This is by far the WORST people I have ever had to deal with. In the past 18 months I have had unabated water and flooding 4 times. Each time it took over a week to get it fixed and I was without water in a major component in my home. . One my sprinkler system ruptured and spewed water at an alarming rate for 36hrs. The water flowed through the street over a mile away and also flooded my neighbors yard causing her to file a complaint with the city. 2 other times a pipe burst under my since and turning the water off did not stop the leak and I had standing water on my floors in 3 rooms. Mildew grew under the sink and I still have mildew stamina that can't be painted over. This last time my hot water heater blew up. 4 days later chasing people down with no logical response I am told it will be 3 more days til they could get to it. Texas habitability laws state we must have hot water. I notified them in writing that I was fixing it and deducting it from my rent as allowed by Texas law. an Invitation Homes rep Jongens Ticsay said go ahead and do it and has me send him the bill we paid. Then after IH said they will or pay for it and we are out $1800. In addition to ALL of this we had a dishwasher filled with milder from one of the water problems for over 6 months. From start to finish and still ongoing, our experience with Invitation Homes is absolutely horrible. We were attracted by the companies values and overlooked the negative reviews. Well soon to find out, they're absolutely true! Stay away from this company like it's COVID-19! We were rushed by Rachel Ross to sign a lease on a home we haven't seen yet with the fear of losing our $500 holding fee. The home we were interested in took 3 weeks AFTER the day it stated it would be ready. We were told the house was cleaned and updated. Well upon moving in...it was dirty and the carpet stunk like pet and child urine. My son got a fish hook stuck in his foot along with a tooth pick in my wives foot. I've included photos of what we pulled out the carpet in one vaccum pass. We requested to speak to a manager, Leandy Garcia who belittled me over the phone like I was a child. Can't believe this company has employees like that. She was very disrespectful to us. But wait that's not all, the upstairs AC unit wasn't working upon move in and there was no running hot water in the home. One top of all of this, the house is infested with bugs! I've had to take several days off work because of all the maintenance requests that should have been done before moving in. Lost hundreds of dollars in wages because of this! I'd give zero stars if I could. I could go on for days about the horrible experience with this landlord. Unresponsive, impossible to get a hold of anyone. No one addresses concerns. The only time I've gotten to talk to or see anyone is during the move out process where they begged us to stay despite ignoring my concerns regarding water damage / mold from foundation issues with the house. The move out inspector told us to only clean and not to paint or even bother cleaning carpet because they'd do that anyways. Not shocking, that was a LIE. When we moved in, the house had a number of problems that invitation homes likely were unaware of, but they promptly took care of everything when we submitted work orders (we submitted a lot). This includes some wear and tear items such as recaulking around joints, replacing a missing baseboard, fixing a door that doesn't shut correctly etc. We have pending work orders for windows and deck work - they are bigger ticket items that they have come out to look at, ans they are working on getting approval for fixing. Another example of them addressing problems: we had a Sunday scheduled move in but weren't given a code to access the property. Obviously it's a company with business hours, so they won't answer on Sunday. They gave us a couple days off our rent to cover the cost of our Uhaul and inconvenience. They did this before I even asked for it, very good problem solving from their people! We've lived in a number of apartment complexes before and never had them take as much care to address problems as invitation homes has. With that said, the renters market is rough out there, it's ABSOLUTELY CRITICAL you tour the houses you want to rent before applying for them. Pictures aren't always the best indication of the state of a property. Make sure your personal priorities are reflected in the property you want to rent. You can tour the property multiple times if you're unsure... I toured probably 30-40 houses before settling on one. Inspect under the kitchen sink and in the dishwasher for roaches, a lot of houses have them (not ours, but most of the ones I toured from various companies did) You can pick the problems you have by picking the right property. Don't pick something you'll be unhappy with - tour the property! Best of luck out there, if you find a good house, invitation homes customer service has treated us well so far. Keep in mind this is, of course, a big company. If you hate calling your landlord and getting "press 1 for... Press 2 for..." Menus, having to wait for technicians to come out for a couple days, customer support with accents, or other various big company stuff, find an individual person to rent from instead of a big company. None of that bothers me, I'm just happy to have my problems taken care even if it takes a few business days :) I think a lot of the negative reviews can be