Jessica is AMAZING!!!! We got turned down for a refi loan from 2 other companies. I was referred to Jessica by a friend, so I contacted her group. I had the pleasure of working with Jessica and The Inspira Group on a home refi and I have to say that the process was as smooth and efficient as I could have hoped. We recently had work done on our home due to water damage and, during the repairs, we decided we would refi once that work was completed so that we could take out some money and do additional renovations. Rather than wait until all the work was done to begin the process, as our current lender would have, Jessica was great and had us gather all the necessary documents while the work was being completed so that once the work was done, we could get right into the refi process and complete the appraisal. Our repair work lasted approximately eight weeks but as soon as it ended, Jessica picked right up and got to work on completing the process. With rates going up, she worked hard to secure us the best rate available; there was clearly a personal touch that I don't believe we would have received elsewhere...Jessica was readily accessible and answered any questions we had; she also told us she would be checking rates and would let us know if they drop so that we could potentially refi again at a later date....really doubt this is something a big bank would do. After understanding our family's needs in upgrading to a larger home, they patiently walked us through dozens of homes until we finally found what fit the criteria. Bob is on it! Bob is very perceptive, sharp, and a go-getter! We had an amazing experience with Bob and the whole team at Inspira Group. We are so happy that we chose Bob to find us the perfect home as we relocated to Southern California. We moved from the central valley of California, so we searched online for a good Realtor to represent us and we saw Bob's raving reviews online. My husband gave Bob a call 9 months before we were ready to move. Bob quickly pursued the sellers' Realtor, and to our amazement, Bob was able to view a house just three houses down that was planned to go onto the market very soon. This house was the same floor plan as the house we had walked through, but it had a larger lot and a loft which was a huge bonus for us. Bob walked through the house and sent pictures to us. We made an offer on the house and it was accepted! The next week, we were able to walk through the house while we were in escrow and it was also the day Bob scheduled a whole house inspection. Bob and his office work at lightning speed, so escrow moved quickly and smoothly. We were very impressed of how clean, professional, and easy the process was. From Offer to Closing in 12 days !!!! (with financing!) - that's what Bob and Jessica did for us. Let me start at the beginning. We started working with Bob over a year ago and were looking for homes in OC - we kept looking but never found anything that felt right. We were picky (very picky), yet Bob and Kei over the course of a year patiently showed us probably over 25 - 30 homes, never once did they make us feel rushed or pressured to like a home. Finally, when we found a home we liked, we went after it hard - I did not want to (could not) compete on price - instead Bob offered to compete on terms . i.e. offer lightning fast closing. This review is long overdue for Bob, Jessica, Omar, and Kei from Inspira Group. We had begun our home buying process with another agent who we were referred to from a friend. Unfortunately they were not very experienced and we ended up losing a few offers by very little dollar amounts. We found Bob on Yelp based on his reviews. Upon contacting him, he replied within the hour and set up a face to face meeting! (Keep in mind our previous agent was "too busy" to meet in person and only discussed our goals over the phone). Bob met us on a Sunday afternoon at his office and right from the get go, we felt confident in his abilities and experience. He spent nearly 2 hours going over our wants, needs, and how to structure a deal as well as showing us some properties that we had not seen online! It was night and day compared to our previous agent! What I loved most about Bob was that he didn't try to pressure us into signing any sort of buyers agreement...he was truly a professional agent and his demeanor stood out to us so we knew right away Inspira would find us our dream home. After our initial meeting and once we identified what we absolutely wanted in our home, Bob had arranged several properties in an organized manner! We saw approximately 8 homes in about 2 hours time! Short story: Inspira is magic. There is no "can't." There's only "okay, we'll find a way." That's what they did for us. Long story: I contacted Bob Dalsimer to help us purchase a home in a brand new development. We never knew it would be so difficult to buy a house from people whose jobs are to SELL the darn things, right? Nope; apparently not everyone is qualified to deserve a house from this particular award-winning builder. Not only is Bob a real estate agent, but he used to work for a builder, so he had a lot of inside-info on builder business practices. It was ridiculous; it took him late nights emailing the builder/seller with our financial info (he also financed us for this sale so Inspira Group was like a one-man band), phone calls to the director of sales, getting practically emotionally involved with the stubbornness of these people who didn't want to take our money for the house despite Bob being able to prove to them on paper that we're top-tier borrowers (both my husband and my credit scores are above 800), and then setting up a meeting between the sales manager, some upper exec from the builder, and detailed calculations of financing plans "showing them the money," for them to finally agree to sell us this house. I am convinced that ANY other real estate agent would have given up. When someone flat out tells you no, we don't want to sell to your clients, I think any real estate agent would take that as a final answer. Bob