I told him what I was trying to do and he immediately began taking down my information. I asked about the loan terms and different options available. I also asked about credit scores and closing dates. We had a good, long and detailed conversation. He was very knowledgeable and answered all of my questions. I decided to move forward with the application process and over the next week or two, forwarded my financial information to Ana, their loan processor. Ana is very knowledgeable as well and answered additional questions about the loan and where we were in the process. At a certain point, we were able to lock-in the rate which is a good thing. As we got down to the wire, and through no fault of their own, I had to cancel the loan. However, throughout the process, both Jared and Ana was above board and did everything correctly. In summary, I found that both Jared and Ana are a good team and do an excellent job at taking care of their customers. From the time our offer was accepted and we paid our earnest money, the entire process slowly, methodically became more and more increasingly frustrating and maddening. To explain, I'll start with 6 months ago. My fiancee is still on a mortgage with her deadbeat ex-husband. They've been divorced over 14 years, yet because of his slackness and not paying his bills on time, she can't get off their mortgage. Our Loan Officer, Logan Kadolph told us that as long as she had a divorce decree, it would not be an issue. She easily provided it. Fast forward to two weeks before the scheduled closing we were then told "Well... she is still on the mortgage and liable." We were shocked. My fiancee was in tears for days. Later they decided to simply excuse this. As the closing date grew closer, I would get texts or emails saying "Everything looks good to close" and the very next day or hours later we would get an email from Julie Kim, Mortgage Loan Processor, and she would then send of list of more documents to upload. This was constant, a daily, never ending list of things to sign. I've purchased a home before and the first time was EXPONENTIALLY less complicated than dealing with Zillow. For the final straw, the day we were scheduled to close, they then said that my tax return and tax transcripts from a previous year, the amounts did not match, and I needed to give a reason for this. I said it didn't matter, since I had paid the IRS in full the previous year. They said it did matter. My fiancee simply Googled searched this, emailed that back to them showing that the transcript is the final word from the IRS, therefore there was nothing to resolve. Nevertheless, they canceled our close... to only HOURS LATER then say that they would excuse this. So as I had said earlier "It didn't matter!" But that was AFTER the close of business hours on a Friday, so we had to take off work AGAIN days later to finally close on our home. These are just a few examples of numerous issues we had with Zillow. Multiple times my fiancee and I said we wished we had used our bank. Bottom line, in my experience this organization is completely dysfunctional and it definitely seemed to my fiancee and I that communication within their team is severely lacking. I'm a clinical therapist and I counsel numerous couples, often times doing pre-marital counseling. Should any of them ever mention buying a house in the future, I will tell them "If you want to keep your sanity and peace, do not use Zillow Home Loans."

He educated me on the pros and cons of doing so and also made it very applicable to our specific situation. It's important to note that this all happened during the first six months of the pandemic where there was just so much uncertainty. All in all the process took maybe 3ish months from start to finish and we have been happily locked into our new rate the last year and a half or so. Throughout this time he was incredibly responsive, sending text replies within minutes of me sending off any questions (but not so responsive that it became unmanageable). Communication is so important and doing it right means you always earn my business. I plan to continue discussions with Mike for future similar inquiries. Thanks, Mike!

Yes, that's not a typo. He facilitated our cash out refinance and the last quarter of 2021, he facilitated a refinance to further reduce our interest rate!! He also made sure the original terms I was quoted were honored, which I really appreciated given how much rates were changing at the time. We closed on time and everything went smoothly in the end. First off, I did close on my home (a day late) and the rate I received and what I was offered was…read morerelatively good. Also I acknowledge that there are parts of the process that are out of the control of the loan officers. These are not the reasons for the poor review. I worked with Angel Chavez and Marc Dorado and my process couldn't have been more frustrating. I was working on a tight timeline and was ensured that the process would be expedited. For over two weeks I waited for the appraisal. I understand that the appraisal is done by a third party company but what bothered me was the miscommunication and straight up lies from Angel and later Marc (his manager). After the appraisal was done, I asked Angel when would the report come in. He said tomorrow. Then I check tomorrow, he says end of day. I message him end of day, he says it should come after the weekend. I check in after the weekend, still nothing but he says it should be there today. Next day, same thing. He couldn't be honest and just say he didn't know. I requested expedited service and asked Angel I paid for it. He says yes, I paid for expedited. I call him later that day, he says there is no record that I paid and that this job wasn't available to be expedited. I ask him why he lied to me. He can't respond. For whatever reason he could never give me a straight answer and instead would always give me false hope. I would have much rather he just said he didn't know and would update me. Enter his manager, Marc. Same schtick, makes promises that the report will come in and that he will update me. In our first conversation he even said, the report will come in the next day. I said I didn't believe him and when the report still didn't come in the next day, I didn't even get a courtesy update. I hear nothing till I contact him. At one point, I'm extremely upset and Marc tries to calm me down by ensuring that even though the appraisal is taking a long time, closing is still far away and I shouldn't be so upset. It was truly insulting to try and use that logic on me since I had other contingency deadlines to meet and even though we did close, it still ended up closing a day later than expected. So yes, it all worked out in the end. I closed on my home and am living there now, but the experience working with Optimum was unacceptable. It must be in their training to keep making promises since they both did it. I couldn't believe it kept happening and the whole process was extremely frustrating. Again, I understand that a lot of what happened was out of their control. The appraisal company is the one who really dropped the ball. Still, the reason I got frustrated is because Angel and Marc never just said that they "didn't know" or "hopefully the appraisal will come in but it might not" or something to that effect. Instead they overpromised and then underdelivered and then neither would give me the courtesy of an update until I asked. I don't think they misled me on purpose but rather gave assurances they couldn't keep. Every time it happened, I got more and more flustered and that's why I had such a frustrating experience.
