When our HOA switched management to Intempus after a frustrating experience with our previous company, we hoped for a more professional and competent management experience. Unfortunately, how things unfolded fell far short of expectations. I recognize that a recent review shared a positive experience with Intempus. However, our experience as Association members in the same community (Cherry Glen) has been very different. In the beginning, Intempus gave the impression of being engaged, responsive, and committed to addressing our concerns. However, communication, follow-through, and accountability consistently fell short over time. We were assigned an inexperienced HOA manager, Maria Gallardo, who did not appear knowledgeable. As a result, the Board often did not receive proper guidance. Maria also did not handle several community matters well, leading to delays, missteps, and frustration among homeowners, and ultimately creating issues we had to address or resolve on our own. Additionally, serious issues were often downplayed, and commitments to address concerns were frequently left unfulfilled. One example involved an encroachment matter. Although Maria acknowledged the issue, it remained unresolved for months despite repeated assurances that she would follow up. Seven months later, we were simply given the owner's contact information and told to handle the matter ourselves. More than a year and a half later, the issue still remains unresolved. Another example is the exterior painting requirement. Management sent all of us a notice stating that, in accordance with the community bylaws and CC&Rs, it was mandatory to repaint our home exterior by a certain date and that a bid had already been secured from a contractor as the most cost effective option. This would have required us to spend thousands of dollars. After several owners objected and questioned the requirement, management backtracked, clarifying that it was optional and not required under the CC&Rs. This reversal highlights management's lack of understanding and failure to verify requirements before imposing them. Another example involves our exterior lighting. Without any prior notice, an electrical contractor arrived at our home and performed work on the lights, only to return later to undo the work. We were left in the dark about what had happened. Several months later, we were caught off guard when management sent everyone a notice requiring us to inspect and repair our lights within 30 days. They later clarified that the situation resulted from a miscommunication with the vendor and that owners would not be "held responsible for the repairs." Upon inspection, we found the vendor had not restored our lights to their previous condition. The wiring had been altered and some components were missing, rendering them inoperable despite the fact that they had been working previously and only needed a bulb replaced. More than a year later, the issue remains unresolved, and we ultimately had to repair the lights at our own expense. Our newly elected board has since decided to transition to a new management company. Overall, our experience with Intempus has been far from positive. read more

This review is on Brenda Fisher, a property manager at Intempus Realty. From the very beginning, I knew that Brenda was going to be an excellent property manager. She hit the ground running as soon as she was hired. I had been through 2 other property management companies before I found Brenda. And both of those companies would drag their feet and take forever to get things accomplished. My only request was to raise the rent, since it had not been raised for multiple years and the rent that I was collecting was substantially below the market rate. I would have to call them every month for over a year just to have them accomplish that one simple task. So I decided it was time to find someone else that actually took this job seriously. Along comes Brenda, and she takes care of everything and sent all of the rent increase notices out the very first month that she was on the job and the rent increased soon thereafter. Brenda is very proactive and let me know what is going on at the property. As a landlord, I would like to take care of issues before they turn into even bigger issues. For example, while she was doing the move out inspection for one of the tenants she notice some bugs in the kitchen that looked like termites. She was not a bug expert and asked me if I wanted her to send in a specialist to take a look and of course I said yes. The inspection came back and there were indeed termites in the house. While this was not the news that I wanted to hear, I would rather hear about it now, as oppose to in twenty years when the house collapses due to all of the support beams being eaten. Brenda also has a very positive attitude and is always willing to help out. The aforementioned unit that was being turned over also needed new blinds. She could of open a work order and have a handyman bill me for multiple hours for drive time and labor to go and buy the blinds and hang them. But instead she offered me a much more cost friendly solution. She asked if the painters that were already at the property painting the unit would be willing to hang the blinds for us and they were willing to. Brenda then offered to pick up the blinds