This company is very dishonest!I rented for less than a year as a single woman, no pets, no kids so the house was spotless. I was often not there and I had it professionally cleaned for 450. They withholed 2000 and charged me for painting and shampooing carpets. The lease stated touch up painting after one year!. Carpets clean!! which they were. We have viewed several properties over many months in Morgan Hill (several they represent) and they never respond back to us if we are interested in a property. It is as if K & K Property Managment treats potential tenants (or current tenants) as they are second-class citizens. After reviewing MANY below comments, if I were a current tenant (or potential tenant), I'd video recording move-in checklist & inspection then videotape move-out inspection so K & K Property Management cannot dishonestly take tenants' money for frivolous items. Please make sure you notify them of your intent to videotape the inspection(s) so you are covered under California's Wiretapping law. See Cal. Penal Code § 632. Afterwards, if a tenant leaves the property in same or better condition and K & K Property Management does take hundreds of dollars (as mentioned below in several posts) from a security deposit, I'd immediately file a small claims lawsuit against them in Santa Clara County's Small Claims Court (located in Downtown Superior Court) or hire an attorney to handle the legal matter. Obviously this company is not great. More importantly, how K & K Property Management is still in business is beyond us. How property owner(s) could retain them as your property management company to either place potential tenant(s) or manage a property when K & K Property Management is unprofessional (and seemingly rude) to the public (aka tenants) is beyond us. My husband went there today to "educate" them ;) He said they were all very friendly (but the lady that originally showed us the property was not there). At the end of their talk, he said the receptionist popped off again to say, "now you've been educated". And, he said, "and you too!" Someone from the office called and left me a message afterwards to apologize, and to thank us for bringing it to their attention. (Hence, now worth the "1" star). And, she also offered to show us the property (although, we've already seen it... not sure if she knows that). The first time I ever called this office, the lady I talked to was super nice (I think one of the owners). And, it's been a hit and miss ever since. I need to be up front; my review is coming from the landlord side of things. I have been a renter most of my adult life and I have a lot of experience with property management companies from that "side of things". When I became an owner/landlord I was very intimidated after having a NIGHTMARE experience with my first renter. K&K saved the day, seriously. And due to their diligent screening process I now have great renters in the unit and they are happy as well. A real estate agent and friend in Morgan Hill had recommended K&K to me four years ago. I see some recent reviews that are not good. I am not questioning those reviews at all. But I do want to say in K&K favor that property management is not easy! Borderline fraudulent company with abysmal track record for landlords. Their staff is nice, but the level of service not. The maintain staff has been caught double charging for a service and hiding that cost in invoices and charges are unlabel. Major projects go undone for long time span and this highly affects the happiness of tenants. One of my tenants reported a repair man showed up and did nothing for an hour and left without finishing anything complete. The better business bureau has had complaints filed against the company and their tactics, and they will have complaints filed with the CA Association of Realtors for some of the bad things their service folks have done that have gone unreconciled by the company. Do not under any circumstances go with this subpar property management place. No online portal for owners, bad customer service, no Silicon Valley level of basic expected knowledge. If you hire them, ask them about how their invoices are handled. If the word "internet" or "electronically" is not heard by your ear, move on to a company that is up with the times and deserves your 8% management fees. They will be getting a fired letter in writing very soon as it is time to move forward in my business. read more

