I just want to say right off the bat, this is one of the best recommendations i have ever had in my like. I knew going into this process, it was going to be negative. That is the point of it, to find deficiencies and see what is fixable. I can't begin to tell you how happy i was with this process. We met Brad our inspector, who encouraged us to follow him around and see some of the things he saw as an issue or hazard and rated them from not a big deal to pretty serious. He was extremely good at his job and well educated in this field. Like he said "he knew a little about a Lot". I learned a ton from this process as well. He did a great job explaining to us what we should look for, why things were a problem, if some things weren't up to code he had an answer for pretty much everything and the few things he couldn't honestly answer, he told us where to go to get an answer. I bought a condo a few months ago and had Inspectrum perform the inspection. The inspector who came was Lisa. She was very nice but I wish she did a more thorough job. Since moving in I've discovered an outlet that doesn't work, a broken laundry machine, and a dishwasher machine that doesn't drain. This was the first property I ever bought, and in hindsight, I put way too much trust in an inspector to catch all the issues and should have been more cautious myself. They are only there for a couple hours tops before they rush off to their next appointment. For the next unit I buy, I don't intend to use Inspectrum again. read more

If I could give zero starts I would. Me and my girlfriend had our unit inspected by Inspectrum property inspectors. Within three months of moving in the roof leaked all over our top floor unit. Having a second inspector come out we find out that the parapet wall's metal coping was improperly installed and should've been caught by the inspector. We have over $40,000 of damage to our unit including mold and condensation through out due to failed roof. Because it is workman's error insurance refuses to cover. Please save yourself the heartache we are going through and pick an inspection company that knows what they're doing. We have reached out to Mike (the owner) on several occasions only to be told they are not responsible for anything and to read the contract we signed with them closely. We have used inspectors in the past who saved us from making life ruining decisions about condos. We trusted Inspectrum to do the same. We are now displaced from our condo, locked in a physically and monetarily draining legal battle to get HOA to pay their portion of this astronomical bill. We have every intention of filing a suit against Inspectrum and hope you will chose to have someone else do your inspection. We would not wish this situation on our worst enemy. read more

I would have given a 5 star review if it were not for the issues my husband and I encountered in our home a couple weeks after moving in. The inspector came over at 9:00am and didn't leave the home until almost noon. He provided a huge punch list of small items to be done prior to closing and didn't address any huge issues. He provided a clean bill of health for the home and we thought "hey, this is great." Well..... not only did we have some flooding during last week's rainfall, but we came to discover that our sump pump (which we were told was new and working) was not working at all. In addition, due to a massive backup in the pipes this home should have been considered "uninhabitable" per the plumbing expert we hired. We were not allowed to use the water in our home and had to stay at a family's home while the issue was addressed b/c there was sewage backing up into our home. Not only are we out thousands of dollars but completely displaced as well. What surprises me is that our inspector took a look at the plumbing of the home and didn't even mention a possible problem, which I would have appreciated. I mean, it's why we hired Inspectrum in the first place! On top of that, our inspector suggested that we purchase a battery backup for our sump pump only to find out that one cannot put a battery backup on the model we have in our home. Shouldn't the inspector know this type of stuff? Aren't these the services I paid for? I am extremely disappointed by the services provided and would suggest that all potential home buyers really do their research before hiring inspector services from this company. I would recommend investing in multiple specialists (i.e. plumber, roofer, etc.) versus an inspector who dabbles in a whole lotta stuff, but doesn't do much for you at all. In fact, I bet if I were to have hired multiple specialists to address issues in the home pre-purchase it would have been cheaper than paying Inspectrum for their services. My husband and I are now out almost $3k all due to negligence on the inspector's end. So sad! I do not recommend their services at all and would never re-hire them for future home inspections. read more

Had our home inspected by Julio Neira on 09/20/12. We were unable to be in attendance and that was a huge mistake. Our realtor assured us she will make sure he did a very thorough job. We moved in Nov.1st and since then has found numerous things wrong that he did not see. To name a few, hall bathroom tub was leaking in the basement, clearly visible from the wood on the unfinished ceiling. In the attic insulation is R11 when should be R49. Clearly visible mold on the attic ceiling wood. Washroom sink leaked and there was more..... The only thing in the report were small items and no huge issues. Sounds a lot like the review from Jen S on 02/02/13. Beware! We called several times but no one returned our phone calls. Inspection was $485.00 defiantly not worth the money! read more

As a first time home buyer, I didn't have anything to compare this company to, but I was pleasantly surprised at every turn. Julio from Inspectrum arrived to our inspection early, was thorough and competent in what seemed like every possible area of home maintenance, and took extra time to coach us on simple things like HVAC care and filter changes. Five stars is really not enough for Julio, the owner of Inspectrum. Julio has done two inspections for us in the last month. The first on a house in Lincoln Square that my husband and I decided not to purchase, and the second on the townhome in Lakeview we are now buying. Julio is fantastic in every respect. He returns emails and calls immediately. His office staff is also prompt in their response time. This is extremely important as you have a very short time under a housing contract to get an inspection done. Julio explains everything he sees during the inspection and takes pictures that he includes in the report. He was EXTREMELY THOROUGH in his inspections. And if he does not inspect something in the property, he tells you that it was not inspected and why. It's really great because you know what to raise during the negotiation with the seller, but also what you want to fix when you get into the new home. He gave us a good understanding of whether we were getting into a real fixer upper or not so we can make the best decisions possible. My husband and I have some basic home repair knowledge (we both owned condos) but nothing special. Julio is great about figuring out what you know and then explaining in a helpful approachable way. As someone moving into a new home, you know there will be projects to do, both big and small. Julio is great at explaining whether it's something he thinks you can do yourself (and also gives insight on how to do it) verses something you need a professional to do. In the long run, I expect Julio's advice will help us save hundreds if not thousands of dollars over the years between savings on professionals when he suggests it is a Do It Yourself Project we can do, and also savings from regular maintenance and home care tasks that we otherwise didn't know we should be doing.
