From the beginning, MAP handled the transition seamlessly and professionally. Their experience and expertise were evident in every interaction. In just six months, our property revenue increased, and we received positive feedback from tenants regarding the improved management and communication. Laurie, Sandy, and Patty truly make an exceptional team. Whenever I have questions or concerns, someone responds promptly. They also have a reliable network of contractors, electricians, handymen, and other service providers they can recommend, which has been incredibly valuable and time-saving.     My wife and I had the pleasure of renting a townhome with nease for a year:…read more Property: Provided to us clean, recently remodeled, and well equipped with new appliances. The 2 bedrooms were large, like 16x14 and 15x13 with plenty of closet space. The patio was enclosed with plenty of privacy. We had 2.5 bathrooms and they had new countertops, shower/tubs, and fixtures. The bottom floor had brand new tile throughout that made it easy to clean. Our unit had a washer dryer hookup inside the garage but there was a community one on the property as well just in case. Security: Initially the security situation was a little sketch. We had people walking through the property since it had an unlocked gate from the back to the front of the property. However they listened to the residents and added a security gate that cut down on that and made it feel much safer. They also had no issue with a video doorbell and security camera we temporarily put up over the garage. Parking: For every unit on the property there were 2 spots one outside and one garage except ours which were both inside the garage. All guest parking was on the street and it was usually not an issue. Maintenance: Any service calls we put in were handled quickly and with professionalism. No complaints here. Service: The entire nease team, Kelly and Casey specifically, were absolute gems to work with. They answered and questions we had, accommodated us when we needed it, and generally took care of us as both tenants and customers. I have rented from a couple of property management companies and I have to say nease has given us the best service yet. You can be confident that you will receive nothing but the best customer service if you choose nease. Conclusion: I recommend nease's properties without hesitation. They have come a long way and there is no doubt to me they listen to their tenants and care about your experience renting with them.

    During my tenancy, I reported a serious plumbing issue in the guest bathroom that was not addressed…read morein a timely manner, eventually resulting in significant water damage, mold concerns, and full replacement of flooring, carpet, bathroom, and portions of walls. This issue also began affecting my health during that period. After remediation, I repeatedly requested mold testing documentation that was never provided, despite being told testing had been completed. After move-out, I disputed multiple charges, including pre-existing countertop damage documented prior to move-in, carpet charges, and a front door lock fee that I had been instructed to reinstall. After I provided evidence and challenged the deductions, many were not pursued, and the owners later returned a significant portion of my deposit. Overall, my experience included delayed repairs, lack of transparency, poor communication, and attempts to shift responsibility for property issues onto the tenant. Interactions with management were at times condescending and unprofessional. Prospective tenants should document everything, keep written communication, and maintain records throughout their lease. Kelly, this is a business--professionalism matters, and emotions should not be used to deflect accountability. UPDATE: After my original review, the property owners independently reviewed the situation and returned a significant portion of my deposit. That outcome speaks for itself once the facts were evaluated objectively. After being informed of the refund, I offered to revise or remove my review in good faith to move forward. Instead, I was accused of posting "hate speech" and of harassment for including the owners in emails using publicly available contact information. This is unreasonable. The owners had previously shown up unannounced and communicated directly during my tenancy, so open communication cannot be considered inappropriate only when it is inconvenient. To be clear, my review is not hate speech. It is a firsthand account of my experience with property management, including communication, handling of repairs, and professionalism. Criticism of conduct is not discrimination simply because it is unfavorable. Any implication that my review was directed at specific ground is NOT true. Faith-based conversations during my tenancy were mutually initiated. My concerns are strictly about treatment, communication, and management practices that do not reflect what is publicly portrayed by Kelly. I also take issue with the suggestion that the refund outcome was always the intended resolution. Before my tenant portal access was removed--shortly after I disputed charges--I saw substantial deductions being applied, which I formally challenged with documentation.

Not only did they have knowledge of relevant statutes at their fingertips, they always had recommendations for quality vendors, and were excellent at providing direction and resolution. I never once felt that they had anything but the best interest of our community at heart, and it was immensely helpful to have them at the helm.

    I am speaking as a recent member of our Homeowners' Association (a new Owner as of 2023) who had…read morebeen renting previously for 30 years at the same address. I am also speaking as a serving member of the Board of Directors (joined in 2023). As an Owner and Board Member, I take credit for working to replace our previous management company with our current management company, Bayview Property Management. Here is what we had before: 1. Hands-off management style, meaning they never came to our Property, preferring to handle issues from their offices using HOA Board members as free onsite superintendents. 2. Mostly indifferent, untrained property managers and office staff (reflecting the attitude of the management company's owner towards her clients, seen during 15 years with this company). 3. Poor service response to routine maintenance calls (see Items 1 and 2.) 4. Artificially low monthly maintenance assessments, leading to insufficient Reserve Funds to cover lifetime maintenance costs called out year after year in the annual Reserve Study. (see Item 5.) 5. Failure to maintain the property in compliance with the depreciations called out in the Reserve Study, resulting in decaying Common Areas and buildings, which created a large and costly amount of deferred maintenance. This included annually recurring damage from flooding of Unit garages during heavy winter rains that required the Association to empty its Reserve Fund and then replace those funds with an Emergency Maintenance Assessment. The problem emerged during their management but was not resolved by them. The problem was only resolved after they were removed and replaced. The hands-off, minimalistic, low-budget management that we received only served to obscure the long, slow decline that occurred, and when difficulty eventually did emerge, we were not adequately funded to address it. Here is what we have with Bayview Property Management: 1. Professional, communicative, and proactive Property Manager and Management team that accepted the challenges associated with our "distressed property"; and pledged to restore our Owner value through timely maintenance of the Property and proper funding the Association's reserve account. They succeeded brilliantly in securing contractor bids for rain gutters and fascia repairs that allowed the Board to approve timely repairs that have prevented any further flooding episodes. With that completed, Bayview is continuing to facilitate the restorations we still need. 2. Complete knowledge of legal statutes and regulations that govern the operation of Common Investment Development properties (CIDs). 3. Diligent adherence to regulations and codes for CIDs to ensure the Board of Directors can make informed, statutorily compliant decisions regarding the management of our Property. 4. Active, responsive, hands-on management approach, from ordinary Owner requests for maintenance, to gathering comprehensive vendor bids for long-neglected, major restorative projects that have become necessary for our Property's ongoing maintenance. 5. A continuing, enthusiastic commitment to restore our community to its full potential, returning it to its best possible condition, in aesthetic appearance and in market value. I have seen the fantastic results that have been accomplished so far, and am thoroughly delighted by the promise of living in a fully renovated, properly funded, well-managed, and thriving community.
