I would not suggest moving in to the apartments on Sandra Ave in Mendota IL. I have rat droppings outside my patio door, the windows are terrible have gaps in them, mold in the shower, Kids are always running, and across in the next building they have a dog that poops and pees on the deck and then they wash it down and it goes down to the apartment belies patio. parent is always screaming at her kids, and this is when the windows are closed and you can still hear it... if you contact the landlord you might get a response back in a few days.. Been here for 3 months...Had to clean the dirty ass apartment when I moved in when they said they were gonna clean it and told me it was. The place was full of spiders and webs not clean and missing the front doorknob. In 3 months I lost hot water 5x...Toilet repair requests 6x and still doesn't flush. The mailbox doesn't shut. I have been feeling sick and come to find out there is mold. The apartment flooded and no one answered calls. I called 5x to the hotline, text manager with pics 2x no reply until 130pm the next day to tell me the city was coming out and that was a lie. Nothing was done. I was told a plumber will be out tomorrow but tomorrow is New Years Eve so sure that's a lie as well...The water is off in the building because if anyone uses it it floods my place. They have no sense of urgency with tenets. They do not respond to emails or calls. There is an emergency number for weekends for no reason because no one will come . You figure If I call saying my place is flooded that's an emergency....no you call the nxt day at 130pm. WTF! I contacted Claudia a few days ago to inquire about an apartment in, Des Plaines. She contacted (phoned) me two days after, which was appreciated and texted me to. First, she told me she will be showing the apartment between 4:30 and 5:30 and I told her I will be there. I texted her the information she requested of me, and then she messaged me and said she will set up an appointment for me to meet with her at 12:30 today. She said she would be sure, smh. She then said she would text me an hour or so before (so as to confirm the appointment). At 10:30 ish, I texted her pertaining to the 12:30 appointment...because I am the type of person who can't stand to be late. And I am very reliable. She didn't even bother to respond. I called Janko, and the phone number she used to text me and left a message. She hasn't bothered to reply at all today. I don't get it...because she acted as though she wanted to meet me, so I can view the place. And she seemed like a nice lady. She told me to bring all the required documents to speed up the process; which I was all for because I don't like to play games. And I did...plus the $35.00 app fee. I was prepared. I don't like people who aren't serious and enjoy wasting others time. I don't have time for that. So, I was upset...but after reading all of these reviews, I feel at peace knowing that I didn't waste my $35 on them. And now I realize that God was protecting me from what appears to be an awful company to rent from. And I would have been an excellent tenant. I advise you to not move into any of their properties. I have only been living in 5350 W Division building for 4 months and it's already HELL! I have bed bug bites all over me! Claudia Diaz one of their lease agents showed the apartment to my fiancé and I and we asked her if there is any infestation of bugs in the apartment. Of course she said "NO" Couple days later of living in our new apartment I find myself all covered in big red swollen bites all over my body!! I have insomnia and cannot sleep at night. I have so much anxiety because bed bugs are crawling all over my bed, walls, and body. My whole body is red and swollen. I feel very invaded by these bed bugs. Suddenly Anthony Rosales the property manager hands out a notice for bed bug exterminator without me calling the office. So you're telling me that you knew there were bed bugs if you hired an exterminator. How come you didn't give me notice of this!!!? All my furniture covered in bed bugs. How will I recover all of it?!! Anthony Rosales told my fiancé and I that every 7 days the exterminator will be coming out to spray. It has been 4 months and only twice the exterminator has sprayed and 1 of them I had to personally call the exterminator to come out since Janko never did or probably remembered that every 7 days they have to spray as promised by Anthony Rosales property manager. So far my fiancé bought bed bug spray and we invested in a mattress cover for bed bugs and janko better reimburse all of that. JANKO NEGLECTS BED BUG MATTER. Of course customer service is terrible. We have requested service for our toilet that wouldn't flush and was also running(which is a bad thing for them because if your toilet runs all day water bill is high) and they took a whole month to fix toilet. Since their water bill went high because of the negligence of the toilet they changed the sink faucet tip water flow slower to "SAVE" water. One of their maintenance guy checks me out creepily and once opened door of my apartment with out KNOCKING FIRST KNOWING THAT I WAS HOME THAT DAY BECAUSE HE SAW ME OUTSIDE WHILE HE WAS CUTTING GRASS IN THE BUILDING'S BACKYARD! TIM the property owner is an asshole. HE THREATENED MY FIANCÉ TO HAVE US EVICTED JUST BECAUSE HE WAS STATING HIS TENANT RIGHTS WHILE TIM VISITED OUR HOME FOR PLUMBING MAINTENANCE(FOR THE TOILET