I worked with Marc to complete an off market transaction. From the first time we talked to each other, for my inquiry of how an off market sale works to when attorneys like him get involved, Marc was communicative, informative, patient, and to the point. He spent time talking and explaining things to me even when there may not be a deal. When I called again after making some progress, he remembered our previous conversation and we were able to quickly confirm next steps. He also spent substantial time conducting comp analysis with me, which I wasn't really expecting, provided referrals for services as needed, and walked me through the contract point by point per my questions. It was simply superb service. Worth every penny. I would also say that he was really watching out for our interest. In cases where we might be able to negotiate, he worked to point those out and discussed potential strategies with us. On top of that, when we ended up making decisions he may not have made himself, he quickly accepted our perspective without making a big deal of it. In the end, we successfully completed the transaction without fuss. And I would recommend Marc for anyone who has needs for his type of service. I cannot say enough good things about him.

Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

    I rented a home in Madison Park through Davis Property Management for one year at $5,000 per month,…read moreand from start to finish, it was the worst rental experience I've ever had. Condition of the Property: They claimed the landscaping had been professionally done, but when I arrived, everything was overgrown except for the lawn. There was no bark dust or chips anywhere. I spent a week and over $300 of my own money (unreimbursed) to make the yard presentable. They stated they had painted three walls, but there were nail holes in every wall. They said the house had been deep cleaned. When I moved the fridge, it was obvious it had never been cleaned behind or underneath. Move-Out Charges: When I moved out, they charged $1,200 to rake leaves in a tiny yard--no way it cost that much. $125 to replace a battery in a smoke alarm. $450 to paint three walls despite my only using nails (as per their own rules). $165 per hour to clean the home. In total, they deducted over $2,400 from my deposit. Maintenance & Customer Service: There was a 2-inch gap behind the stove that constantly collected debris. They refused to install any trim to close it. The exterior tile was actually indoor tile that becomes slicker than ice when wet and rapidly grows mold. The only way to clean it was scrubbing on hands and knees. When the refrigerator died, it took them two weeks to replace it while my food spoiled. When the dishwasher broke (over the holidays), it also took two weeks to replace, and they installed it incorrectly, causing leaks and severe condensation on every window. Even after I pointed out that the dishwasher hookup was not to code, they did nothing. Most issues only got resolved after I became extremely firm and threatened to buy and install appliances myself. For $5,000 a month in a home valued at $1.6 million on Zillow, you'd expect responsive, professional service. I manage 100 rental properties myself, and I can have appliances replaced in under 48 hours--even in a small town with no Lowe's or Home Depot. I honestly don't understand how Davis Property Management stays in business. If you're considering renting through them, be prepared for poor maintenance, slow response times, and questionable move-out charges. Lesson learned: always document everything with photos--though it shouldn't be necessary just to get basic, honest service.

She's super smart, knows the Seattle market inside and out, and is an absolute pro at negotiating. She always had my back and was thinking many steps ahead to ensure the best possible outcome. What really stood out was how much she did beyond the typical find a house and write an offer role. Before I sold, she helped find and manage the contractors/subs as part of a remodel and made sure the final staging was fantastic, which ensured the best possible sales outcome in a really complex and fast-paced market. Nicole is responsive, practical, strategic, and genuinely fun to work with. Buying and selling a house is a lot, but having someone this capable in your corner makes a huge difference. I cannot recommend her more highly - especially if you're buying or selling in Seattle. She's awesome.

All of them: Inspections, painters, landscapers, flooring etc., cleaning, marketing. She staged it beautifully. She sold it in less than a week with multiple offers. Honestly, we didn't have to do anything at all, except trust her process and empower her to execute the vision. I can't imagine a more deluxe sales experience. Her approach bypasses the emotional load of critical decision making, and sourcing/managing subs (which can be quite hard to get done quickly without contacts/relationships). 10/10

    cons - inept…read more -inefficient -dishonest Although my experience at this apartment was quiet and for the most part, non eventful, I really did not think the unit was worth the price. When I signed, I was shown pictures that included a patio and the listing specified in unit W/D but neither of these were true. With fees, my unit ran about $1580 which is not bad for location and the size. However, it was in the basement floor which meant it was extremely dark and very humid. The baseboard heaters do not run efficiently and it was freezing in winter. The door is not sealed very well so the ants and spiders have been a pain to control. When you sign the lease, you agree to let your unit be shown while you reside in it. I did not catch this when I signed but they begin the process as soon as you submit the notice to vacate. There is no concern for safety. I also submitted an advanced notice (4 months) of an early move out date and they informed me 4 days before that I was expected to pay the prorated amount. (leaving 8/1 instead of 8/25) with the date being notated as early as in March. Not once did they communicate this would be an issue. They have unrealistic expectations regarding clean out processes because they want to do everything they can to not return the deposit because WPM is greedy and poorly run. For example, they expect you to pay for the carpets to be professionally cleaned via a company. I completely agree that tenets should deep clean prior to leaving but the company needs to clean between tenets regardless of how well of a job was done prior. They specifically say store rentals are not satisfactory for this task and provide referrals for you. Most people are struggling right now and asking someone to spend $100+ on something like a professional carpet cleaning, which they should be doing anyways, while tenets are also paying moving fees for another unit, is tone deaf. On top of this, the return of the deposit would not be guaranteed since it is based off whether or not they *think* it looks like it has been cleaned to the standard, it is only intended to set people up to not get their money back. I will give credit to Julian, who manages for Seattle residences. He was willing to accommodate when tours began to be scheduled. He did assist in ensuring I needed to be present for showings and ensured that it met my schedule. Prospective tenets schedule online and what was annoying is I had to forward any scheduled time to Julian that did not match when I was available. I did appreciate he worked with me on this because I find that process to be uncomfortable and unsafe. Overall, save your money and peace. I did not require a lot of maintenance while I was here--my main gripe is the move out process and their greed. My neighbors were all lovely and the neighborhood is quiet and conveniently located.
