The management has decided to not address the heating issue in the building. They will not turn on the chiller for the air conditioning to work until the outside air is 55 degrees F. This results in the apartment units to be 80 degrees F in the fall/winter/spring and no way to cool your apartment. They claim that their chiller will be damaged if they put the turn on set point below 55 degrees, but their chiller can have a set point closer to 25 degrees. This is a management fabricated issue and they will not put the comfort of their customers above their profit needs. read more

Being one of the first tenants to live at this property and having lived at several luxury apartments across the north east area, if there is only one thing I would say about this place......ITS OVERPRICED! When I chose Innova Living as my first home in Cleveland...They were still under-construction. I signed the lease blindly on the faith that the things promised and the timeline promised would be followed to a certain extent. My reason for this was only because it is conveniently located for me to my work place and being from out of state I didn't have much time to make my choice. It is a stone throw from Cleveland Clinic and a 15 minute walk from University hospitals making it a convenient choice for residents/fellows who do work odd hours. Things promised:(1) move in ready property by June 1st. (2) secure property (3) night time security with escort service to the property at night (4)onsite shops-including grocery store (5)indoor garage- while awaiting the same convenient parking in the front of the building. What was actually delivered: (1)When it was time to move in...Construction was still ongoing and went on for several months thereafter. Though the management did give a break in the rent for the months lived onsite while major construction was still ongoing on the property. (2)The community is not gated.The area surrounding the building is completely barren with a few low income homes and several dilapidated in the back. At any given time you will see several people walking through property. In an area which is not the safest neighborhood this can be a safety concern especially when returning to the property late night. The children from the homes in the back use the property more often than not as their extended playground. Nothing has been really done about this except for instating some night time patrolling. (3)The night time security had been in place at move in..removed for a few months and then re-instated again once the residents brought it to the management notice. Though I have personally seen them only once or twice at night when patrolling. I can't really vouch of their frequency of patrolling the area. (4) Shops were supposed to be up and running by September 2015. Its January 2016 and no signs of the same. There aren't really any convenience store in the immediate vicinity except for a Rite Aid. (5) No signs yet of the indoor garage being constructed yet. However, they did start making the residents park in an up until recently non lit parking space instead of the parking space right in front of the property as they intend to have metered parking for the non existing shops. I don't remember this being conveyed to be during my lease signing. The meters are not yet placed and the lot is fairly sitting empty. Considering its winter I would have appreciated being allowed to use the closer lot in the interim. Another major annoyance is there is only one cable and internet provider on the property. While the internet is fast. The prices are steep. The cable is pretty much just basic cable. The price exorbitant. I pay $150 for cable (barely 100 channels) and internet. I wish they would allow AT&T or Timewarner or another large provider to service the property. However I must say there are some positives: (1) The concierge is great. They are polite, friendly and always helpful. Going out of their way to get your bags, open doors etc. (2) The management definitely makes attempts to accommodate tenant issues. (They did change my parking spot to one closer to the building after I raised concerns over the safety concerns for a spot so far from the property). All home malfunction issues are looked into in a timely manner. The management is fairly prompt with their replies. (3) The Gym, party room and sky deck are wonderfully designed. The party room is huge with a full kitchen, utensils and broken down into an area to watch TV, play billards or just sit and get reading done. The sky deck is by far my favorite spot in the building. It has an outdoor deck, TV and fireplaces. A perfect location to hang out. (4)The property is always clean. No matter what. Period. (5)The free dog walking service is great plus (6) They have Friday Happy Hour, weekend breakfast and have already have a few resident events which is great!. Bottom line: For the services and amenities offered, the price point is way too high, Especially in the part of CLE where it is located and the fact that they are still in the process of constructing. I'm sure in a few years this will be a prime property to live in but at this time its just average. read more

