Find someplace else to rent from. Don't rent in hunters ridge, they do NOT keep up with the roads. Your vehicle will be damaged from crater sized pot holes that don't get fixed, they're streets are about a car length wide, your vehicle will be scratched to hell as they won't get anybody to trim up the brush (it's not their problem whatsoever.) and you'll be trapped in by the snow because they won't even call the city to help get it plowed and people will still try to leave and you'll get blocked in. They'll raise your rent! But you can apply for the same apartments across the way for $40 cheaper. read more

I needed a place to rent in Rolla during the week and tried to get someone from this company to show me a few rentals. I called and emailed. Unless you show up and personal private information at their office, they will not allow you to see the property. They did not return emails or calls. It is their way or no way. During the school year I thought it was immature and unprofessional, but I figured that maybe they had a big problem with college students and could get away with bullying. Nope! During pandemic it's the same. They expose you to their whole office and waste time when to see an apartment takes 5 maybe 10 minutes. They do have a lot of listings so it makes getting a rental in Rolla much more of a chore and expensive than it should be. They definitely need some competition!!! They are inattentive, slow and untrusting which for a professional from out of town is daunting. Sunday's they don't work, after work hours they don't work. Love the management, the staff is very friendly, and the rates are probably some of the best you'll get in the area. However, their main weakness is their maintenance department. After being with them since around December 2018, the work orders I've submitted usually take a few days to resolve. The broken washer when we initially moved in took roughly a week to fix, and we submitted it as an urgent request. However, I dont really know what they consider is an emergency maintenance request. A broken air conditioner in the middle of the Summer that has gone unresolved for 5 days really sucks (The apartment we are also in has very bad insulation so heat during the summer is intensified in our bedroom. Vice versa in the winter). Also, why do they even have an emergency maintenance number for their after hours voicemail if no one ever responds to it? I've tried several times throughout this and last week to no avail. If their maintenance was a bit better, Investment Realty is easily a 4 or 5 star agency to rent from with decent rates and a good staff. read more