MATTER). ANOTHER THING THAT TURNED ME OFF WAS THAT I WAS TOLD THE REASON OF THE BED BUGS IS THAT SOMEONE DIES UPSTAIRS FROM ME A WHILE AGO AND HE BROUGHT THE BED BUGS WHICH MAKES NO SENSE. Prior to my calling, my grandmother had been calling for 2 months. I understand that covid has delayed many things, but this is an egregious show of negligence. If I could give 0 starts I would. I'm currently sitting in the dark because for the last two hours I've been getting the runaround about someone coming to restore power to my unit. Because of how shitty this building is, my fuse has blown because I used my space heater. I got a space heater because of the lack of heating in this building. It's frustrating especially because I have a toddler. I think they should change the name to JANKY properties because that's exactly what this company is! And don't worry I've made several reports to the city for allll the building violations that I've seen. And I have every intention of breaking this lease. Save yourself the trouble. Sure all their properties look great inside and out, but once you sign your lease, it's a wrap. Me and my kids been without heat for almost a month and then just today the doorknob came completely off my front door as I was leaving the house. I wish I could give zero stars. As the previous entries have stated, Janko does not care at ALL about their tenants. From the start, my roommate and I were lied to. We were told the area was quiet and safe (wrong on both, even when we were the only tenants in the building). Also, we were allowed parking in back of the building that was almost relinquished upon a run in with construction and "property management" - which is a joke, as they do not respond to your requests in a timely manner, if at all (we still have issues from the beginning of our lease - and have been residents for 7 months now). I have never been in a position where I could truly say my landlord(s) are more like slumlords. Quick to take your money and hound you even if they complete literally ZERO requests and ignore your rights as a tenant. Mice, lack of security, broken doors, windows, and general maintenance tasks are so much of a headache to get taken care of, that you end up spending your own hard earned money to fix just about everything. I am looking forward to the end of this lease, so that my roommate and I can move forward. They are the worst I have ever seen in my life when it comes to property "management" - and I use that term very loosely. I am fairly certain that they will not care about this review, but I implore anyone that is lured by the promises and seemingly reasonable price to stay FAR away. Wow! I wish I would have read reviews before signing my lease. I'm a first time apartment renter. I've only been here and on my own since April and my experience has been awful. Calling their call center gets you NOWHERE. Luckily, I have the property managers and maintenance man number. But that doesn't matter as the communication between the two is like talking to a dead man. Maintenance and plumbing had come out twice in April due to toilet issues (Mind you, I moved in April 1st). When I flush my toilet, water overflowed from the bottom of it and flowed into my kitchen. The came out once, claimed the issue was FIXED, then BOOM, two weeks later the same issues arises. While they were here they noticed that the water from outside flows into my apartment when it rains. Here we are, its raining, and what do I here water running INTO MY APARTMENT from outside from the front door and from the back. This nasty @** water is now flowing into my kitchen, bathroom, living room. The water is about 3 inches tall right now. This was by far the worst company I ever dealt with. I moved in July 2020 and moved out December 2020. They don't care who they rent to, I lived in the first floor and the tenants upstairs were very rude, disrespectful and annoying. I asked janko to please address the issue and they didn't. My vehicle was broken into I front of the building and they did nothing to get lights up for better lighting. They also let tenants break all the contract rules and they did nothing. I had to wait a month to get a mailbox key, three months to get a fridge that worked. The heater would never stay on and my apartment was always cold. My back door had a gap that wind and garbage would drift inside. The front door was always left open and people would just walk in there to avoid the cold, and I have video proof to show it. Just save your money and go elsewhere they are a horrible company to rent from. I had to invest in a lawyer to move out before my contract was up. read more

