Like everyone else on here....I would give Jack Lingo ZERO STARS. During a global pandemic they are not issuing any refunds, credits or willing to be flexible with changing dates to a different week! This was our first time renting from Jack Lingo and will certainly be our last! We have been trying to cancel since APRIL and we are set to leave on 7/25/2020. Back in April when we started to get concerned, they told us to "wait it out and see if things open up" so that's what we did. Contact them again at the end of May to cancel and we were told they are "in season" and they were not offering refunds or credits. Fast forward to this past week when the case count is up and I called again to see what they are doing about it. I was told by one of the idiots in the office that "the media was blowing everything out of proportion." I work in healthcare and I am well aware of the situation down there. I have contacted our attorney and she is reviewing the email chain and lease agreement at the moment. Bottom line is RENTERS/BUYER BEWARE....if you are canceling due to covid-19 from Jack Lingo they will not refund, credit or be flexible with you. They have removed their review section off their Facebook page because so many people are having the same issue this year! They have lost many customers for good! THEY ARE SCUM BAGS! read more

This was the first year using Jack Lingo Realtor for our vacation down in Rehoboth Beach. Gina, our realtor, was very helpful and accommodating in helping us find a place. The location, The Cove, was so close to the beach, which was perfect for 2 of our 3 small kids. The condo was clean, great decor very relaxing for the week at the beach. We will be using Jack Lingo Realtor for our annual trips to our favorite beach next year! read more

We rented a home at Rehoboth Beach in August 2020. The home was beautiful and in good shape. We weren't happy with the fact that we had to pay extra for bath towels and linens for the beds after paying an extremely high rental for this home. Plus we had to make the beds ourselves! This is not what you want to take care of after traveling an entire day with little ones. They don't even provide a sample sizes of essentials to get you through a couple of days, i.e. dishwasher soap, roll of paper towels, toilet paper, trash bag. These items are not something you can bring with you when flying. Also not something you want to have to stop and purchase after a long day of flying and traveling with small children. I have never rented any property that doesn't provide enough sample items to get you through a day. We did get a nice welcome bag with coupons and a towel. This would be a great way to give out some sample items to help you out with your first day. They didn't even have a broom and dustpan in the home to use for small messes or even sweep off the front porch! We had little ones that went to bed early and some of our party wanted to watch sports and the weather channel with the tropical storm coming through. We couldn't even get basic channels like ESPN, news channels, weather channel, HGTV. They kept telling us well you should be getting 120 channels. It was basically three channels and HBO the rest were nonsense. Amanda didn't even know what channels were available and kept telling us you should be getting 120 channels. TV's in bedrooms that aren't even hooked up. We did book the rental late in the season so we were limited on who to rent from. One thing we did learn is to book early and go through VRBO! Jack Lingo real estate company that is in over their head when renting these places out. They outsource everything linens and bath towels that you have to rent and cheap and old bath towels at that and cleaning. The cleaning crew were at the house before we were even loaded up! Arrived Jul 18. Fan in master bedroom did not work. Reported Jul 19. One week and four days later, we came home, fan was still not operational. Average temps in 90's. Thermostat was not supposed to be set below 74. Went to 72 to make it bearable. Would not recommend. We won't be back. read more

The unit we stayed in was pet friendly, close to the beach, and had enough space for my family- all of which were wonderful to have. BUT, the unit was in terrible shape. The beds were awful (and I know beds at the beach usually aren't great- these were AWFUL). The shower in the primary bath was practically falling out of the wall. The veggie drawer in the fridge broke (and looked like it was holding on for dear life when we arrived) and it made the fridge challenging to use. The windows did not open in several rooms, and the window casings looked rotted. The property in general was not well maintained (many of the units looked like they were falling apart on the outside) and a grounds crew came on a Friday morning, blowing dirt and debris on all of our beach items outside to door, AND into the windows that were open. I'm not sure if these issues are Jack Lingo's fault, as they manage the property, or fault of the owner who clearly neglects their place. I do not need my beach rental to be state of the art and modern, but I do expect function and comfort. Overall, I've stayed in better rentals in Ocean City. And that's saying something. read more

