We stayed at the Palms, though we love the place it wasn't very clean when we arrived. We spent the first few hours cleaning which is unacceptable, the stove was filthy and you couldn't walk bare foot across the floor without getting dirty feet and there was some kind of sticky substance on the kitchen cabinets. The property didn't have any paper supplies at all to tide us over for the night, so after driving all day, we had to run out to the grocery store. There are a lot of rules about the air conditioning and it didn't keep us as cool as we would have liked. The cable wasn't even basic TV. The parking was the worst part. We were so wedged in it was very difficult to get in and out. The spots are more for compact cars and not SUVs. And most guests had SUVs. There is a pool, but much smaller than I thought. Our Family was not very happy with our beach house rental. There was an incredibly foul odor inside the house coming from underneath, like the basement area. It caused two of our family to feel bad and one had to leave. Check in was late and check out is 9AM. It was like 5 days for the price of seven. We got the linen service which added several hundred dollars to the bill, and the sheets were 100% synthetic poly. Like shower curtain liner made into sheets. The label said no bleach and no hot water wash! It would have been better to buy sheets and cheaper. We've been renting in Rehoboth for years. We will not use this company again. read more

If I could have the option of 0 stars, I would. My family is on the 4th generation of coming to Rehoboth. We have used multiple realtors but for the most part it has been Jack Lingo. This summer, we rented a home ocean block on Norfolk. While we were driving around just making sure we had the right house, at 230 in the afternoon (check in at 3) we saw the cleaning lady run in and out within 20 minutes. We gave her thr benefit of doubt and thought maybe she forgot something. We got out keys and headed to the house. Let me say, you have a shared driveway, with room for 1 car, not 2 like the listing said. My family was waiting there and once we walked it we were slapped in the face with musty, moldy basement smells. The entire house. We continued to walk through the house to do our inspection and it was absolutely disgusting. Furniture is probably as old as the house and some of it looked as though it hadn't been cleaned in many years. The beds were ok, but everything else, disgusting. The bathrooms smelled like the cleaning lady came in and dumped bleach in the tubs and that was it. Spider webs everywhere. The vents, dirty, rusty and not even sure how air was getting through them. Then there was the kitchen. Garbage can inside of the house full! Food in the cabinets, and not just a little bit of food left from last tenant, which isnt supposed to happen anyways, spices and things that were almost 10 years old. Tea pot on stove had a liquid in it, coffee pot was full of coffee grounds. Floors were not washed or even swept. I was disgusted and wouldn't even let my kids, nice or nephew walk around the house yet. Then, I walk outside to the outside shower and bathroom since we actually follow the rules and wash off in those before we go into the house after a day at the beach.We'll, not this time. The shower looked like something out of a horror movie. Probably hadnt been used or washed down in 5 years and the bathroom, DISGUSTING. So, after our inspecition we call Jack Lingo. Let me tell you, the lack of customer service given by this place this year was absolutely ridiculous. They told us that the smell was because of heat. The dirtiest just comes with the age of the house. They sent over the lady who "cleaned" our house and the realtor I dealt with, Carissa. They listened to us but after that, it was down hill even more. They told us they would send a cleaning crew back, but couldn't give us a time. No one in my house was able to unpack anything. We have had this happen before, with Jack Lingo, and they literally moved us to another house because of our issues. They claim they didn't and never have, even though my aunt who rented it that year has the paperwork. So, while we were waiting for the cleaners, we decided to try and get our vacation started since we literally lost our entire first day worrying about this house. We left at 530, came back at 830, and you could tell someone was in the house but what they did, is beyond me. Garbage was still full, all of the food and nasty spices I took out of the cabinets were still sitting on the stove, I guess I should be thankful they vacuumed living room. The next day they sent a very nice man over from a third party crew who came to power wash the backyard shower since we told them we were NOT using it. He actually told us the shower needed to be 100% replaced, it wasnt even safe. He was great, friendly, and the only person that actually cared about our concerns. We argued with Jack Lingo realtors over the entire vacation, it was irritating that they wouldn't help us in any way shape or form. They blamed it all on the owners, if the owners won't give us the money back we can't help you. You know, because Jack Lingo is so short on cash. The amount of money people spend on a weeks vacation, in Rehoboth, is astronomical. I expect a little more when I drive 20 hours from Wisconsin, to my beach destination. Jack Lingo has lost a long standing customer. If I could post pictures, I have plenty! read more

