I stayed here for a quick overnight so that I could attend a very early work meeting on a Sunday. For it was perfect. Near work, pretty reasonable cost (considering SF hotel rates) and small, but very clean and secure feeling room. It's in a slightly rough area where the Mission meets the Financial district, but there is an outside door that buzzes you in, which feels much safer than a hotel with doors outside. It's a "European style hotel", meaning most of the rooms contain a bed, vanity, window and closet, with a shared bathroom in the hall (toilets and showers are in separate rooms) with doors that lock behind you. Everything was very clean and tidy. It is above the Cat Club, and I stayed on a Saturday night, but honestly only heard the music once when they initially turned it on for the night, which was loud) and immediately turned it down so that I couldn't hear it at all on the second floor. I slept pretty soundly all night and was able to check out early and make my work meeting no problem. I left too early to see or experience the breakfast, but they had a small kitchen setup next to the reception desk which looked like it would provide a decent essential breakfast (coffee maker, toaster, microwave, cereals, etc). Will definitely stay here again for my next early Sunday work meeting! read more

My wife and i have stayed here in the past and it was fine .probably back in 14'15'or 16'. It used to be simple but clean. This time upon entry i noticed paint peeling on mirror trim right away . After looking at bed we noticed the pillows had small brownish reddish stains along with several small stains on sheets as well. The last straw was the black mold underneith the sink.The owners offered us the room right next to where our assigned room was. We declined ,then they offered a room upstairs which we declined to even see.We got our cash deposit and checked out. I gave this place 5 stars because they gave me excellent service. I can overlook a lot of things but not hospitality which, as anyone knows hotels/motels fall into that category, is not one of them. I was coming in from a delayed, late flight out of SFO from the Philippines and they let me check in very late. As in almost 10PM late. I have been through situations before where they refuse it after a certain "Late time limit". Inn On Folsom did not and I am thankful to them and the courteous service they gave me, including promptness with getting me a room and checking me in despite my impromptu arrival. For this they get 5 stars alone! The room I stayed in was #107 which is directly down the main hall and slightly left as you leave the check-in counter. This room is also what gave them the 5th star as the location was next to the public restroom and the three public showers. I like this because I do not like to walk a distance for something that should be in-room. Be that as it may, it's SoMa and most places here not named Hilton or in that category will have converted Victorians operating as hostels and short-stay hotels with shared restrooms/showers. I thought I was not going to like this setup and was pleasantly surprised with how clean they keep it. If you are going to stay in the clubbing district for the night, I would recommend Inn On Folsom for their outstanding customer service, willingness to take care of me on such short notice and for generally keeping the place respectably clean for a hostel-type hotel. 5 Stars and worth it to me. read more

Bring your ear plugs if you plan on going to bed before 3am. This hotel is located above 2 night clubs. This was not an issue for my wife or I. We're night owls and were usual out until about closing time anyway, but I can see how people could have an issue with that. This hotel is in an excellent location. It's a stones throw away from the mission district and there are great restaurants and bars right around this hotel. This hotel has shared bathrooms and while we've haven't stayed in a place like that before I must admit that it wasn't as big as a deal as I thought it would be. There were three toilets and six showers, more than enough to accommodate the guests staying. The bed was very comfortable and the room was cute. The size of it was just fine and more than fitting for my wife and I. This is a place that I would stay at again for sure, especially if it stays at its current prices. read more

I honestly have mixed emotions about the Inn on Folsom! It reminded me of hostiles and hotels in Italy which was a total plus! They had a nice breakfast provided. It is community bathrooms and showers meaning you have to walk down the hall from your room to use them. The rooms do have sinks and mirrors to do your makeup, we had a nice little dresser to hang or fold clothes. Downfall is the nightclub next door is open until 3:00am, so if you plan on sleeping, you probably can't, unless you are a heavy sleeper. They provide earphones, but that doesn't help when you feel the bass from he music. Also, they have NOOO parking! My car got broken into be use I had to park on the street :/ Overall, I wouldn't go back with my car or any car again knowing that you have to park on the street and it could get broken into. I would go back knowing I was going to stay out late and just needed a place to crash with no car! read more

