Three significant issues were either missed or not handled as requested. Before the inspection, I specifically asked for mold testing, but it was not performed until after I had to make a decision to purchase the home, when the results could no longer help me make an informed buying decision. To his credit, he later completed the test at no additional charge. The most serious issue, however, was that he completely missed the fact that my home had no ductwork. Not a single vent was opened or inspected, which would have taken very little time and would have revealed the problem in about 30 seconds. Because this was overlooked, I ultimately had to replace my entire HVAC system within a month of moving in and install entirely new ductwork. This extremely expensive repair could have been identified before I decided on the home. Blake initially apologized when the problem was discovered. But when I asked him to help pay for the repair, even offering to meet me halfway, he became very defensive and angry, denying any responsibility. He also missed that the existing air conditioning unit did not have a required shutoff valve. During one early conversation, he offered to address that issue, but nothing ever came of it. What has been most frustrating is what happened afterward. I have spent months trying to communicate with Blake in hopes of finding a fair resolution. Aside from initially offering to address the smallest issue, my messages have largely gone unanswered, and I have received no meaningful follow-up despite repeated attempts to contact him. I understand that no inspection is perfect, but missing multiple significant issues, especially one that resulted in a major HVAC replacement, and then failing to respond afterward, has made this an extremely disappointing and frustrating experience. I'm sharing this so other homeowners know to ask detailed questions about what will actually be inspected and to make sure critical systems are thoroughly evaluated before purchasing a home.