answered with this: invitation homes is a big company! They have other fees other than rent. It's all disclosed in the fine print: read their website and read your lease! They had some fees online for us that didn't apply, probably someone clicked a box somewhere that they shouldn't have - it's up to you to read everything and call them and get it addressed. For me I got a call back within a couple of days. You have to keep up with everything, they won't do it - because they are a big company. They employ two types of maintainance people: invitation homes maintenance people and external contractors. When you put in a work order, they send their own maintenance people to confirm it needs fixing - as far as they know, it could be fixed by turning it off and on again! If their guys can't fix it, they will call out a contractor to fix it. So yes, most work orders take 2 visits to fix. Because they don't want to spend $150 to pay a contractor to come out to your house to find out you forgot to plug something in... If you don't like the practice of businesses tacking on extra fees, write your state representative or congressmen; airlines and everyone else under the sun do it too... I had previously written a review regarding Invitation Homes and Mandy contacted me. She was the most professional person I have dealt with from Invitation Homes (previously Waypoint Homes) on the management side, unfortunately it was too late. I gave proper notice and hired a professional company to come in and do a "make ready" on the house. It was cleaned from top to bottom. He repaired the holes left where my drape/curtain rods were, did touch up painting and cleaned the carpets. I get my deposit back and Invitation Homes charged me $225 for cleaning the carpets of the entire house. When I contacted Joseph Kim, he told me he would send IH's assessment. I sent him pictures of the carpets that my person sent me after he made ready the home. Mr. Kim sent me an email stating there were a pink stain and a dark mark on the carpet, so IH sent someone to re-clean all the carpets to IH's standards, however the pictures he sent also showed that his clean up people had food and sodas in the house. I have requested that they refund at least half of the $225 back to me, because they weren't able to get out the stain and the other dark mark was really just regular wear and tear on cheap carpet. I don't even know where to begin. Let's start with the fact that we've been without consistent AC for over 34 days...in summer...in Texas. Oh and the work orders from over a year ago that still have not been completed. -6/15/21 Placed work order through patient portal that AC needed to be serviced as it was not cooling properly. -6/17/21 AC company evaluated the system. Stated it need a new valve also added some freon. Girlfiend missed a day of school due to visit from AC company. -7/1/21 Valve replaced. AC company noted there was a leak in a coil and it needed to be replaced. Girlfriend missed a day of school due to visit from AC Company. -7/3/21 House no longer cooling. Made call to IH maintenance call center. Told call center I have a special needs son and my house cannot be this hot. She placed an order for temp units to be approved by the local office. It was a holiday weekend so that was going to be a while. She also placed a call to the AC companies 24/7 number for them to call me. No return call was received. She also stated that it was noted that the unit needed to be replaced and it had been denied by IH. -7/4/21 I called the AC company myself 2 times. No call back received. -7/5/21 Missed a days work to go buy our own window units since house was almost 90 degrees. -7/6/21 Received notice that the order for the temp AC units had been cancelled since the AC company was coming back out. They welded the hole but noted that it may not hold but maybe a day, a week, a month...who knows? -7/7/21 I called IH and was sent to Victor Hernandez. I stated I wanted the AC fixed properly and not just a band-aid slapped on it since we had a vacation planned that week and I didn't want to have to worry about the AC going out again and the house being too hot for the sitter. He reopened the request to have a second opinion evaluate the system. -7/10/21 Had to come home early from vacation because the unit was no longer cooling and the house was too hot for the sitter 7/11/21 Had to send special needs son to a family members house since the house was so hot again. -7/12/21 My girlfriend contacted Victor Hernandez stated we wanted this fixed immediately. Placed complaint and resolution help request with BBB. -7/13/21 Same AC company came out again (not a second opinion). Stated there was nothing they could do until IH approved the proper repair of the unit. Two temp units arrived from IH. Girlfriend missed a day of school due to AC company visit. -7/13/21 Happened to have our inspection by the city scheduled for today. He stated that IH should have had the AC fixed within a week or so. He also stated that our window AC units were a fire hazard as they are screwed into the windows. We removed the units. -7/18/21 House is 88 degrees even in the morning and evenings. -7/19/21/ AC Handler being replaced today. Waiting to see if it works.... Girlfriend missed yet another day of school due to this visit. This entire situation has been mishandled. We have been without a consistently working AC in summer in Texas for over a month. I called to see