I have always lived in a single family home, but I needed to move quickly and Grand Oaks at the Lake had exactly what I needed at the time I was looking. I was very nervous to move into an apartment, because it had been a very long time since living in an apartment home and I am extremely sensitive to noise. I have had no issues with noise since living here. I do live on the first floor and I can hear my neighbor walking above me sometimes, but it doesn't bother me at all! I live in the 3-bedroom and I am absolutely in love with the spacious floorplan. I have an absurd number of various kitchen appliances and they all fit in my kitchen! I am a big cook and love that I finally have a place for everything in my kitchen without it feeling overwhelming / cramped. The rooms are spacious and the storage in the bathrooms are amazing! The use of storage space is one of my favorite parts of living here because I feel like I finally have a place for everything. I love that there is a screened-in patio for me to enjoy the outside without having to worry about bugs and mosquitos! There is even a storage closet on the patio. I am a mom, so I really appreciate the convenience of having the school bus come to the front office. There are tons of amenities for my family and I to enjoy like the swimming pool that overlooks the lake (this view is something I haven't been able to find anywhere else in the area), there is cornhole, ping-pong, hammocks, pickleball, and putt putt golfing so there are tons of things to keep us occupied. I love going for walks around the lake path with my kids. We normally go for scooter rides & bike rides around the community! I've always craved a connected community and I truly feel like I have found mine.

It's a shame. Dog poop everywhere, people leaving garbage outside, thugs moving in, and the level of care from the office and from corporate is not the same since Bobbi left. After 4 years living here, we're moving on. We're ready for a bigger place, and better shouldn't be difficult at all to find

The staff was warm and welcoming to mom and they did not hard sell or push her into anything. It was all about the facts and finding what she wanted. The benefits for future care were very appealing to her and despite being hesitant to make new friends in a community. She has flourished. Each time I stop by or call she is at dinner with new friends, running around the area or telling me about the new work out she did in the gym today. I found my mom is much happier and calmer now. She feels safe at BVE and not lonely. She has more time to work on her hobbies now doesnt worry about the future. Personally I found the staff is always so nice and caring. To them they are family and they treat them as family. I highly recommend anyone looking to take a tour with Debby Williams. She was great. Thanks Bill R

Northland Investment Company, the owner of this property…read moreand several others in Florida, is unethical and probably breaking laws if there were any laws protecting renters in Florida.They rent-gouge, they collaborate with price-fixers like SmartRent who have been charged and found guilty of price-fixing across the country. The property is not up to standards, while it looks nice when you aren't paying attention, once you move in, you find cracked walls, as well as very thin walls, electrical outlets that don't work, windows that dont raise and lower properly, misaligned doors, walls that are spray-painted etc. They charged for amenities you don't want or need, adding to whatever profit margin they have for their investors. For example: right now they can get $1,750 for a 2 bed, 2 bath apartment about 1,200 square feet. They will add $160 for "amenities" (valet trash pickup which is overpriced at $35 and worthless, Spectrum wifi which is supposed to be very fast and isn't, smart locks on the front door combined with a smart thermostat that is constantly offline and pest control) all are mandatory. Tack on hidden fees, because you can't pay your rent with cash or checks, if you use/pay with debit or credit cards and not your bank checking account through the required portal, you pay a fee. If you bring a pet into this "pet-friendly" complex, they charge $450 to bring it in plus $15/mo extra to your rent. So your rent is far, far more than the $1,750 advertised (adding in the $80 for the water and trash bills) has you paying about $2,000/mo at the very least to live in a run-down, sub-standard apartment. There is flooding when there is a heavy rainstorm throughout the complex, the pool gets shut down several times a year for maintenance, speed bumps that can damage your car if you're not careful. They treat their "valued residents" like crap.If you happen to live there for several years, you will not get a paint job, or new carpeting, they do replace broken appliances because they are required to. They replace everything after you leave. Now the maintenance people, Paul and Alejandro, do a good job trying to keep the complex functioning as well as possible, but they have their work cut out for them, because the place is run-down and always in need of repair. The office staff is okay, but don't expect them to go to bat for you when (not if) Northland Investment Corporation rent-gouges you (and they will). The only good things about this place is it is very close to the beach and everything you need is on Eau Gallie Blvd. and you can walk everywhere to get what you need--restaurants, doctors, supermarkets, cleaners, bars, you name it. You can find better places to live beachside, renting a house for a couple hundred more in Oceanside and all around the area gives you privacy that is lacking in The Brittany. If you can't find someplace better, you aren't trying very hard and you should try hard to avoid this place at all cost!