I have been very happy living at Innova. The concierge and office staff are attentive, friendly, and easily accessible. I've had very few issues with my apartment (which is beautiful, new, and roomy), but when I have had minor ones (e.g., dripping shower), maintenance has fixed the issue within 48 hours. The gym is outstanding, and the common areas (patio with grill, TV room in ground floor lobby, and game room/TV room on top floor) are well-maintained and seem to be available frequently. There is WiFi in all common areas. The building is always IMPECCABLY clean, down to the gym equipment and tables in the common areas. The dog parks are well-maintained and my pooches have been very happy there. There is always parking available, happy hours each Friday, and other local events available to residents too. This is not a cheap place to live, but when I think about the money I would have otherwise spent on things like a dog walker or a gym membership, the rent seems worth it. The location...? Well, it's not great. It is perfect for me because I work at the VA, but there's not a whole lot nearby otherwise, and it is nearly impossible to get food delivered to this location. I haven't really been able to figure out why, but it is definitely true across cuisines, locations of restaurants, etc.If your priority is to live close to work and have great amenities, Innova is the place for you. But if you are looking for either suburban conveniences or the excitement of city living, the location won't satisfy you. read more

Greetings, students and fellow apartment seekers! Innova Living is one of the best places you could possibly live at in Cleveland. The apartments are clean, sleek, and run by a very friendly staff. Lots of natural light fills the modern-looking lobby as you walk through the main entrance. There are many large windows and you can see residents and guests coming from a mile away. Said residents and guests entering the building must pass through two see-through doors. The second of these two doors requires a special key to open, giving the apartment a nice sense of security throughout. Non-residents won't even be able to get near the elevators or stairs without this special access or permission. The parking garage has wide spaces to leave your vehicle and is only a brisk walk away from the building. This short walk comes in handy especially during the cold season. You won't have to spend a long time walking from the comfort of your car to the Innova entrance. There are also several dining options located at the base of the building. The Fluffy Duck bakes fresh bread for quick-to-order sandwiches and pastries, while Urban Kitchen & Deli provides a more traditional, sit-down experience. If you're in the mood to work off said meals, there's a work out room on one of the top floors. It's cleaner and better maintained than most fitness facilities! Lastly, there's a sky deck at the top of Innova perfect for hosting friends. There's a barbeque, a fireplace, and plenty of lawn chairs to go around. I've lived in my Innova apartment since 2016 and I have zero complaints about the building or the staff. It is THE most convenient location to The Cleveland Clinic and still a very easy 10-15 minute walk to Case Western or UH. A majority of the residents of the building (that I'm aware of) are residents/fellows at CCF/UH or medical/dental/graduate students at Case. If you have a dog, the concierge dog walking service is PERFECT (and free). As with all apartment living, there are some things to be expected in terms of noise and such, but I have never been annoyed or inconvenienced by it. It's minimal. They offer brand new appliances that are energy efficient so while it does take longer to wash dishes and clothes, my utility bills probably average $25/month plus $50 internet. Apartment is really well insulated so my AC/Heat works well and costs are kept low. While I do agree that total cost of living here is on the higher end and is the biggest negative, it is comparable to other modern style apartments in the area and downtown. It all depends what you're looking for. For some reason, we live in a time where every city thinks it's Manhattan and I guess that's just the way it is for now. The only walkable things from this building are the Clinic, Case med/dental, art museum, and UH. Little Italy is about as far as I'd go (20-25 min). Nothing else. So if you're looking for a place where you can stroll around town at night with restaurants and bars and liveliness, this won't be it. Uber from here to downtown is maybe $7-8, and $20-25 to the airport. There should be a Dominoes Pizza going in soon. This is a wonderful addition as late night food in the area is harder to come by than water in the Sahara. I've read the negative reviews for Innova and I don't agree with them. I've never experienced anything similar, or any negative situations. I've walked my dog at all hours of the night and I've never felt unsafe. The patrol officers during the evening time are all retired military/police (from my understanding) and the amount of locked doors you need to get through to come in make this place harder to get into than Fort Knox. Yes, the area directly behind the building isn't the best, but you really have no business back there anyways so it isn't a big deal. The office staff are very friendly and any maintenance issues I've ever had have been taken care of promptly. I especially love the events they put on for the residents...they must have an incredible marketing and promotions team because they never run out of beer. And that alone is reason enough to live here. If you read this and choose to rent here, tell them I referred you and I'll buy you a pizza. Shawn read more

