We own a condo at 1231 Juniper where Rachael was supervisor for as association repair project. The project was never completed. Holes were left in the exterior wall, kitchen flooring was only partially installed, and cabinets were installed with unmatched wood and vinyl. Now we are unable to find any contact for the business, Economy Association Management, and Rachael Valenzuela does not answer her phone or reply to messages. We have called her and left messages for over a week and have been unable to track her down. We are about to take legal action against her. Beware of this company and this woman.

Be careful before hiring this appraiser, or allowing him to appraise your home! You risk your home…read moreloan. This is one of the first appraisers I have come across who seems more intent on finding reasons to lower your home's appraisal, rather than giving the fair or market value. In case he is assigned to appraise your home, quickly call the bank and ask for a different appraiser. You will risk your financing! Some notes to share: 1)    The appraiser noted "The purchase price is $110,000 higher than the listing price due to a bidding war, and it is higher than the market value consequently." I would kindly like to share with this appraiser that this is the San Francisco Bay Area. Almost every single home has multiple offers (aka "bidding war") and hence properties will sell for a price higher than the list price. This is the market...the market decides the price...hence the "market value." It appears like you are grossly out of touch with the market in which you work. This home sold 6.7% above the list price. When looking at the 51 other homes sold within the same geographic area in the past 30-days, they sold on average 13.7% above the list price. Please take time to learn the facts. 2)    In one of the comparable properties I provided, the appraiser noted, "It was sold $302,000 over the listing price due to a bidding war. It may not represent the true market value." Mr. Appraiser, please refer to #1 above. 3)    Despite providing multiple data sources showing that a nearly identical home was in contract on the very next street for nearly $500K more than our purchase price, the appraiser refused to consider this sale. This property closed escrow while we were in escrow, but the appraiser still refused to use this comparable. 4)    The appraiser used a comparable property 6.56 miles away, but would not use one of the provided comparable properties stating it is, "located 7.3 miles away from the subject." I would be interested to learn more on why a 0.74mile difference is such a pain point and cause of contention in your thought process. 5)    I provided 2 comparable properties that closed while we were in escrow. They were shown as closed/recorded on the MLS. The appraiser countered, stating, "It was not recorded in the county record at the time of appraisal.... Zillow does not show it either." This is the first appraiser I have come across who relies upon Zillow and not the MLS. If he took the time to review the MLS, he could have easily found both sales. I encourage you to learn about how long it takes for the county record to update. You may realize that you receive the supplemental property tax bill many months after closing on a property, since it usually takes 3-6 months for county records to update. Please find your data from the MLS, and not county records (take a long time to update), or Zillow (inaccurate information). Again, if you are a customer, do yourself a BIG FAVOR and ask for a different appraiser. You will risk your financing when working with Richard Yoon. Unfortunately, this gentleman is out of touch with the local market.