Laundry was outside in a dungeon like basement area, place was filthy, beds were box springs - not mattresses. Dishwasher didn't work right. All dishes were filthy. We recently rented 502C King Charles in South Rehoboth. It was a darling 2 bedroom apartment with a breezy and spacious screen porch. Most furnishings were new and very updated. Bedding and shower curtain felt a bit dated. Cute coffee cups, a keurig, and updated appliances made for a great start to each day. This is a perfect size for a couple that might have a visitor one night. Or a couple with younger kids. A slight bit of traffic on King Charles but not bad.We would rent this unit again- for sure!! And add another unit in same building if our adult children join us next time. read more

I've just finished a stay at a Jack Lingo property in Dewey Beach and the house was great. This was the third time I've rented the same house on Memorial Weekend through Jack Lingo. Renting it was easy and the property was cleaned from top to bottom before our arrival. The only complaint is that on all three years we had the realtor stop by and requested to walk through the property during our stay to check if we exceed occupancy or have damaged anything in the property. In none of the times did we exceed occupancy, were the cause of any noise complaint or have done any damage to the property. I understand that the demographic of Dewey Beach on Memorial Day is troublesome, but after having rented the same place for three years one would think that a check is not longer required. All our payments were on time, we've cleaned the house from top to bottom and left it in the same condition as we found it. If you rent from Jack Lingo, be prepared for a realtor to intrude on your stay and walk through the house to check on you at any time and for no apparent reason other then the suspicion that you are doing something wrong. read more

We recently stayed at a Jack Lingo property in Rehoboth Beach, DE. The property was located at 306 Laurel Street in Rehoboth. There was a group of six ladies that stayed at the house with us and we all agreed that the house was dirty and smelled like marijuana. When you walked up to the house, the fence, the front porch, the front porch furniture, were all in dire need of cleaning. The one main sitting spot in the house, the sofa, had numerous stains all over and felt dirty. The back porch furniture was even worse. The pool had not been cleaned when we arrived and even after the cleaning the following day, it was still filled with dirt and sand. We were charged a $300 fee to "heat" the pool (this was just a weekend stay) but the pool never warmed up enough to get in. The pool is heated from the "spa area" and is supposed to warm the whole pool but the heater turns off and on so you cannot keep it running long enough to heat the pool. I requested a refund for the pool heating and now three weeks later, I still have not heard back from Jack Lingo. Very disappointing. read more

Similar to the previous poor reviews, we feel EXACLY the same about this so called "family business." We made the heartbreaking decision to cancel our rerental due to issues regarding my 6 year old daughter and Covid. The property was was successfully, and quickly, subleased. I was advised that the 15% fee was the agent's commission. HERE IS THE THING.... the current renters are also paying a 15% commission. Two commissions on the same property for the same week. We were advised the additional profit was due to two different agents and when I complained, they only kept referencing contract. The contract was written prior to this world pandemic, so how could it not be amended?!! Businesses and societies across the globe had to recalibrate procedures - why is Jack Lingo not only above this, but take the extra step to profit from it. It's not unlike those that sold masks on Amazon to make money. We have been with Jack Lingo renting this same house for years. This was a simple re-rental. We weren't shown a house this year and we are loyal customers. I'm infuriated. I tried contacting the President of Jack Lingo, Bill Lingo at (302)2266617. Left two Vmail's. Crickets. Shame on you all. And enough with the contract, I can read a piece of paper, can you read the room???? Oh and Berkshire Hathaway, they at least lowered their fee to 10%. Still despicable, but just 5% less so. At least they calibrated. If anyone wants to join forces in an effort to recoup some funds (at least split the commission), I'd be willing to organize and file complaints with BBB, Attorney General and/or with the media. read more