Shared bathrooms, shared showers that were filthy and unadvertised - and "continental breakfast" composed of dry goods (cereals ,bread, pre-made waffles,) that were stored on the floor over-night without being covered.. in this very old building, between very old walls, on very old floors. Additionally, there is a bar directly beneath the establishment that has music blaring until 2-3 am and no help from management when mentioned. We had requested early check-in, and were told that would be available - we then waited 45 minutes, upon arrival - after traveling overnight - because the room wasn't ready. As soon as we were handed the key, it was requested we leave the room so that some maintenance could be done. What is going on here? Overall, one of the worst places to stay if you have a choice. It is in the filthiest most disgusting part of Folsom and 8th street, and the grounds outside are littered with literal feces and garbage. This is not an exaggeration. literal feces and so much garbage. When the issues were brought up to the owners, we were basically ignored. Numerous follow up message and emails - still nothing has come of it. We were downgraded 10 days before our reservation from a 2-bed room, to a single directly within earshot of the bar below the establishment. We are not a couple and this was an inconvenience. Along side all of this, the staff is up at around 8 am, vacuuming and using tools in the hallways so there is very little sleep to be had. This is not a quality place to stay. Please consider carefully. Over $400 for a single room for 3 nights of sleeplessness. Upon checkout, they could have cared less about anything but taking money. read more

I'm a heavy sleeper, so this hotel above a dance club worked for me. Very basic, simple accommodations: sink in the bedroom, shared shower with liquid soap on the wall, thin bath towels. For my weekend in the city, I wanted a Folsom Street location and a reasonably clean place to sleep. Walked to breakfast every morning, and really enjoyed the energetic neighborhood. This place is not for everyone. It's in a somewhat gritty part of the city, with lots of homeless on the sidewalks outside. I found the owners to be friendly and accommodating to reasonable requests. But if you're xenophobic, please skip this place. read more

First things first- you do not have your own shower or toilets in the room. You have to go to the hallway to use either. There's only one bathroom per floor. At night, there is an extraordinary amount of noise from the two bars next door. You can vividly hear the bar conversations take place- "I have a dog. Omg! I love dogs. Want to come home and see my dog? Yes!" The room was clean. It was VERY small. The free breakfast involved corn flakes, raisin bran, wheat & white bread, frozen waffles and orange & apple juice. There's very little parking near the hotel- it's all on the street. We parked 4-5 blocks away I'm not totally sure what we were in the heart of by staying there- I saw a lot of what appeared to be drug addicted vagrants roaming around. read more

Pros: location convenient to both public transit and entertainment; friendly, competent staff; immaculately maintained premises; "shared bathroom" means this:sink in each individual room, shared toilet in hall is for only 1 person at a time with lockable door, 3 shower stalls per floor each for only 1 person at a time with a lockable door. Complimentary breakfast is toast, waffles, cereal, milk, juice and coffee. Potential noise problem from neighboring rock music club did not materialize because I could sleep with window closed...this could be a problem for those who require fresh air to sleep. Cons: Single women travelers will likely fear streets that are poorly lit and filled with homeless people, steep stairs just to get up to the check in level make this a poor choice for elderly or infirm travelers no elevator in the building, these are very tiny rooms. The price for me ( including tax and tips) was only $105 a night which for central SanFrancisco is amazing! read more

