Responsible renters beware. I agree with other one star ratings. This company is predatory and violates tenant privacy on a quarterly basis with full spectrum photos of belongings for owners. Upon move out, families are taken advantage of by an anal retentive inspector who nit picks down to noting dog feces on the yard for which we had no control. Also, I agree with the unfair rekey fee although it is outlined in the document. Pay close attention to your notice to vacate regarding utilities, you will be responsible to pay three business days of service after you vacate or will be charged $150. Be advised read and re-read all documents put in front of you from this establishment. They are iron-clad and there will be no negotiations. 100 percent agree with these well written and accurate comments: "Would not recommend renting. Random BS charges at move out "rekeying locks" and won't do a move out checklist with me present. I hate this company and would NEVER recommend renting from them. Lazy property management company wants to push off all costs onto tenants. For reference the house is very clean and I have always gotten my security deposit back elsewhere minus one or two little charges for things like forgetting to weedwack or couldn't get the oven clean enough. I will be recommending they get put on the "OFF LIMITS" list for Soldiers if I don't get a reasonable refund of deposit. It's not supposed to be free money for the managers. Edit: I was told at move-in that regular wear and tear was permissible but now they are trying to charge me "recleaning" fees and no charges are itemized. No actual prices are listed out, they don't use a checklist with prices like every other rental company. May have to pursue legal action to get anything at all back. They wouldn't accept my notice to vacate at the end of my lease until I signed the agreement they're mentioning, so it's not like the contracts I signed will be enforceable. I had no choice and only signed them hoping to get my deposit back. Very unfair and predatory dealing, normally you can just inform the property manager in writing without signing a contract" "If you lease with them, don't expect to be treated fairly. Do not expect to see your deposit back. They will find any way possible to charge you for anything upon move out. They are all about lining their own pockets. When I moved out I spent 2 days deep cleaning, called a carpet cleaning company to clean the carpets because walker requires this when moving out even if you don't have pets . On top of that, they claimed that in the 5 months we were there (I'm military and got orders to move) there was a light cover in one of the rooms that wasn't there when we moved out??? It never seemed like she was hiding anything and always gave her honest opinions. There was a time when the market was slow and we hadn't talked in about 2-3 weeks and there was nothing wrong with that. She never forced any home and let us control what we wanted in our new home. When moving out of a rental don't worry about painting, don't clean, don't do any yard work prior to leaving. You will be charged for it all anyway so save yourself the time and energy. And just know you won't be getting that deposit back consider it last months rent. read more

We rented a house in the Waynesville area for 3 years and the owner was top notch no issues with him. However when we moved in the home the house wasn't fully ready such as it wasn't cleaned, there was stuff in the house still, belongings still in the shed among other things. A cleaner came to the house the day we moved in only to clean what they could because they couldn't get to everything. Long story short we just moved out and did an extensive cleaning for about a month straight, i.e. painted the whole interior of the home, pressure washed the whole exterior and garage,cleaned the gutters which neither was done prior to our move in. We also cleaned things that were probably never cleaned in years. We take full responsibility for the issues we caused, however somethings are out of our control such as the grout, and caulking, refrigerator door shelves breaking because they were already cracked. I could go on and on. The point is if you rent from these people plan on living outside in a tent, because no matter what you do to get your house ready for move out they will find the littlest of things to complain about. I have never been so disrespected by someone in my life as I was the day I moved out. It's stressful enough to retire after 20 years in the military and to move and find a new job without the stress of people like this making it worse. I do not recommend Walker Real Estate for anything they are nice to you to get your business and while you are living there, but make no mistake they will get you on the way out TRUST ME!!! read more

If you are someone who reads reviews PLEASE take the bad reviews seriously for this company everyone is really rude even the owner of the company for him to be prior military he doesn't care about the military families they are very MONEY HUNGRY. So if you do PCS here check out the house first because they claim that they clean the houses but they really don't. We rented from these people and they basically mess over everyone who try to PCS or move out of one of their houses, when we moved out they charged $325 for a cleaning fee. If you can find a different realty company I advised you do so. read more