Please beware! Innova Living is not a company you want to rent from. I picked up my key to the apartment in the beginning of September. After an exhausting day driving and moving in, my wife laid down to take a nap while I unpacked. Within minutes of laying down she noticed that it was infested with BED BUGS! My wife was bitten and we immediately left the apartment and attempted to contact management. We were told to go to a nearby hotel and they would bring in an exterminator. According to management, the extermintator found a few adult bugs and treated and that we could go back immediately and were instructed to wash the sheets. Finding any bedbugs is an issue. Here is what is recommended by bedbugs.org " If any signs are found during the thorough inspection described above, then be sure to do the following: Clean curtains, clothing, pillows, drapes and all bed linens in hot water Dry the above items on the hottest dryer setting possible For items that cannot be washed, such as shoes, put them in the dryer and set it to the hottest setting possible Scrub the mattress with a stiff-bristled brush Vacuum the bedroom and mattress. Remember to remove the vacuum bag immediately after use, place it into a plastic bag, dispose of the plastic bag outside in a covered garbage bin. Because they can live as long as a year without feeding, be sure to wrap both your box spring and mattress in a tight, zipper covering. This covering will keep bugs from escaping and feeding, which will eventually kill them. Minimize household clutter Glue wallpaper so that it is flat against the wall; this eliminates a common hiding place for bugs. Close any crevices around the home and fix any cracks in plaster to eliminate additional hiding places. Dispose of any infected mattresses and/or box springs. Be sure to rid the home of pests so that the new mattress and bedding will not be infested." I dont know how they can claim to get rid of bedbugs without addressing the mattress when the females lay 10-12 eggs a day and can live without feeding for up to a year. None of the recommendation above were done other than a "treatment." After relaying this to Irina, the property manager, her response was that everything was treated and it was fine and "what do you want me to do." She scoffed at our concerns and did not sense the urgency in dealing with this matter. We were coming in from another city, starting a 10 week education program on Tuesday, and had no where to live. Finding a furnished short term rental is no easy task, much less finding this on a holiday weekend. To add insult to the situation, management refused to give us contact information the first three days stating that we can only leave a message to the concierge and that she would contact us. Stranded, paying for a hotel all of these nights after paying upfront for the apartment for our entire stay, we expected access to the management to work out a solution. Each call was met with confrontation and lacking empathy or effort to resolve the issue. I regret ever choosing this as our temporary home during our stay in Cleveland. read more

Innova living is an amazing place to live. The building is brand new and the amenities within the apartments are top notch. The building staff are incredibly helpful and friendly. The common spaces really add to the innova experience as well. The gym has many different machines and the rooftop area is a really fun place to spend time with friends. As it is outdoors, it was perfect during the pandemic. Innova is located conveniently near the Cleveland Clinic as well as CWRU's medical and dental school. I originally planned to bring my dog with me (innova is very pet friendly!) however I did not as Innova is located in an unsafe area and I did not feel safe walking around the neighborhood- even during the day. While Innova is expensive compared to other apartment buildings in the area, the convenience of being able to walk to school/work is unparalleled. Innova is located across from a fire station which can mean sirens at all hours, however, if you use the central AC (which works incredibly well), you can drown out the noise easily. I never had any issues with noise coming from other apartments (and there were dogs that lived directly next to as well as above my apartment). Allison from the Finch group was especially helpful and very quick to respond to any question I had and helped me understand everything as this was my first time renting an apartment. She also allowed my roommate and I flexibility in the extension of our lease which was greatly appreciated. In summary: While expensive, the convenience of the location cannot be beat and the apartments are clean and modern and have central AC which can be used year round. read more

