Laura was recommended to us as a top agent in the DMV area with impressive transaction volume each year. Although we identified multiple agents through our search, we immediately decided to work with Laura after our initial video call because we were impressed by her knowledge of the local housing market and all aspects of real estate transaction. We are so grateful that we did! We were buying a condo in a very competitive area. Every time when we made an offer, we had a competing offer and had to act very quickly to make our offer more competitive. Laura worked around the clock to prepare the comparative market analysis, tour the units with us, crafted and advised us on compelling offer terms and negotiated with the seller agents. Our closing had some extra complexities due to the condo building's financing approval being expired. Laura skillfully helped us navigate this issue. She proactively included relevant language in our offer to protect us from such financing issue before we even knew there was an issue with the condo building. After we discovered the issue, Laura was in constant communication with the seller's agent, condo building and mortgage broker to speedily resolve the issue and ensure we could close on time within 3 weeks. Laura's price prediction and recommendations were spot on when we submitted our offer. She recommended us to adjust our offer to a certain price to increase our chance of sealing the deal at our offer price (instead of activating the price escalation clause and resulting in us paying a higher price). We were able to be the winning offer because of Laura's excellent communication skills and expert advice. We followed Laura's recommendation and did not have to pay more than our offer price for the condo. The appraisal ended up being higher than our purchase price. We are grateful that Laura helped us secure our dream home at a great price. Laura was extremely responsive and patient. We had a lot of questions as first-time home buyers. Laura patiently answered all of our questions at any time of the day. Despite her busy schedule, she accommodated our challenging schedules and requests under short notice every single time, which enabled us to close our home with great success. The decor was definitely worn down and dated so we were really looking for a realtor who was experienced with fixing up properties before putting them on the market, since we didn't have experience renovating houses or the ability to come back to Arlington for the sale. Renata was very responsive when we reached out to her and mapped out the process needed to quickly get our house on the market with the necessary renovations. She provided very detailed estimates of her recommended renovations and was very accommodating when we didn't think all of them were necessary. She had everything ready to go the day after the tenants moved out, oversaw all aspects of the renovations and staging, and had the house on the market in less than a month.     This is reviews for Eileen A the seller agent that we need to deal with , she not play a fair game…read moreand when it come down with a cash offer , I feel we get manipulating and unprofessional act , I am first one to put the offer and almost get complete with the ratified contract we back and fort a bit between my agent I got the text from my agent to check email on last Sunday (4/22/18) and she congratulated we get the house I am at work at that time I got email ratified at around 6:30 pm on Sunday ( I work on Sunday you know some people don't have option need to work over weekend) I don't have time to check email but I am so happy I get the house which is I love and keep watching over 2 years for this property of course lot of emotion involve on this point. I finished work at 9 pm and back home eat dinner and I open my computer to reviews ratified contract and sent it back to my agent at around 10:30 pm , in the very next day my agent forward email to seller agent at 6 am guess what my agent got contact back from seller agent at 3 pm and inform our ratified pass the dead line time at 9 pm on Sunday and we not ratified , WHAT????? and we go back to see on the contract it have edit and put on the dead line time that we all miss it and and it unclear and it scratch out write above I can not even see clearly date and even that though on professional act who did that I have a little 2.5 hrs to reviews contract as a first time home buyer with 30 pages and no one point out about the dead line time my agent also miss it ( Only Eileen know what she doing now ) and Eileen never mention or point that out to my agent either ( some one play unfair game here and shady try to do something that not suppose to treat people this way) end of story I have the ratified contract on hand on Sunday night but I don't get the house on Monday afternoon lol , and I heard the other buyer offer in cash for house 600k of course I don't have cash but this is not a point if you going to work this way , well good luck for all I am one of victim. FYI I am put the offer before I even go see the house , house come to the market on Thursday (4/19/18 ) I talk to my agent on that afternoon to put the offer ( because I used to see the condo similar unit last 2 years and it have the same lay out so I make decision to put the offer before even go see the house that how I love this property ) we prepare the document with the my lender all afternoon and agent sent the offer in very next day on Friday , they have open house on Saturday and Sunday we try to get the contract before have open house , we offer almost the asking price we do everything in the right process and and we respond fast possible but look how she do this to me. Do you very think this is a right way ? and right thing to do. Oh well let see what I can do maybe not but I do believe in karma you maybe not see it today but I believe it will come and to all buyer and seller watch out with this agent.