Don't let the smooth taste fool you. If you are moving to the Fort Wood Area or are a local that is looking to rent a property/home via one of the several property management companies in the area I'd advise shopping around before considering the Property Shop. Walker Real Estate, the parent company of The Property Shop has a fairly large presence in this community. They do a pretty impressive job going full court press with their marketing on bill boards in town & local radio ads. The message in their ads is that they are #1 and the best in the area, however, claims to such (after my experience renting a home thru The Property Shop) leads me to believe that they are probably #1 one when it comes to sales and profits but definitely NOT with the holistic customer service piece. Here's why:- Lackluster response times to fix problems with the property (took close a week to fix hot water issue, 72+ hours broken garage door). To compound the frustration if you are a tenant and need to talk to a person about these issues at their office in town, you're more or less treated persona non grata for not having an appointment or not having used the online Tenant Portal to report problems. The slick, automated "we got an app for that" attitude seems to be the preferred response to a tenant. If you aren't a tech savvy person or just someone who prefers a human to human interaction to discuss an emergency work order or maintenance issue the office culture may frustrate you.- Nebulous "gotcha" Lease Contract: READ THE FINE PRINT if you want to use this agency!! Getting in is pretty easy- getting out -not so much. There are re-key fees, 15 bucks light bulb replacement fees (to name a few things) that you'll need to be prepared for. READ ALL OF THE CONTRACT and TENANT RESPONSIBILITIES before signing if you're going to use this agency. The cleaning inspection at the end of the lease close out process is brutal. It's almost ridiculous. We cleaned the place up better than we found it and still had some things that were unsat. The Inspector was very gracious and let us fix the deficiencies but it was already another slathering of icing on the frustration cake with this organization. If anything: ASK A REP to be present with you and that they bring their magic iPad WHILE YOU DO YOUR WALKTHRU. Said Magic iPad has a detailed photo record of the property prior to a tenant moving in. I was charged for damage to a small part of the kitchen counter area covered up by the stove. Not saying it didn't happen but I have no recollection of it happening during my tenure- but the magic IPad said it probably did. All I will offer is my opinion and say that the best way to avoid any perception of malfeasance from BOTH parties is to execute a joint new tenant's 72 hour walk thru inspection with the magic iPad riding shotgun. Being a little more transparent and doing this with the Tenant will mitigate any potential for issues down the road. AGAIN- If you are still considering using this agency PLEASE read the contract- there are provisos and things tenants should be cognizant of. I'm retired military and have rented from property management firms for many, many years, and this property management office business practices are quite different than what I'm comfortable with. Be advised when it comes time to terminate your lease- there will be a lot of work and $ to outlay to get it back up to "the Walker Standard" if you want your deposit back. AND Remember their Rules when it comes time to move in and move out: 1) YOU have 72 hours to do an inspection to report deficiencies back to the property management company. 2) They have 30 days to walk behind you (or peep the magic iPad) after the termination of lease finalinspection is done before you see a check with your security deposit money back. I'm not implying that they do this as SOP but it did happen with me. Slow return of Security Deposit: - Walker/ The Property Shop Rentals Has Up to 30 days to give you your security deposit back IAW MO state law....and well... they take that to heart. I waited 24 days before mine came back to my new home in the mail. I say this b/c if you're military and perhaps need to leave rather quickly (given duties, needs of the nation, mission, etc.) and are counting on getting that security deposit back as fast as you were required to give it to them to secure a rental property- it probably won't happen. Ask the manager or a decider type of person in the office if there are exceptions for military personnel in these kinds of situations. I wasn't treated rudely, horribly or disrespected by the folks here while I was a renter- I just felt as if they honestly don't have much experience as a customer focused business when it comes to renting homes to people. I understand it's a challenge serving two masters (home owner and the tenant renting the home), however, dial it in and get some "#1 at the Fort" customer service going. The Walker Real Estate Team is an office full of fantastic realtors and people. Not only did they guide us as first-time homebuyers; but also they did this while we were in Northern Virginia. My wife and I would use them again in a heartbeat. My Wife and I decided to take the plunge into homeownership, but we couldn't afford much; so we thought. Charles treated us like we were his only clients. He invited us to the office on a weekend that worked for us and walked us through the entire process. We were interested in seeing over 20 houses in one day as time was limited for us; flying in from Northern Virginia and having someone available to watch the kiddos is tough. Charles didn't flinch. He told us he'd handle it all for us, but also informed us of which neighborhoods that were going to be kid friendly and ones that may not work the best. He wasn't afraid to give us his opinion, which we greatly appreciated. Thanks to Charles' insight, we ultimately decided to go with a split level home that after seeing over 20 homes ended up being the first house we saw. Over the next few months, Charles assisted us with all paperwork and even attending our housing inspection, which saved my wife or I a trip back to Missouri. Charles was very patient with us as we had several questions that seemed easy, but being first time homebuyers we wanted to make sure we knew what we were getting into. Charles made sure we signed our papers, returned all our phone calls and emails the same day, and treated us like we were buying a million dollar home. He gave us recommendations for a lender and homeowners insurance, both of which were way better than the people/companies I found on my own. At closing The Walker Real Estate Team provided us with a gift card and gifts for our house. They didn't need to do any of that, but it was an extra flourish that showed us they really cared. In short, if you're buying your first home, you can't go wrong with Charles and The Walker Real Estate Team. This has been a truly awful rental experience. When we moved into the property a year ago we were given the home with no working AC (in June). The repair took 2 weeks! Once we finally had AC we were able to begin unpacking only to find that the dishwasher wasn't working either. To make matters worst the home was not clean (cobwebs, dirty toilets, sinks not draining). When repairs were made they were done poorly. For example, the front door needed to be changed and the contractor never completed the repair. We had to spend money out of our pockets to fix the door and the fireplace. At one point a plumber was sent for a repair and reeked of alcohol. We were determined to only spend a year in this home after all of these issues. Now Walker is refusing to reimburse our entire deposit. Don't just walk away from the business...RUN!! read more