I have to say I wish I had read the reviews BEFORE trying to rent a property from them. They were very professional I give them that. I agree with one review about being bullies.... I was made to feel like a second class citizen when looking at a property and trying to go through the rental process. She made me cry.I have a great job I have been at for a LONG time, great rental history and a little bad credit and I was not good enough. I feel homeowners using their services should be made aware of this.I think they are turning great people away and homeowners are not even aware of it. WARNING: LONG REVIEW If you love unprofessional people who dodge responsibility and bill you for anything tenants damage, no questions asked, you will love K&K! We used them to manage our property for many years. We usually had good renters. But for some reason a year ago, they recommended questionable renters for our home. When I asked them for an honest opinion of these people since I live far away, they told me "I think you should give them a chance, they seem nice." When these tenants violated the House Rules agreement they had signed - loud parties, unauthorized pets (my garage still smells of feces), hanging a sheet in the window, beer cans and cars in the lawn, they were not thrown out. K&K said they must be given "time" to correct the problems. When I asked how much time, and what the eviction process was, I never got any answer. I am still paying for K&K's poor judgment, as those tenants broke the lease early and left with over $4k in unpaid rent and damages which K&K says I must pursue in Small Claims court. Unless damage is clearly from the tenant, landlord is made to cover all repairs. These are things we found wrong in our home after K&K managed it for 8 years. 1. Unauthorized satellite dish attached to our roof when emails clearly stated nothing could be attached to the house. 2. No proper servicing of our air conditioning/heating unit in 8.5 years. 3. Tub not functioning properly. 4. Landscape lighting broken, damaged, clearly kicked. No explanation other than "normal wear and tear". 5. Pop up sprinklers broken several times in a few months, and tenants never held accountable. 6. Ceiling fans not working due to strings and balloons caught in the mechanisms. 7. Oven door off hinge, not noted in any inspection - cost me $149 to have it fixed - clearly a tenant issue. When I asked K&K about the move-out inspection process, we were not given a clear answer. When we asked Kim a question she doesn't have a good answer for, she raised her voice and shouted over you. She couldn't answer or even apologize for the satellite dish screwed into my roof without permission. She took no responsibility for the broken banged up landscape lighting. The truth is there is no walk-thru with tenant. There is also no inspection process unless you badger them. They allow tenant to drop off keys and never sent me photos of property or damage unless I asked. Then they demanded I sign off on the security deposit return (we only have 14 days!) without ever sending me evidence of the condition of my home or clearly letting me know what things the tenant will pay for. The only way I knew what was happening at my house was due to the kindness and concern of my neighbors sending me messages and emails. In 8 years, I have never seen a move out inspection sheet. They once charged me $500 for a new kitchen faucet that did not cost more than $119 at Home Depot. They acted like I was a thorn in their side when I expected them to contact me for any repairs over $200. When their bank made a mistake depositing our check, they demanded I pay the $30 check return fee. It was up to me to and my bank to prove their bank did not input the account number properly. I also did not receive a withholding waiver on time, and they billed me 15% in withholding fees, although I lived outside the country and the form came the very next day. They go only by the book and rules and have no shred of human kindness. I guess that's really it - would expect to have a relationship with a company I have used for years. I have great relationships with all my vendors but not these people. I have received feedback from prospective tenants, telling me of horrible, demeaning bullying treatment described in other reviews. When one woman called to see my home, she was told it would be over a week before they could show it to her. I could have had nice renters but they were completely put off by K&K. Our house has been vacant for 7 months now. We met with the renters who owe us money. They also hate K&K. Seems these ladies are equal opportunity offenders. They also like to send Cease & Desist letters to people who tell the truth about them so I fully expect to receive some such nonsense. These property managers only care about the owners and their own bottom line. We have been renting from them for over a year and a half. They didn't mention until after we had put a deposit down and signed the lease that the previous tenant moved out because of their property being robbed at gun point. Think that is something worth mentioning to tenants. We have reported numerous acts of vandalism to them and asked them to install motion activated lights as a deterrent. They will not allow you to install anything yourself. They won't do anything. Pretty terrible property management firm that slants hard to the owners and their book. read more

