Clearstone has been managing our family rental in Reseda since 2021. We were moving out of state and needed a management company to take care of our "baby". I've heard so many horror stories about management companies, so I did as much research as possible and spoke with as many companies as possible. We ended up choosing Clearstone and have not been disappointed. They are very communicative and responsive to issues and questions. They do a great job keeping an eye on the property, checking in with tenants and and keeping us informed. Worst experience I've ever had. If you don't want frustration and a lack of responsibility, don't hire this company. I would usually have to call and leave 2 or 3 messages before getting a response and there was very little follow up on things. The company rented the house to someone that was doing drugs and making porno content. Also, the person had a fake ID. Clearstone claimed that they checked the lady out carefully but evidentially not carefully enough. There was a lot of damage done to the house that was not repairable. Our apartment complex just recently sold and we are now being managed by Clearstone Property Management. I couldn't be happier. From the very first day they have been very communicative, letting us know what the future is looking like. The calmed tenants nerves and reassured us that the building was not being torn down and in fact would be improved. Long neglected repairs have been taken care of right away using their handy online maintenance request forms. Representatives we have met have all been so nice and professional. I know there will be some disturbance while they remodel much needed apartments and relandscape etc. But in the end Clearstone has me convinced it will be so much nicer. I needed a property manager for my Encino condo. I live in Florida and have been using property managers for 20 years so have some knowledge. Problem is I had no referrals in Los Angeles and found about 100 property managers, so had to research on my own and hopefully make the right choice. I ended with 3 companies and chose Clearstone, with the thought that I would try it for 1 year. Now on year 2 and things have been well. However, the true test is when there are serious problems of which I've had none. So my current review is 5 stars and hopefully to stay 5 stars even after any major events. I did see a lot of negative reviews from around 2013 so I'm assuming things have changed since then because most current reviews are positive and match my experience. Managing properties is a very difficult job, and it is impossible to prevent a very bad tenant from getting into your unit. You just have to know all the tricks to prevent them from getting them in, and if they do, all the tricks to get them out. So if I do have a negative event in the future, I'll just have to see how we work through it. read more

If any repair needed to be done or any kind of issue popes from the tenant, Stuart (clearestone employee) takes care of the issue proffesionally. Contacted them with interest in a townhouse they managed. Carlos responded promptly and offered to provide a virtual apartment viewing and asked for my information. I received an appointment time (and responded to confirm), and then recevied two more reminders for the appointment time in advance (which I continued to confirm). At the time of the appointment I was ready and waiting...and nothing. Waited for 20 minutes before calling the office and spoke with someone who apologized, said he was onto other appointments but could call us in 20 minutes. So, again, we waited at the appointment time for a call and NOTHINGGGGGG. At that point we gave up because we had other things to do that day. read more

It was over a month ago and I still do not have a response. Multiple attempts to contact him from phone and e-mail have been ignored. Last I received a response (two weeks ago) he was talking to the owner, I understand if they decided on another renter but be a professional and respond! By far thee worst property management company I have ever dealt with. Stay away from these scammers. Yes they were good at collecting the rent but when it came down to recouping the funds for back rent and damages to my rental unit. They were horrible! I would email Nelson and Sergio on a regular basis for updates and all I got was "we're trying" this went on for months. Then towards the end they came up with "we lost contact of the tenant" so we can't do anything else. I then looked up the tenant online and found out that she was working at a property management company in Bakersfield. I'm sure it was just a coincidence but I sent them the name of the place and the address. Nelson told me that he did all he could do and she was sent to collections. When I called the collection company I was told that they were not aware of clearstone sending them the tenants name. What a useless property management company! Stay away! read more

Called to view an apartment in LA. You would think that they would be flexible in showing an apartment after 5 p.m. or on weekends, but no, they want to show it during the day. I guess they want to rent to people who don't work for a living. Never had an issue trying to see an apartment after 5 p.m. with other places. read more

