Although my inspector was incredibly nice, it was a complete and total waste of time. He was there for 30 minutes doing his inspection. The list of notes he came up with were nothing compared to the 10 minutes that my father and I figured out while there. Electrical issues, safety issues, etc. Mostly I was paying this inspector with the intent of getting up on the roof and check out my AC unit, something that a licensed professional needed to do (not my dad). Well, even that didnt happen. Another big red flag in the entire experience was an experts insight to the furnace situation. We were a bit confused about the furnace, not being able to find it on the property. The inspector assured us that there was a boiler unit that was accessing all of the other units. His confidence on this was uncanny. However, he was completely wrong. So not only did I have to spend over $400 for absolutely nothing, but for completely wrong information as well. I feel strongly that I deserve a refund for the service that was provided, given the above information. read more

This company inspected our home as we are in the process of selling it. They told us our roof needed replacing without even getting on the roof. Their employee said he forgot his ladder so he just told the potential buyers that the roof needed replacing. We had a roofing company look at it and said it was fine for at least another five years. That sort of mistake could have cost us $30k. That's unacceptable. On top of that he took the liberty to plaster N&K Plumbing stickers all over our water softener unit and our two water heaters. I would not recommend or use this company. read more

Zero stars! We had a terrible experience with their home inspection services. Here are just a few examples of their negligence: * Their inspection report indicated "The attic has an adequate amount of insulation for the age of the house." However, the house was always so cold inside despite how high up we turned the furnace. When we couldn't figure out why we were unable to adequately heat our home, we had an energy efficiency audit conducted by Dominion Energy. They found several large spots in the attic where there was zero insulation. The ceiling drywall was bare and exposed. * They didn't catch that a couple of electrical outlets had been wired incorrectly and didn't even work. They also missed that the laundry space did not have an electrical outlet at all. * Their inspection report indicated "The heating and cooling registers are in good working condition." However, one of the two registers in the primary bedroom is not hooked up to anything. Further investigation on our part revealed that the furnace run was removed by a previous owner and drywalled over on the underside. * They reported that the basement bathroom "spouts and faucets were tested and were in good working condition." However, the first time we tried to wash our hands in the basement bathroom sink, we discovered a significant amount of water leaked from the faucet. We had to hire a plumber to fix the faucet, which took two weeks while he waited for the right part to be delivered. During that time, the water in the basement bathroom had to be turned off and it was therefore unusable. * They indicated the primary bathroom shower "spouts and faucets were tested and were in good working condition." However, the shower faucet did not work properly and appears to have been installed incorrectly. Due to these oversights and misrepresentations on the part of the inspector, we have had to spend thousands of dollars that we should have had the opportunity to negotiate with the seller. We feel this has directly resulted in us overpaying for the house and incurring significant financial strain. Their inspection report was pointless. I contacted Nook & Kranny about this via phone and was told they would call me back. When they didn't, I sent them two different letters, to which they never responded. All I was asking for was that they refund our inspection fee since it was incompetently performed. They didn't even have the decency to respond. read more

we are in the process of selling our home, and recently fixed the roof, among other things. we had an inspector come here and tell the buyers "our roof was bowing" it's not at all, "the roof issues are affecting the flooring," that's not a thing that can happen, "our furnace needed to be serviced," that just happened a month ago and there's a paper on there to prove it. The idiot inspector that's paid to find problems, surprise! he found made up problems. He worked so emotionally and not logically and talked our buyers out of the contract. My husband and dad are amazing handymen and would definitely have said something in the 5 yrs we lived here, if there was an issue. This company is very unprofessional. read more

Horrible inspections! My agent said they were good, I liked the one I used 3 years ago but she insisted they were great. Almost $600 dollars to inspect a 2 story home with a pool in the back. They didn't even check the outlets, drains, sprinklers, cracks on the side of the house. They even turned off circuit breakers in the basement which ticked off the previous home owners. For the pool they stated there were issues and couldn't even turn it on, they had no clue what to do on a pool and it was in perfectly working order. I tried to settle this with them over the phone but I only get the run around. Check out their Better Business Bureau ratings, it is worse than the Yelp ratings. read more

