After Joan literally told my fiancé we can't write an offer on this house and that she won't even present any offers to the sellers until after the Open House this weekend. This is illegal! Realtors are obligated to present all offers as they come in and can't hold offers from the Seller's knowledge. Unbelievable! She then had her assistant, Matt show us the property on Thursday. We told him we wanted to make an offer on it that night because we were falling out of escrow on another house & had to make a quick decision on this property. He assured us he would write the offer himself and not to listen to Joan and that he would present it that Thursday night after he got home from his book club outing. Thursday night came and went - no response from him. Friday morning we reached out - no response from him. Mid-day on Friday he said he forgot he was out in the field training a new hire and couldn't get to us until afternoon. Interesting, he never mentioned he would be busy training anyone and "out of the office" until now. It was becoming apparent that he was stalling and trying to buy more time to hold us off. Finally he presented our offer late Friday night. It included a deadline of Saturday morning at 11am because we needed to know whether we were going forward on the other house or not. The house was listed for $599,900 and WE MADE AN OFFER FOR $600,000 with seller paid closing costs. Instead of advising the sellers to counteroffer us and ask us to pay all the closing costs, which any experienced Realtor would do when receiving basically a full price offer - he called us mid Saturday and said they were going to stick to their plan of seeing what comes in from the Open House. We can pretty much figure that his boss Joan must have told him and the sellers to behave this way. Lots of game-playing. It wasn't as if we insulted the sellers with a low-ball offer (which is really the only time you don't get a counter-offer in real estate). This real estate team is shady, unethical, and I WOULD AVOID DOING BUSINESS WITH THEM AT ALL COSTS! There are thousands of Realtors you can give your business to in the Orange County area - don't let these guys make a dime off you!

On the same day of the appointment, he provided a quote and told me to contact him if I decide to hire him (no pressure). I received quotes from 3 other contractors and picked Allen. Not because his quote was the cheapest, but I felt comfortable dealing with him and his price was reasonable. After placing a deposit, we agreed on a schedule that was convenient for me and delivered. He was very professional and knowledgeable. Background: Our family was moving from NorCal to SoCal for…read morework. This placed a limitation on our flexibility to schedule home tours and meetings. This also added additional difficulties once we began the process of closing on our eventual purchase. Connecting with John: We found John through a family referral. The initial discussion about our situation was easy and painless. We became fast friends with John and he made the interaction more like speaking with a friend rather than a pushy realtor. The Search: For about 3 weeks our search was a bit passive. We made 2 trips down to the Los Angeles area attempting to narrow down the specific neighborhood we wanted to live in. It took John only his second house until we found the exact area we knew we wanted to be. (Aka, he truly listened to the characteristics our family had as priorities). The House: We landed on 2 homes in the same neighborhood with the same floor plan. Each home has small variations that we needed to consider. John not only made sure to set up times that were convenient for us (remember we were living in NorCal at the time), he even went as far as touring the home prior to our arrival and sent us a video walk through with detailed commentary of his expert experience of things we should consider. That level of detail gave us the confidence we needed and eliminated any wasted time. In person, we could focus on the "feeling" we got in each home and the details of each property. Once we decided on which home to choose, we made our offer. John guided us through each step and was available for phone calls outside of business hours to make sure all of our questions were answered. The Close: Minutes from the acceptance of our offer, John magically had a bottle of champagne delivered to our doorstep. Again, we were in NorCal 300+ miles away!! He made the celebration feel like we were there with him in person. During the timeframe of inspections and final details, due to our distance, John acted as our stand in, along with local family, to ensure everything was done to our liking. From inspections to contractors, he was meticulous about every detail to ensure everything was perfect. Move In Day (Night): I was scheduled to be the first person in our family to make the trip to our new home. As I drove up my new drive way after a 4.5 hour trip, I unlocked my door for the first time to smell a fresh and newly deep cleaned home (thanks John! - another nice added touch). My fatigue vanished as I realized, what could have been a nightmare, was in fact a dream come true. The view from our new home was the perfect finish to a perfect experience. Why John: His approach is what realtors should be - client first! He never made us feel pressured. He treated us first class from every step. From lattes at the start of every showing, to deep cleaning our home minutes before I stepped foot in it for the first time, he made us feel like we were the most important clients he had. Even after we closed and moved into the home, he stayed in contact (even to this day) to make sure details and questions were answered. He even followed up on a small project I wanted to do with our newly acquired pool, to provide his assistance and local connections. Bottom Line: If I could give John 10 STARS, I would.