We have a choice of losing $4,000 which was the deposit we paid or risk losing $8,000 by paying the balance due next week and not being allowed in the state of Delaware to vacation in June. Jack Lingo will not issue a refund if the governor doesn't allow us into Delaware to vacation due to Covid!! read more

We rented 1b dewey villas. Overall the place and the price were reasonable. We were close to the beach. But I cannot believe a realtor would rent this place out knowing that the electrical outlets are out of code. They were so old that the plugs kept falling out. No Gsi outlet over the sink. The mattresses on the beds were ancient. The king size bed in master bedroom had a piece of plywood underneath the mattress. The other twin beds were also so old you could feel the springs. The cable on the television kept going out. We had to call several times. They offered to come out and look at it. We would have rented this place again next year because the location was wonderful, but we knew the updates would probably not get done. Very sad for such a nice condo to be so run down. read more

My family has been renting from Lingos for many, many years and have generally been pleased with them. This year, however, while every other travel-related industry was giving refunds Lingos did not provide any help when we were no longer to use the house we rented. I think it would have been reasonable for them to at least suggest to the owners that we split the pain and have the owners (who have the means to have a beach home) take half of the loss on the rental. These are extraordinary times. I did not at all feel like "we are all in this together" with Lingos or the homeowners. read more

But Jack Lingo is keeping 15% of the full rental amount when they are also re-renting the same week. I understand keeping 15% of the deposit I sent them, but to charge it's customers for money we haven't even paid to them yet is just wrong! This is just taking advantage of customers. They charge you hundreds more than you should be paying. They steal your money and use you for money. They are frauds. Never rent from them they are absolutely terrible. The place we recently rented in the Spring Lake complex was so-so, definitely looked more rundown in person than in the pictures, dirty carpets, a lot of wear and tear throughout, etc. ... We could get over that, although it is interesting that Lingo has no reviews posted for the place despite it being constantly booked, so I'm guessing they curate those carefully. Our bigger concern and the reason for the low rating is that Jack Lingo does not value customer service or customer relations AT ALL. It became almost funny in the end, we knew that every interaction with every single person there was going to be negative and unsatisfying. There are lots of properties and realtors, and renters are all spending $1000s- there is no reason to work a staff that is so uniformly rude and where they cultivate that culture in an office. From small things, like a negative tone each time you have to contact them and always getting passed off to the agent who rented to you, even if they are never in the office so you never get helped; to big things like not caring or responding in the least to concerns or even dignifying the customer with a return call or email. A small taste- I went to the office in person the day after we arrived to pick up the pool pass. Note- we arrived in the evening so they left us the keys with the address and all our identifying information outside the office in a box, but won't give out a pool pass unless you come in person. They said they needed a credit card imprint, even though they have our credit card info from the rental. Customer comes last again, but I digress... While there for the pool pass, I asked who I should inform that the unit was very dirty when we arrived. When we lifted the table cloth, the dining table was filthy, covered with the last tenants' food remnants, we found a big piece of food on the carpet and more under the cushions, the coffeemaker had old, moldy coffee grounds in the filter, etc. ... it was nasty. The agent's attitude captures their whole spirit- she said without any concern or apology, "why didn't you call us last night? you should have called and we could have tried to get someone to address it." I said that I had two tired kids who needed to eat so I cleaned the table myself and that I was not trying to get a refund or anything, just thought they should know that the cleaning crew they hired didn't do its job. She still could not bring herself to drop the disdain and accept the constructive information I was providing and scolded me about how in the future I need to contact them first. Never even an acknowledgement that it is unfortunate that the first thing I had to do to kick off my vacation was clean their unit. This kind of approach to customers, where they treat you as if you are out to get them, permeated all of our interactions. We left something in the unit when we checked out and called the same day when we realized it to see about retrieving it. We got the usual attempt to punt us to the agent who rented to us (who happens to have never been in the office a single time since the initial booking), then told we'd get a call back probably in a few hours at most. I told them we'd be nearby in case we could just pick it up, but 4 days later still no word from anyone. When I called again today? You guessed it, punted to our booking agent, who is now out for 3 more days, major attitude on the other end of the phone, and instructions to try again on Sat. I have to presume they treat owners better, otherwise they would have no listings, but I can't remember ever dealing with a business where every single person I dealt with was rude, uncooperative and treated me like a nuisance... not even when making a small purchase, much less when entering a