We experienced a big problem with this company having to do with a major misalignment between what we were told in person by the inspector and what was actually in the inspection report. We had a home inspected that we had an offer accepted on. During the walk through, the inspector focused on one thing: a crack across the basement floor that was making the front of the house slope. He inspector went on and on about how severe the issue was. But when it came to actually writing the inspection report, he barely mentioned it. This put us in a very unfavorable position, because when we went to discuss the matter with the realtor/seller--based on the severity described to us in person--they simply pointed to the inspection and said that it was hardly mentioned at all, and if were a larger issue, it would have been emphasized much more with clear recommendations/requirements about what needed to happen next (ie having a foundation specialist come). All in all, I would not recommend using this inspector. Too much is at stake for basic errors like this to take place. read more

I was really pleased with Cory and his inspection. I felt he did a very thorough job and enjoyed seeing the infrared camera put to use and how sensitive it was. An inspector Z.C. of Nook and Kranny inspection came to inspect our house for the buyer's agent. He connected the water line to our brand new refrigerator and not tighten it enough causing the line to drip for almost 2 days onto our newly installed kitchen floor. Half of the floor was damaged. He also put the shoe cowers behind the fridge for some reason. The door lock software showed he was the only person entering the home when this happen. After contacting the company by our agent both employee and owner denied everything. I recommend all to stay away from this company's services. Choose rather an honest plumber with 3 years experience than dishonest plumber with 17 years experience. read more

My mother is purchasing a new home. This was the inspection company we were referred to on behalf of her Realtor. I live out of state, but had an opportunity to physically view the property before an offer was made. As someone who has purchased multiple properties and paid for home inspections, let me say: the inspection report we received from Nook & Kranny was the MOST DETAILED AND THOROUGH I have ever seen! The inspector, Zachari, performed an inspection which was comprehensive and exacting! While I was not present at the inspection, my mother made a point to tell me that Zachari was friendly and had lots of neat tools he used to complete his evaluation! Even though I had viewed the property prior to purchase and consider myself to have reasonable attention to detail regarding a property, I was impressed at level of detail in the inspection report. We were able to ask the seller for needed repairs prior to closing based on the inspection provided. Thankfully, I can rest assured my mother will be comfortable and safe in her new home. I purchased a home from 3000 miles away and hired this inspector on advisement from my real estate agent. Both let me down. The house sat vacant for 6 months through a very MILD winter in Utah and I had someone come by regularly and check the place. The inspector missed a collapsed roof from snow load and claims it wasn't that way when he inspected it and it must have been the recent snow load. The winter was too light this year. That damage existed but they won't admit it. They missed a 12" crack in a 7'x7' pane of glass and claimed it wasn't there when they inspected but it was there before closing. They also failed to note that these were plain glass panes and there are 4 of them surrounding an indoor pool. That is a serious safety and liability hazard and they missed it completely. And once again, they won't take any responsibility for it. The missed a laundry list of problems with the indoor pool but claim it was either not like that when inspected or it was out of their scope to inspect. There were numerous other items that they make the same claims. If you want professionals with integrity, look elsewhere. read more

This company is horrible please do not use them. They overlooked a majority of major issues, and ignore you when you try to resolve mistakes on their end. They use a third party company to correct any issues, the third party only communicates through a forum. And they take 7 days to respond to each message. Go to their Better Business Bureau and you will see several examples of their horrible service. They conduct their business by showing up a couple of hours before their scheduled time, and present you their "inspection" report. THEY WILL NOT DO IT WITH YOU. Myself and several other coworkers are victims of their so called inspections. Save your money and go somewhere else. read more

