This does not include SMUD and internet, pet rent, or security deposits. Here's a list of pros and cons: Pros: - Safety: I had no issues with theft of packages, car break-ins, or feeling unsafe at night when getting home late or walking to the apartment gym. - Apartment gym facilities: There's a small gym that's cute and well-maintained with basic machines, treadmill, and elliptical machine. It was really nice to have this accessible. - Great neighborhood: It's located in a safe neighborhood with easy access to bike paths, trails, the library, river-side parks, and within walking distance to the Bel Air shopping center. Nugget is just down the street, and it's within easy access of the freeway. - Beautiful trees and greenery: I loved seeing all the gorgeous trees and greenery in the complex. It was really beautiful to see the greenery and hear the birds in the morning. - Maintenance staff: Maintenance staff are incredibly professional and responsive. Complex is well-maintained and maintenance staff work really, really hard given that they seem to be consistently short-staffed. I will miss these guys -- thank you for everything, Angel! Cons: - Needs a remodel: the oven, stove, fridge dishwasher, and all cabinetry are extremely old (circa 1990s) and need to be updated. (The HVAC and thermostat seemed to be new, though, and the central AC worked well during hot Sacramento summers.) - Moisture/mold issues: Most units seem to have single-pane windows, which causes condensation and mold growth. The property manager doesn't seem to have a good way of remedying this, so make sure that you tell them early and remind them often if you have mold issues because your windows will likely need to be replaced. - Noise: there was a lot of noise within the complex that would have been shielded out by well-insulated walls and double-pane windows, such as noise from vehicles playing loud music, skateboarding teenagers, and normal noise from neighbors. - Parking: there never seems to be enough parking, so residents and their guests often park in the fire lane near the entry gate overnight or on the street in the neighborhood nearby. Street parking seems secure, but it's a bit of a hassle if you have guests or if you only have 1 paid parking spot. - Gate access: residents/visitors had a bad habit of opening the pedestrian gate and leaving it open for other people. I wish that there was some kind of alarm that sounded when the gates were left open for more than a couple of minutes. - Small units: The 2bed/1 bath is a tight fit for two people, especially if you work from home and you have pets. Our living room was tiny and the dining area is combined with the kitchen area and is very, very small.

I just so happened to have time this past Monday, and decided to give them a call to ask a few questions. I spoke to one of their teammates, Robbin, who answered all of my questions and more. We were seconds away from ending our call when she suggested a tour, saying she would love to show us the property, and since I had time I booked a tour with her and my partner for 2:30 p.m. the same day. I am so happy we did the tour the Westlake Apartments complex is beautiful! It's very very clean, sits on a private lake, and is extremely spaced out from the other units. The 2bdrm. unit we toured is just.... immaculate. The quality of the materials used to renovate their units is top notch, which is something we are looking for for our new home. Even the patios have been renovated, which also include a storage closet. The kitchen has a washer/dryer combo, new appliances, a large kitchen sink and plenty of storage. The bathrooms are also renovated with white showers, black fixtures and modernized light and fan controls. I can't state this enough just tour the place We don't plan on moving any time soon, but Westlake is currently having a deal for people looking to move now (I think $3k rental credit for your first year?) And I definitely think it is worth checking. I'm really hoping we can move here in the future. Definitely ask for Robbin should you decide to check this place out. She was an extreme help to us and an absolute joy to speak to. Be sure to ask her any and all questions you may have during your tour!!