rental agreement. Thumbs down! PS- Is anyone else curious why there are 4 different detailed negative reviews that don't show up and are "not recommended" by Yelp? My vacation for the week of July 18th through July 25th at 756 Spring Lake Rehoboth Beach, DE was ruined. On Tuesday, July 21st my daughter woke up with several bite marks spanning her legs and torso. A detriment to the vacation, I took my daughter to the Jack Lingo offices to show them the bites. An exterminator was called to the property where they determined that the bedroom my daughter was sleeping in was infested with carpet beetle larvae. The exterminator required that I had to exit the property for several hours while extermination took place. My daughter, distraught, had to end her vacation early to return home to her primary care doctor. The vacation was effectively ruined, as nobody felt comfortable sleeping in beetle-ville. Jack Lingo and the property owners were uncooperative, and unresponsive to the situation. After escalating the situation to Jack Lingo management we were told: I am sorry if you have not received a response. The Owners feel they acted promptly in responding to this problem and are not offering any other compensation. Attached is the invoice showing Carpet Beetles not Bed Bugs were found at the property. In reading the information included in your message it clearly states: The good news is that this means carpet beetles don't bite humans. The bad news? Bed bugs do. We are truly sorry you experienced this problem but feel we took care of everything as quickly as possible. Rented a summer house from them. It was not cleaned for move in. There were mice in the house over winter. They finally sent more cleaning crews and an exterminator but they didn't clean any of the furniture and now demand we keep the 1970s outdoor furniture inside??? It's moldy and covered in mouse crap, yeah can't wait to use that. The staff has been less than helpful. For this amount of money the house should be rodent free. Also had ticks, spiders and ants. The house is not well sealed at all. Will not rent from them again ever. I would guess this house wouldn't pass an inspection from the state if they inspect this type of rental property. Had a bad experience with Jack Lingo Realtors. Rented a beach house for a week ($3000). We were a large group and also had day company. Resultant effect was we produced a lot of trash and garbage. Twice i watched the garbage trucks go by without stopping to pick up the garbage. Pile was high and filed with flies etc. # calls to the Lingo office and one visit to the office to speak to a manager. Result nothing nada! All the people at Lingo wanted to know was "who is the agent that rented you the house (think who of us got the commission on your rental)...sorry she is not available. I've rented a Dewey Beach condo directly from an owner for greyhound week the past 20 years. This year they had us scheduled for the wrong dates and accidentally rented it to someone else. So I found another great place through Jack Lingo. However, my usual landlord talked to neighbors and found another condo next to his. It had been a couple days, and all the fine print said it was too late to cancel and get a full refund. However, Dave Lambert at Jack Lingo was very understanding. He made calls to the owners and to their accounting department and was able to get a 100% refund. He got back to me quickly, and I'm so grateful. read more

I'm commenting here because when your on vacation you don't want to call and tell them (to tell the owner) of improvements that are needed. This review is of 3 Olive Ave. (we were in the upstairs apartment). The service of Jack Lingo was good we came about 1 our unit wasn't ready but they did give us the parking pass so we could park and get lunch. Was a little unhappy that they said they would give us an internet code but when my husband went back to get the key at 2 they told us it was on the paperwork and if there wasn't any info there wasn't any. That being said I know the main house got internet so I wish the owner had continued it into the 3 apartments. Pictures on the internet need to be updated. Apartments 2 and 3 on the side of the house are different now. The bottom apartment door has been moved to where the air conditioner is, so its nice that the upstairs apartment can use the stoop to put things such as chairs, umbrellas, boogie boards and sand toys. Although its not mentioned the house does have a recycling can, its on the side of the house closest to apartment 1. The agreement should probably tell people where to put the trash as we didn't want to go all around the house looking for it, so we just put out the trash in the morning when the can had been put out. They don't provide any toilet paper, paper towels,sponges, dish detergent so either bring it or put it on your store list. Pros- Good price for being so close to the boardwalk and beach. Although you can't park in front of the house, they do provide a parking pass which is nice. Honestly we parked our car and only left once in the evening. Outside shower available which my daughter used everyday, only thing I would change is put a door back on it with a lock instead of a shower curtain. Cons- no internet The air conditioners have to be put on high or the house is too warm (especially at night) the air conditioners are loud so if a light sleeper bring ear plugs. The curtains don't do much to keep the light out as there are no blinds. The dish rack where you put your washed dishes is rusty and just plain gross and needs to be replaced, we went out and bought some towels from the Dollar Store and dried them as they were used. Bathroom door didn't close properly the door is warped. We didn't even attempt to close it all way as we didn't want to get stuck in the bathroom. All in all for the price and location we would rent again. read more