did not; he simply came up with a plan to disprove their reasons we're not worthy, and shut them up. We're now in the house. Long story longer, due to some building delays, Escrow was looking like it would close at least a week late, which would be bad for us as we had already sold our home (again, thanks to Inspira Group) and had to vacate our home to give it to the new owners, and don't have anywhere to move to for a week. But Inspira Group pulled magic out of their back pockets, did the impossible (i.e., worked their behinds off around the clock to expedite even other people), and got Escrow to close within 48 hours what would have normally been a very run-of-the-mill 1-week process. In the end, that upper exec who had told Bob no about us, spoke to him on the phone and thanked Bob for pulling this off so that we could all close as planned. P.S. If you've never had a real estate agent respond to your texts and emails within moments on weekends, at 1am on weeknights, while he's in another state or country on vacation, try out Bob. On top of Jessica's ability to get paperwork through between difficult parties in record time, she also dropped off and picked up papers from our house that had to be physically signed when e-signing doesn't cut it. Bob and his team have helped us refinanced twice, and most recently helped us bought our dream house. Bob is very knowledgeable in both real estate financing and transactions. We were initially very hesitant to refinance. Bob pull all the numbers together and showed us why it made sense. His analytical approach reassured us that we were making sound financial decisions. We talked to Bob about looking for a dream house after the second refinance, and with his guidance, we narrowed down to a few neighborhoods that we were interested in moving to. We found Bob on yelp when my husband was looking into financing options for our first home. We spoke with a number of lenders but weren't really able to get all of our questions answered. My husband called Bob on the phone and was able to get a lot of information about the mortgage process. We then set up an appointment to meet Bob in person at his office where he walked us through financing options and the house-hunting process. (We initially planned to use a different real estate agent to help us find a home, but given the fantastic experience we had on the financing side, we decided to use them to help us find a home, too.) It was an incredibly helpful information session and we left feeling much more confident that we knew what was going on. As the time when we were looking to buy got closer, Bob helped us evaluate various financing alternatives to determine which one suited our family best. Bob's background is different than a lot of people in the real estate business; he has an MBA and knows a ton about financing, which really comes through when you're working with him. We were also extremely impressed with the service provided by Inspira on the real estate side. At the outset we were not sure which part of Orange County we wanted to move to, but Bob helped us narrow down the geographic areas pretty quickly. Inspira set us up with some software to help us sort through homes on the MLS. When we went out with Bob to look at the homes we were interested in, he did a good of zeroing in on the things that we found important in a home. He also made a point of calling out things that we probably wouldn't have paid any attention to if we were looking at the homes ourselves. On our first time looking at homes Bob took us by one house that we didn't have on our list of homes but that he thought we would be interested in. My husband was a very skeptical at first, but the house ended up being a fantastic fit for our family. In the end, that was the house we purchased. The negotiation and closing processes were a bit complicated in our case, but Bob handled the situation very professionally and with an eye on the main goal. As we were making our offer and evaluating and making counters, Bob did a great job of walking us through the factors to consider. Bob was also extremely patient with my husband who wanted to be very involved and was quite opinionated. I should also note that the Inspira team was very accommodating when it came to scheduling home visits at difficult times and on short notice. This is a review for Bob and his company, Inspira. We worked with Bob to achieve our goal of buying a house and I'd like to share our experience working with him and his team. At the beginning of the year, we decided to buy a house in Southern OC. We wanted to find a good and knowable agent to help us with our search. I asked for references and was given multiple names. We checked agents' profiles and some info available on the net and settled on one of them. To make story short, we lost some money because our agent had no experience handling a bankrupt and dishonest seller. She was a good person and worked hard trying to help us to find our new home but she was not knowledgeable or experienced enough to protect our interests. While we were in escrow on that house, Bob was our mortgage broker and we were very pleased with the services he provided. So we decided to hire him as a buyer agent as well and we weren't disappointed. Bob knows area very well, has great working ethic, is very responsive and he makes an effort to be always available to show as many houses as possible that are fitting your profile. We were not an easy customers: we knew what we wanted and we knew that it is not easy to find what we wanted. The real estate transactions are complicated and cumbersome. Bob is extremely knowledgeable in all parts of it and is able to support his clients if any complication arises. When we found a house we really liked, there were multiple offers on it. We are positive that, if we had a different agent, we wouldn't get the house. Bob helped us navigate thru the negotiating process and we got the house without paying the full asking price. His advice, support, knowledge and personality were vital to close the deal.
