got her the deposits and then did not hear from her again for nearly a week which is when we got landlord signed lease back. We had to ask her three times when to expect a signature on a document the landlord and her representatives drafted as we needed to schedule the elevator in the community for a move in date and so we thought, set up utilities. When we finally got the documents back we received a form from the building stating that there was a fee associated with using the freight elevator that increased with every hour you used it. While such fees are common with certain types of buildings, we had never before received notice of this fee. The agent went on to again emphasize that we needed to call PECO to get our electricity turned on. Finally I called the building manager himself to figure out what was going on. The tune of everything changed dramatically as he was very helpful and quickly debunked a number of the things the agent had conveyed to us such as: she gave us a very outdated elevator sheet and there was no hourly rate associated with the elevator use, we did not have to call PECO (which I did at the agent's instruction) as we pay our fee to the building who pays PECO, oh and we found out that we don't pay for water which she told us was a utility cost. My favorite part about this is that while we were waiting to hear back from her with the signed lease, I was googling the building to try and find some photos to show family and friends when I encountered THREE listings for the exact unit for which we had paid to be taken off the market two weeks prior. Listed as the agency leasing the unit we saw Maxwell realty. When I wrote to address my concerns with the agent, she simply ignored the issue all together. This is very long but this experience was just horrible and we honestly considered losing our first $2000 deposit because of the way this agent handled the situation. She was not honest or upfront about the costs, and if this was unintentional then she was incompetent at best. We got old and outdated information and were given flat out wrong information. If you can, avoid this agency like the plague. I know I will never again look at a property that is leased or sold through a representative of this company. read more

Sadly, I have to echo the other negative reviews here, in a big way. We used Maxwell Realty to sell a rental property in the city earlier this year and were very disappointed with Ms. Alperin and her staff. Nancy and her staff were non-responsive, not returning phone calls, nor answering emails. Requests for information were routinely ignored. We found that the only way to get a response from Nancy and her staff was to state we would only provide her with some piece of info or document she needed only after she responded to our questions. The total lack of help and support she offered was both sad and surprising. Most of the time it seemed like Maxwell Realty was representing the buyer's interest rather than ours. As Nancy and her staff showed the property, she managed to offend two of the three tenants living there. At one apartment, her staff did not lock an external door, leaving the apartment and building at risk and resulting in their indoor cat getting out (fortunately it was found). Maxwell falsely told another tenant there was an "emergency" to gain entrance into the apartment without proper warning. This left us with angry tenants and hurt their trust in us as landlords. When a buyer was finally located, Nancy and her staff did little to help us negotiate, and did less to offer "expertise" in understanding some of the (unreasonable) parts of the sales agreement. This lack of help left us in the lurch within days of settlement. The deal did go through almost in spite of Nancy and Maxwell Realty but we regret every day that she got a penny for selling it - she truly did not deserve it. Please - if you are selling a property - use another real estate agent. read more

After purchasing my condo, I received identical letter after letter from MRC asking if I was interested in renting or selling same. After four of these letters, I called and left a message and ask that I stop receiving communications from them. Another came the next week. I emailed Nancy Alperin and told her that, if I received another letter, I would be contacting the BBB. I came home to the sixth identical letter today and made the BBB complaint. I doubt this will stop them (they clearly don't care about their Yelp review and have no moral scruples), but its worth a try. read more

Renter BEWARE. We rented from Nancy Alperin in her flagship building at 1736 Pine Street location. We rented for two years and at the close of our lease, we never received our security deposit back despite the completed checklist. The in-flux staff in the office at that time (2002-2003) were unprofessional and gossipy. We needed to file in Small Claims Court after repeated letters asking for the $1000 to be refunded. Ms. Alperin never responded to our requests and sent her lawyer to work out her problems. I represented my self. Needless to say, the Judge agreed and we were awarded twice the security deposit (state law in PA) plus filing fees. I never was able to recoup the time and energy I devoted to reclaiming what was rightfully mine, including missed days of work. I found her caliber of leadership to be lacking ethics and morals, not in the service of her tenants and clients. I wish I could give 0 stars. This company is atrocious - they treat tenants like complete trash. When I signed my lease, the current landlord took amazing care of the beautiful Rittenhouse brownstone - he would constantly be making improvements, respected tenants privacy and kept the common staircase area so clean. Unfortunately, he sold the property to MRC halfway through my lease and ever since, the property has gone to sh*t. There's now dog hair all over the staircases, the building now reeks of cigarette smoke, and they treat tenants like subhumans. It's so sad to see a beautiful, historical building go to shambles because of bad management. I understand that the nature of renting means that you don't always have a say in when they can enter your unit, etc. - but it's still "my home" for the time being, and I pay good money to live in the building...I've been harassed by multiple agents about coming into my unit at times that are inconvenient for me and when I tried to work with them on this, they were rude, unsympathetic and seemed to not know how to string a legible sentence together. When we decided to rent our unit, Maxwell found us tenants that were well qualified and responsible, within weeks of listing. Nancy will definitely handle any of our real estate transactions in Phila. She truly cares about her client's best interest. Both herself and her company respond very quickly to any concerns.