We recently rented a vacation home through Jack Lingo for the first time. The home was spotless, packed with amenities and even better than the description. We had some minor issues with the air conditioning and Jack Lingo responded immediately both times and had a repairman on site within the hour. It was ultimately fixed with no inconvenience to us. Even when we first arrived, just about 5pm on a Saturday when everyone wants to go home, the realtors were friendly and welcoming and took their time, explaining the area and giving directions. When we left the following week, they were just as gracious. We will definitely be returning! read more

This is the worst and laziest group of entitled wasps realtors I've ever experienced. Not only have they poorly represented many property owners I know personally in Rehoboth Beach DE but they also spend the entire summer taking vacations and not doing their job. I lost 4 different properties when trying to book a week stay simply because Amanda Barnes and Lynn Larkins chose to not do their job and showed zero customer service initiative. When I emailed Kristina Lingo, of LINGO REALTORS, she simply told me to wait for them to respond, which they never did. finally, I got a guy named Dave who showed some initiative and found me another option to rent, but had no idea of the WIFI speed which is very important for work during Covid times. I had to go to the house and test the wifi myself to make sure it was fast from outside of the home, which I did. once I saw it was satisfactory speed, I immediately called to book it and found out that Dave didn't even hold it for me, and somehow somebody was able to book it online unbeknownst to me or the realtor. what the F_ck! Lingo is outdated, entitled, and lazy as hell. try using Airbnb or any other real estate group besides these pretentious morons. read more

Can't give zero stars on Yelp. I was not going to post because my situation is the same as many others. We had the week of July 4th. I am now posting because Lingo gives the same lame response to everyone that "the town and beach are open" and I'm sick of hearing that. My issue is that we had a large house for a multigenerational family vacation among three families who are socially distancing. So we actually could NOT use the house but I also got the same lame excuse that the contract offers no refunds and the town is open. Lingo has no heart or compassion, and wouldn't compromise as every other rental firm has done. I lost my entire $4500 deposit including worthless insurance due to the pandemic. All I asked for initially was to move the deposit to next year. I didn't even ask for money back. Then, I was forced to submit the release for rerent form as my only course of action. I did not send in the second deposit a month before the reservation figuring it would be settled depending on their ability to rerent, and I had sent the rerent form earlier. Instead, once they rented it for enough days to cover what I didn't pay, they actually BLOCKED the remaining days on their site and the owner used the house. So basically, we paid for their vacation. Lingos claim? We violated the rental agreement by not paying the second deposit. Yes we did, but this shows how little compassion they have. They didn't even hold the house available for rent. We love Rehoboth and hope to come back next year but will never never deal with Lingo and their team again. Even VRBO and Airbnb has compassion. Yes their contract is on their side, but rule of kindness and compassion is not. read more

I was renting from Jack lingo (loc:rehoboth beach area)for the past 20 years with no problem. Never had to pay damage fees etc for any properties rented. Unfortunately, about 4 years ago the agent i dealt with(D) he got very unhelpful not wanting to rent to me for 3 days on (memorial weekend), always telling me that the owners are renting weekly only(not true). However, I referred to them over the pass 4 years friends and families that got rentals for 3 days(every Memorial weekend) and not to mentioned lower prices that what was being offered to me. #Is that time for me to use a new agent or another realtor, or what i doing now going directly to owners!!!!!!# Rehoboth need more real estates, not one monopolizing the area. read more

