It's quite simple - STAY AWAY FROM JANNEY ROOFING.  Our roof project started in October and just finished in April.  They are quite possibly the most inept company.  They will talk the greatest game with NO follow through other than constant issues.  Horrible oversight by "project managers" - we use that term very loosely since we were constantly watching for correct procedures, safety issues, and cleanliness - and having to relay that information to the PMs that were going to be onsite for - if nothing else communication assistance.  Disrespectful workers - parking in the yard, on top of sprinklers, leaning ladders on finished roof pieces - that was a BIG NO NO according to the PM however never stopped.  Parking cars in our driveway overnight without asking, showing up to work on our roof in the black of night without permission.  Left flaming Cheetos spilled all over our white landscape rocks, trash everywhere, women walking around our yard and driveway with babies in the evenings, children ride toys left in the drive, repairing cars on a Saturday night until 11pm, and we have a stack of notes on other issues like this.  The PM Nate is a bully and does NOT like to have to deal with women - especially one that is intelligent.  His sidekick Jillian has such a lack of experience he couldn't even answer questions by the inspector.  They would send update pictures claiming it was taken when they were leaving the job sight and it obviously was not taken then based on the sun setting.  Multiple times we questioned the work being done and were told that they'd handle it during the end punch list - causing major repairs to be done instead of catching things and doing it correctly the first time.  They say they will care about your home as if it's theirs but that's the farthest thing from the truth.  Nate lies, argues, and will change his claims.  If there was oversight on a regular basis many mistakes wouldn't have had to be redone.  If there was oversight and someone on site to communicate with - to ensure there were no language barriers - many issues wouldn't have happened.  The inspector told us that they did the bare minimum to get things passed and if it was his house he'd being seeing them in court.  We've had neighbors stop to ask who we were using so they DIDN'T use them.  They would not respond to communications sent by a woman yet immediately would respond to the man of the house.  The corporate staff eventually got involved attempting to fix the numerous issues and rebuild trust.  It was too late - they couldn't save themselves if they had to.  During the final walk through Nate was so disgusted by our concerns you could see him physically trying to control himself.  The manager of production even had to step in and back him down a couple of times.  Our sales people were no where to be found, our customer representative was no where to be found throughout this whole process.  Our two major asks were communication/follow through and respect for our property - they failed miserably on both accounts.  We can provide documentation to support all of this.  We asked for documentation from them and they wouldn't release things until they receive payment - these were simple accounting asks - yet nothing often passing the buck to someone else. They claim to be the best in Orlando - and we find that hard to believe - and if so, Orlando, you deserve better.  The final punch list we were told was going to take 1-2 weeks, they were done in a day and it was a "bandaid job at best" according to the inspector, and nothing like the product they had promised - it actually looks worse.  Had we known - we would not have allowed them to change it. (This we were told by the PM during the debrief was a lie we were telling).  Janney did have a debrief meeting with us - setting the tone with "we all know why we are here, and asked that we keep things to the facts"and that the meeting be "professional".   They apologized for the mishaps we have suffered through but offered no restitution other than a "learning experience" for them.   The top corporate staff acknowledged that the end result in areas was NOT finished as well as they would like but it was done to "standards" therefore they would not be correcting anything further.  We suffered this nightmare for months - there are MANY better options out there, please learn from our mistake and save yourselves the pain and suffering of this horrible company. read more

Wow, what a five star experience with this contractor. You won't believe it. The responses I received at every encounter were as if I myself was on the other side helping myself (as anyone would want it to be for themselves). I even got a call 15 minutes before our appointment informing that he was held up and will be 15- 20 minutes late. Now, I can count on one hand this past couple years the times I got that degree of white glove customer service. I almost wish I need a new roof! The employee, who came out for this call accurately claimed that: "Janney Roofing is actually a SERVICE company that also installs roofs." I believe it. Their earnest concern for your inquiry will be obvious at your first contact. My roof leak was assessed and less than zero pressure for scheduling their service crew. (really a simple fix for my handi skills I was assured) Same hot on the spot service crew came out after a home sale inspection caused a need for their input on a failry new installation. That was how I got their recommendation. 6 STARS really. read more

During Hurricane Ian my house had a small leak around the chimney in a couple of spots and I had put in a short-term fix in the attic to stop water from leaking onto my hallway drywall ceiling. Being that I had a newer roof, at four years old, I was hoping that it was a one-time issue with the storm, but wanted an expert to assess to make sure I didn't have a larger issue at hand. I reached out to Janney Roofing through a neighborhood recommendation and assumed it would be a long time before getting squeezed into their schedule, especially with a hurricane causing significant damage in the area. Peter followed up with me quickly and set up an appointment to assess my roof. He was very responsive and was on-time, super professional, and didn't try to upsell me on having anything done. He mentioned he thought what occurred was a one-time deal being we got a lot of rain in a short amount of time, but to call them back if we noticed anything. Peter wouldn't take a service call fee and exhibited tremendous customer service. I will definitely contact Janney Roofing next time I have an issue as they left a lasting impression with me on how Peter represented himself and his company. read more

