I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

So on June 31st I gave him the keys and he was happy with how I left the apartment and told me that he will send me a check for last month and deposit ( I have a text to prove this), so I trusted what he said. two weeks later as I keep checking my mail for the check, it was never sent and it was that he had switched the numbers on my new address and the postal returned the letter back. I waited a third week and finally, I got the check but it was only for the deposit. I contacted Signal Real Estate office and sent them the text saying I was going to get the full amount, they couldn't say anything and told me to talk to Perry, so I did that and I was calls and texts are ignored and his voicemail isn't excepting messages......... I guess prayers work, a month later I received the check for that last month. If it wasn't for this money hassle I would've given them a 5 star for the cleanness of the place and how I was kindly treated when I was signing the contract and when I was leaving lol.

When we expressed our concern about the integrity of the tree (after it had been damaged by a fire 1 year ago), the property manager lied and stated it had been assessed by a certified arborist and deemed safe. Based on my home cameras, I knew this to be a lie. I hired an independent certified arborist who immediately advised the tree was a safety hazard to anyone living near it. Had I accepted their lie, I would have continued to let my children play under the tree and who knows what could have happened. Their willful negligence and dishonesty is unacceptable for anyone claiming to be a professional.

This same CAM had our front gates locked closed last year while awaiting a repair. The Gate company at the time suggested they be locked OPEN for egress. The CAM Brandi Wells insisted they be locked. The Fire Department was called and an Inspector showed up informing Ms Wells, the gates had to be left OPEN. The Gate company was called and requested a $300 service fee to return to lock them OPEN. Ms Wells refused the fee, and left residents with one means of egress for the weekend ! Is this taught in CAM school, or does Ms Wells have no common sense?

DO NOT RENT FROM THEM!!!!…read more David who is the manager/owner is an absolute nightmare mate to deal with. let's just say he is rude condescending and he will downright just refuse to answer or text back they started a major Reno on the front and back of my townhouse along with tearing down my screen enclosure the month i moved in and they never told me when i was signing my lease that they had plans to do that so sometimes 7 days a week i had people hammering and sawing on both the front and back of my house at the same time all playing music at max volume from their phones screaming and yelling throwing their trash everywhere it was a nightmare.. when i first reached out to David to ask him why he did t tell me that before i moved in and signed a lease he his response was "If i did t like it i was more then welcome to move out" i the asked him so will you pay my expenses to move out and he laughed at me and said no and also that i would no longer have a screen on lanai and all this before i had even paid my 2nd mo the rent. when there were workers who showed up on Easter Sunday to do construction all day i called code enforcement and come to find out they did t even have permits to be doing the renovations they were doing already. so then the construction workers decided after that they plugged all of their electric i to only my outlets only and only used my water which caused me a to. of money and David did not care. also I called maybe once a month and even sometimes every couple of months the to inquire about my screen enclosure since he made it sound like maybe i would be having it put back up. *(there was a bear tearing our trash up almost every night and without the screen enclosure i couldn't put my trash can on the lanai, then a family of cats set up residence on my lanai and were joined by those toads that are toxic for dog and i have a small chihuahuaand they were deficating all over my lanai it was disgusting) *but every time i spoke to him he was rude dismissive condescending and would make some new excuse up and lie to me and towards the end of my lease i got a letter posted to my door saying they would not be renewing my lease and i had just under 30 days now to find a new place and wouldn't you guess the day they put that notice up they installed the screen enclosure a year later Justin time to rent it out to someone else. after i moved out i had to go to the office at least 5 times and two of those times i had to have an officer there to document that i was trying to return my keys to them and they were refusing to open the door or even answer a text a call an email nothing. finally the second time i had an officer there David finally opened the door and tried to act like he was afraid of me now im 5'3 125lb woman who has never even met him before except for that day and he was claiming he already installed new locks on the place and was refusing my keys back although i had to take the time out of my day to drive across town at least 5 different times just to return my keys only to be ignored each time that is not how you operate a property management company and now it's coming up on 30 days since i moved out and now i haven't gotten my security deposit back or any communication in regards to the return of it. so now I'm guessing I'll have to take more of my time to take them to small claims court. anyways unless you have to do not do business with these people they shouldn't not be in business they are not accredited with the Better Business Bureau in fact i reported them to the BBB and they won't even respond to them reaching out
