They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

His work ethic is second to none. The man actually volunteered to pay a portion of my closing fees due to a terrible situation that happened during the purchase process with Fannie Mae. Though it wasn't the fault of anybody on our side of the sale he did this. It was an act of kindness I will not soon forget. At the time, it was the only thing holding me onto the deal. I ended up completing the purchase but didn't receive my tax credit. He tried very hard the whole way though. He made my modest house purchase seem like the most important event on his agenda. M&M property Management was very prompt about correcting issues; the air conditioner broke twice while I was there. I moved out and left the place absolutely spotless with the yards well mowed and the trees appropriately trimmed. The place looked way better both inside and out than when I moved in. I received a check eighteen days after moving out for $670. The invoices claimed $2,000 in yard care and $280 in inside cleaning. I can't claim fraud, it's possible that my property manager Jason Oliveira is blind or incompetent at his job. It is possible that M&M Property Management calls in their contractors regardless of how the property was left. I don't know how they function but do know that this is not best management practices and appears shady.

She then emailed the parties that Placer Title couldn't open escrow because "the volume right now is preventing me to spend the additional time for this order." Beyond reflecting an attitude more than a stone's throw short of professionalism, the escrow officer's response is entertaining for a couple of reasons. First, actually reading documents is apparently "additional time" and going above and beyond for the escrow officer- she clearly had not read anything in the two weeks that the agents and I had been sending her information. Second, the escrow officer sent her email after we had decided to open escrow at another company (specifically based upon her conduct and attitude), the new escrow had been opened and sale documents exchanged. I have used other offices of PTC and have nothing but good things to say about their level of service. I would not recommend PTC's Fair Oaks office under any circumstance based upon my experience.

I rented a home managed by Owens Property Management for two years. At move-out, OPM kept my entire…read more$4,000 security deposit and billed me $117.08 more. Their own documents tell the story. The August 18 deposit statement charged me $2,487.89 for carpet replacement. OPM's own cost sheet labels that figure "Estimate- awaiting confirmed quote." The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. OPM's written replies did not address a single disputed item: "This matter is now considered closed," and then, "This will be our final communication on this matter."
