My wife and I started out our home buying process thinking we were going to work with a different lender when we met Jeff at a Redfin home buying class. Jeff is simply amazing. The best customer service you can get with a great team around him, with the rates you'd expect by shopping around. He's very patient explaining everything you should know (internet is not enough to get all the data), as well as some of the not-so-great things about the lending process. His team does a full underwriting check instead of a simple "pre-approval" that's worth nothing these days. This allowed us to waive financing with confidence upon our offers, to make them compete with all-cash offers! He explained all of our options very clearly and provided some unique approaches to help get us a rate, payment, and closing cost combination that worked best for us. The only minor issue was that the loan was taking longer than expected to close due to delays with the underwriter that Cobalt could not control, so we were not sure ultimately when to expect closure. Okay, my experience with 1st Security was incredible. Absolutely incredible. We had initially started a process through another lender recommended by Redfin, actually. During that process, which took several months, our account changed hands multiple times within the company, and the same info was requested more than once. Kind of a nightmare, but we didn't really know what else to expect. It's kind of our first rodeo, and we knew our financing was a bit complicated. However, throughout the long process, we were assured it would be okay. At the end of the day (or the 2-3 months that it took), we were told that our loan would not in fact be accepted, but that they could do a different loan (which we did not want). Because we did not want to go through with the other loan they offered, we decided to close the application process with that company and look elsewhere (and they charge us $600 for the appraisal, understandably, but it felt like a whole lot of wasted time and promises for nothing). Then... I decided to do one last effort and read up some reviews. I found Jeff's broker, and he was like a Knight on a white horse. We was honest and upfront about the loan process. When I explained our "complicated" situation, he initially said it would be best for us to wait 6 months to a year rather than get locked into something that wouldn't be in our best interest. It was obvious he was listening to me and our situation rather than the $$/business he could get from us. That is not the end of our story, my friends. Jeff found out a little more about our situation and was able to confirm that there was a very good chance he could successfully get us the loan we wanted. He knew his details of loan processing so thoroughly that he knew of a small loophole that granted us the ability to qualify for this particular loan without the waiting period. Because of this, he was able to get us locked in (at a lower rate than previously, might I add), lower closing costs than the prior company, get the paperwork started and completed within a few days (it helps that I had it mostly all ready to go, but I was never slow about responding to the previous company as well -- when requested, I had the items back to them within a few hours), and closed our loan within a month. The appraiser they used was more accurate as well. I would absolutely recommend this company to my friends, acquaintances, and even my less-than-friendly people I know. Gina manger is the up most unhelp woman here i request was to pay off my loan over the phone and they staed to me at first there a 20 $ charge I argue this fee ofcousre then agree to it they of course transfer me to other lady to process the transaction only to find out if i was to pay off loan the fee was goint t6o be 400 dollars 20 dollars for every 500 dollars of tranction..