Honestly the worst property management company we have ever rented from. When we did our move in inspection Kim told us they knew about certain aspects of the house being old and the owners not wanting to replace things like the closet doors being off track and hard to open, the switches and outlets not working properly, the shelves in the fridge being partially broken, all things we overlooked as it wasnt a brand new house and was livable. She told us about a bookshelf (it was old wood, ugly and outdated) in the garage being the owners and not to move it. When we did move out they charged us to dump the bookshelf claiming it was ours (if you've seen my furniture which is all WHITE you would know it's definitely not my style or anything I would ever purchase) they also charged us for all the closet doors being off track (almost $500 which they claimed in the move in walk through to know about them being old and hard to open. I even wrote down how they were old and off track hard to open in our move in inspection) but they claim to have fixed it which was never done so we were charged not sure for what as im sure the doors are exactly the same. We were only in the house for 1 year (half of which we were not even in the house due to my job) when we did our pre move out Kim told us it looked great and we only needed to do touch up on 1 wall, but much to our surprise to be charged $1500 to repaint the whole house. On top of all these things it's almost impossible to get a response from them it took them almost a month to get back to us and still haven't sent us a copy of the move in checklist we asked to get a copy of. It's almost like they're dodging our calls and emails. Very unprofessional and unrganized. We've always taken care of all our rentals and had no issues getting a majority of our deposits back in the past so it's pretty shocking to see how they steal your money so easily. read more

I have heard how rude and dishonest this management company was, but chose to look at a property they were managing. Kim was so rude and when we had issues with the plumbing she ignored the leak and didn't compensate us for the excessive water bill. Upon move out we had the property professionally cleaned and that because it wasn't their vendor , they had it recleaned and took an additional $600 off our deposit. They even charged us an additional $75 to change to lightbulbs and this didn't include the cost of the material. DO NOT RENT FROM THIS PROPERTY MANAGEMENT .... !!STAY AWAY FROM THIS COMPANY!! I rented a place from this property management for a year. To start off the property had rats and we weren't notify until we saw one in the garage. The property management knew about this because when we told them about it and they didn't deny it. We also discovered they had left rat poison in the garage signs that they were aware of the rat problems before we moved in. There was mold around the kitchen window which they just painted over. We had several issues with the neighbor and Kim always sided with them without even taking into consideration what we had to say. She even went as far as telling us not to park in OUR garage when we mention to her that our neighbors would block us in all the time with their car and we would have problems going in and out of our garage. This firm has the most unfriendly, inflexible, condescending group of people that I have dealt with in attempting to find a rental home after owning for over 20 years. I have called them numerous times on numerous properties only to be told, I can only show this between 9:30 and 3:30. No flexibility for those that don't work in the immediate area. The mere inquiry to show a property at 4:30 or 5 pm to accommodate those that work a good distance away is responded to with an adamant "NO" All their properties are overpriced as well for dumpy looking houses in substandard neighborhoods I certainly understand this high demand rental market, but when I have a good income, good credit and am simply looking for a place to rent for a year, to be treated like I'm a 2nd class citizen is appalling to me. Literally every time I have contacted K&K, they are rude, short, and in fact my last conversation relative to an inquiry, I made the decision, to just not rent from them. Why do I want to deal with people like this? A word of advice to K&K - Treat people as you want to be treated yourself!!!! You have horrific customer service and if your looking to have your property managed by them, think twice.... I have owned properties for rental as well and never treated people as they do.... I want to give them 0 stars but I don't have this chance. I was rented a Townhouse 3 beds and 2 1/2 restrooms. I leave the apartment after 4 years to live there. Always in my yearly inspections the Landlord tell us that the house was very clean and in a great condition she made the comment she never saw the house clean like us. I am trying to work with this company only because they list a home we are most interested in. I would love to tell the home owners how poorly they are being represented. They are way behind with the technology. They cannot send a fax or receive! They refuse to tell you upfront exactly what paperwork/fees will be needed the first time but require you complete the forms over multiple days thereby delaying the actual application process. They offer nothing unless you ask and even then you might not get an answer. Moving is stressful enough, we should be working together to rent a house for clients that need it filled and filling it with GOOD renters. One last note, they require any child of yours that is unmarried (!) and intends to visit you during the year (college students) for more than 10 days to fill out a rental application, giving them an extra $30 for each kid. My 