from The Home Depot and drop them off at the property. And all I had to do was order the blinds online. I ended up only paying for the cost of the blinds, when it would of cost at least triple that amount if it had included labor and drive time. Oh and Brenda made four separate trips to The Home Depot. The first time was to pick up the order and to deliver it to the house. I ordered the wrong blind for one of the windows, so she made a second trip back to return that one blind. The third trip was to pick up the new custom blind for that last window, but there was a massive line to get the blinds cut so they would fit in the window, and she had another appointment and could not wait any longer. So she went back a fourth time to have the blinds cut. Now this is what I call going above and beyond. The Santa Clara Branch of Intempus Realty is the abomination that spawned from the unholy union of a modern Brazilian slumlord and 20th century robber baron. Living under their crude, fat thumb would turn even Reagan into a capitalist-hunting union picketer. They have made me lose my faith in the market system, such that I may even renounce my American citizenship when I publish this review and retreat to a subsistence commune in the Laotian jungle. Before I enact my bucolic fantasy, however, I must put to writing my frothing disgust for this pathetic excuse of a legitimate business. I am a college student attending Santa Clara University. Me and five other poor souls have lived in a property managed by Intempus right near the university campus for this past year. These bovine schemers have evidently deduced that the area immediately surrounding our otherwise-pleasant Catholic school is ripe with unwavering housing demand. They therefore put no money into maintaining any of their properties. Thus, when I first laid hopeful eyes upon my house for my junior year, I saw an amalgam of wood and nails that looked (and felt) like it was crafted out of scraps of discarded IKEA furniture. Black mold, holes in the roof, walls, and floor (floor! How?), and a mysterious, damp stench emanating from an equally mysterious and damp carpet were my first impressions of this sordid tenancy. Our annus horribilis would begin, persist, and end with a sour taste in my lungs and mouth. Intempus would charge us $400 for multiple imaginary "labor" charges, never respond to emails, work orders, or inquiries, conduct random inspections of the property that violate every sentence of California property management procedure, and exude a rude and dismissive air through either arbitrary in-person visits or the dim, blue glow of the occasional g-mail. Their business model is the extortion of struggling college children, and they are unafraid of resorting to coercion to squeeze what little ramen-money remains in our already emaciated pockets. A friend of mine, also living in an Intempus house, relayed to me that they were threatened with eviction - at least ours never came to that, but you hopefully have come to an understanding as to how these creatures conduct themselves. The most tragic element of this whole affair is that they will read this review with jocular removal. They will chuckle to themselves, mute another email conversation, and continue to gorge themselves like ticks on Santa Clara's housing demand. I know this review will get nowhere. It won't change their near-monopoly on our sorry pocket of the bay area. But I hope, at least, that the erudite prose may convince our calculating captors to use their ill-gotten wealth to invest in their own education, so that their stunted, shriveled amygdalae may one day become capable of experiencing guilt. read more

Eugene helped me purchase my first home in California (I was totally unfamiliar with the process), and he was absolutely amazing and went above and beyond in getting the trickier-than-average transaction go through and keeping me from freaking out through that process :) I had initially secured an underwriting from a lender he referred for my home purchase, so we went home shopping (and he helped a lot by sending my listings and driving to see them with me, even as far as Morgan Hill). Some time after, we found a home that we really liked and made an offer (special kudos to him for taking time during his vacation in Hawaii to talk to the sellers and write the offer!!). After some negotiation, the sellers accepted the offer, only contingent on the loan. That's when the stressful part started (and he helped *a lot*) - the lender that had previously approved me came back saying that rules for money reserves had changed, and suddenly I couldn't afford the house anymore. We had a 10-day deadline to remove the loan contingency, so it was a big rush to find a new lender and get them to also approve me. Eugene helped negotiate with the very eager seller, who initially gave us an extension, but then served a "notice to perform". The lender asked for an appraisal of the home, which came short of what I was offering (that was one day before the final deadline for the loan contingency!), so he again stepped in and figured out how I could still afford it, and we finally removed the contingency. The date for the close of escrow was also coming up, and just 3 days before the close, again, the new lender came back and said I didn't have enough reserves (I