Building was well maintained, any issues promptly addressed, wonderful staff and concierges. It is a bit expensive, but the convenience of being close to medical campus offsets the cost. Overall: Ok Inova is a nice looking apartment located a stone's throw from the new medical school and the Cleveland Clinic. It is generally located for those in the medical field, but not walking distance to anything else. That fact made it seem alittle isolated to me. The building had a modern and open design, which was nice but did little for me personally. The apartments were the standard small cookie cutter type. The most off putting thing is there is a daycare on the first floor of part of the building....not sure how loud that is.... The best amenitie was the roof top sky deck. It has a very nice, but has a lacking view of the medical school construction. The immediate area was a bit shady with random people in the parking lot. Overall, it seemed like a decent place to live, esspecially if proximity to the hospital is most desirable. read more

I have lived at Innova since August, and I'm very happy there. The building and amenities are great, but the management and staff is what makes living there feel like home. Friendly and responsive, they go out of their way to be attentive and keep on top of whatever needs to be done. I work on the West Side, but commuting, shopping or visiting local arts and entertainment venues is a breeze. While it is on the higher end of some rents in the Cleveland area, I feel you truly get what you pay for. I look forward to the ongoing construction as it means progress is being made. I do hope, however, that there is no added charge once the parking structure is finished...that may push things over the threshold of being affordable. But until then, I'll happily call it home and see how things continue to unfold! read more

My experience here has gone downhill some. The constant construction of the site has necessitated continuous parking changes. The latest email really made me come and update my Yelp review: All residents are now being asked to change their parking to a lot across the street which will make an already-long walk even longer. (We have not been allowed to park in the plentiful, very convenient, empty spots because they are being held for businesses which are not yet open...) Management has generally not been responsive to or transparent about concerns with parking or billing. They have also been particularly ungracious with guest parking and temporarily transferring parking passes (which should be a non-issue!!) even though guest parking passes for the parking lot were specifically promised to me when I considered signing with Innova. There is not much street parking available near the building (and the convenient street spots are now time-limited in the day), so it is trouble to have guests over. It's also trouble to get guests buzzed in through two sets of electronic-lock doors. (A necessary and understandable but annoying side of the security.) Also, the mediocre construction of the apartment is becoming more obvious over the months. The floor has started peeling up in (untouched/little used) places. There are strange streaks of impossible-to-remove epoxy left on the countertops. Elevators are broken every other month. The separate bike-storage boxes are a nice thought, but they leave your bike covered in leaves, spiders, and cobwebs in short order. An indoor bike room would have been excellent in a building that prides itself on being LEED silver certified. (LEED silver certification requires "long-term storage", not necessarily indoor.) Certainly not unlivable, but I would expect more for the price. The pros (location, super friendly and helpful concierge, gym) still stand. It looks like the whole site will be under construction until at least 5/1/18, so I would not recommend signing a new lease here until after this phase of construction is over. As other reviewers mentioned, outside Innova is noisy. The firestation is basically across the street, Chester Ave is a corridor for ambulances running sirens, and the new Case Med school is under construction directly across the street. I'm sure this new Innova construction won't be quiet either. Many Innova residents don't work a typical 9-5 job, so construction quiet hours aren't particularly helpful to us. read more