about terminating our lease since a family member who will actually make the proper repairs in a timely manner offered us his rental home in another city. They want me to put in a 30 days notice (rent paid of course) plus an additional two months rent on top of that for voiding the lease. You have go to be kidding me!. This whole situation, or time missed from work and school, our vacation being cut short, money out of pocket, high power bill due to AC constantly running and not cooling and having to send my son to another home and us being so uncomfortable in our own home (not even being able to cook since it would just heat up the house more) needs to be compensated accordingly. Oh...and shall we discuss our follow up walkthrough to list anything we found wrong with the house never happened? We were told to place work orders for them....it's been over a year and they still have not been completed. I really expected to be treated better by Invitation Homes. Especially from a tenant that has never been late or missed a payment and takes care of their home like they are in it and take pride in it. Invitation homes clearly violated Section 92.053. of Texas Housing and Tenant law. They refused to provide a burden of proof regarding why our A/C wasn't fixed after the technician recommended it be fixed. I asked numerous times well after the 5 days as outlined in the law, to provide a written burden of proof as to why it wasn't fixed and why a second opinion was needed (which they have countless times refused to do). Our A/C gave out less than a month later and it wasn't until after their 4th visit that the A/C was ultimately replaced. This resulted in us having to stay at a hotel for 6 days (which they are now refusing to reimburse us for). Had they fixed our A/C when it was first recommended, this would have never happened. This is absolutely the worst company to rent your house. We had no choice because in the middle of our lease our rent house was switched to this company. We have been with them since December and every month it's a problem; from over charging on electricity even though we do not have electricity with this company to not being able to speak with anyone and having to call them several days in a row only to say they will call you back. The maintenance team is horrible they have to set up 3 different appointments to fix a kitchen draw and it's still not resolved. If you are thinking about leasing with them DONT!!! This company is the property management company of a property in my neighborhood. Last year after numerous phone calls to their office, they allowed the homeowner to basically kill all the grass in the yard that the previous owners had worked so hard to maintain because they never watered and rarely had it mowed. The first time I called the agent wanted to know if I would walk over there and take pictures to send to her. Seriously, that doesn't seem like it would be my job. Now this year, the yard is being overrun with weeds and the grass is in serious need of being mowed. The homeowners in our neighborhood all take care of their lawns and their property except this house. Avoid Invitation Homes completely. I've been a tenant for over ten years and dealt with 4 different property management companies before they took over. This giant company has lost touch with reality. Once you have become a tenant with them, the service and attention will stop completely and you will find yourself dealing with a giant bureaucratic mess, where no one knows what is going on, and no one takes responsibility. They find more ways to add useless charges to your rent than you can imagine. The leases get ten pages longer every year. They monitor your water bill (because if it doesn't get paid they may get a lien against them and be forced to pay it) so recently when I had a high water bill due to drought, they decided (because they are not in my city), without asking me, that I had a leak. They scheduled a leak detection person to come out. I did not consent to the appointment and told the office to cancel the appointment because there was no leak. The guy came anyway on a day when I was not at home. So now they are charging me for his visit because I was not there for an appointment I did not make. Since they add it directly onto the rent, and they have an automated system for paying the rent there is no way to avoid paying. I have had nothing but problems with their maintenance department, from waiting a week to get a water heater replaced, waiting a month in the summer with no air conditioning to get the air conditioner repaired, and living with no heat in the winter (during Storm Uri) because the air conditioner repair man did not repair the unit properly. They fine you for every time the HOA sends out a letter, even if the problem is already fixed. The pool guys they send out do as little as possible, but you are required to pay the monthly fee for this. One pool guy even tried to break into my house (I had it on camera). They send air filter subscriptions, that you pay extra for that are not optional. You can't reach property managers on the phone. Instead you get telephone banks in the Caribbean that take messages. You can't even reach them by email. But they insist they have an app, which is nothing but their web page and works worse on the phone than if you just use the webpage. You are on your own and they will screw you no matter what you do. They could care less if you are a good tenant. All tenants get treated badly. This is the worst property manager I have had in my 60 years. They are to be avoided at all costs, because once you sign that lease, you are just screwed. read more