keep wondering, is math so hard that these lenders can't do it beforehand?). At this point, with the risk of losing my deposit, I was ready to freak out :) again Eugene kept me focused and helped me find a way to get the additional reserves (through a gift from family), and the purchase was finalized on the original deadline, which is something I could never have accomplished without his help - there were many times when the issues really weren't his problem and he could just have said it was up to me, yet he helped. Without him, I'd likely have lost my deposit, not gotten a home and gotten a lawsuit from the sellers :) He also supported me post-sale to figure out details of insurance, seller rentback, inspections and so on. Last but not least, I appreciated his expertise on home automation systems (which the house had a lot of) and would also recommend him as a Control4 dealer. I was very impressed with the work and would highly recommend Eugene and Intempus. read more

I will definitely refer Intempus Realty to all my friends. They are a life savior to me. I was stuck with bad tenants who wouldn't pay rent and refuse to move out since last August. In fact each time I asked them to pay they threatened to sue me. Thanks to my x manager. She signed a bad lease agreement with them indicating there were molds all over the house. So once the tenants moved in which was in Nov. 2015 they claimed they got sick over the mold. After that each month they would give excuses to pay the rent late. Finally I was all fed up and sent them a 3 day notice. Yes "I" was the one who had to sent the notice and I was the one who had to find the repairman. "I" had to do all the work. Since I didn't know whom to go to I wasted money on 3 lawyers. My x manager just text me and said she had never done eviction so she would let me do it. During the whole time she managed my house all she did was forward me all the texts from the tenant and my text to them. To make the long story short I knew one of the problems was my x manager so I had been trying to look for a new manager. Each place I called said they would be happy to take it over "after" these bad tenants move out. Finally one day I was browsing around and saw Intempus Realty so I thought I would give it a try. Their manager Dan Kozakevich responded my email and called me right away. It was only 2 days before Xmas when he contacted me and he worked through the holidays even on weekends to help me out. He knows exactly what he is doing and his team is just awesome! ! ! I have been more than 100% satisfied with all of their work. They are very professional and very experienced. I know I don't have to worry about a thing from now on. Once my house is all repaired and ready for rent, Dan rented my house out in a few days with good rent too! ! ! If you are an investor and looking for a realtor and later manage the property then Intempus Realty (Eugene) is one stop for everything. Coming to my experience I was planning on purchasing a rental property which provides good positive cashflow. Researched a lot on internet but most of the realtors profiles doesn't seem to reflect any experience with Cashflow properties. Later I observed that one of my neighboring homes was for rent on market by owner for a long time but then when Intempus Realty has listed it, it was rented within less than a week. I checked the company online and Eugene's profile immediately caught my eye. Contacted him and found that he is very knowledgeable and really knows what he talks. Along the way market got very competitive and we had many problems with the lender but Eugene was very supportive and pushed things forward. Finally our home was closed. As per Eugene suggestions there were few changes made to make it pretty. He listed it on market for rent and no later than a week the home was leased and the renters are in now. I am amazed at the fact that even though there was competition with few other homes listed for rent in the same area ours got renters first, which proves the fact that Eugene's marketing strategy is great. In a nutshell me and my husband are really impressed by excellent support offered by Eugene throughout the process. Update - 3/22/2017 In past 3 years I have used pretty much all the services provided by Intempus. Eugene was my buyer's agent, property manger, seller agent. Eugene and his company are FANTASTIC!!! I hired Eugene back in 2/2016 to help manage my first rental property. It was my first investment property and I didn't know how to get tenants and run it myself. Eugene was very friendly and showed mounds of knowledge during our first meeting. My wife and I own a 1920's era 6-unit apartment building in downtown San Jose, but live out of state and cannot oversee the property on a day to day basis. After several years of seemingly endless problems with accounting, maintenance, and chaotic tenant move-in/move-out issues, I decided to change property managers. I was attracted to Intempus because they had consistently good reviews and were located in downtown San Jose relatively near our property. I met with Mike Khesin and he assured me that they had the staff and experience to comprehensively manage the property. It has now been over a year that Intempus has managed the property and I have not been disappointed. Of special importance to me is their access to experienced contractors. For instance, I had been trying to get some roof drainage work done for several years. A few weeks after they took over management, they provided me with an estimate from their contractor, and were able to promptly complete the repairs. The completed job was above and beyond what I had considered and appears to have completely solved all the drainage problems. Their accounting has been meticulous, timely, and transparent with all information readily available on their web site. They are very responsive to routine maintenance issues such as pest infestations and clogged pipes and they are resolved in a professional manner. I have no regrets about employing Intempus to manage our property and I wish that I had transferred to them much sooner. read more