VERY POOR COMMUNITY SERVICE! I am not the only one who has said this but I will be one of the ones who writes about it. Jack Lingo built a 3 story commercial building in my community's backyard. They have not been able to lease the third floor and for 5 plus years there has been an annoying and bright fluorescent light on the third floor (no window treatment) that glares down on our homes. I talked to Bill Lingo and got no sympathy and when I pushed further that I would not stop at the phone call he said "Good luck with that". They built the building, why it had to be 3 stories and lurks over our development when all the other buildings are 2 stories is beyond me (especially when they can't lease out the 3rd floor). Good luck with that...well this is your payback. This is typical of Lingo, have had a place here for 35 years and the story is always the same when you deal with them....a lot pompous and even more cocky. read more

I rented a townhouse in late February for my family's vacation on 6/20/2020. A few weeks later when the covid situation began ramping up we were unsure if we'd still go. I reached out to see if any other arrangements could be made. The response I got was the customary, "we're sorry", but no. Waiting to see how the covid situation would play out, we became less confident in our willingness to go. I even reached out twice more asking if we could switch our week to another week at the end of the season when the townhouse was not reserved by someone else or even after the season. I offered that I wouldn't be looking for any kind of refund of the difference. I told the they could keep, just change the week. I got no response. I emailed again. Again no response. Of course, I did get emails demanding payment. I also got an email in the middle of the rented week letting me know about check out. I also got an email the other day thanking me for my rental and asking if I want to reserve for next year. My response? Go F yourselves. Your customer service is atrocious. I've been renting through Lingo every year for 20 years. I have family members who have been renting through them for over 15 years. No more! I will never give them another cent and neither will my family members who also rent through them. When things get tough, Lingo sucks! read more

Over the years, our family has remained loyal to Jack Lingo - I'd hoped our loyalty would mean something to them, but their true colors are showing. Due to COVID-19, we made a difficult decision to postpone our annual family vacation this year for the safety of our family (many of whom are at high risk) and the safety of others living and vacationing in Rehoboth Beach. We graciously asked for our deposit to be credited toward a future visit and to not be penalized for making this challenging decision. We were met with a stern no and even told we would still liable for 15% of the total if the property was sublet or the full amount if it wasn't re-rented. I am aware what it takes to run a business and the implications of signing a contract, however, I am also aware we are currently living in unprecedented times and what it means for a company to value their customers more than their bank account. I pray the Jack Lingo family is able to sleep at night knowing they've profited from my family who worked long and hard to save for a Rehoboth Beach vacation. I join the ranks of those that are totally disgusted with the tactics of this agency. We called as soon as this started to cancel our reservation and we were told, "we will handle this on a case by case basis". Well, it looks like they have! None of us are getting our money back! When the Governor declared a state of emergency, my rental contract became null and void regardless of the no cancellation clause. This was to have been our first family vacation in years - one we were really looking forward to. 14 of us and my husband and I are in the high risk category so NO, we weren't going to congregate in a home with so much uncertainty. We put a dispute in with our CC company and have been told it's a no go - they won't refund our $2300 deposit. Take your 15% agency fee and give me the rest, but to keep it ALL??? VRBO, HomeAway, etc are refunding money, but not this group. In a world where there is so much yet to be determined, why can't you just do the right thing Jack Lingo - be kind! This is our first time renting from Jack Lingo at Henlopen Condominiums. Excellent location. Any questions were answered quickly by phone or email. Check in was quick and easy. I had a problem with a sliding door which was quickly repaired after a phone call. Hopefully check out will be just as easy. Great memories. read more

