    This the worst company on the planet I have fighting with them for years as they keep sending…read moredemand letters for property i don't own, never lived on. I have called them sent proof that its not my property and they wont fix it. Every time I call they say i have to put a ticket in and they will get back to me I have sent them certified mail with proof from parker county that I dont own the property and still they havnt fixed.     This is criminal. I live in La Villita Townhomes in Las Colinas, Texas…read more A few years ago, there was a pouring leak in my roof. The HOA supposedly got it fixed. In July 2025, I found out while replacing the floor that there was mold in my house. So I engaged the remediator. When the drywall on the 2nd storey ceiling was pulled, the supposed "repair" was revealed. The contractors had placed a plastic sheet over the hole in the roof sheathing, instead of replacing it, and placed the tiles on top. This resulted in the rainwater slowly running down inside the wall, absorbing into the insulation and the drywall, destroying the wood and causing mold. Additionally, a decorative structure outside a window has a serious fault that causes the water to seep below that window. That has also resulted in mold and wood rotting. It was reported to the HOA management, Principal Management Group of North Texas, a branch of Associa. A contractor was sent, who simply adjusted a gutter. No other repair was performed. The HOA management declared it a job well done and closed the request. I sent many emails stating that the repair is not done, but no response was provided. I repeatedly created new repair requests, but they were all closed without repairs. Now I have sent them a legal notice of demand to finish the repairs within 30 days, or HOA will be sued. All I got was that my concerns will be addressed. But no action thus far. It has been 5 weeks since I first opened the request. My home is destroyed. Due to the mold and remediation work, I had to place my family in an apartment. My daughter needs me for schoolwork that I cannot help her with. She cries, thinking that our house has been destroyed because HOA is not authorizing the required repairs. But do they care? My only option is to sue HOA for damages and repairs after thirty days of receiving the notice on 8/21/2025 at their North Richland Hills address. No updates are being provided. I am wondering who is the culprit, the Principal Management Group, or the HOA board of directors, for not approving the repairs, or both. But I will proceed with court action if repairs are not performed.

    Be careful with other reviews of AH4R. Our lease signing…read moreexperience was smooth. They said we are responsible for all minor repairs under $100. Totally cool. Blinds, light bulbs, toilet seats, and yard work. The house had outdated everything and there were very visible patches on the walls and it was spot painted. It was also not cleaned professionally before we moved in and there were some leftover belongings from the previous tenant. Maintenance was hit and miss. They were all nice but we had a lot of repeat issues from shoddy work. They raised the rent beyond what we felt the house was worth in its current condition so we cut out, but the proposed rates are comparable in the area so we can't complain. It is what it is. Our PMs were generally good to us but there is high turnover so I lost count how many we went through. Our biggest complaint is their partnership with Conservice. The worst part of our entire experience was dealing with these horrible people. Also, it does suck that we can relinquish full possession of the property two weeks before our contract is up and they can charge us rent for those two weeks. I did learn in all of this that the bad reviews are either from residents who did serious damage but won't take responsibility, or good honest people who got super unlucky with a bad maintenance tech at move-out. We got extremely lucky and had a decent human being do our move-out inspection, but we left the house in pretty immaculate condition and did zero damage and did a lot of our own maintenance. I showed up to the inspection, asked and answered questions, and had followed all of the guidance from our PM i got months before we bailed. I would say, it's a dice throw to rent from AH4R. If you're going to- play by the rules, be decent, WEAR OUT YOUR PM WITH QUESTIONS, don't damage the property and pay for it if you do. And show up to your inspection. This won't guarantee anything but it will certainly help tip the scale in your favor.

    Terrible customer service and very poor response time. It seems like their main focus is collecting…read morerent rather than properly maintaining the property. Whenever we request maintenance, they usually send unprofessional subcontractors who do not complete the job correctly the first time. I just moved into a new house and experienced multiple issues on the very first day, including water leaks, cockroaches inside the house, and fire ants in both the front and back yards. In addition, there are many signs of poor-quality previous repairs and, most importantly, several safety concerns that have not been properly addressed. And never been repaired. They sent one of there employees to assist the repairs and never took it seriously. Kept sending the wrong people and never been on time. It's just crazy how many companies I had to make and only addressed very few. If there was 0 rating that's what I would give. It also takes a very long time to receive any response by phone or email. Overall, this has been a very frustrating experience, and I would not recommend this company to anyone.