I am absolutely in love with living here! Passed by this building after starting a new job and decided to take a tour. A week later we had a lease and we're moving in. The staff here are amazing. The concierge is the kindest group of men I've met and help with anything and everything I need from carrying in groceries to taking care of my dog if I can't get home. Everyone is greeted with a smile and they remember even the smallest details about you. I couldn't appreciate it more! The building is clean and always kept that way. Nice apts but way overpriced and you have to pay just to park here to. I was happy despite the fees for four months until the office opened up the recreation room on the 6th floor to anyone and everyone. Although there was supposed to be be designated open hours set forth by the office, it is now open to anyone and everyone all night long, whether the people live here or not. Talking and laughing all night, people standing in the hallways making loud phone calls and furniture being dragged all around throughout the night. For the professional and student population that mostly resides here, this is a terrible burden on those seeking peace and quiet to study. If you are interested in a quiet place, look someplace else. read more

I've been living at Innova for about 8 months and I am very happy with the apartment complex. Although the rent is rather steep compared to other apartments in the area, I certainly lives up to the price. I am particularly impressed with the concierges that are on staff 24/7. All of them are friendly and professional. Not only is it great to have somebody greeting you as you come in, but they will also bend over backwards to help out with anything that they can. Even though there is no covered parking, the concierges frequently clear snow and ice off of the cars of residents, I see them helping residents with groceries or walking dogs. Any time I have needed a favor, they have been unbelievably helpful. Since this is a brand new building, there were a couple of maintenance issues that needed to be resolved--problems with the A/C and dishwasher, but the building manager was very responsive to my emails and the issues were fixed the same day. The building already has a lot to offer, and will be even better when the shops open up on the ground floor. I take advantage of the gym almost every day, and I enjoy grilling out on the sky deck when the weather is nice. While there are not a lot of convenience stores or grocery stores nearby, I believe a drug store is supposed to be opening on the ground floor of the building in the coming months. Even though the location in terms of stores is not great, its proximity to the Cleveland Clinic, University Hospitals, and Case Western make up for that in my mind. I'm able to walk to my Case Western graduate classes every day. I've really appreciated everything that this building has had to offer so far, and I'm hoping to live here for at least the next 3 years. read more

Innova is absolutely AMAZING! The staff is incredible. The leasing agents are fantastic and very well organized and educated. The building manager is very friendly and quick to resolve any issues. The building itself is amazing and it is comparable to living in a fancy hotel. The finishes are upscale and durable and the large windows allow great natural light. The sky deck and workout room are incredible. Innova is a short walk to many restaurants and coffee shops in University Circle as well as a 15-20 minute walk to Little Italy. Wade Oval has great opportunities for entertainment. There is a RiteAid right across the street and a market in University Circle. Walking distance from the Cleveland Clinic. The holiday parties, happy hours and events are a wonderful treat! They keep the sidewalks and parking lot clear during the winter months at all hours of the day/night. read more