We moved to the Bay Area from Europe in 2019, and rented an Intempus property for 2 years. I cannot recommend Intempus enough. We viewed the property, and arranged the lease remotely from Europe without issue. They arranged the walkthrough for us prior to our arrival in the US & left the keys for the property in a lock box on the door as we arrived late at night on our first night. We completed our own walkthrough on arrival & added some points to it via the online portal & these were notes without question. To have arranged all of this so seamlessly and carefully while we were still in Europe was an enormous weight lifted for us when we arrived for the first time in a new city. They were always available to us via their online system & any issues we had were swiftly resolved. Our main contact, Michael, was absolutely superb, he single-handedly arranged various repairs and appliance replacements remotely (during covid) in a speedy manner. The online portal is great for paying monthly rent & also logging issues & seeing the progress and resolution. On our departure, we sent a video walkthrough of the property & received our full deposit back without delay - again, all done remotely as we had returned to Europe. I would highly recommend Intempus to anyone leasing in the Bay Area, they were really trustworthy, efficient and transparent & I would use them again without hesitation. read more

We had the pleasure of being tenants of a beautiful house in Campbell for just over 3 years, and we honestly could not be happier with our entire experience with Intempus. From the very beginning, Intempus was professional and fair. Over the span of 3 years, we had several repair requests. Each time, they were taken care of immediately, without even having to wait for a response from Intempus. Their tenant portal made it so easy for us to submit a request, and our issues were handled without complication. In the few times we needed to reach out for a more complicated issue, we always felt heard and respected. That being said, we also felt like the home owner was being heard and protected by Intempus as well. Intempus has done an incredible job in managing our community. They came on board in a super tight time window, put in a ton of extra effort to get our community set up in their system, and got everyone here transitioned smoothly to their management team. To say they've gone above and beyond is a huge understatement. In addition to a smooth transition, Intempus has done an outstanding job methodically knocking out many of the issues our community was suffering from before they came on board. They have helped on everything from structural issues, to governing document discrepancies. The fact that they also have an experienced construction division has been very useful. Especially in addressing leak issues with all the recent heavy rain. Eugene especially has been a pleasure to work with. He is incredibly polite, professional, and is always willing to offer suggestions on how to deal with various issues. He has directly coordinated and resolved more issues with members of our community than I can keep track of. I have no idea when he manages to sleep. I have worked with several property management companies in the past, and Intempus is by far the best. We had a busy summer with buying and selling and Eugene was with us every step of the way. During our home search he listened to what we wanted. He kept a close eye on what was coming on the market and sent us the listings that matched what we were looking for on a regular basis. Every time we looked at a house and wanted him to take a look he was there on the same day. On a couple of occasions we decided to make offers in the 11th hour and Eugene was on top of it and got everything in on time. Intempus also helped me sell my house in San Jose. They were managing the property as a rental. When the renter decided to move out with short notice, the Intempus Construction team had a remodel/repair design complete and were ready to start construction the day the tenant left the house. When the work was done, Eugene had an open house the very next weekend. It all went very smoothly and looked amazing. The sale price was almost spot on to what Eugene had predicted we would get with the remodel! Overall, the whole Intempus team is very responsive and do great work. When Eugene is your agent he treats your search or sale as if its own. We've been very happy with Intempus and will certainly use them for all of our future real estate needs! read more
