I found Steve when my first realtor totally mismanaged the sale of my home. He priced it way too…read morehigh and at 100 DOM, i searched for a new realtor. I looked at review scores and Steve came up as #1. I couldn't agree more. Although he was working with 100+ DOM, this did not deter him. He priced us better and was very proactive with the buyer's realtors as they came through the house for showings. We weren't able to sell last year (no fault of Steve--it was way past the buying season) so Steve gave us the most optimal choices and never pushed us. He gave us honest answers of the current market activity. So we decided to take it off the market and try again this year. With Steve's guidance, we were able to decide the best approach to position ourselves this year. He priced us well and gave us suggestions on what to spruce up and more importantly, what NOT to spruce up (waste of $$ with no benefit) and when he listed the house on "coming soon" status, someone snatched the house right up within 24 hours of listing. We just went to settlement last week and there were no bumps throughout the process. We had already moved out of the area so he managed the property for us while it was off the market and while we had workers come out to service our yard and home for various reasons (lawn mow, HVAC and plumbing maintenance, carpet cleaning, etc). If i could give Steve 10 stars i would. You'd be a fool not to use Steve to sell your home.

It can be stressful and time consuming. You can multiply that by about a thousand when you're in the military. Thankfully Alan and his team are experts! They took the stress and lengthy times away. I was referred to Alan by a coworker of mine when I first received orders to change duty locations. Alan and Manuel immediately made time for me. They sat down at my house, worked a timeline, conducted a walk through, and generated a detailed list for what I should do to maximize my asking price. They then set a date to stage my home. They brought their own beautiful furniture to my home and arranged it flawlessly. If I'd have known about them when I bought the house I would have paid for their interior design skills alone! Mind you, this is all free of charge. Next came the open house viewings. They spread the word via multiple home websites and created beautiful flyers for distribution. I was extremely impressed, and even kept a few for keepsakes. Their rapport and professionalism with other realtors is obvious, further enabling my quick sale. Alan and Manuel were able to bring in multiple offers on the home quickly. And I was able to accept an offer for my full asking price on the 13th day. All told, Alan took us to almost 30 properties and was always happy to see more. He even suggested we go back to some of the properties for a second visit. We never felt rushed on any of our trips to see houses, and he made great observations that we never would have noticed on our own as first-time buyers (e.g. that the windows in a house were new). Alan replied to all of our emails and calls almost immediately. Alan also put us in touch with a lender who turned out to be fantastic. That's for another review, but given how clueless we were about mortgages, etc., it was great that Alan could refer us to someone he trusted to help us with the process. Once we found a house we loved, Alan was there for us through the whole process of making an offer, negotiating, and closing. He talked us through all the paperwork, attended the home inspection with us, stopped by the house for a pre-settlement walk-through, and made sure we fully understood the entire process. He really made us feel comfortable with the decisions that we were making and he allowed us to be confident in our choices. Even after we had closed on the house, Alan continued to answer all of our emails, to check in to see how things were going, and to follow-up on some remaining issues with the seller's agent. Tania Olsen was the Wydler employee who represented the former owner of the condominium unit 309 at…read more44691 Wellfleet Drive, Ashburn, Virginia, on which my partner and I closed on April 16, 2024. Ms. Olsen only once was in our presence when she leaned on the counter near the stove in the unit that we visited. She never spoke, never even said, "Hello" until I asked if the owner said anything about the residents in 409. She said, "No" that was the only word that she said during our time in the apartment. She never communicated with my co-buyer and me after that visit. During the visit, she never left her position at the counter, she never said a word about the apartment, she never said a word about the building. She was not at the closing, she never gave us any of the fobs and the keys that were imperative to gain entrance into the building. She failed to give us information about the Butterfly call box-intercom. It was our realtor, Nikki Lagouros, whose efforts and determination expedited our closing and subsequent move-in to the apartment. Steve Wydler was the listing agent for the sale of my elderly mother-in-law's townhouse in Fairfax…read more Although it was not a big listing, Steve and his assistant Tania Olsen were very attentive and responsive. Steve was able to rationally explain to my wife and me his recommendations on what to upgrade/repair (and what was not worth upgrading) in the townhouse and the listing price without getting defensive. Steve later helped deal with my mother-in-law's death that complicated the closing. We had a few issues with contractors, but everything ultimately was resolved through Steve's intercession. We sold the townhouse for the full listing price, validating Steve's judgment. He earned his listing fee and we will use him again.