One of the worst realtors I have ever worked with. During these trying times, my family has experienced so much financial hardship and this company has been extremely inflexible and difficult to work with. Being a business who is located in a state that is on the rise in cases of Covid- 19, you think they would have make exceptions to their "policies" when a family from NY wants to cancel a rental due to the health concerns and outbreak of the virus in Delaware. As of today, my family would have to attend this vacation and be quarantine for 14 days after we return home due to the NYS requirements. My family provided months of notice to the agent that we needed to cancel this trip only to be told that we would need to pay in full or if they can re-sublet they would still be taking 15% of the rental fee. I would never recommend working with Jack Lingo realtors to anyone. read more

Our family is extremely disappointed with Jack Lingo Realtors. We rented a home for mid July and requested a refund. They stated the their contract states no refunds and the Delaware Association of Realtors told them to stick to their contracts. We are 3 family's totaling 12 coming together. We have 3 compromised adults in our party and some people in our party are essential workers meaning they are exposed to more people in public. We requested a refunds or a credit to use towards next year. They immediately refused. They only offered to try and sublet the rental. If it gets re-rented they will still charge us 15% which is about $875. This is unacceptable. We will be complaining to the Better Business Bureau and the National Association of Realtors. I have heard Berkshire Hathaway is working with their customers by allowing them to rent next year. My 77 year old mother saved to take her kids and grandkids to the beach and will now lose money or be forced to go and put her and others in our family at risk We will never do business with them again. During a pandemic when everyone is hurting they only think about making money! read more

Accommodation in one of the condos directly overlooking the water at North Rohoboth beach, near Obies was disappointing. Uncomfortable sleep on beds. Not suitable for elderly people as beds and furniture too low. Beds were uncomfortable with thin mattresses. Accommodation is a bit outdated. Was not worth the price for the week, when there other smarter looking, larger, more comfortable places less than one mile away. If beds and furniture were more comfortable and kitchen updated, then it would be much better. But as it is my mom (who is elderly) and I had an Uncomfortable sleep there. read more

We had an excellent experience using Jack Lingo for our Rehoboth Beach rental. Amanda Barnes was responsive and kept in touch throughout the rental process. The checkin was very well run and we were in our rental by 3:15. It was exactly as advertised. When we had an issue with an upstairs AC unit on a Sunday, a repairman, Curtis, was sent out. He solved the problem by replacing the unit on the spot! Great service! We would definitely use Jack Lingo again! read more

Would like to give no stars but Yelp requires I give one! Have had a terrible experience with our summer rental. I rented a house in Rehoboth for mid-to-late June just as the coronavirus began with no idea how long the pandemic would last. In late May, when the final payment was due, the governor of Delaware was still not allowing rentals in Rehoboth. I called to ask whether I could delay the reservation until we felt safer and was told no-- and there was no option for ANY of my sizable $1,700-plus deposit to be returned. We then signed a re-rental sublet agreement and Gina Venables told us on June 11th that the house had been rented. This means-- as the rerental contract clearly states-- that I was owed $1,225. Gina wrote to me that the refund would be coming in a few days. I followed up a few times, only to be told there were delays. Today, on August 5th, I was told by Gina Venables that she never told me I would get a check in a few days (I then produced the email where she had committed those very words to writing). Just now, she wrote to say that a mistake had been made and the house had been rented for only one day, not one week, and so I was owed nothing. Had we known that the house was available, we would have gone (we live nearby) and used the house we had paid for even though we would not have gone to restaurants or done many of the things that make a beach vacation worthwhile. Her mistake deprived us of the opportunity to use the house at all. And she is now refusing to refund us the money that Lingo clearly owes us. We have rented houses in Rehoboth many times through other companies with no problem; ditto for Airbnb. Am outraged. read more