30 year old daughter was not happy to have to provide this company with her personal financial information but she did so for us! Shame shame on them. I am sorry I had to even give one star. Avoid at all costs.Yes, this can be a difficult job and hard work to do but they make it so much harder by confronting the potential clients at the get go and treating them like they are criminals. Kim and Kathy managed my property for 6 years. I felt confident choosing them to manage my property after our first meeting because they were very thorough. They addressed all of my questions and concerns. They also gave me a good idea of how my property fit into the Morgan Hill rental market. As time went on and repairs on the property were needed, they always had a reliable network of contractors to draw from. I appreciated that they contacted me immediately with any repair issue that needed to be handled on my property. In my opinion, Kim and Kathy advocate for both the landlord and the tenant. If rent was late, they collected a late fee. When the water heater broke, Kim expressed urgency that it needed to be fixed as soon as possible. She drew on her resources to have it fixed in less than 24 hours. I always felt like myself as well as the tenants were treated fairly and according to the law. I will definitely recommend K&K to friends and family! read more

I read all these reviews and I think, no way are they THAT bad... Then I call to see a property they are advertising... They put me off, they put my wife off, they refuse to respond to emails or voicemails. When they FINALLY decide to show me the property they treated me like crap. Kathy was snooty, stuck up, snotty, unfriendly... The property was great and I was ready to sign up, except: I don't want to deal with any property manager that is hard to get in touch with. What would happen if there is an urgent problem with the property like a broken pipe or a failed furnace in the middle of a cold spell. I don't want to deal with a property manager that seems to think they are too good to be bothered to DO THEIR JOB IN A PROFESSIONAL MANNER such as showing and promoting property to prospective tenants. I wondered why this property has been vacant and on the market for so long and now I know. I make more than 3X the rent, my wife makes more than 3X the rent, between the two of us we make a little over 7X the monthly rent. Both of us are highly educated, employed professionals with excellent credit scores (higher than 750). We have excellent references from current and prior landlords. We are looking for a rental because we are not ready to buy a house due to my wife looking for a new job. I will not rent from K&K. I would gladly rent from the property owner but not with K&K in the way. If I could contact the owner I would let him know K&K are not serving his best interest in any way shape or form. If I were a property owner and I found out they were treating tenants and potential tenants and representing my properties in such an unprofessional manner I would fire them in an instant. Unprofessional fails to even come close to their conduct. In response to Kim's response below: 1) I never said anything about refusing or not wanting to list all my vehicles. Totally not an issue, never was an issue. 2) Email in 2015 is the same or even more important than phone calls as emails provide WRITTEN evidence that phone calls lack. Check with your attorney. 3) Reasonable response to prospective tenants in your business should be less than an hour. Why, because tenants are looking to see how prompt you would be to respond to a problem with the property and this is your first impression. Yes, tenants are evaluating YOUR performance as well. 4) If you can't respond to a request to set up a property tour in less than 3 hours, you have serious issues of too little staff or too disorganized. Which is it? Neither reflect well on your management of your business or your ability to represent your property owners and both make you look very unprofessional. 5) Why is it that ALL of your tenant reviews are negative? I suggest you look at some reviews of other property managers and you will see good and bad reviews as reflective of good and bad experiences. But your reviews are all bad, all stating the same thing: Rude, Condescending, unprofessional, poor response. Why doesn't that tell you something? Probably because you just don't care, about your tenants, your business, the properties that you manage... Reviews should be considered so you can improve your business. Rented a place from K&K for a year lease .. very disappointed in the way they handled all issues. From the start we told them all the issues we thought needed repair. After living in the place for over a month I fixed the leaking bathroom faucet... because they didn't come to fix it. We're in California ..water is a big thing.. so a leaking faucet is not ok. It took them 6 month to replace the dishwasher that leaked water all over the kitchen floor. We repeatedly told them the neighbors were very loud and always stomping. They told us to tell them and did nothing even though the lease states we are to have a quiet living space. These same neighbors stole our garbage bin , when we told k& k about it they told us to reach out the the company to get a replacement. We were told that the property management had to request it. I have photos that the garbage bin was taken and they did nothing. They had stated some one was going to come out and fix the shelves that were bowed. That never happened. At the end of the lease we ended up paying for the garage to be cleaned.. even though it looked exactly like it did when we had moved in. They had even stated not to worry about how the garage looked because they knew the state it was in. Somehow they also charged us for cleaning the kitchen floor .. even though it was steam cleaned before we left. This property management does not care about the renters ... I doubt they care about the owners of the properties either. Do yourself a favor and DON'T rent from them. It's not worth the headache. Recently my daughter and husband went through K & K property to rent a home in Gilroy, they walked thru the home with a property manager, they filled out the application, they walked int heir payment of $60 for a credit check. They waited patiently and found out that none of their references was ever phoned nor was their credit checked. Is it too much to ask for some common courtesy to inform them that they were not what the owner was looking for (race), instead of just taking their money and not even returning a call?? I'm sure some "owners - Landlords" prefer to have caucasion tenants rather than hispanic . . no problem, but if the property managers at K & K know this up front then dont take the hispanics money. These 2 are a joke.... I moved out of my place in 2009/10 and left if in pristine condition, however they charged me for leaving the "entry threshold" dirty... I had never even heard of this area before this (the bottom of the entry door, metal frame that sits between the front door and the outside elements).... HELLO!! and for leaving an empty prescription bottle in the medicine cabinet.... You would think they would have just tossed it in the garbage... I am looking for a rental property for a friend who is currently living out of town. I found the perfect one in my neighborhood and called K & K to inquire about it. When the woman I was speaking with told me that there was a "No Pets" policy, I made a casual remark about that being strange as there have always been pets allowed at that house. She asked me what I was talking about and I explained that I've lived in the neighborhood for many years and that I know the people who own the property and pets have always been allowed. She then snipped back at me that "That was neither here nor there" and that she knows the people "VERY WELL", and pets are not allowed. K & K needs to do some serious customer service training for their employees. Luckily, there are many other rentals out there which have nothing to do with K & K's sorry business. read more

We were in Morgan Hill on a home finding trip so we only had a limited time in the area. Our relocation company contacted this company to look at a house and they told them "not until Tuesday" a day after we left so our relocation company told them this and they still refused. I contacted them and they gave the the same response so I waited a couple of hours and called again as we really wanted to see the particular house and was not so nice back to them so they scheduled a time for us to view the property. A day prior to viewing the property someone from the office called me and tried to talk us out of viewing the property saying that the living space was "small and not too good for a family" I told her "we requested the appointment and we are going to see the house to decide for ourselves" she was very rude so I didn't see a need to be nice back. The funny thing is that they had time to show us a crappy property a few blocks down. K & K had us meet them at their office that is all the way across town from the property we were viewing. While waiting past the time set up for the appointment we noticed that they do not accept checks only cash or money orders. We met there and found it funny that they took us the way that only shows good properties on the way to the rental and while on the tour they still were trying to convince us that the living area was too small for our family. Another point of suspicion with this company was that they said if we used the security alarm they would need to know the code and have access. When I rent a house the rental agency does not need to know the code! Also they stated that you need to be home when the gardener comes by and their attitude was that of when the gardener gets here you need to be here no matter what you have going on that day. When I found a property on-line that was being managed through K&K Property Management, I sent in the notification to get more information on the property. I was given a call by Liz within 24 hours. I found Liz to be very professional and easy to talk with. She took the extra time to answer the 1,000 questions that I had and was very patient in explaining their process to me. She did explain that the property had a waiting list and asked if I wanted to be placed on the waiting list. The next day, I received a call