Had a home "inspection" done by this company and I use that term lightly. During their inspection, they overlooked a bowed door frame, door swelling and water damage underneath the sill plate; due to simply not opening one side of French doors. They also labeled our dishwasher as working, when clearly it hasn't worked in quite some time. Our gas fireplace was also labeled as working even though the blower does not work nor was that issue covered in the inspection. If I could give 0 stars, I would. Nook & Kranny inspected my house while it was under contract. The inspection included a sewer scope. The inspector told my realtor, my husband, and me that the main sewer pipe under the house was the original cast iron. He told us it would need to be replaced eventually, but it was okay for now. Three days after we moved in, it flooded. It turned out the main line was rusted through and dirt was backing up into the basement toilet. The company claimed they recommended jetting the line, but they did not. The company also claimed their recommendation was in the report, but it wasn't in the copy we received. When we tried to open the report again later, it was unavailable. Later we received a copy that did include the recommendation. The inspector also disclosed a leak in the kitchen after inspecting the dishwasher. The leak he identified was about a tablespoon of water. After we replaced the sewer line, we ran the dishwasher for the first time. The leak was large enough to soak a bath towel five minutes into the cycle. They lied to me more than once. Use this company at your own risk. read more

Nook & Kranny performed a home Inspection for us and did a wonderful job. Justin and Hunter were great to work with and were very knowledgeable about the state/condition of our older home. We had a full report with color pictures and recommendations within 30 minutes of the inspection. The only bummer is that we had some unseasonable snow and they were unable to perform a roof inspection that day. To have them come back out will be another $75. read more

Very disappointing. We worked with this company by recommendation of our agent who was also very unprofessional. Like others have said, they show up early without telling you and then do the "inspection" while you're not there. When you do show up they give you a brief walkthrough, and try to glaze over the things they ignored. Our inspector overlooked a lot of things. He "couldn't find the attic access", so he didn't inspect the attic at all. As first time homebuyers we didn't really know what to do so we just went along with what he said. Turns out the attic access wasn't hard to find at all. There was water damage in our bathroom ceiling that showed up on his scanner, but he could have documented it much better by inspecting from the attic, which wouldn't have been difficult at all had he actually done his job. With a proper inspection we could have better negotiated the problem with our sellers, which they ended up not properly fixing. read more

They really do look in every nook and Kranny throughout the home. Then they go ever everything with you line by line, and picture by picture. They give you a great 50-60 page document that included everything. They also do a recall check for all appliances and electronics in the home. (A great bonus) And last but not least, the Monster Certificate is awesome for the kids or grandkids, to ensure them that the house is free from monsters and gouls! Thanks for your great work. Nook & Kranny were recommend to me by my agents. After 530 dollars to inspect the house we were about to buy, he did not do a good job of walk through as a result, the garage panels broke the first week we moved in. He never showed me the cracks in the garage door and those cracks in the garage panels ended up making the door collapse and that cost me 750+$ in replacement. This is negligence, again, after charging me 500+ dollars, one would expect, the major stuff to be shown on a walk through. I will not recommend them to any one, and I personally will not use this company. read more

Went with this home inspection company when we were purchasing a home out of state. We needed them to be very thorough. They were not. I could have paid a guy off the street $20 to walk though our house and he probably would have done a better job. There were so many things missed. The company offered to make it right and I haven't heard from them since. Guess that was an empty guesture to keep my realtor happy. DO NOT WASTE YOUR MONEY WITH THESE PEOPLE!! Nook & Kranny's oversight literally cost me thousands of dollars. Save your hard earned money and DO NOT use Nook & Kranny. The furnace unit in my attic did not have an overflow pan, which would have prevented me having to replace my ceiling just a few weeks after moving in. The unit in the attic was deemed as an improper installation by the home warranty company, which in my mind should have been identified during the inspection done a few weeks earlier by Nook & Kranny. There was no mention of a missing drain pan in my report, which I've since been informed is a code violation for an attic install. After the leak caused the damage, I got up in the attic, and I could see the clear blue sky through the vent pipe, which was another oversight on their part. If you use them, you are simply paying them to walk around the house and say "yep, this looks good." They will simply point out the year and make of your appliances, tell you that you need an expansion tank on your water heater and that's it. When you pay someone to do an inspection, you are trusting them with the home you and your family will be living in. Nook & Kranny was a complete waste of money and took ZERO responsibility for the issue. read more