The gym is excellent and has several different types of equipment available for residents. This is a newly constructed apartment complex that opened in June/July 2015. I have been living here for a few months and as with new construction there are pros and cons. Let's begin with the Pros: 1) Newly constructed building with a modern look. 2) Very close to Cleveland Clinic (walking distance), and a few minutes to Case Western, University Circle, Little Italy... 4) Stainless steel appliances and granite-type counter-tops in kitchen and bathroom. 3) Nice size fitness center, party room and roof-top patio. 4) Concierge (extremely polite, helpful - these guys are awesome!). All courier deliveries are accepted by them and you receive an email notification during delivery and when picked up. Love it! 5) Whether it's your apt. door or main entrance, you are given 1 key fob which is awesome! Go away bulky key sets! 6) Fiber optics internet (no TW, yeah!) built in each unit - no visible cables and routers! Price is steep though ($75 for only internet service; double for internet and TV). 7) In unit washer & dryer (smaller in size though). 8) Move-in ready! No application fees, no need to call utility companies for setup. These guys have it plug-n-play; usage fees are added to your monthly rent. 9) The management staff is great, personable and they care about the residents. They organize monthly events to bring residents together to make their living experience positive. Events thus far have been fun. 10) After dark, security personnel in the open parking lot. 11) Stand-in showers instead of bath-tubs! 12) Soda vending machines on every floor (perhaps an overkill and waste of space). 13) Small outdoor dog "park". 14) Bicycle storage pods (for extra $). Cons: 1) Expensive! Perhaps one of the most expensive apartment complex outside the downtown Cleveland area. I am not sure what the occupancy is (perhaps less than 50%) while other places have a wait list! 2) Location is not much to desire for. No views at all! You either face the Clinic or the dilapidated houses or the construction of the new medical center. 3) A 2'x2' window opening in the living room and in the bed room is all there is for your fresh air needs. No balconies in this complex! 4) The property has no covered garage which absolutely irks me. 5) In-unit construction quality appears so-so; time will tell (particle-board cabinets look flimsy; floors are imitation hardwood vinyl tiles). 6) Lack of additional storage room within the unit. 7) I would have preferred a kitchen exhaust system venting to the outside of the building instead of internal circulation. 8) Dishwasher requires an additional aid to "dry" your kitchenware; without which it will be wet despite using high-heat dry setting. 9) External noise: which comes with the proximity to the hospital and a fire station - vehicle sirens can sound anytime day or night (I sleep with ear plugs). For the amenities provided, the rent is quite steep. The management should really look into figuring out a fair market rate if they want to retain current residents. My daughter has been living at this facility for past few months. The apartments are wonderful, building is beautifully maintained, but the staff is the real reason this place is fantastic.They are the most helpful and friendly people with which you would ever want to associate. And despite the construction of a new parking facility (desperately needed), the staff has done everything possible to assure safety and the least amount of inconvenience possible to its residents. I can't say enough good things about this place. As a mom, who lives several hours away from her beloved daughter, it is huge to say I am assured of her safety while she is home at Innova. The staff is available 24/7 with just a simple phone call and they are always willing to help. I would strongly recommend this apartment complex to anyone who would like apartment style living in a clean, up-to-date, well-maintained and friendly facility. read more

Innova is amazing! Not only is the staff incredible but as a Case graduate student the location couldn't be better. The university circle area is an easy 10-15 min walk when the weather is nice and the Cleveland clinic is right across the street. Since move in day I have been blown away with how genuinely nice and helpful everyone is. The concierges and maintenance staff will not only drop whatever they're doing to help you but will think of things even before you do...several mornings after a snowstorm I have walked outside to find my car had already been scraped off! I also have a dog who's favorite thing in the world is to visit her friends in the office after the concierge lets her out while I'm at class - as busy as I am wouldn't be able to have her if I lived anywhere else. The units are really nice with brand new stainless steel appliances and the whole building is kept immaculately clean. The majority of residents are students and young professionals and everyone is incredibly friendly. As if that isn't enough there's a deck upstairs with fire pits, TVs, and a grill that everyone can use as well as an indoor common room with a full kitchen, TVs, and a pool table. I have been living here since June 2016 and I could not be happier with this apartment! One thing is for sure, if you have a pet this is the place for you. I have never experienced a more pet friendly apartment building. They not only allow pets, but they will put your pet on a schedule to walk them for you while you are at work. In addition, your pet will be allowed at any event they host. This place is on the pricey side - but not having to pay for pet care makes it well worth it. Another aspect that makes the price well worth it is the concierge and security. The concierge is there 24/7 and are willing to help you with basically anything you'd need. (If I have big packages arrive they often bring them up to my apartment for me before I even get home). Also, there are events often and they are free to residents. These have included an ugly sweater party, costume party and sushi night. Another very convenient feature are the restaurants and pharmacy on the lower level. I often go to the coffee shop on my weekends off . There has been a lot of construction going on with the new establishments being built on the lower level and the new parking garage, but this honestly doesn't bother me. Parking is not ideal right now with the parking garage being built, but it only takes me about 45 seconds to walk to the building from where we park - and it is secure. Overall - I am very happy with living here and if I wasn't moving next year I would definitely be resigning my lease. read more