Boyfriend and I stayed here Saturday night until Sunday morning. Friendly female owner accommodating and polite. This is a great spot within walking distance from fun places and other venues. It is upstairs from the Cat Club which is perfectly fine, it's Folsom Street and is to be expected for San Francisco. Price is great we will definitely be staying here again! Noise assessments are correct. But it's in the heart of SoMa and if you want to feel like you're literally a part of it all, but don't want a motor lodge feel, this is the place to be. If you have European friends in and on a budget, this is the place they'll remember fondly. The staff is kind and friendly, the place has been totally renovated and redone with some really excellent modern finishes that makes you feel like you're staying in some place not just more expensive, but somewhere special. I found my room on one of the online sites last minute and walked out with a $150 bill for a two night stay. How can you beat that in SF on a weekend? I'm a local who needed to be in the city for a few nights and I'd recommend it to friends, family and those who are looking for the adventure and hustle and bustle of SF without paying through the nose. Stayed here for two nights last week. I felt that it was a good value. It was the first time I have stayed in a hotel where the showers and toilets are outside of the room. The hotel is decorated nicely and the rooms and common areas were clean. The neighborhood is a bit sketchy and they don't have parking. Also, it is above a night club so you can hear the thumping of the music on the evenings. This might be s problem for most, but it didn't bother me at all. I felt safe there and had some really healthy sleeps. I would definitely return. read more

We stayed here for three nights, when we were visiting San Francisco. It's a great location for independent bars and restaurants, Basil Thai over the road and City Beer, Driftwood all great spots right on the doors stop. This inn had a really cool hostel feel to it. The rooms were small and cozy with only a bed, TV, dresser, and a sink. The shower and toilet are down the hall in their own individual rooms. The staff was incredibly nice and accommodating. We arrived early and they held our luggage until check in while we explored the city. They also serve a small breakfast in the morning. The Cat Club is located directly under the Inn, which some say is a little noisy, but it didn't bother me and I was on the second floor. read more

Cons: No parking, loud music from the bottom building which is a bar I believe, stuffy and hot room, bed seemed a little unstable. Shared restroom/showers maybe a good or bad thing depending on some but I didn't mind it. They were clean and modern. There's no parking, however if you find street parking you can park overnight like we did and saved $80 for two days, just make sure you park on the correct street that doesn't have morning street cleaning and you have to move your car by 9am or pay for the meter. Floor and walls shake with the base from the night club below till 3am. 'Nough said really. If you plan on partying till 3am you'll quite like the place. Rooms are tiny but clean and decently updated/modern. Slight odor to the one we stayed in, not sure what it was but it was bearable. Funky location above the Cats Club, which I didn't expect, but it actually wasn't that big of a bother. They provide ear plugs, too, which is super considerate and kind of funny. Room is small, but definitely clean and affordable. There's only a sink in the room, as the toilet and showers are communal per each floor, but it's not that big of a deal (it's like an even nicer college dormitory haha). Staff are nice enough, and the breakfast provided was decent. Only complaint is that I think a sink in the bathroom would be nice, even if they provide hand sanitizer. This place is alright. I booked a room for 2-nights for Pride Weekend. My room was $175/night. After taxes, my bill came to $372. The place is very clean; I'll give them that. As the name suggests, this establishment is not a hotel. It is an inn. It's very small. My room was tiny! It could but only hold a queen sized bed, a cabinet, and a sink. The Inn is nicely situated right next to a club, which means loud music. Music all day and all night. The inn even provides ear plugs for you, which of course were of no help. You can still here the Hip-Hop in the background. They claim they provide breakfast from 7-10, which means eggo waffles, corn flakes and raisin bran. I was unimpressed. Overall, a decent experience, but certainly not an "almost $400 worth experience." I don't intend on returning here, come Pride 2015. read more

Stayed here this past weekend. Made the drive up from Socal. I read all the reviews before I stayed here fyi. I needed a room with a double bed and for the price I chose to stay here. The rooms are very small but the hotel was very clean. If you plan to spend a good amount of time in your room this isnt the hotel for you as it can be cramped. We didnt plan to be in our room except when we were ready to crash out. Its in a great location but the parking is a huge issue for me. The nearest garage charges $25 a night to store you car and it will basically be locked up and you wont be able to pull it out until the next morning because it isnt open all night. I highly recommend you figure out your parking before you stay here. Or, stay at a hotel that has parking because break-ins are extremely common in SF. FYI the owners are of the India/Middle Eastern decent and the hotel smells really bad of indian food mixed with air freshener. Not a good combo. Also the hotel is above a nightclub but the music was great and we had no problem sleeping at night with our window open. It wasnt too loud and our floor wasnt shaking. read more