I will say there were a few hiccups. However, nothing that wasn't immediately addressed and resolved. Everyone at Janney was super customer focused. They went above and beyond to make everything right. Hiccups can always happen-how a company recovers from them is Paramount. Janney delivered. I can't stress enough what a pleasure it was when speaking with everyone from the office to the crew. They finished so quickly and did an amazing job cleaning up. Janney Roofing replaced our roof on February 2022. I expressed concern that I have just installed new gutters, they reassured that it will not be damaged and they will be like new condition. after they completed installation of new roof, there was no rain. Fast forward to September 2022, I sent them an email and pictures of massive leak in my gutter. Janney chose to ignore my phonecalls and emails. The insurance adjuster comes and he awkwardly stands there leaning on a tree and doesn't say anything. A BIG shout-out and recommendation to Jason Dykes my Project Manager in replacing my roof. 5 out of 5 Stars to him and Janney Roofing for working through some very challenging issues particularly with my mortgage company (Roundpoint Mortgage who I give 0 stars, in fact I'd give them a minus (-) 5 if possible lol) who caused the project to linger on far longer than it ever should have. When it came down to the actual customer service and work itself, Jason Dykes went above and beyond the normal duties of his position to make sure everything went as smoothly as possible. If you are in need of a new roof, I strongly recommend Janney Roofing. They are reasonably priced and use quality material. Their workmanship is excellent. They completed the project in one day, Everything, including the dumpster was removed the next day. When the dumpster was delivered, a large tarp was placed under it to protect the driveway. Large tarps were laid down around the perimeter of the house to catch any falling debris. The project manager, Taylor, checked on the progress several times during the day. At the end of the project, all debris was collected and placed in the dumpster. All tarps were removed. The perimeter and the driveway were swept with a magnetic wand to pick up any loose nails and other metal fragments. I don't think you can find a better company. read more

We have used Janney Roofing a couple of times on our investment properties and recommended them to friends but, will never again. We recommended them to our daughter in Palm Bay and they treated her poorly. She is just two years out of college and bought her first house so we assisted her in the process. We had to call the roofing manufacturer to get specs for her HOA because the rep said he could not provide any. She never saw an actual sample of the shingle. She was given a brochure to glance at and told to look at the website. After the HOA rejected her ARB application three times due to the shingle being non-compliant though Janney was given the ARB specs, she had to go with a more expensive shingle. The insurance company had already cut her a check so after the new roof was completed she had to go back to the insurance company. She was given an invoice with no due date yet after just two weeks, Janney was sending terse emails to her with a veiled threat to take legal action. Our daughter was traveling for work and did not have access to a phone for personal calls during work hours. The insurance company is asking for an itemized invoice to begin the process of issuing more funds. Janney refuses to issue one and just refers her to the original invoice which is not itemized. The insurance company will not reimburse her for the additional cost without the invoice so she is stuck in Catch-22. read more

He came out to asses the situation, made a return visit on a weekend to speak with my husband and then called and followed up every step of the way. The entire team was also very professional. Unprofessional & unresponsive. Once they do the work, and have been paid, it's hard to get them to care about your concerns. My roof began to leak and it took multiple follow ups with no ETA on when it could be resolved. Now imagine having a leaking roof, living in Florida where it rains constantly and being told "I don't know when we can have someone come out and take a look." Multiple times I was promised the issue would be fixed, and someone would follow-up with me but none of that was true. It's been weeks. I highly recommend Janney Roofing. We met with several roofing companies and all things being equal, as far as we knew, we went with the company that was recommended to us by multiple friends and handled our inquiries most professionally. So glad we did. Ryan made the pricing and contracting portion super easy. The hardest part was picking out our designer shingles. We did not look forward to the whole process but Annette sent us multiple detailed emails explaining everything and letting us know what to expect and when. Our onsite coordinator made sure all the work associated with getting a new roof and chimney went as scheduled from delivery of the dumpster to clean up and final inspection. Meanwhile Ryan kept on top of our project and helped us get what we needed for our homeowners insurance company which much to our surprise paid for the entire roof, minus our deduction. My insurance company requested to have the roof replaced for them to review my policy. I got quotes and even though Janney was not the cheapest. I asked sales rep was dealing with to compare and justify the reason for their quote being higher, even though his answer was not very technical but mostly personal and I quote his text message and I quote "In addition to that there's gotta be something wrong with that bid/company. For their bid to be that much cheaper there's something wrong. I guarantee you will have a terrible experience if you go with them. Do you want Ritz Carlton experience or roach invested motel experience?." Even after that I decided to move forward with Janney's even though I had another quote that was $700 lower. They had good reviews and a friend that has not used their service but quoted with them before said to go with them as they had a good experience with the sales person. The moment I agreed to move forward with them, I wire transfer them a down payment of 25% in November. The service date was pushed 2 times until they finally came and got the service done in December. I was told they needed to replace old plywood for an extra cost which I happily approved via text message to their office. I paid 50% of the service upon start. Once the job was complete Janney's inspector came by. I pointed that there was dip in the middle of the roof. Janney's inspector explained it to me after everything was done. I was not given a option to choose to add an extra layer of whatever it is that was there before to make sure the roof looked even. Janney's inspector just told me that he inspected the roof and everything was fine even though it's no longer even in the middle. Also there were a few black spots I pointed to Janney's inspector and he said that it was because they did not put the gravels in those places. Janney's inspector also said that it was not problem. I sent out the last check of 25% + extras to Janney and my account shows as the check has been cashed as of January 14th. However, I have yet to receive the final documentation showing that you finished your job. My insurance will expire in few days and I have not received anything from Janney, nor has the City of Orlando Permit Department as stated by my insurance agent "We've submitted the paperwork that Security First asked for however they are wanting a final permit. I've left two messages with the city of Orlando permit department and have not had any return phone call. The final permit is not posted to the Orange County property appraiser website yet. I've been checking it every day" read more

We also got quotes from two other reputable roofers in our area, and Janney's was the most reasonable. From the start, we were impressed by their integrity, competence, and efficiency. Everything promised was done to a T. Brecca in the office kept us well informed throughout the entire process. Anthony, the project manager, was very patient with my husband, who insisted on going up on the roof himself after the job was done to inspect the work and ask questions. I was impressed that the job only took two days, and I had absolutely no clean up to do afterward. I think I need to thank George, the foreman, for this.