House was fine, beach was lovely, woman at Jack Lingo was not helpful - and rude. We were not given any instructions for how to leave the house when we checked out. We looked for instructions - combed the house, checked every paper we were given, even went back into email and checked the lease. Nothing. We had swept and cleaned daily, and before we left made sure everything was back in its place, and emptied all the trash cans. We put as many dishes as we could fit in the dishwasher and started it, then left the few remaining dishes in the sink - didn't have time to wait for the dishwasher to be done, as we had to be out by 9AM. We had seen professional cleaning crews at other houses in the neighborhood when people left, so we figured/knew there would be one coming in after us, so I'll admit we didn't scrub the tubs or anything. Later, we received an email from the woman we'd worked with, appalled at how we'd left the house - there were Cheerios under the table, apparently! - and stating that a throw pillow was "missing." I apologized profusely, as we're decent people and would never knowingly do the wrong thing - but she acted like we'd thrown massive house parties and left cups and beer bottles everywhere. In reality, we were two families who cleaned up daily and spent a good amount of time on the house before we left. After a series of somewhat insulting emails, and threats that we had to pay extra for cleaning (to sweep Cheerios?), I went through our lease and reminded her that we had paid a damage deposit (mandatory) that was supposed to cover up to $500 in damages. I would think that would cover the throw pillow (which we did NOT steal - we never even moved any pillows off the couches) and the hours of EXTRA cleaning I'm sure was required. Then she stopped emailing me. Ugh. And THEN, later, we started receiving rental solicitations - catalogs and emails - with our name, address, and "DO NOT RENT - LEFT HOUSE EXTREMELY DIRTY" in our address line. Terrible business people. We hadn't planned to use them again, even before we knew we were "banned." read more

My family decided not to travel during this health crisis. I have repeatedly asked for a refund on my initial deposit. I also stated I would be willing to change my week to next year. I am handicapped and high risk for Corona Virus complications. Other members of my family have underlying health conditions and are considered high risk as well. I am very disappointed that the realtors are not willing to be flexible. In my opinion, the realtors have total disregard for the welfare of others. These are extenuating circumstances and difficult for everyone. Many other hotels and rental companies understand this and have graciously refunded deposits. I don't understand how your company can continue to ask for money when the consumer is not receiving anything. Judging from your reviews, this horrid situation is occurring to many of your customers. Does anyone at Jack Lingo have any scruples? Your company has lost many future clients. We are facing many difficulties in the world now and your company is adding greatly to the stress and uncertainty of Covid-19. Customers should not be pressured to risk their lives to take a vacation! Do the right thing. I filed a complaint with the Attorney Generals office. This business has no compassion, they seem to be only concerned about money. We have vacationed in RB since my children were infants (now 40+ years). We are a 4 generation family (ages 1-90) and look forward to our annual, end-of-summer, beach vacation. Due to Covid-19, we chose to remain at home this year, away from crowds, to keep our at risk family members safe, as well as the greater RB community. Also, we would be traveling from NY, and would have to make numerous stops along the way, risking exposure. We asked JLR for our deposit to be put toward a 2021 rental. JLR said "NO." We stand to lose at least $900. and as much as $6000., if there is no sublet. We made our reservation in September 2019, when there was no mention of a worldwide pandemic. We are disappointed and angry that Jack Lingo Realty chooses to be unbending and unaccomodating. We will return to Rehoboth Beach in the future, but we will NOT be working with Jack Lingo Realtors for a rental property. read more

Terrible customer service. Dirty does not describe the horror show in which we had to stay. We cut the trip early due to allergic reactions to the animal dander in this "pet free" unit. In short: blood stains on bedding, dirty underwear (2 pairs) found in beds, ant infestation, cobwebs, dust, human hair clumped on stairs, found pills under the bed, most electric outlets did not work so some areas were very dark. The owners have their junk left in all areas of the home (closets, cupboards, drawers) found a busted bobble head doll (among many, many other odd items) and tax documents/bank statements from 1996 & 1997 (which is when I'm assuming this place was last updated and cleaned) Seriously, very personal info left in a night stand. Staff was rude and unapologetic even after seeing the filthy environment firsthand. read more

THIS IS THE WORST COMPANY. The staff is extremely unprofessional. We rented a place on Sanibel Ct. The fridge was not working, and all of my food spoiled. Jack Lingo representatives took 48 hours to resolve the issue and were terribly rude in the process. read more

This was our first year renting through Jack Lingo Real Estate, and we are happy with them. Check-in was pretty easy, though it would be nice if they had a person there past 5pm, and our rental unit was better than expected. When we walked in, we could tell immediately the apartment had just been well cleaned. We've spent many summers in Rehoboth and won't hesitate to go rent through them again. read more