Never think about it!!! It is adjacent to the noisiest bar of the town. Yes, i'm young and we all love having fun, But after a busy startup meetings day, after certain time, you just wanna go and sleep in your hotel, right?? Here, You CAN NOT SLEEP!! The Loud music goes untill morning.. The hotel provides earplugs, but first they are disgusting and you dont wanna sleep with them, second the music is too loud that they dont work. This was perfect for what I needed! I came in to town to go to my friend's club night at the Cat Club below the inn; it was so convenient to have a coat and change of shoes in my room! I loved the exposed brick in my room and the beautiful, classic San Francisco style building where the inn is located. Soft bed and pillows, wet bar in room with vanity mirror, and plenty of closet and shelf space to accomidate needs. Super easy to get to with public transport from SFO. 10 min walk from BART! I'm vegan and there were several restaurants and grocery stores next door, across the street and a few minutes walk from the inn that could accomidate my dietary restrictions! The service was great and provided me with an iron/board when asked; the inn is very clean. Small fridge in common area by check-in desk, but make sure you write your name on your food! Toilet and showers are shared, but that didn't bother me at all for the convenient price; they are new, well stocked, and function well. The only thing I would request is to please have a smoke detector installed in my room will be back with friends for another club night! read more

Gross. Just gross. There is a scented cleaner that is so strong, it's almost worse that what it's probably covering. The club is open until 3am 7 days a week, so unless you bring a noise maker, or a valium, AND ear plugs, don't try to sleep before then. We tried to use the t.v. to drown it out, but the remote is terrible and there are no instructions, so no dice. We finally drifted off, but beware! Some people get up at 7am, and the floors are so cramped, no matter what is going on in the one toilet, or the 2 showers, you can hear everything. Including an 8am 20-minute toilet plunging session, and then a mop up of the floor - leaving us to wonder what had gone on in the bathroom next to our heads after we finally DID fall asleep for 3 hours. The toilet doesn't flush anything, so there is probably a plunger situation every few hours - no thank you. read more

Clean rooms. Great location that is close to restaurants, bars, nightclubs. The staff was easy going and kind. The bathrooms are shared which is not a big deal, but may be for some people. There is a nightclub downstairs, but the noise did not bother me much it was semi tolerable. They also surprised me with a mandatory $100 deposit on top of the room fee which took a few days to get credited back to my card. I would stay here again and recommend it. read more

Beware! This "hotel" is connected to a nightclub. That means the rooms shakes with the bass until 3am. You can hear drunk people yelling and vomiting as they exit the club. You might as well be in the club. If you want to sleep I wouldn't stay here. Also there are two bathrooms for the entire place as they're shared and one of them doesn't even work! The staff is friendly and the price reasonable. The nearby night club music can be a problem for sleeping. The music from "Cat Club" starts at 9:30pm and runs well past 1:30am. Fortunately, they offer foam ear plugs on the nightstand. They worked pretty well, though bits of the heavy bass work its way through. The twin double beds in the room were comfortable; the single shared bathroom clean; the 3 community shower stalls were clean and come with wall-mounted soap and shampoo. It would be useful to bring shower sandals/slippers. The room has a small washbasin to brush your teeth and shave. It also has a large flat screen TV with DISH network service. The complimentary breakfast included fruit (banana and apple); yogurt; frozen waffles for the toaster; bread; cereal & milk; and juice. The wifi service is a bit slow, but cell reception is a good. On either side of the Inn are number of very nice (probably trendy) bars. There is a good bakery two doors away, and a supermarket 2 blocks away on 8th Street. It is only a 4 block walk to the Civic Center Metro on Market. The 14/14L buses run up and down Mission Street, which is only 3 blocks away. I preferred the buses since you could get a paper transfer ticket that was good for 90 minutes. I couldn't figure out the transfer using a Muni Subway ticket. Be VERY careful parking your car overnight on the street. Though it is free (6pm-9am, beware of the days and times for Street Cleaning), my rear window was smashed in to get to the bike in the station wagon trunk. Not sure if I foolishly left the cover hiding the contents off. It is good insurance to pay for protected/indoor parking. As a side recommendation for visitors, I'd suggest getting the CityPass ticket for unlimited Muni (bus/subway/trolley) rides and Attraction admission. Otherwise, the full-day Muni pass is a good idea. read more