To all Service members, conducting business with this agency is a huge mistake. You are informed the portion of money rendered beyond monthly rent is a security deposit. Regardless if you have any repairs or maintenance conducted, that extra money is given to the homeowner and will not be returned at contract end. They are taking advantage of Service members fighting for our American way of life. Before moving to the Saint Robert's paid $1320.00, the monthly rent in $710.00 and was told the remaining was for security. On September 3, 2020 was informed the rental contract was moved to a different agency due to house being sold. Curious of the statues of security deposit, asked where was it. I was then informed, the remaining $610.00 is GIVEN to the homeowner for repairs / maintenance and will not be receiving that back. I moved into the residence on July 1, 2020 and have not had any repairs or maintenance conducted and Lease ends December 2020. Prior to investment Realty Inc. selling the property was not provided a courtesy of the pending sale, they randomly opend the resident to potential buyers without an attempt to prevent the spread of COVID. I strongly urge all service member to speak with legal in order to protect our brothers and sisters in arms. Its a blatant theft of service members hard earned money. The expectation is to receive security deposit back. Do not use this company! The money given beyond monthly rent is not reimbursed at contract end and is not considered a security deposit after being informed it was so. I'm not sure where to begin here-Investment Realty treated me and my family like we were an inconvenience. In a place like St Robert where there are a handful of property managers-there is absolutely no reason to waste your money and time on investment realty. If I could give no stars I would. They seem nice at first but then the office workers start to judge you and become rude. They have maintenance workers who I've seen with my own eyes go into a drug house, and no I don't believe they were working. No equip or tools went in or out with them. They show up with up to 3 guys. I had one "worker" ask if he could sit and watch tv with me while the other two guys worked. My friend had a door frame bust and the maintenance worker had the nerve to comment on it being the place where "he hides his stash". I told them someone was coming into my apartment without permission and they did nothing. I told them my toilet had flooded the floor a little and they never came. I made sure to call multiple times within a week about that because I didn't want them to charge me later about it even though I tried to get it looked at by them. They "fixed" my front door by using longer screws on the lock plates so now it's got an inch of airway space filling my apt. with cold air, running up my electric bill. Someone tried to break into my backdoor and the lady at the office politely suggested I broke it myself. Thanks! The backdoor frame broke in half where all the locks go in and they want to glue it back together. They didn't have the apt. cleaned before I moved in. When I wipe walls there's a clear color difference but you can tell they painted. There is paint splatter on every inch of everything. Somebody from corporate please do something about this! We work across the US as tech consultants. I got an assignment locally and found INV online. I contracted with them for a small apartment near my work. The apartment was surprisingly dingy and old, but I figured the assignment wasn't long and perhaps this is just the quality of rental housing in Rolla, MO, which is mainly a college town. Having attended school in large US college towns, I know that an unfortunate side effect of university towns is since there's a constant supply of students who need housing to study, landlords and rental management companies can afford to treat people shabbily. Welcome to supply and demand economics. Sadly, community members don't have real choices as other management companies follow suit for the same reason. So one just bites the bullet and hopes for the best while one pursues one's training. Thanks to sites like Yelp and other social media platforms, that model is changing as consumers become far more selection-savvy. The day I arrived in the INV Realty office to fill out the rental paperwork, there were several graduate students already there trying to work out various problems with the INV staff. Even being a relatively jaded big-city realty market person, I was still shocked by how rudely and condescendingly staff members were addressing these students who, by what I could tell, were orderly, responsible, and polite. First impressions, indeed. The morning after my first night in my new apartment, I woke to find a threatening note on the windshield of my car. Apparently, I'd parked where another tenant was accustomed to parking. He overtly threatened my private property should I park in his spot again. Parking at INV managed properties (at least this one) is first come first serve--not assigned. I alerted the rental management team. They did nothing. Over the next few months, even though I never parked in that particular spot again, I found my brand new vehicle vandalized repeatedly, parts broken off, scratches along the side of the car. Nothing from INV. One of the families sharing the building I rent routinely throws loud parties, aggressive pick-up trucks left blocking the parking spaces, loud music spilling out of the family's open-door apartment. The family fights often--screaming, cursing, throwing items. My lease also designates this space as non-smoking. Many tenants smoke. I've witnessed sketchy cash exchanges for small packets at the apartment late in the evening when I'm coming back home. Again, nothing from INV besides a group email with no consequences and, therefore, no community change. From what INV has told me, they can't ... manage the apartment space. Says the management company. We've had two occasions to seek out maintenance's help. While we appreciate that maintenance both times showed up the next day, they pound on the door at a random hour, screaming at their colleagues from within your home, leaving the door wide open despite the weather outside and leaving a mess in your home once they're done. I returned home one day on an extended lunch break to pick up some files and found our door open and maintenance in our apartment, our banking invoices and other private documents on a nearby table. Why couldn't maintenance just give us a timeframe for when they'd come by? This is a minor complaint but it's still indicative of the type of service INV Realty provides its rental community. Some other colleagues assigned locally longer than us have invited us over to their spaces also managed by INV Realty. We all remark how little INV cares about the community they rent to and how poorly they treat community members who call or email them (or stop by in person) to discuss problems. Since we travel from state to state for consulting work, we have reason to do business with many different management companies. INV is one of those companies that treat you like an organic ATM. All they want is your monthly check. If you have a problem at your rental space that can't be easily fixed, you're on your own. They really don't care about quality of life or the type of community they're building. Edit: they're not interested in building "community;" they just want a steady flow of rental checks. INV clearly represents the interests of property owners, NOT tenants. I've updated our university training board to remove INV from our MO state rental contacts. The last thing you need after working 60+ hours a week is to return home to a shabby space that hasn't been updated in decades to deal with disruptive, dangerous community members the management company refuses to do anything about. Do yourself a favor if you have to rent in Rolla: find in person and do business with property owners who recognize and appreciate responsible, valuable tenants. And stay away from INV Realty. read more

We rented from Investment Realty for a year. When we moved in, the house was covered in dog hair and the yard was full of feces. Maintenance requests went unanswered. When moving out, we did a successful walk-through in person then were hit with a debt collector's notice seven months later with no other communication.
