In my window sills there is literal growing mold because of the water that comes in, yet they're not interested in fixing it. Now I'll be contacting the code department to serve that the windows are not up to code and demand they get replaced. & did I mention they know I'm 3 days out from giving birth.. and the first time I contacted them about the windows was June 24, it's now Sept 11th- what a head ache. I believe they stage houses to look nice before you rent, then you move in and realize all of the problems you're about to endure. First experience with an HOA and it was eye opening. Some things went smoothly, but other things…read morewere not so much. Issues rose in my old complex building and sometimes they'd be handed quickly but most of the time it would be swept under the rug. Swept so far that it would require multiple attempts from other owners for it to be brought back into light. Although it would often be forgotten again. We looked for directions or advice on what should be done, especially if new board members were elected and they don't understand their role, unfortunately there would be none. "We work under your direction". Although if no proper direction is given from the "professionals who are in charge of multiple properties" we are meant to fail. Fail and become an easy steady stream of income to an organization that could take advantage of us. We would express our loss of trust from examples and lose our temper in the process, as the humans we are. In kind they would decide to drop us saying due to our outburst there was nothing but malice (on our side) in this relationship. Despite them "trying" to improve. They would make time to attend our quarterly meetings (which we had to start). They would try to get back to us via email (within a few days vs a week without reminders). Maybe you'll be luckier than my home. Maybe you'll be one of the ones that have a good experience with them or their employees treat you appropriately. Unfortunately this comes from one of the ones that wasn't.

I also found RPM DuPage's fee structure to be fair and in line with what I'd been seeing from other property managers. I did choose another manager at first, because she was slightly cheaper, but it became immediately apparent I'd made a terrible mistake and I again reached out to Jim before my tenant's first lease was up. Transferring management from the original manager to Jim went seamlessly on his end. I continued with Jim for the duration of time I owned the property. Communication was always excellent. He was very responsive to the tenants' needs. His industry knowledge was incredibly valuable when it came time to consider rent increases. If ever he came to me with an issue at the property he was also ready with a solution. It made being a landlord very hands-off for me and, as I lived out of state, that's exactly what I needed and wanted in a property manager. I should also mention his staff - Dayna, then Debbi, very reliable, capable, and friendly. Whether it was scheduling annual inspections with the village or getting in touch with the HOA to address exterior issues, Jim's team was always on top of it. After five easy years of working with Jim I decided to take advantage of the seller's market and list my property. Jim acted as my listing agent. However they have a lot of room for improvement. We have been having the same issues where they have been double charging our tenants and us for the water bill for many months where we have to email the personnel every time, which can be annoying when you hire them to do the job. Just FYI I'm not sure if it's norm in Chicago area but they charge extra fees to our tenants on top of our portion of our rental income. Overall they do a fairly good job but communication can be frustrating.