The week of July 10th we rented 15 Hickman from Lingo Realtor for 2 weeks. At the end of the first week we discovered the house was infested with fleas. When we contacted Karen Maul who had handled this contract for us she made light of our problem & told us that an exterminator would not be available on the weekend. She sent a handyman instead who did little to solve this problem. He set off a few small bombs & we had to stay out of the house all day. By Monday 7/19 it was clear that there were still fleas in the house. An exterminator came & reported that he saw 2 and left to tell Karen. We knew by then that we had to leave our vacation early & go home. We asked Sheila, the manager, for a refund for the week. The owner refused to grant us this courtesy. Maybe if Lingo Realty had been more sympathetic we would have gotten our money back. We had taken out travel insurance but were informed after filing a claim that this problem was not covered. We would never do business with Jack Lingo Realtor again and would not recommend that anyone use them. read more

I rented a home in Lewes last February. Then Covid 19 happened. I was still planning on going for our first family vacation in years. My three children and my grandchildren. We couldn't wait. Then Gov Cuomo added Delaware to his list of states that are banned for New Yorkers. They require all people who travel to Delaware to self quarantine for 14 days upon return. I called Jack Lingo immediately and spoke to a very nice gentlemen who told me they had just learned of this and they were scrambling to figure out what to do. He assured me they had their clients safety as priority #1. Two days later I hadn't heard anything so I called back. Sandi from the Lewes branch was not helpful at all. She told me we didn't have to quarantine....it was only a suggestion!!! She added "how will they know you came here anyway"!! Also she told me she didn't know Gov. Cuomo put their state on the list because they had no problems. I proceeded to let her know just the day before an article on line stated 10 life guards from Rehoboth tested positive for covid! I told her I would have my husband call her. He called her and told her we expected a refund. If not we would get our lawyer involved. She told him to go ahead and get a lawyer! I am still waiting to see if we hear from them next week. read more

Much to the chagrin of the company, I'm sure, most of the issues that resulted in this rating could have been remedied easily, probably by the homeowner. However, it's not the owner's name on the sign out front - it's this company's. The house was so dirty that we had to mop the floors four times and vacuum before even letting the kids play because the floors were so dirty! The basement unit was musty and we couldn't even sleep in it because of allergies. The heated pool and hot water boiler both needed repaired, which wasn't taken seriously until we called DAILY. Don't brush off your customers & invest in your homeowners - have standards set for renters. Like, I don't know, maybe the house has had to been mopped or cleaned in the last decade? I cancelled my summer 2020 due to the COVID-19 pandemic and they would not return my deposit credit even though I explained we are in a global public health crisis and going to the beach with my young son and family would not be safe. They did not care and asked me to consider their feelings. Many other industries and rental companies are issuing refunds no questions asked due to COVID-19 while here Jack Lingo is profiting from it. No company expected a pandemic like this to occur, and yet are stepping up to do the right thing even though it may not be laid out in their blanket, run of the mill cancellation policy. Sadly this company only considers their bottom line. I do NOT recommend Jack lingo now or in the future. Please consider this before renting from them. read more

Well they say nothing changes if nothing changes and that's certainly the case here at 204 Laurel St. It's our 2nd time renting for a week in 3 years and the master bedroom still has a "taco bed", the couches are even more "sinky" than before and...well...We had to make a run to the store for kitchen trash bags and toilet paper on day 1. For nearly $3k, you would think the owners would put some of their windfall back into the place. New mattresses, new sofas, maybe even replace the old...old tub/shower on the first floor? I realize it's not actually the fault of Jack Lingo themselves which is why there are 3 stares, but if Lingo hadn't brought this place and us together, I would have had such a better experience. Btw- Taco bed is sides that are higher than the middle and you actually end up in the middle by morning....so uncomfortable. read more