So I wasn't going to add a review but I checked my email and there was a email from a rep stating we had an unauthorized pet and they were notified by maintenance. Before maintenance left he asked for a review which I haven't been doing. So I told him I would. My pet is not unauthorized and if the maintenance or customer rep would of researched they would of saw that we transferred properties after only being there a week due to plumbing problems and a lot of other problems that was eventually fixed and pet deposit and pet rent was paid at the first property. Whoever transferred information to the lease did not put the pet down even though a pet deposit and pet rent was paid and the required pet insurance we also have. So to Jacqueline who thinks she is doing me a favor by emailing me before account managers charge me for unauthorized pet as a courtesy per her email as a courtesy, as a courtesy review documentation before assuming you have caught someone not abiding by the lease they have signed and to Mark the maintenance man check your resources to make sure the information you are relaying back is correct. So we filled out 3 credit apps this morning online at $50 a piece so $150 to only find out that the house should have not even been on the market because won't be ready until July. But there where taking apps on this house and everyone was being denied and the lady Valencia Cannon told me they received a lot of credit apps only to take there money and not get it back cause all apps where being denied right now. They paid someone to move my stuff out of the home and the flooring people still has not made it here. I will never do business with this company again. The property manager is completely unprofessional. I live two years in a 3000+ square-foot home. When I moved in the yard was trash, they cut down a tree and left the stump in the front yard. When I moved out, I asked about my security deposit because I made the home better. They immediately responded with we won't send it till 30 days. I said whatever your policy is that's fine. I just I really need extra money right now. I just moved. At 31 days I called back. I verified my mailing address. At 42 days I receive no communication no check nothing. Thursday afternoon the property manager calls me and says I will send you a check overnight. I apologize. I will attach the tracking information to the email. guess what that never happened! Now it's Saturday morning 45 days and I really really needed that money and the penalty will be nothing but the cost of me not having my money for 45 days was huge very huge. Here is a list of the issues we've had since the first month that are still not fixed after informing the company time and time again begging for help. Breaker box is old and messed up. They trip daily. The water heater does not work. We have wasps and bees everywhere. Inside and out. We have a hole in our drywall that they cut out to "fix" an issue over a month ago that to this day is still there, and the issue is not fixed. Now on to the fun stuff. We had sewage in our bathtubs for over a week. I called daily and every time I got "sir, you're in emergency status, there is nothing I can do" just to be hung up on daily. Absolutely disposable. My family had to live in a house full of human feces that wasn't our own. Down right disgusting. We haven't had hot water in over a week. And guess what, they'll put "complete" on a work order or "cancel" it and never inform you. So when I call again a week later, I'm greeted with the fact that it's a "warranty" issue and is awaiting further review. HOW IS IT A WARRANTY ISSUE WHEN NOBODY HAS EVEN COME TO LOOK AT IT? I applied for the home the Agent that was handling this property was a lil rude but i was thinking just let me get in there and not have to deal with her again. I am a professional person work for the Superior Courts of Los Angeles. I paid all fees and deposits on time. What was needed now was the inspection date from the housing authority. IH only allowed 7days from the time documents were submitted. Now this is a Government agent and sometimes take a little longer esp. if they receive the documents on a weekend and yes IH included the weekends in my 7 days, even though they nor Housing is not open on the weekends. I kept in contact with the Rude agency Yesenia Hernandez letting her know that I contacted housing and it will take 3-5 business days for inspection to be scheduled. She assured me that all they needed was for a date. I called and called inspection dept. and finally got a date. Emailed Ms. Hernandez, called and texted her cell number with the good news I had about the scheduling of the inspection which was today December 8th 2023. She never returned my calls or emailed me back, until today which was the scheduled inspection to let me know that the property is no longer available. WHAT!!!! I asked how is that possible when i just spoke to you and you said yes its available and all i needed was a date. Now I am starting from square one. So I asked about my refund of my $3235 deposit. And she said email me and I can have it sent out to you in a couple of weeks. NOOOOOO!!!! How is it that you take it in seconds through your website, but you have to email me a check for refund. If there is an option for Zero star would be great. No one showed up for walkout tour as agreed on, no one bothered to apologise or reach out. They didn't return the deposit amount without explanation. By not showing up, they lied about list of repairs and cleaning services after 15 days of receiving the keys. I left the house in way better and cleaner condition than when I rented it. On top of of full month deposit, they want more. Dishonesty sucks. A nightmare by all means read more