I reunited with my mother living at this apartment complex And she indeed loved her place she lived here over 12 years. Her last 3 years her neighbors passed away in the comfort of there home. My mother was friends with them and she cared for them before they passed. And I remember them they were happy in ther apartment. Everybody at this complex were nice and respectful towards each other. They all spoiled my son. Instead of meeting 1 new Grandma. My son thought he had several. The maintenance man especially Nick was always helpful and attentive to my mother's needs. My mother and the Golden girls have passed. They are all together watching me piss off Jean this property Manager! And giggling... My mother was crazy and Jean is Krazy too! A little old white woman with a Newyork accent and a Black Soul! I see why people respect her. She keeps a tight shift! And sees everything on her property. And is not afraid to address you anyway she feels. She protects her property, respects her tenants and follows the RULES! I just want her to know before we have it out again that I see her and I understand that business is business still. I believe she is a good Manager. And I thank her for allowing me to take the time I need to move my mother's property out. Yes it took a bit longer I didn't know my son wanted Grandma's Bed. And I didn't know she had so much little stuff that brought up memories not all good but definitely not all bad. But during this crisis time I'm going through I wanted to say this apartment complex is Amazing and it's because of the team and spirit you have Jean. Thank you for taking care of my people's! ..I'm sorry it took me so long to move her property. But I promised you I was not taking over! You got 13 years of cleaning and upgrading this unit! And you have to let her soul leave! Tell your legal team! I'm an old disabled senior citizen with an autistic son who can't step foot back inside to help me because he was here when she passed. And he thinks your the grim reaper taking souls .smh! Sorry Jean for taking so long. The hamster needed a home. I had to wait.! Nick thanks I'm leaving the concrete table for you...! I lived at Hidden Lake for 1 year and have broken down aspects of my experience below:…read more Pros: Location - Conveniently located right off I-5 with quick access to downtown, shopping, and restaurants. Some nearby shops are even within walking distance. It's also very quiet and serene, with water features and ducks throughout the property. Maintenance - I absolutely loved the maintenance team. Anytime a maintenance request was submitted, it was usually resolved within 48 hours. The team took great care to ensure that issues were fixed correctly the first time. Cons: Front Gate - The front gate was broken almost 90% of the time I lived at Hidden Lake. If it worked, it usually didn't last more than a few days. If secure access is a dealbreaker for you, I would look elsewhere. The side gate also seemed to have a schedule of its own sometimes following the schedule of the leasing office and sometimes being chained closed. Parking - You receive one covered parking space with your lease. We had two vehicles in our apartment, and on Fridays and Saturdays, guest parking could be difficult to find. Construction - The property is undergoing extensive repairs and modernization, which is nice. However, the projects are taking quite a while to complete. Expect construction noise from approximately 8/9am until 5/6pm during the week. Near my unit, construction continued for about 1-2 months toward the end of my lease and a whole array of ladders and equipment left out next to a nearby building. Move-Out Process - This was, by far, the most disappointing part of my experience with Hidden Lake. After providing proper notice that I would not be renewing my lease, I expected to pay a prorated amount of rent before moving out mid-month. However, on the first of the month, a full month's rent was withdrawn from my checking account. I was unable to reach anyone by phone, so I emailed Jordan (the Community Manager) to discuss the discrepancy. He informed me that he could not reverse the charge and that I would need to request a stop payment through my bank. I completed the stop payment and still paid the prorated portion of rent that I owed. A few days later, Jordan charged me a $25 stop payment fee, stating that this was the fee the bank charged Hidden Lake and that I was responsible for reimbursing it. The fee, while nominal, was not my issue. Rather, my concern was that this was not communicated with me prior to contacting my bank. I disputed the charge, and explained to Jordan that if the Auto Pay function in the Rent Portal had worked properly, we would not have been in this situation. Jordan maintained that since the Auto Pay was set up by the resident (me), the system did what I had intended it to do. Well Jordan, had I INTENDED to donate an extra month's rent to Hidden Lake, I would've just signed a longer lease! I'm still not quite sure how an AUTO Pay system failing to AUTOmatically withdraw the correct amount constitutes something I intended to do, but I digress. After moving out and restoring the apartment to a move-in-ready condition, the final walkthrough was completed. According to the walkthrough paperwork completed by Jordan, the apartment required only "minimal cleaning." However, the cleaning company billed Hidden Lake for a "medium cleaning" rather than a light cleaning along with a $270 carpet cleaning charge, and I was invoiced accordingly. Given my previous interactions with Jordan regarding incorrect charges and account balances, I did not bother disputing this charge as I figured this would not go anywhere. I was ultimately more happy to leave behind Hidden Lake and my frustrating experiences with Jordan. Overall, Hidden Lake is an older complex undergoing lots of much-needed improvements. I would exercise extreme caution and thoroughly document the condition of your apartment as well as communications with the leasing office. Additionally, I would recommend having Jordan personally set up your Rent Portal's Auto Pay feature so there's absolutely zero opportunity to attribute any future billing issues to you.

This complex will always mean so much to me. This was my first apartment by myself, no roommates,…read moreno partner, just me myself and I. Something I was very proud of. I found this gem driving around the neighborhood and was able to find some photos online. I fell in love with how clean and peaceful it looked. When I originally inquired about vacancy, they were no units available. Several months later I inquired again, and at the right time because they had two apartments waiting to become available in about a month. I received a response very promptly within minutes and shortly after spoke with Jean who gave me the run down on protocol. The next day during my lunch break I toured the complex with Jean and put in my application. About an hour later I receive notification that I will be the next tenant at Mediterranean Village! My unit was special as it had small little features that other units didn't- mainly in the bathroom. I lived in a 1 bedroom 1 bath unit, which I believe is over 700 sqft, but not sure on the exact measurements. It was perfect for just me. Living room was spacious. High ceilings with wooden beams (loved that aesthetic) . Kitchen wasn't huge, but for myself and maybe another person it is perfect size. The bedroom was huge! I had a queen size bed, but could have easily fit a king size and still have so much walking space throughout the room-it also had a deep closet. There are several laundromats, and tenants were able to use the ones on the Dos Robles property as well. They do allow pets, but upon approval. There is one pool and its pretty big with plenty of seating. Only thing about the pool is we tenants were not allowed to bring any floating tubes or pool toys. This property is so quiet and serene. A lot of trees and shade. The property is well taken care of- absolutely beautiful. I never had any issues with parking, neighbors and if I needed anything fixed maintenance was right on top of it. Complex is gated, which provided some peace of mind. Management always kept the safety of staff and tenants at top priority. Another thing I loved is that tenants were always informed about any changes, or issues on the property. Jean never failed to reach out to us to keep us "in the loop". There were two separate times that we ran out of hot water for a day or two and some money was deducted from rent for the inconvenience both times. Future tenants, you'll love it!