Avoid at all Cost! Worse place to rent from. If I could give this company 10 negative star's I would. I have worked properly management for 12 years and still currently work in property management. I have never experienced suck crap service. They have poor customer service, their maintenance is even worse they have an answering service that always takes a message that never seems to get to anyone. Luckily we have the maintenance man's phone number that has worked for the building since the last property management company, otherwise, things would never get fixed or addressed. i have lived here for 6 years and have gone through 3 management company this being the worse one thus far. They keep raising the rent every year for the same old crappy, outdated apartment. I have had to send overwritten certified letter just to get work done in the home because a simple work order doesn't suffice. They overheated the whole building all winter over "get a so-called new furnace". they replaced the windows in the unit after the windows had mold. we then had water coming into one of the bedroom windows and it took them 1 year to stop the water from coming and another year to re-patch and cover the window hole. they still haven't come in to paint the wall. We have had tile coming out in the bathroom floor, kitchen sink leaking all where fixed not because we called the management office but because we called the maintenance guy directly. the most recent issue, our refrigerator went out and it took 2 days to get a new one. after I called the answering service the same night, then text the maintenance guy. I then called twice in the morning only to be told i didn't have an open work order. they offered no concession for having to throw just about everything in the fridge. then they waste the time to come and measure for a fridge to give me and smaller older fridge with less storage. I am beyond frustrated with this company. I am going to start looking to move i haven't wanted to because I had been here way before this crap company came along just fine, both my husband and I work close and it close by to my family but it isn't worth the feeling uncomfortable in my own home and inconvenienced with this shit they do. I wrote this so hopefully if you are reading this RUN avoid this company at all cost they owner obviously doesn't care about these properties because he and his employees provide poor service. read more

Come to find out they rent to section 8. I know in this day and age we are all hard up for cash. However I don't feel bad for people who choose to live off the government and not work. Long story short had to hear the welfare mother above me get her butt kicked every day and night. Then came the gang of teens who took over the laundry room wrote gang graffiti and smoked marijuana on a daily basis. Who by the way do not even live on the property. Me being a woman with a one year old I chose not to contact police because they seen what apartment I came out of daily. Sorry just don't need those problems. Couldn't use my bathroom for five days. Finally was given the phone number to R.J the property manager. He told me to buy a cheap plunger and he will take it off rent. Management let themselves in thinking I was not there not even a knock just walked right in. They placed mouse traps secretly then when I found them with mice on it. I tried explaining to R.J that this is dangerous to have a one year old and have mice. He politely hung up on me I called back and he said I'm very busy thank you and hung up again. Moral or the story stay away they will never answer ur calls u have to place a work order which I think just goes ignored. They are the epitome of slum lords. I wish I could give 0 stars. Should had left the day I moved in when I was 9 months pregnant and didn't have a fridge or stove for 5 days and the apartment was a disaster and not ready for move in. Then over the year I dealt with horrible violent neighbors and police calls, constant leaks in my kitchen, hall, and newborn's room. Then after a little bit we realized the place was infested with mice. I got locked out during the winter with my small baby and no one ever came to let us in, I spent the entire day locked out before finally giving up and calling a lock smith who had to drill the locks. That was in October. It's now nearly April and I'm moving out and they still haven't put new locks on the door. I also paid my rent on time, was a great tenant, and they were by far the worst slumlords I have ever heard of. It took them weeks to patch leaks and they never fixed it all the way. For the mice issue they literally just left sticky traps outside my front door for me to put down and the mice were everywhere! I spent so much money on my own traps and poison but the place is literally infested.There was an entire week in the winter without water in the whole building. They are the absolute worse and I have no clue who they manage to legally keep their company up and running. They need to do everyone a favor and find a new line of work and sell their buildings to someone who knows how to manage them. They are not cut out to be landlords and they need to think about all the people that they're making life hard for and they need to just stop and let more competent people manage the units. I so regret signing a lease with this management company and I've only been there for 3 weeks. They are not good for returning phone calls even if you put in a work order. I gave the management office a repair list and pretty much nothing has been taken care of. Being in the Real Estate myself for over 15 years - I know my rights and I am definitely considering getting out of my lease and letting the courts decide. They got over on me because of something that I had on my credit report over 20 years ago. The ad that was advertised indicated a non-refundable deposit of $400 but after running my credit report and seeing something on there from 20 years ago they told me I had to put down $600. The ONLY reason why I signed the lease is because I love the area where the apartment is. I will NOT be renewing my lease and I strongly advise anyone considering this management company - DO NOT sign on with them! read more