I rented a duplex through Real Property Mgmt/Clearstone Property Mgmt for the last 3.5 years. One thing I loved about this mgmt/our owner was they they overlooked the bad credit report in lieu of our income. Our deposit was hefty (first month, last month, and deposit) but that was worth it to get the place we wanted. The first year was very rough as we received little to no support against our neighbor (also under same mgmt) who had over 8 people living in a 2-bedroom space, constantly fighting, had police/arrests almost every week, breaking windows, just overall terrible! Property mgmt said they couldn't do anything unless we filed a police report and when we tried to file a report (like when the other tenants were urinating on our front door), the Van Nuys police stated they could not come out due to the LA riots at that time. After a year, the tenants were evicted and new neighbors moved in. When we moved in, we were told the unit had central air... but came to find there was only a heater so when we asked for a/c, the owners/mgmt only agreed to install a window unit in the living room, which meant we moved our entire bedroom into the living room for 3 SUMMERS IN A ROW and didn't even use the two bedrooms we were paying for. That was beyond inconvenient. The owner/mgmt also installed grass when we requested, but the gardening service failed to show up consistently and they constantly mowed over the sprinklers causing them to break and then wouldn't repair them, thus leading to useless dead grass. Since then, the only challenge we had was with plumbing and servicing the plumbing. Twice we came home to our toilet, sink, and bathtub overflowing onto the floor with a mud-like substance. Both issues were in the middle of the night and although the mgmt has a 24-hour maintenance line, they prefer to use "their vendors" - instead of professionals. I actually received a call from a "plumber" stating, "Hey, I can't come fix your plumbing right now because I'm kind of busy..." -with screaming children in the background. Clearly not a Roto Rooter technician or professional of any sort. I don't even know why he was calling me! I told our contact (Nelson) that we would call a professional and charge the company if he didn't because leaving over-flowing excrement is UNACCEPTABLE and will ruin the floors and walls leading to more repairs. Eventually, a professional was called but unfortunately he said it was due to a main break under the house (which wasn't fixed). At the end, we did maintain the property - replacing light bulbs, patching nail holes, and polishing the hardwood floor and despite reading other reviews where tenants did not receive their deposits back, we did!! Our deposit was $1700 and we received $1620 back ($80 charge for deep cleaning) AND they purchased our refrigerator and washer/dryer from us for an additional $100 ($1720 total). Their online portal for tenants is also helpful and is great for maintaining records. I would rent from Clearstone Property Mgmt again. read more

RPM is helping me manage a condo. The prior agent were unresponsive and even missed a moving appointment (woke up late and I had to pay extra hour of moving charge because movers were waiting outside). When I noticed the company made an error and missed one month of rent, I took the time and carefully explained the error they made. However, the management basically decided to stonewall until I spoke to my lawyer and threatened to take them to court. Funny how they repaid my rent immediately after that. The next agent that got assigned to me was equally incompetent. To this day, I am still missing at least two months of rent. In addition, I noticed more than 6 months of statement does not match the deposit. It's been about 4 months since they have been looking into the issue and they still couldn't figure out what happened. I think I may have to speak to my lawyer again before anything gets done. read more

The experience was good, the house was is GREAT shape, all the (small) repairs were handled quickly before the purchase, and everything went well. I was tenant,, where Clearstoner Property Management was managing, I had terrible experience when I moved out. I just lived in the condo for 5 months, they charged me for painting the unit, initiall they told only touchup painting. Since they have huge security deposit they withhold unreasonable amount of your security deposit. They expect you to file small claims court to get back the money, they do not respond to your e-mails. Think twice before you sign lease with them... read more

This is without a doubt the worst landlord I have ever had. The company takes literally months to respond to service requests for broken items at the property. Often they promise to do something and just never do it at all. The company has failed to live up to the terms of the lease by providing the items listed in the lease that it says are included in the rent. We now know that it was actually illegal for them to rent the house in the first place because of numerous building code violations regarding safety. And when the house was infested with rats due to its interiors being inadequately sealed from the outside, the company neglected to follow the exterminators' instructions, which perpetuated the infestation. Employees are incompetent and untruthful; they have violated the terms of the lease; basic principles of human decency; and the law (numerous times). We are now suing them. read more

I have rented properties from atleast 10 companies over my lifetime and have never had a better experience as a tenant. I usually don't waste my time writing reviews but I just feel obligated to warn everybody out there who may have the slightest thought about using this bogus company. This company is run by a bunch of high-schoolers, very unprofessional, unresponsive, unreliable. They couldn't even manage the online posting and pictures of the property. They had to take pictures several times before getting things straight. I should have been blunt from beginning after seeing that and cut them off but I thought man..how hard is is to post an online ad and spend some time to show people properties. But I was dead wrong. Because of their mismanagment of the posting, they could only show 1-2 people a week. Some time more than a week went by without any sighting of prospective tenants. THEY DON'T WORK IN WEEKEND OR AFTER 5 PM which is exactly the time people actually have time to go check out potential living spaces. When called or emailed about my concerns, I kid you not...they wouldn't even bother replying. Finally after few weeks of utmost frustrations I told them I would no longer require their so-called service and want a refund of my fee back. That was the only time I got a reply from these guys. This guy said well according to the contract the fee is nonrefundable (which is true) and went on to flat out lie that we also owed them $2000. I told him to stuff the $300 up his behind but at no point did the contract state the we owed them anything for breaking that initial contract other than the initial fee. Just imaging you have to rely on these guys to respond to more urgent needs from you or prospective tenants. It'll be ugly. Maybe they should call themselves the UNREAL PROPERTY MANAGEMENT CONGLOMERATE. read more