from Liz who shared that they had a cancellation and had an appointment available later that day. I took the appointment time and met Kathy at the property. I let Kathy know that Liz is awesome and how much I appreciated that she took the time to explain everything to me. To me, that shows great customer service. Kathy agreed and said that they are blessed to have her. In life building relationships is so important and I appreciate that Kathy took the time to listen to me as I explained more about us and what I am looking for in a home for my family. She too took the time to help me to clearly understand what I needed to do to secure the house. I found Kathy to be very professional and strait to the point. She was very patient and able to answer my 1,000 clarifying questions about the process. From there, we then had to drive down to the office in Morgan Hill to submit the applications for review. Liz called to confirm that the overnight drop of our application was received the next day. Within 7 days, we received a call from Kathy letting us know that the owner has approved our application. From there Kathy was so kind to schedule another time to come out to the property to show my family. We are scheduled to meet again with Kathy this Saturday to sign the rental agreement. She said that there are only four times that we need to go down to the office. The first time is to drop off the application, the second time is to sign the move-in date/non-refundable deposit agreement, the third time is to sign the rental agreement and the fourth time would be to drop off the keys at the time we move out. I am excited for our new chapter and grateful for K & K Property Management for allowing this process to move forward with grace and ease. There is a K & K managed property on our street in Sunnyvale. Recently the property had repair work done on the sewage pipe connection, and this evening several neighbors discovered that raw sewage was spewing from the K & K property onto our street. Whatever sewer work was done at the house was apparently done very poorly. K & K has become quite a nuissance to the neighborhood by dumping raw sewage onto our street. read more

We rented a property in Gilroy from K&K Property Management. Could not have been more pleased with the home and the location. When K&K was contacted during small issues that arose, they always responded quickly and to our satisfaction. The home was an older home, however it was kept up beautifully, inside and out. When we decided to locate out-of-state it was with heavy heart that we had to tell them we were not renewing the lease. Due to the timing of the moving company and our flight out of California I did not have the opportunity to schedule a cleaning service and therefore made arrangements with Kim to have their subcontractor do the final cleaning and K&K deducted from our deposit. I am pleased to say that the cost was very affordable. These ladies (Kim & Kathy) know their business and seem to be well respected by other professionals. Very good experience! read more

This property management is nothing but a huge headache. If you wish to be treated like a second class citizen, questioned at every turn, and belittled to the point of humiliation, then this is the place to go to. I have lived in the Morgan Hill area my entire life. My husband and I left the area for a couple years but then returned as renters. We rented a home from K&K. What a mistake we made. The two sisters that own this company were cordial to start with. However, after living in the house for a short three months they came into our home for what they called a mandatory inspection for prevention of maintance. What a load of crap this was. They went through our home like nosey intruders. Violating our privacy and leaving our home with dangerous materials out of cabinets. We have small children in the home and they left Clorox and bathroom cleaner out for my toddler to later find. When I expressed my concerns, we were met with sarcasm as well as being mocked. Two days later we were sent a letter with a list of fix's to make to the home. We lived there THREE months. Nothing as wrong when my home. It was clean and orderly and organized. Long story short, after another month of harassment, we moved out and broke the lease. They took our whole deposit and found ways to manipulate the law to protect themselves. If we had the time, and emotional ability to sue them, we would have. I honestly just wanted as far away from the nightmare as possible. I have recently learned that a very close friend has been working for this company and these women. She has been bullied, harassed, and threatened on multiple occasions. I am beyond surprised on how these ladies stay in business. This town is small and it is my personal mission to tell as many as possible to stay away from them. No matter how desperate you think you might be for a job or a rental, you need to stay clear from these miserable people. They paint a picture like they are worthy of your business but if you read through all the reviews, you will see how bad they really are. If my review saves one family from the heart ache they put ours through then this was worth my time! read more
