Our experience with Davidson Property Management was awful…read more We had them rent our house for us after we moved from the area. We replaced all of the carpet prior to our renters moving in, we had the entire house professionally painted and everything was in perfect working order. Our tenants moved out in March 2021 and the move out pictures Laura sent us were horrible, blurry you couldn't tell anything from them. She tells us we need to replace a few light bulbs and one slat of one blind and everything else is great. She does this and refunds the renters their deposit! We put the house on the market to sell, our agent said we may have an issue because the house is not in great shape but it's a sellers market so we will see what happens. We finally get the pictures from the inspection done by the buyers and the house is horrible. The carpet is ruined (after only 3 years), the renters dogs have destroyed the baseboards as well as the back door. The back yard was dug up and destroyed by their dogs. There were so many other things but bottom line is never use them! They will only care about their 10% and not your house.

I haven't seen any positive influence from May Management. Currently our neighborhood provides this company thousands of dollars to handle what exactly? Association Dues? A local community board member could handle this same kind of administrative rigmarole. Seems like a waste of money to me, but I am not versed in all of the nuances of property legal matters. What has really recently infuriated me was an email sent out regarding a specific neighbor to all 800 or so members of our community. I know the thought process behind the public outreach, but do not understand why other members of our community that have had the same situation did not get the same humiliating scrutiny... Perhaps because that particular community member had challenged some of the traditional thinking regarding the politics within our communitys association and board?...Coincidently fishy as our association board and May Management work so closely together, but I cannot say, but it seems like bad business indeed. Additionally, the one and only time I needed assistance from our May Management property manager, he did not provide any immediate action or insight. Again, why is our community paying for this kind of service???? Not impressed with May Management at all.

For context we sold our house in NY in early March 2020 a week before COVID hit NY hard. At that time we were concentrating most of our efforts on Long Island, NY. One day during the pandemic in May, after weighing our options, we made up our minds and completely changed plans and went all-in to leave NY and look for a home in NC and FL. It was exciting and frightening at the same time especially since we have not visited any of the places we researched online. So the day after our son's last day of "virtual school" our family left NY with two cars packed with stuff and a dog. We had no real idea where we would end up. We visited homes in NC for a few days that we really liked and then made our way to St John's County, FL. I found Crystal on Google maps and made an appointment when we were in NY. We were focused on Nocatee, FL but were open to other parts of the county. Since we have never been to Nocatee, Crystal had us meet her at the Welcome Center. We had a presentation performed by the town representative and by Crystal and it was a perfect 30,000 foot view of the town and the communities. It also provided the perfect context we needed when Crystal took us to homes to view the entire day. Crystal's plan for us was to show us all the areas and houses available in our wheelhouse for the entire week. We wound up loving a house and area in Nocatee early in our search and Crystal assisted in the offer process. Typically in NY when the offer is accepted and you are in contract the real estate agent takes a back seat. The opposite happened here. After we went in contract Crystal showed us how much she cares for her clients. To say Crystal went the extra mile is an under-statement. Our family is unfamiliar with Florida so had a ton of questions with the closing, inspections, termite bonds, CDD, HOA, you name it. I can't remember how many times I texted or emailed Crystal about some question we had. And each time not only was Crystal super-responsive but she provided detail with follow-up. With all the moving parts of closing on the house of your dreams you really need someone who is super pro-active that can set expectations on every part of the process and Crystal lined up everything perfectly. As a homeowner, I interviewed 4 different companies to manage multiple properties that I owned…read more Within great consideration, Signature Realty and Management, Inc. was chosen to manage two of my rentals. The other company received the other two. Unfortunately, I was promised a great deal of management and was very annoyed when Signature Realty didn't hold their end of the bargain. We agreed on inspections...none performed. We agreed on photos...didn't receive not one. They were so pleased on how they pick out tenants, it was their main selling point, unfortunately, I had to spend thousands on both properties after each tenant departed and one tenant departed without notice. When I asked who was in charge, they gave me to the manager and not the broker, stated he was on vacation one week and didn't have time for me the next. When speaking to the manager, it sounded like the right hand had no idea of what the left hand was doing, unorganized, unprofessional, and they do not keep promises. They do not live up to their so called standards, they just want you to sign the papers while they sit on your property.