We want to inform people, who in a future want to rent the housing from this company for year round. Be aware that you will get screwed with you deposit. The reason for complain is that we never experienced this kind of unprofessionalism anywhere else. Any time you go to the office, all workers are angry and mean for no reasons. We been renting from this company for 7 years and we changed 3 houses during that time. Also every time we got our deposit, we never returned it in full. The examples of not returning deposits " almost $ 200 for ONE fridge shelf( for that amount you can get almost a new fridge!), loosing knifes from apartment ( specially we had our personal stuff), changing air filters for air conditioner , lastly we were charged for batteries for fire alarm, which was never even worked when we moved in. As know all this issues with the deposit, we prepare apartment and left it in better condition as it was before we rent it. We had mice problems, but never been helped with this issues. All furniture was ripped and old. We bought new drawers and left it in the house after we moved out, because the old ones were falling a part, I guess we had to charge them as well. Because of this rudeness and unprofessionalism we rather use Airbnb. read more

If you're going to stay at Dewey Beach do not stay at a Jack Lingo property. We had terrible service and an overall bad experience. We already set up a house for later this summer with another realtor and they are well and beyond more customer oriented! Moreover, while they wouldn't return our calls when we had valid questions regarding pricing and check in times they were more than happy to keep calling to ensure that we weren't exceeding the house occupancy. If you are staying in Dewey Beach I would recommend even getting a hotel over a home with Jack Lingo. read more

My family and I stayed at one of their properties in Rehoboth last year. It was a family vacation with our 1-year old son, my parents, brother, and our 4-year-old golden retriever. We stayed at a "pet-friendly" place and everything seemed to go well, besides one interaction with a rude employee. Before we left, we did light cleaning, vacuuming, and everything else that they requested to be done before departure. While trying to book a place this year, we were beyond shocked to find out that we were put on a "DO NOT RENT" list! We were told that the cleaning crew had to stay an extra 45 mins to clean and that there was a "dog smell" in the whole place. I remember first walking in and thinking it smelled like a dog but didn't think anything of it because it was "PET-FRIENDLY". After some more questioning, we were told that there was a dog urine stain in the closet and apparently the owner accused us of keeping our dog in the closet while we were out, which is absolutely outrageous! Our dog literally lays in the same spot until we come home. We even have a dog camera to keep an eye on him while we are out. Even if our dog did have an accident and we just didn't notice...it was a MISTAKE! We had no idea there was an issue until a year later! They told us that they don't have a policy for letting people know when they are being put on the "do not rent" list. The main issue is that if we were contacted after leaving, we would have been very apologetic and willing to pay for any extra cleaning. But we also made the point that they already charge a pet fee, a cleaning fee and we even purchased insurance. No one had anything to say about that. Nothing was broken or damaged. They acted like our dog ran around and ripped apart furniture and destroyed the whole house. To be treated like criminals and be put on a "do not rent" list like we were complete animals and trashed the place is very far from the truth and highly offensive. It sounds like the owner of the place was a real ass, but Jack Lingo Realtor should be very embarrassed that their employees treat clients this way. Do yourself a favor and avoid dealing with them if you can! We have stayed at many other places with our dog and never ever had an issue like this! read more

We have been using Jack Lingo for 5+ years to handle our vacation rentals and have never had a problem. Holly has always been great in helping us find the property that best suited our needs for the times when we wanted beachfront, a pool, etc. and has been sensitive in finding homes with special accommodations for when the Grandparents came along. A huge plus** The team has always been honest and forthright about the condition of the rentals we were interested in (some owners are much better about upkeep than others) and I have never felt misled into something that wasn't as promised. That in itself speaks volumes since you're putting down thousands of dollars for a property sight unseen under contract. What a huge damper it puts on your vacation to arrive at your rental and have it not meet expectations -- something that has never happened with Holly's team at Lingo. Thanks Holly for always being so diligent in making great recommendations for our family vacations and thanks to the rest of the team who always communicates timely and openly in what has to be one of the busiest real estate offices period.