The Inn on Folsom was a pleasant surprise. Essentially, if you have experience living in college dorms or don't mind staying in hostels, this place will definitely serve your needs. I wanted a clean, convenient place that was centrally located where I could crash in San Francisco for a quick weekend trip, and I found that with the Inn on Folsom. I read nearly every review I could find for this location before booking, so I felt prepared for the experience. We arrived just before sunset, and the location felt safer than I'd expected. There are some restaurants a few doors down from the hotel entrance, so the area was populated. Though reviews said there wouldn't be parking, we parked overnight at meters only a couple blocks away, as they are free after 6:00 pm. The building does smell of food as soon as you walk in, but this wasn't unappealing to me--I thought the food smelled good. As other reviewers have said, you are right above a club, so it does get loud around 8:00 pm, but if you stay on the second floor, the sound isn't quite as loud, closing the window helps slightly, and the hotel provides ear plugs. Beyond that, again, if you've lived in a college dorm the sound likely won't bother you. We were able to sleep through the night, even with the music wafting around us. The showers and toilets are down the hall, but they were clean and convenient. Body wash and shampoo is provided in large pumps that are attached to the shower wall. You will have a sink and mirror in your room, along with a flat screen TV with plenty of channels to enjoy. There was free breakfast provided (we saw coffee, toast, and waffles), but we chose to bypass that and grab breakfast elsewhere, as we were on a tight schedule after checking out. read more

Had a great stay here its right at the corner of Folsom and 8th street. Right next to the club and a good eating place called pinkies bakery. You need to ring the doorbell to get access and walk up a nice long flight if stairs so those that have luggage its all stairs!!! The reception check in area is very small as I was checking in late the man checked me in fast to the 1st floor room near breakfast room 104. That room was right next to the club heard every noise from club and my room was vibrating .... This did not bother me as I had left to go join the party but if you are stuck in your room trying to sleep you can't even with earplugs I tried to do this as a test and would not be able to sleep if you can sleep with noise and vibrations that's a bonus for you to stay here. I booked this hotel thru Expedia and got a deal for the week of Feb it was about $75 a night which is a deal in SF. Because of noise issues I was always out till late night so noise did not affect me. The standard queen size room was pretty spacious. It had an in room sink, a rack, a wardrobe closet. The outlet plugs were right next to bed. The room had a ceiling fan which I found the room to be hot so always left that on. The earplugs given were handy and blocked out some noise. The pillows were not my favorite flat and you only get 3 in a room could probably request for more. The bed was very comfortable and the sheets were OK. The flat screen TV was there but I never turned on as I was never staying inside. The entire establishment has only 3 toilets washrooms private and 6 showers. Never had a problem with the toilets but the shower would run into waiting only in the morning cause everyone leaves in the morning. For the showers on both floors use the middle shower as the pressure is stronger. I found the hot water was good went to the max and it was a perfect hot those that prefer hot hot showers will not get this. Be very careful of stairs when walking very narrow. The breakfast area was until 10am only tool advantage of the orange juice and coffee. The other stuff went out so fast didn't have chance to get them. The inn rooms are key cards so you just tap yourself into the rooms and for the main door not anyone can just walk in . the area is in is fine I walked it everywhere at night but be careful there is some sketchy streets close wrong turns and walking by yourself is not recommended.
