    Rats and roach infested buildings. The worst management I have ever seen. The rent is too high for the poor quality of living they provide

They don't do anything about noisy neighbors, banging on the ceiling, continually waking tenants up at seven in the morning or 5am everyday . There's a huge rat infestation in front of And in back of all the buildings, they manage the refused to repair the problem. My property manager is totally incompetent. It He dosen't even know how to run a building. They refused to do any repairs.

Bronstein Properties who is the current management company does not follow the law. They also discriminate against people with mental disabilities by making fun of them. Under the law, if the building code does not comply with the law, the tenant is not required to pay rent. The Housing Maintenance Code in New York City outlines the minimum standards for maintaining buildings and properties to ensure the health and safety of residents. It covers various aspects like sanitation, heating, light, ventilation, and fire safety. Owners are obligated to provide adequate janitorial services, maintain essential services like heat and hot water, and ensure the property is in good repair. Public Health: The code is a critical component of healthy homes initiatives, ensuring safe and habitable living conditions. --The dog sh*t that has been happening for the past YEAR that has been reported and ignored!-- Second code violation -- The code establishes minimum standards for building upkeep, covering everything from basic equipment to sanitation and fire safety. --The hoarding on the balconies, the grills on the balconies both fall under FIRE SAFETY.-- Third Violation -- The code addresses fire safety requirements, including the installation and maintenance of smoke and carbon monoxide detectors. --I was told by a member of the staff that he refused to replace the problematic fire detector/Carbon monoxide detector requirements . Major code violation-- In accordance with NYC LAW - There must be a 10-foot clearance between the grill and the building. You are allowing them on balconies. The proof is there. As it is my right as a tenant, could you please supply me with the latest Annual lead inspection. (Ignored) In accordance with what the manager of Bronstein Properties stated in her previous email regarding the fire detector, and stating that it is not an emergency, under the LAW you are required to follow the following. Please educate yourself so I don't have to teach you the laws of NYC, FDNY, Fair Housing Act and the ADA, if you want to be in the position that you are in, you are required to know the laws. "In accordance with the fair housing act, I have rights under the Fair Housing Act and other relevant laws which may require THE DRAKE (landlord or housing provider) to comply with requests for reasonable accommodation. PTSD is a recognized disability under Fair Housing Laws: Federal, state, and local fair housing laws prohibit discrimination (Both the lead manager for the company and the building manager chose to discriminate me because I have PTSD.) against individuals with disabilities, and PTSD is explicitly listed as a protected mental illness or psychological impairment under these laws.Right to request reasonable accommodations: As a tenant with a disability, you have the right to request "reasonable accommodations" to fully use and enjoy your dwelling. What are reasonable accommodations? These are changes to a landlord's rules, policies, or practices, or even modifications to the physical space, which are necessary for you to have equal opportunity to use and enjoy your housing because of your disability." DO NOT RENT FROM BRONSTEIN PROPERTIES! YOU WILL ONLY BE PUT AT RISK! THEY WOULD RATHER SEE YOU KILLED AS THEY HAVE PROVEN TO THE ENTIRE BUILDING DUE TO A FIRE THAT THEY CAUSED AND KILLED SOMEONE.

I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.

They're the worst. I'm seriously thinking of moving because they're so awful but I hear from friends in other co-ops that all these management agencies are terrible!

    I'm NOT sure what is going on, or if they did a round of layoffs, but the team processing the rent…read morechecks are having serious delays. Everything used to be processed and cashed in about one week's time. However, I've noticed they now take almost 3 weeks to post my payment as 'received'. This can potentially cause issues because they can 'FLIP THE SCRIPT' and charge a late fee when in fact the rent check was sent in advance (weeks in advance), and nothing was late to begin with. It's an efficiency processing issue, or a staffing shortage. I have no idea which one it is, but i hope they don't label me a 'bad tenant' due to their inability to manage processing checks because they are trying to play some game, raise rent, or whatever. As stated, i have no idea what is going on and unclear if this is a result of layoffs, shortages, etc., but they need to ensure they are adequately staffed. They haven't done it to me, but there is a potential for someone to do nefarious things and charge a late fee when nothing was late to begin with. This could also be a post office issue as well because there have been things in the news about late deliveries and postal employees throwing mail, and packages away. I just wanted to share this because this has only started happening in the last 2 - 3 months. Other reviews have noted the same issue. Also, i don't appreciate GINGER L. sending me nasty messages. We all have different experiences with management companies and to accuse me of lying in my review was wildly offensive. She should have read my original review more clearly because there was clearly a reading comprehension issues. Anyone reading can clearly tell i was talking about my own personal experiences with them, and how i rated it based on the fact we rarely interact and when we do, they have been responsive. I've had bad experiences, and hope i never do again. Separately, i am not sure if they have biased treatment towards tenants based on where people live (i.e., bad neighborhoods), but i can picture that happening as well. However, i don't know so i can only say its my observations and thoughts on the subject.

It is clear that something very insidious and very corrupt is going on between HPD or whatever city agency is responsible for having this management company grow so massive even with thousands of complaints from tenants all across the city.. I have never hated a Management company so much. Since they took over our building, it has gone downhill with rat infestation cockroach infestations, just absolutely horrendous . We are looking to sue this management company and get up from under them . They are wicked and I feel bad for anyone who ends up in a building that they are managing.. Wavecrest Management is the epitome of corruption occuring within New York City's subsidized and affordable housing. I am convinced that their ulterior motive is to scare everyone away, causing them to break their leases so that they can steal and accumulate stabilize housing units, and get all of these units to become market rate rental apartments , or worse, get rid of all of the original members of the communities and replace them with immigrants. Either way this company is ran by satan himself. BEWARE! Get a lawyer..

My Grandparents got the apartment for $300.00 a month for a 2 bedroom in the 60's which was pretty high priced for those years even though my uncle did all the architecture work.... Id still love to live there again with the front of the building facing the Grand Central Parkway & the back apartments are facing the pool. I still give it a five star

We chose to live here because it is safe and a…read moregreat location across the street from Flushing Meadow Park and a small park where children can play. The park across the street has tennis courts and paddleball courts and a nice playground. Of course Flushing Meadow Park is a huge Park with many many amenities. One of our favorite things is to walk around the lake at sunset. Priceless! The pool is closed right now pending renovation but when it's open I think this building will once again be five stars. We love our Doormen, especially Antoine and Tony there more like our own private concierge, much more than Doormen! They go out of their way to make sure that our needs are met and have often exceeded my expectations; sometimes I think they know what I need even before I realize I need it! These hard-working men make it a pleasure to live at the Fairview. 24 hour security is visible and constantly patrolling the building and the grounds. There is a courtyard with picnic tables and chairs to relax and enjoy the evening breeze. There is also a private play ground for residence and a small basketball court also. The huge laundry room makes it almost a pleasure to do laundry it is card operated and almost all the machines work very rarely have to wait for a machine. Parking can be a challenge so you may want to purchase an apartment that has a parking space on the lease already. There is both indoor and outdoor parking that is reasonably priced. The management office has always responded to my needs and addressed issues quickly and appropriately. Although I am not a pet owner, the building is pet friendly. Management seems to understand the importance of pet ownership and pet owners are respectful of their home and surrounding property. I have no issues with noise or pet waste. The subway is about a mile away. Plenty of buses within walking distance Including express buses to Midtown and downtown Manhattan.
