    Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

First time applying for a unit I was never even given my credit report in return after paying $70. I had to ask for my money back because my report was never even sent back to me or my boyfriend. I didn't even get a response or was never acknowledged that all my personal information and application were received....and that's A LOT of personal information! Three months later, applied again for another unit opening and was told it was first come first serve- that was a lie. With almost a 800 credit score and turning in the application BEFORE the showing and still was told they went with a "better option". This agency lacks communications and is unable to provide details that are necessary. This complex is a scam and the agents are too.

Yes, he wanted to make sure that I filled out all of the paperwork properly and provided him with my bank statements, credit report, pay stubs, etc...but I'd expect to share that with any property management company when leasing. If it were my property that they were managing, I'd know that I was in good hands with them protecting my best interests. When unexpected emergencies happen we are kept in the loop and issues are remedied promptly. Recently a neighboring condo had a snake bust one of our pipes. Luckily, Leo got on it immediately. He contacted the plumbing company who caused the issue and took care of our tenants by making sure there wasn't lingering water damage. During this whole process we received detailed updates along with photos of every part of the problem. Leo also approached us in a light way making this situation not feel like the sky was falling. We felt like we could ask questions or voice concerns without feeling like we were bothering anyone. We are so happy we chose this management company.

As an HOA Board member, I've personally found her to be responsive, personable, and incredibly effective at her role as our community's property manager. Communication was inconsistent, things dragged, and the exteriors were literally falling apart in front of our eyes. That changed when Amy Hansen and The Management Trust stepped in around the end of 2022. She brought organization, accountability, and much-needed follow-through that just hadn't been there before. She and the new HOA board were up against a lot of mishandling from the past, and it required some hard decisions, but things started improving almost immediately. Things got especially challenging in 2025 with the insurance situation and rising costs, and Amy did a great job supporting the board and helping navigate a really tough environment. On a day-to-day level, she was always responsive and handled requests quickly, which made a big difference for us as homeowners. We recently sold, but our experience with her was genuinely positive, and she played a big role in turning things around at Ralston Village.