AVOID RENTING FROM THEM! They do not provide 24/7 maintenance. They will not come out in a plumbing emergency. They won't come out in an A/C emergency in the middle of a Texas summer when you have a baby and have to go stay at a motel. And most importantly you WILL NOT be able to get someone on the phone when you need to speak with a person. They direct everything to their page. Which doesn't help at all for any other questions you may have besides paying rent and making a maintenance request (which you have to do thru an app and cannot talk to someone on the phone about because they'll just ask you to go thru the app) it's impossible to get a direct line to a real person. We had a toilet leaking from the tank screws since the day we moved in. I filled out the request for service and they gave me an appointment that was 2 weeks out which I thought was strange for a water leak. So their scheduling isn't the best, but today Tywon Young showed up as scheduled and on time and was awesome! He was kind and courteous and fixed the leak. I'm have other issues with the AC being repaired, bit as far as this work order goes, I am satisfied. read more

I had service done today on my staircase and mailbox and Robert H. was awesome! He was very punctual, friendly, and knowledgeable.

We were robbed of 1600 from the deposit. We were charged for landscaping when the lawn was mowed and most of the yard was a mud hole when we moved in. We were charged for haul off when the rule was nothing what so ever left on the property. We were even charged for mulch when both flower beds were full of mulch. We paid a 600 dollar pet deposit plus 70 dollars a month, but the dogs could seldom use the back yard due to poor drainage that left it a swamp after every rain. read more

Do your research before renting from them or better yet avoid them at all cost. The house I am renting since August of 2023 was literally left as if the last tenant had just moved out. It was dirty throughout the entire house, the AC didn't work and there was no insulation in the attic so it was 90 degrees in the house even after the AC was fixed a week after I moved in. There was and still are black wasps that get in from somewhere. The kitchen was infested with roaches, I still to this day cannot use the dishwasher and they refuse to do anything about it no matter how many requests or complaints I've put in about this. Once they did a few treatments the pest control company said I would have to pay for the services since InvitationHomes only told them to do a few treatments, mind you the house was already infested before I moved in. The entire house is shifting, there are drywall cracks and breaks in every room. The rain leaks into the attic causing bubbles to form in my ceilings which the maintenance said is just a cosmetic issue?! It often leaks from the chimney into my dining room when it rains. The garage floods and the floors are bubbling up from the foundation shifting. The garage doors didn't work right, the toilets and showers did not work right, there were so many bulbs burnt out, stains on the floors and carpet, damaged doors, trims and quarter round missing. The list goes on and on but it doesn't matter because InvitationHomes is not walking these homes or doing any kind of inspections after or before move ins/outs. Anytime you want to talk to someone don't count on it, you will have better luck just emailing because they do not take any pride in their customer service. Also expect to pay an additional $200+ dollars on top of your monthly rent with charges for setting up your utilities, air filters, smart tech, etc. This is by far one of the worst homes and one of the worst companies I've ever rented from. I thought since they were a big company that it would be managing their products well but boy was I wrong. I'm a professional in the multi-family/realty industry with years of experience and my company would be out of business if we were leasing units like this. It's appalling and I can't wait to move out, hoping I won't get hit with crazy charges at move out like the other reviewers I've been reading about. read more

I have been a tenant for almost 3 years. They care about $$$ only. I went 6 months without hot water in the master bath. The only reason it got resolved is because of me. The "fix" was to run a water line thru the attic to the master bath instead of figuring out why this was occurring. During the TX cold snap, I learned that the heater was not adequately wired. Had to live in the cold for a month due to their negligence. I was told they could not get out in the snow - really. This is my livelyhood. They failed to issue a credit as told to me and when I asked for a refund due to their negligence they refused to refund me. Instead they issued a credit to my account. This is my money not theirs. When you ask a question and ask for clarification you get the same answer back. Really!! read more