DO NOT LIVE IN THE HOUSING ON BROADWAY STREET. Everyone that lived around me moved as soon as their contract was up because of how crappy the apartments are. The pictures on their add is very deceiving and makes it look nicer than it is. The AC system sucks, drainage sucks everywhere, walls are thin enough to hear conversations your neighbors are having, and repairs are done to the cheapest extent possible if at all. I understand my move was last minute due to the Army changing their mind. But they rushed me to finish my move in paperwork and payment while I was driving from Fort Hood instead of trying to help a future renter just a little bit, all so they could get off work sooner. Whoever they used to fix the drywall above my sink left a mess in my apartment. When I stopped by the office to talk to the rental team about moving out one of the men walked out the door, looked at me on the phone, locked the door and walked off without even acknowledging I was there. Now to the move out fun. I moved out on 15 June 2021. That day they did the walk through and the only think they said I would be charged for was carpet cleaning because of my dog. Which was fine because I was not able to do it and even though I know she didn't pee or poop inside I understand why they want it done. But two weeks later I get an email stating I ow the following charges. Charge 1 $58.31- Tenant Move out Rekey, Charge 2: $9.95 - HVAC filter (it was dirty and there was no new filter left), Charge 3: $425.00 - Full House Cleaning, Charge 4: $281.00 - Carpet Replacement with Pet Treatment. This apartment is at most a 1000 square foot. There is no way the cleaning cost is $425 to clean. Especially after I had already cleaned it. Was it perfect no. But not $425 dirty. They would not provide me with proof that the carpet cleaning would cost that much because again. Not a large apartment. Plus, the carpet was coming apart when I would vacuum. I do not think a professional cleaner would touch it in fear of destroying it. Also, the rekey fee I missed in the contract. But this is the first rental I was ever in where the renter paid for the property to be rekeyed. So, all renters be ready for that. After refusing to pay the additional $100 on top of my deposit, without proof of what everything cost after I talked to the venders, I got an email saying the cost for house cleaning was lowered to $300. After that I have been trying for a week to talk to the inspection team to get proof and the venders/cleaners names. When you move out all Walker Rental wants is your deposit and for you to say nothing. read more

Maybe we have a bad homeowner but we've not had a good experience. Last summer the deck had two holes in it and the guys who came to "fix it" were only allowed to replace the worst 3 boards- and told me it isn't safe. Our fence has been slowly falling down but after multiple requests over months, someone is coming to "look at it". We've been without a working oven now for 33 days and counting. Best? We as the renters have to pay $25 per month for the repair website portal. If I had it to do over again I would have went with someone else. Oh- and their hold "music" is just one really obnoxious advertisement for them over and over and over again. read more

I do not recommend those of you moving to the Fort Leonard Wood area to rent a home with Walker Real Estate. The customer service is terrible and they do not fix your issues when requesting maintenance. Additionally, they will charge you multiple fees without warning, expecting you to pay them in a days notice. I am very disappointed with the way my family has been treated. read more

They were great when we were in need to hurry and rent a house before arriving to FLW. We did a FaceTime walkthrough then signed our paperwork. Upon doing our 72 hour deficiency sheet we discovered a few things: 1. We saw ants and spiders everywhere and they tried to have us pay for the pest control (we haven't even been there before this walkthrough) 2. Our sink was broken and which we were told it would be fixed immediately. After 2 more maintenance requests and no repair we gave up (after a year of tenancy, it was never fixed). Then we found ourselves submitting maintenance requests and a "professional" telling us how to fix it ourselves each time. Also our fireplace was deemed unsafe to use by a professional we hired to inspect it, Walker tried to tell us it was safe, even though it didn't have proper doors or damper. The guy from Walker I spoke to multiple times just told me to make sure we built a fire in it correctly. We communicated over the phone and I wish we would've kept it between emails because they say it was us who did not respond in regards to the fireplace issue. So I hope the future tenants do not plan on using the fireplace! I feel that once you sign a lease their communication goes away until you put in your 30 day notice then they basically push you out. Thankfully we were able to find a house perfect for us to purchase with a different company after 1 year of being here! Also, In the end, we paid for our grass to be cut and yard to be ready for move out along with professional carpet and house cleaning. I would recommend doing this because from friends who have rented through Walker all got shorted on those things! So it's worth the money to have professionals do everything for move out. They do cheat military families and it is sad. But from what I heard "it's a business" therefore....AVOID THEM read more

Our experience with Walker was for the most part good . We purchased a home in Pulaski county through walker . Realtor was good and walked us through everything right up to closing . Closing day went off no problems . We move into home for the first night and next morning a sewer blockage. So I rent a sewer snake but it can not get through the clog . we hire a plumber and we find tree roots had not only gotten in the main sewer to the street but also had broken the old clay pipe.WE DID HAVE A PROPERTY INSPECTION $400 Ozark property inspection . We contacted Walker many times but it was like you own it now and they provided NO HELP AT ALL !! PRETTY MUCH SAME WITH INSPECTION COMPANY!! Needless to say we were not happy at all after this ,we hired a plumber to dig up old sewer line and replace it,problem fixed but not cheap$$ In the future I will always have a camera put down the sewer to check as should the property inspection company should have done , Sewer line in a major part of the home!! We thought we had done everything to avoid this sort of problem but still got the shaft . again Walker was of no help at all! read more
